The real estate market in Steamboat Springs has seen significant change over the years, and now more than ever, with record low-standing inventory and unprecedented demand, there continues to be an

upward pressure on prices

and property value. The number of active residential listings at any point continue to remain about half of what was available at the same time in 2020, while price per square foot continues to rise, now up to $483/sf. In a strong yet balanced market , homes tend to sell within 97% of the list price – this was what the Steamboat market experienced in 2020. However, so far in 2021, homes are closing typically at or above the listing price, bringing that ratio to 100%.
