When Brown Cracker and Candy Company first opened in 1902, the concern for sanitary food handling and manufacturing was at an all time high. As a result, the factory opened its doors to the public so that they could see first hand just how the food they were eating was prepared. While the products that Brown produced was a main draw, for the first time packaging was getting more attention than the product itself. By mimicking this innovation of folding as used in packaging, Social Station will be a space that offers controlled flexibility as it transitions from day to night festivities in this coworking environment.



BICYCLE FACILITIES

The space offers the specified short-term and long-term storage for visitors and regular occupants. In addition there are shower facilities connected to the Wellness Center that provide a space for people to shower and/or change to and from their commute to work.

ACCESS TO QUALITY TRANSIT

The space offers multiple public transit options to commute to and from the building. Less than 400 feet from the building is the nearest bus stop, and the site is also located 0.2 miles from West End Station which gives access to a light rail system. Lastly, 0.3 miles away is the West Transfer Center which is the nearest bus station.

INDOOR WATER USE REDUCTION

LEED

All of the existing plumbing along with the new fixtures have been specified to be replaced with Watersense labeled fixtures, which includes toilets, urinals, faucets, showerheads, etc. These new fixtures also individually reduce aggregate water consumption by at least 20%.

LONG-TERM COMMITMENT

The owners of the space, not the retailers themselves, will have to commit to remain in the same location for 10 years. This credit aims to conserve resources and reduce environmental harm by limiting the amount of new manufacturing and transport for owners’ relocation. Obviously nothing too drastic will take place in order to ensure limited environmental impact, but because this is such a daunting commitment to make, proposal plans to revamp the space will be discussed every few years. This will entice future tenants to come and current tenants to stay with the space, ensuring its success in the years to come as this concept of coworking expands and becomes more popular.

OPTIMIZE ENERGY PERFORMANCE

Daylighting controls located around the space within 15 feet of windows help reduce energy usage by dimming in response to the daylight flooding the space. There are also occupancy sensors in meeting and group rooms that turn on and off accordingly as people come and go. Lastly, Energy Star equipment and appliances are used for 70 % of the total products in the space.


STORAGE AND COLLECTION OF RECYCLABLES

This space provides separate collection and storage areas for recyclable materials in the office. Dispose of smaller items in the kitchen area in the disposal area, and then storage for larger items and amounts of paper can be found in the mail room behind reception.

ENVIRONMENTAL TOBACCO SMOKE CONTROL

This building prohibits smoking by all occupants and tenants, both inside and outside. Designated smoking areas are located outside, but specified to be at least 25 feet away. Also, ample signage will be posted within 10 feet of all entrances to the building that make it very clear that smoking is prohibited.

LOW-EMITTING MATERIALS

All products used in the space meet product category calculations in option 1, which categorizes the thresholds of compliance to ensure reduction in chemicals in the space that are harmful to the air quality, human health, productivity, and the environment. These categories include the paints, adhesives, flooring, composite wood, ceilings, furniture, etc. that are used in the interior space.

INTERIOR LIGHTING CONTROL

For all of the private tenant spaces, individual lighting controls are within line of sight to the controlled luminaires in the room. They will be dimmable and offer a range of lighting options so that the individual feels in control over their private environment.

ACOUSTIC PERFORMANCE

Through the use of various acoustical products, such as acoustical ceiling tiles and suspended acoustical baffles, the space minimizes background noise from equipment and ventilation systems, meets the STCs ratings for its class rating, and is in accordance with the specified reverberation time requirements. By implementing the requirements for this credit, the space promotes well-being, productivity, and communications.


PROCESS

FLOORPLAN

In order to design the floorplan of the office, folds were made in various directions in order to reveal a more structured approach to organize the space. The layout is structured by three main axes, and the various walls and furniture used to organize the office reiterate this more structured approach.


COLOR PALETTE

The origin of the color palette began with the concept of folding and the transition that this space was supposed to offer from day to night. During the early hours of the day, light gives off blue rays, and at night those rays change to red. Fold blue over red and the color purple is discovered, and looking at the color wheel below, folding purple over itself overlaps with green. Lastly, this new pair of purple and green makes the color brown. So, the colors purple and green are used throughout the space, and are complemented with brown which is used to bring the element of wood into the space. Together they reinforce this concept of folding, and help establish an easily, transitional environment.

1 - Wellness Center : This room was not required for the layout of this space. However, it was included in order to help with human wellness and increase productivity of employees. It gives them the opportunity to destress and come back to work refreshed after having a break to exercise to do some yoga.

2 - Showers : En suite showers are accessible from the Wellness Center in order to encourage exercise, whether that be indoors during the workday or when traveling to and from work during a commute (via bicycle or walking). 3 - Phone booths : Standing phone booths are mounted along this secluded hallway in order to offer a space for people to duck out of their noisy work area and make a quick phone call. They are designed for short term use in a space that would otherwise be functionless, except for being a hallway of course. 4 - Bike Storage : As part of achieving LEED standards for this renovated space, the office offers storage for bicycles in order to encourage employees to bike to work and help with environmental health.

8 - Second Entry : A single door second entry with password padlock allows just employees into the workspace with ease. This way, those trying to reach this side of the office do not have to walk all the way around the office to access their space.

6 - Private Room : Enclosed rooms with acoustical ceilings offer extra privacy to employees who need it, for example, nursing mothers. 7 - Mail + Coat Room : Easily accessible storage for incoming mail, packages, and materials from the office to be recycled. Also offers a place for guests to store their coats.

5 - Entry : Double glass doors with branding indicate the main entry of the office to guests. The entry area has a receptionist stationed to help direct visitors, and it offers a semi-enclosed space for people to wait.

NIGHTTIME USE

DAYTIME USE

These folding planes are a transitional piece used as a way of dividing up the space and creating areas for conversation. During the daytime, this means group interactive and touchdown spaces are designated by aligning of the planes, versus their use at night which is to showcase and draw attention to products on display. Concealed casters that can be locked in place make it possible for these connected units to move about the office with a controlled flexibility.
