Preparing for a Winter sale. Over the years I have seen many hundreds of homes presented for sale, some well presented, some not so well. This and next month I will be providing my top presentation tips for owners looking to market their home in Autumn or Winter. This month we will tackle the inside of the home and outside next month. As you will see most are just time spent on cleaning which doesn’t cost a lot, but will pay dividends in the end sale price and less time spent on the market. Money spent on the items below will be a great investment. › Create a warm ambience within the home. Nothing will turn a buyer off quicker than walking into a cold home in autumn or winter. Make it warm and inviting with as much natural light as possible. If you have a warm home you can open curtains and blinds to allow natural light in during inspections. › Get rid of any pet smells. Professional cleaning of carpets, lounges or anything that has a smell is extremely important to attract buyers. Scented candles and fresh flowers can also help reduce odours. Like a cold home, a smelly home will also have buyers racing to get out the door. › Nothing attracts a buyer more than a spotlessly clean home. Walking into a clean and well presented home will instantly appeal to buyers irrespective of its age and condition. This is one of the biggest mistakes I see people make, they don’t spend enough time making everything shiny, it doesn’t have to be new just clean and shiny. If you are not in a position to spend the time cleaning or have the capacity to thoroughly clean the home, consider getting it professionally cleaned it will pay dividends in the end result. Special attention should be paid to the kitchen, bathroom, windows and doors, ceiling fans, air conditioners, dirty walls and skirting boards. These are some of the most often missed places. › Cleaning verandahs and outdoor areas. Entertaining areas are now considered by buyers as extended living areas and as such need to be well presented and inviting. A clean BBQ, table and chairs and maybe some well positioned potted plants for colour is all that should be here. Remove dog beds, dog bowls, garden tools or other items that tend to accumulate in these places. Pressure wash hard surfaces or add a coat of paint if needed. Remember this is an important part of the home if you are trying to sell a lifestyle. Next month we will cover the outside presentation of the property.
