In August, while many listings took price reductions, data shows the market is stabilizing rather than facing a downturn. Price per SF increased by 9% from 2023, reaching $813/SF, and the median sales price jumped 30% to $1.295M . Despite these higher values, properties stayed on the market 14 days longer, compared to 7 last year. Although fewer homes were sold, with a 6% decline in properties sold, sales volume saw a 15% increase , and there was a substantial 70% rise in active listings. With 272 listings, buyers now have more options and time to make decisions, giving them greater leverage in the market.
