S
pring is finally upon us and, in keeping with the times, the 15th installation of Structure and Design is a celebration of new things. This month’s featured projects are all about aesthetics but don’t let the bright colours and sleek designs fool you, the featured spaces are also highly functional. To kick us off, Msasa Food Court along Mutare Road has recently been revamped. The various food courts located in Msasa (Pizza Inn, Chicken Inn and others) were acquired by Simbisa Brands after the disbanding of Innscor Foods. Simbisa Brands engaged Rio Douro as the main contractors to revamp their outlets according to new specifications and the results are stunning. The Msasa outlet can now comfortably accommodate 200 diners and the kitchens are now more efficient. The overall design is ecofriendly with an outstanding décor (page 8).
Because of the increased traffic and congestion in Harare’s central business district, commercial business are moving out of town and Smatsatsa Office Park is the new place to rent. Located in Borrowdale, to the west of Borrowdale Race Course, this new office park was carefully designed to suit Zimbabwe’s climate. The innovative Cello Screen regulates sunlight, making blinds and curtains a thing of the past. Thembi Mahachi also contributed in landscaping with water wise plants that make Smatsatsa a pleasant working environment (page 22). ZIMOCO Service Centre for specialised cars has also revamped their workspace. The service centre, located behind their showroom at Sam Levy’s Village, can now accommodate ten vehicles at a time. Designed by Isaac Levy, the centre is spacious and immaculate, with a high roof and sleek tiling (page 45).
In Construction News, Harare BMX (bicycle motocross) is currently restructuring their track. Inspired by the UK track in Manchester, Harare BMX plans on making their course more challenging by refurbishing their Pump Track (page 58). Our design spotlight for the month is Classic Living (page 46) and lastly, Anne Higuera of Union Hardware returns with building tips for the beginners (page 67). T
HE REDECORATED and revamped Msasa Food Court opened on 21st August this year. The entire makeover took around 8 weeks to complete and also included setting up a new Nando’s outlet to replace the old Steers Restaurant. The food court now includes Chicken Inn, Pizza Inn, Creamy Inn, Baker’s Inn, and of course Nando’s, so there’s definitely something to suit everyone’s tastes. The Food Court, situated along the Mutare Road, has long been a favourite for people living and working in Msasa and the surrounding areas. It was also a convenient stop over for long distance truck drivers to stock up before or after their journeys. The Food Court was in need of up-dating and restructuring to meet Simbisa’s new specs for all their outlets. The Simbisa Brands Limited Group was formed in October 2015 after unbundling from Innscor Africa’s Quick Service Restaurants (QSR). Their history and experience in the QSR business goes back over 30 years to 1987 when the very first Chicken Inn outlet opened in Harare. Since then the QSR business has expanded phenomenally to own and franchise outlets all across Africa including Zimbabwe, Zambia, Kenya, DRC, Ghana, Mauritius, and licensed markets in Swaziland, Malawi and DRC. Simbisa’s brands include Chicken Inn, Creamy Inn, Baker’s Inn, Fish Inn, Steers, Nando’s, Ocean Basket, RocoMamas, and Dial a Delivery.

‘Simbisa’ is a Shona word meaning ‘to strengthen’ or ‘to empower’ and represents what the business and its people stand for; the endeavour to create and sustain a strong and empowered brand across all the regions of Africa. Simbisa has an environmentally sound operating procedure in terms of sourcing locally produced and sustainable ingredients and eco-friendly waste management. They also support a number of initiatives providing financial sponsorship for sporting endeavours, the underprivileged and the World Peace Games. They help stimulate the economy by providing great employment opportunities and they have on-going training for their staff to upgrade their skills.

The new Food Court is bigger, brighter and much more colourful and cheerful. The kitchens have been re-organised to operate more efficiently with all new updated equipment and they have been slightly reduced in size to accommodate more seating in the front open plan area. The seating capacity can now comfortably accommodate over 200 diners in a variety of seating options that include square tables with brightly coloured chairs, padded benches and outdoor seating. Despite the increased seating capacity it feels spacious and fresh. The floors have ceramic tiles laid out in light cream and pale grey colours to demarcate different walking and seating spaces. The ceilings have also been redone and raised slightly to add to the airy and open feeling. Coloured bulkheads in shades of red and yellow help to break up the expanse of the ceiling. Lighting has been vastly improved with LED downlighters set in the ceilings and bulkheads, as well as some trendy disc-shaped hanging pendants over some of the seating areas. Although the Food Court incorporates a number of different outlets each has its own individual identity. Baker’s Inn faces directly on to the verandah, and in keeping with their logo there are plain white tiles at the back and deep blue coloured tiles on the front of the counter. Pizza Inn is defined by a huge painted logo and the tiled counter and back wall includes hints of

