– UNLESS YOURSELF SUCKS By Steve Sipress Late last month, comedienne Roseanne Barr put out a ridiculous racist tweet and cost herself, her employer, and her co-workers tens of millions of dollars, because her #1 hit television show was immediately cancelled. Roseanne herself will be fine – she’s made millions of dollars and likely has plenty of it stashed away and intelligently invested. But the same cannot be said for all of the people whom she has negatively affected by “just being herself.” I talk a lot about “being yourself” when it comes to your marketing. I teach not to make the mistake of trying to be like someone else just because he or she is “successful,” or you like

the way they communicate in their videos or emails – or any other WAY they use to do their advertising, marketing, and selling. I hear it all the time: “I’m going to act like Gary V and be a hustling, high-energy, profanity-spewing go-getter, because he makes a lot of money with his videos.” Or I’m going to be an in-your-face guy like Grant Cardone, because I like that style.” Or “I’m going to be a no B.S., straight-talking guy like you, Steve, because I really like your honesty and integrity.” All of that is a mistake. You need to be yourself. However, here is the caveat:

homophobe (or basically any of the horrible things Hillary Clinton listed in her infamously stupid “deplorables” speech), then DO NOT BE YOURSELF. Go get whatever help you need. Get it now. However, this brings to mind the second Big Warning: The “bigger” you are, you more likely you are to be too arrogant or blind to this danger, and to think that you can get away with it “because this is the way I’ve always been, and I’ve gotten this far.” Or to think that you don’t need any help and being your horrible self is just fine and poses no possible danger.

If you are, like Roseanne Barr, an ass and a racist pig, then don’t be yourself! In between the time Roseanne’s hit show was off the air to when it recently came back, she was a solo comedienne. That meant she was free to go around and say whatever she wanted. She could share her true racists feelings without any filter or regard for anyone else. The worst thing that could happen would be that she wouldn’t get any more gigs for herself. However, once Roseanne took on the responsibility of being the star of a hit television show, she became like us business owners and entrepreneurs: responsible for the livelihoods of other people and not just ourselves. The same goes for all of the late night currently-unfunny “comedians” – You don’t think they just come out on stage every night and tell all of their own jokes, do you? They have an entire staff of writers, plus all of the behind-the-scenes technicians that make the show work every night. In all, there are likely hundreds of people all now out of a job because Roseanne decided to “be herself” and spew her racist thoughts on Twitter. Supposedly, Roseanne has always been a racist. In the past, that meant that only Hollywood insiders would know such a “dirty secret,” only to be discussed at elite cocktail parties and the like, as with Harvey Weinstein’s sexual abuses, Bill Cosby’s rapes, etc. The truth was never allowed to come out, because it would hurt everyone in the industry. But thanks to social media today, things can get pretty crazy, incredibly quickly. Thanks to social media (which isn’t anything new – it’s been around for about 10 years), there is now this big warning about “being yourself:” If you are a racist or xenophobe or

Social media is like a tinderbox, just waiting for a spark to cause a massive forest fire. Before you burn down your professional life – and take all of your family members, employees, vendors, and customers with you – go get the help you need to improve yourself, until “being yourself” no longer poses an imminent threat to everything you’ve built. The 13% of Americans who are business owners must always live up to a much higher standard than the 87% of Americans who don’t have the guts or confidence to run their own businesses – or are just too selfish to care about providing tremendous value to others. We have much more responsibility than people who choose to be just employees. Always make sure to ask yourself: Am I living up to that responsibility? There is enough risk inherent in running a business or businesses without adding to it the fact that “being yourself” could almost instantly burn up everything you’ve built. Take a lesson from Roseanne Barr before you set off a social media wildfire just because you’re “being yourself.”

