A guide to help simplify the leasing process. Whether it’s your first time renting a property or you’re an experienced investor, it’s very easy to forget things and feel overwhelmed. Our ‘step-by-step’ guide below helps simplify the process and provides you with a better understanding of the process. Appointing Stone Real Estate. › When you’ve decided on your agent, you will be provided with an Agency Agreement to sign. You will also be sent a copy via email to confirm.
Preparing to advertise. › Photographer booked by Stone and all marketing collateral collated. Sign board installed if requested. › A draft of the internet advert will be sent to you for approval, confirming all details and position of photographs.

Finding your tenant. › Tenants can schedule to see the property on numerous occasions during the week with our team. › You will be updated bi-weekly on progress of opens and applications.

Qualifying tenants. › On receipt of applications, you will be contacted with detailed information on our top picks. › We will choose a tenant together and on approval, collect a holding fee to secure the tenancy. › Once a holding fee is received, your property is removed from the internet, an information pack sent to your tenants and agreements written up. Finalising the lease. › We will complete a full Ingoing Condition Report including detailed notes, photographs and video on request. › The tenants will be brought into the office to read over the lease with your Property Manager to ensure no details are overlooked. › We will take rent in advance of the tenancy beginning and lodge the 4 (four) week rental bond with the Office of Fair Trading. › Tenants receive a lease welcome pack and their keys on the morning of their move. Sit back and relax › You will receive a copy of all executed documents and your first inspection will be carried out after 3 (three) months to let you know how tenants are settling in. › We will look after everything from here

Tenants need only complete their online application, and it is then automatically forwarded to our team for immediate processing. Providing a far quicker process for potential tenants, making it easier for them to apply for your property. Resulting in faster letting, with Stone. State of the art inspection To ensure your property is properly maintained throughout the life of your tenancies, it is important to receive detailed inspection reports. At Stone, we provide full written reports, with colour photos as well as video inspections on request.
