Kevin Dearlove ‘Your Beecroft and Cheltenham specialist.’ The term ‘disruption’ can be a very overused term in the modern world, but I think it would be a relevant description of the Sydney housing marketing in FY 18/19. The banking royal commission, the State and Federal Elections and a largely negative press has seen varying reports of correction, suburb to suburb, of around 10% for the Sydney Metropolitan Area (RP DATA). In Beecroft and Cheltenham, we have witnessed a softening of prices since the peak of the market in late 2017 but what we are seeing right now is a lack of quality housing stock which, in most cases, is still resulting in a healthy level of competition to the point where our strongest buyers are getting frustrated at the lack of options to choose from. They are ready to buy and ready to compete for homes that fit their criteria. Why is this relevant to you? Well if you are thinking of selling this year, I would highly recommend you consider bringing your plans forward and consider a sale, if necessary with a longer settlement period. The levels of buyer competition are high and the auction clearance rate is consistently above 70% for the North West - our area.