You Mean You Can Get Paid For Ambulance Chasing? It’s going to absorb all my spare time, but I’m taking online courses so I can pass the bark exam – er, I mean the bar exam. Yes, as part of my ongoing program of widening my horizons and better serving the world, I’m studying to be a lawyer. I figure if Steve can survive three years of law school, so can I. I’ve so interested in the world of jurisprudence that I’ve been reading biographies of famous Supreme Court justices such as Thurgood Marshall, Warren Burger, and Felix Frankfurter. Burger and Frankfurter…mmmmm. Bet they used those gavels to tenderize the meat! I’ve already had a lot of legal experience in my everyday life. For example, the whole “May I approach the bench?” routine. Of course, that usually occurs when I ask Steve or Michele if it’s okay to ease up to the weird guy in the park who wears a tinfoil hat and passes out popcorn. I’m very good with legal concepts such as “closing arguments,” as in “Noooooo! Don’t close the refrigerator door! I’m still looking!” I can certainly handle “antitrust” cases. If there’s any antitrust in the air, I just turn on the big puppy-dog eyes. Gets ‘em every time. I feel confident I can make a “deposition,” although Michele gave me a stern look that time I deposited something on the new carpet. Maybe courtrooms have a more dedicated cleaning crew. Filing briefs? Sure, I file them next to the boxers. They both

make good chew toys. I might someday explore the possibilities of being a prosecutor, but I’m already geared up to be a defense lawyer. (“Get dose howling cats off da fence!”) I’ll confess that there’s still a lot I don’t understand about the legal profession. For example, I didn’t realize that Lady Justice was supposed to be blind. I thought she was just trying to hide her puffy eyes until the Avon rep arrived. And “reaching a settlement?” Does being an attorney mean you to have to evade marauding Comanches and stagecoach robbers? Who wants to ride shotgun for me? I will have to bone up on my Latin, so I can modify some famous legal terms to accommodate my canine nature. Amicus curiae doesn’t give the full meaning of “man’s best friend of the court.” And habeas corpus (“that you have the body”) needs to be tweaked to “that you have the body of the squirrel I found run over in the street. No problem.” I hope none of the guys I run with ever wind up on jury duty. Return a verdict? Those bozos are lucky if they can return a tennis ball. And talk about “odor in the court”!! Still, to their credit, all my buddies are being very supportive of me. They’re all wishing me well and saying they can’t wait to use my services. I just hope my laid-back work ethic doesn’t get in the way. For example, our neighbor’s dog Rover was saying something about getting me to handle “Chapter 11” for him, but I think I’ll just wait until the movie comes out!

Rennie Gabriel: THE FINANCIAL COACH Steve Sipress: Rennie Gabriel, what a pleasure it is to have you here on The Rhino Daily Podcast! Rennie Gabriel: Thank you Steve, I appreciate it. Steve: I am totally excited. You are The Financial Coach, and all entrepreneurs know – if they won’t say it out loud, they all know in their gut – they all need some financial coaching, because we tend to be really good at doing stuff and really good at making sales and getting new clients or patients or customers or members or whatever, but a lot of times it doesn’t mean that somebody is really adept at keeping the money they make.

Isn’t that a saying in your world, “It’s not what you make that counts, it’s what you keep?” I know you’re an expert in how to keep more money, how to create wealth, so I’m really looking forward to these few days I’ve got you here on The Rhino Daily Podcast. Rennie: It’s exciting to be here. This is a lot of fun for me. Steve: Not only have you written a book on it but you teach it in college, you have all your own streams of income coming in. But the most fascinating part of your story – I hope you can start us out with this – is how you were flat broke when you were

50 years old, and then you learned the secrets to becoming wealthy and became a multi-millionaire. That’s kind of the American dream. That’s everyone’s dream. Is there a short version of how that happened? Rennie: Yeah there is, and it’s kind of funny from the standpoint that I constantly say that wealth creation is a team sport – not a solo sport. And it doesn’t matter who you are – I don’t care if it’s Bill Gates or Steve Jobs – they didn’t build empires by themselves. No wealthy person does. And I don’t mean they just need an accountant or CPA or whatever, but it’s who are they working with on a day-to-day basis?

