Where to from here While your Stockland sales professional will provide all the information you need, we’ve also put together this little road map for your handy reference. Getting organised Once you have entered into a contract of sale and your deposit is paid, you will enter a contract period leading up to settlement. This is the time when you will be working with your legal representative, finalising your finance and talking to your preferred builder. No doubt you will also share your big news with family and friends!
Get settled You may either be buying a completed block or waiting for your block to be registered. Settlement of your contract will occur after it becomes unconditional in relation to any finance approval condition and/or registration condition. Your legal representative will help manage this process for you. Settlement is the time you officially join the Stockland family!
Fine tune your home A brand new home is what it’s all about so now you’ve decided on the community and the right block it will soon be time to build. Take this opportunity to fine tune all the details of your new home and make sure it’s perfect for your block. You can even start choosing things like new appliances and colour schemes!
Moving in day You’ve been counting down to the big day and it’s finally arrived. After handover of keys from your builder you’ll be setting up home. Take a walk around your brand new community, say “Hi” to the neighbours and show off your new home to jealous family and friends. Picture yourself with a cold drink sitting in the brand new alfresco area!
The building process Creating a brand new home that’s perfectly designed for your needs is pretty hard to beat, and watching it all come together is a memorable experience. The conversation topics at your place will soon be about site preparation, foundations, frame, lock-up and fit-out. Many of our customers drive by their building sites almost every week!

Tip: If you’re not quite sure about something being discussed, then you might not enjoy the home buying process as much.

Buzz words Like anything new, the purchase of land and the home building process is likely to introduce some terms that you might not be familiar with.
So please ask!
And even if you’ve bought land and built before, requirements will be unique to each purchase so you may still encounter something new. Stockland sales professionals spend all day every day talking about land and new homes so if they mention a term you don’t know then simply ask!
One good option is to take a tour of the community with your sales professional, who can point out land that has already been registered and show you homes in various stages of construction.
For example, a “setback” doesn’t mean your new home journey has suddenly gone off the rails – rather it’s about the horizontal distance between a home and the boundary.