So in my past, when I was broke, one of the skills I had was business coaching, and I used that to work with my target market which was financial planning and accounting firms, and I was making $5,000 a month. This is over 20 years ago. But I was doing a concept that’s 5,000 years old. I set aside $500 a month from the $5,000 a month I was earning, built up a pool of $18,000. Wow! That’s the most money that I really ever had that I could look at as savings in my life at age 50. $18,000. Steve: So that’s three years. Three years of that savings and you had this little $18,000 nest egg here to invest. Rennie: Exactly. And with $18,000 there’s not much you can buy if you’re looking at real estate, which is one of the subjects I really understood well. So, using a team approach, my wife added $18,000, we had a partner who added $36,000, and that’s $72,000. (And if it doesn’t add up correctly, it’s only because I failed high school math.) We were able to make a down payment on a triplex. Which after rehabbing it, re-renting it, cleaning it up, six years later we sold for a $520,000 profit. And I saw things were working, so I borrowed more money so that I could make more down payments with my wife and this real-estate partner. By the time 10 years had elapsed, as an example, my $18,000 just in one of the properties, through a tax-deferred exchange, had grown to $750,000. That’s a 45% compounded annual rate of return, because we bought mismanaged real estate that had deferred maintenance, we cleaned it up, re-rented it, increased rents, added value, and with the other buildings that we bought along the way, I had a multiple million dollar net worth within a few years.

years making five grand a month, which back then is decent money, but look what happened, ba-boom! So that was a great story. You not only experienced that and did it, but I love the fact that you didn’t then just keep that to yourself. You said, “I’ve got to share this with as many other people as I can.” I love that you did that! Rennie: I am now set up to the point where the net worth for my wife and I puts us in the top 1% of Americans, so when I do coaching, if people buy my book, I’m donating 100% of the profits to a charity. Steve: Now first of all, I thank you. That’s commendable, it’s a great charity as well. It’s just an enviable position. Again, it’s the American dream. That’s the stuff of Bill Gates and all these people that are like, “Oh, I made all my money, and now I can give it all away.” And you must really feel fulfilled compared to where you would have been without saving this 500 bucks and investing it wisely and doing the right thing. You would still be plugging along,

and I don’t know, as you say, you were flat broke, but basically wage earners almost by definition are all flat broke, just at a different level, depending on what they’re getting paid. Rennie: Oh yeah. The saddest part to me is that people are not taught in school anything about money. They’re not only not taught in school, 90% of the population also didn’t get it at home. I don’t blame parents; they can’t teach what they don’t know. And it’s even worse when people go to people who they think should know, like CPAs or financial planners. By the way, I was a certified Financial Planner and not taught how to budget on a personal level. I found out that doesn’t exist in the course work to be a Certified Public Accountant either. So the people you turn to for support haven’t even been taught how to provide it. It’s really disgraceful. Steve: I’ve thought that a lot. Anytime I’ve sat across from one or met one or been in their seminars, I’m like, “Is this guy a multi-millionaire?”

Steve: See now even I know that that’s good. [laughter] I didn’t even need a calculator to know that that is $520,000 profit for a guy who’s used to for 20

Rennie: [laughs]. Yes! That was one of the best things that someone said to me early on in my business career when I was selling insurance and annuities and mutual funds and stuff. He said to me, “If you know so much, why do you need my money?” Steve: Oh! Rennie: It really stung. And at the same time, I’ve carried that with me for 40 years, so that at this point in my life, I give advice and I don’t need anybody else’s money, because I do know what I’m doing. So I just coach people on how they can do the same for themselves. Steve: All right. So we only have a couple of minutes left today, but let’s get right into it. That’s one of the myths you talk about, this idea that it takes money to make money. So that’s the myth. What’s the reality? Rennie: The reality is it doesn’t matter if you’ve got a good credit score or a bad credit score, a lot of money or not much money. If you have smarts, if you have education, and you know what can be done (and in my case I knew I could do well if I invested in real estate and didn’t have enough money), that’s where it comes in as, “It’s a team sport, not a solo sport.” If someone finds a property, they can find the money. The money’s out there. It’s all over the place. If someone’s got the skills, they can look for someone with the money and close deals, buy real estate, hold real estate, flip real estate. That’s available. It does take an education in that area, which I had – I took a class at UCLA and learned how to manage multi-unit properties (and that’s all I invest in) – and that’s it. It’s a team approach. You don’t need your own money. All I had was $18,000 to buy real estate in Los Angeles, and it’s expensive here.

It’s a parking place for the money until the opportunity shows itself.

Rennie: Exactly right. So you want to be prepared for that. You don’t want to be putting it on a credit card and growing that kind of consumer debt. I have methods of getting rid of debt, but I also tell people this is not the thing to focus on. Being debt-free does not create financial freedom.

Rennie: There’s nothing you can do with $100 or $200 dollars at a time. So you park it in the savings account while you’re building it up, and at the same time you’re looking for the opportunities, and if you find it you don’t need your own money. But you do want to have something, for gosh sakes. If you have an emergency, you want to have something to fall back on. Steve, have you ever had your car break down at the right time? Steve: Yeah, that’s a great point. Or – since we’re business owners – when we’re with a prospect and they’re always going to unload on us, “Oh, the

Steve: That is an interesting point that I know a lot of people have some misunderstandings around that. We’re at the end of today’s episode, but can we get into that tomorrow? Rennie: Oh sure! 1) Create a Good Outline

If you start with a good outline, then you’ll stay focused because you know exactly what you need to write about. And this focus will help you write more quickly. This is particularly true if you’re

writing something longer, like a report, an ebook or creating a product. That’s because it’s easy to get overwhelmed with the thought of writing something this long. However, when you have a good outline, then you can think of each section on your outline as an article. Thus you can think of it as writing a series of articles rather than writing a book or product. Psychologically this makes it easier to write, so you’ll complete your content piece much faster.

2) Use Speech-to-Text Technology

This has been a true lifesaver for so many of my private high-end clients that have great stories to tell and content to share, but just can’t get started sometimes. Just run a search in Google and you’ll uncover several different software products to convert your speech into text. However, one of the most well-known of these is Dragon Naturally Speaking, which you can find at Nuance.com as well as your favorite retailers like Staples.com and Amazon.com.

3) Write Fast Without Editing

One reason that people often can’t write very fast is because they stop and edit nearly every sentence as they go. However, while editing is necessary, it’s something you should do AFTER you’ve created the piece (not during the writing process). Think of it this way… Editing is a bit of a logical, left-brain activity. That’s because it requires you to remember grammar rules, look at your sentence structure and make decisions about whether you’ve written a sentence or paragraph correctly. On the other hand, the actual writing itself tends to be more of a creative process where you come up with unique ideas and interesting ways of expressing these ideas. Thus if you stop midway

Get a good microphone. Your software will work better if your words sound clear as you say them into your microphone. If you prefer, you can get a headset microphone for convenience.

Train the software. Yes, you will need to spend some time training the software to recognize the way you speak (your voice, accent, etc). So while this does take some time upfront, in the long run you’ll save time once you’ve gone through all the training with the software.

through the writing process to think logically about things like grammar rules, then you’ll just end up stifling your creativity. If you’re used to editing as you go, then it’s going to take practice to write without editing. Best thing you can do is set a timer for 15 minutes and write as fast and furiously as possible during the allotted time. When the time is up, take a short break, reset your timer and do it again. You can even make a game out of it by challenging yourself to write more words during each 15-minute block of time. When your content piece is all finished, then you can edit it. If you can learn to write faster, then you’ll get more done in less time. And the more content you can create, the faster your business will grow. Give these tips and try and see if they don’t help you increase your writing speed!