the colours of the Italian flag – red, green and white. The Pizza Inn kitchen is completely open so customers can watch their food being prepared. Creamy Inn is a feast of ice cream colours in pale pink and a light minty green. The star of the Food Court is, of course, Chicken Inn which has yellow tiles with a black edging on the counter front. If all this sounds like a bit too much colour it has been carefully thought out and controlled so that the colours are more like details against a mostly plain white background.

There are lit up neon menu boards for each outlet with colourful and tempting photos of the delicious food options. Because the Food Court is a family friendly affair there are murals designed to appeal to children and there is a video games room to keep the kids amused while their parents are waiting for their orders or sitting down and enjoying their meals. There’s even a black granite wash basin where diners can clean up themselves – and the kids – before or after eating. There’s also a party room which can be booked for small kids’ groups for special occasions. In addition there will be an outside children’s’ playground although not all the equipment has been installed just yet. Nando’s is set off to the side in a completely separate space – a requirement of Nando’s design specs.

The renovations and the decor for the new looks were carried out entirely by local service providers and suppliers including: Rio Douro (main contractors), McWood Shopfitters, Global Shopfitters, Architectural Aluminium, Creative Systems, Kingson Engineering, Chaptron Plumbers and others. The wall branding and shop signs were all done by a local company called Jewel signs.
If you haven’t been there yet do yourself – and your family – a favour and drop in for a meal or a takeaway to enjoy at home. They’re conveniently situated and open 7 days a week from 08.00 to 20.00, however, Baker’s Inn opens as early as 7am.

ORE and more companies are choosing to move their offices out of the Harare CBD which is becoming increasingly overcrowded and rundown. The city centre is no longer an attractive place to conduct business with a myriad of seemingly insurmountable problems – there’s the congestion caused by the largely unchecked spread of vendors across the city, decaying services, a shortage of secure parking and the disorderly and unruly traffic to contend with. Retailers are moving to suburban shopping malls and commercial businesses are opting to relocate to office parks on the outer edges of the city centre. Some of the newer office parks are sadly quite dull in terms of their architectural design with the main priority being to simply compress as much lettable office space into the smallest possible area, with little concern for aesthetics or comfort. Smatsatsa Office Park is a welcome exception. The project has been developed by local company Mutay Properties (Pvt) Ltd., and Troika Design Workshop, with Mahachi Gwaze and Partners as Project Managers and Quantity Surveyors. It’s situated along the Borrowdale Road just to the west of the Borrowdale Race Course. In fact some of the offices have a great view over the race course so they can watch the races from their windows. It’s set slightly back from the Borrowdale Road just behind some of the other office complexes, so sadly the very attractive design can’t be seen from the road. The whole area opposite the Celebration Centre is fast becoming one of the most desirable locations for business-related office space. In fact, the brief from the developers was, in part, to design a building that was fresh and appealing and that would help trigger more development in the area. The Office park is set on 1,4 hectares and is made up of four three storey blocks with ample parking and landscaped gardens. Each block has Gross Floor Area (GFA) of 2,740 sq/m with 465 sq/m being given over to foyers, staircases and services. This means the office park has over 9,000 sq/m of Gross Lettable Area (GLA).

PROJECT BUILDING LEVEL
The buildings have been designed to function efficiently in our Zimbabwean climate with little or no need for energy consuming air conditioning. On the top floor deep eaves overhang the glass walls providing shelter from the most direct sun light and heat. On the ground floor and the first floor the windows are protected by perforated aluminium screens – Cello Screen – to help control sunlight and do away with the need for blinds or curtains. The screens are opaque from the outside while they are almost transparent from the interiors. The screens are an attractive silvery grey colour with a corrugated profile; they’re durable, non-corrosive and add an extra element of security and privacy. Sections of the exterior walls are clad in a combination of signal red and dark grey Hulabond aluminium composite panels. These panels are low maintenance as well as being fire retardant and non-corrosive. The wall sections with no cladding are painted a crisp white. The front facades of the office blocks are made up square and rectangular geometric shapes which could appear quite harsh and almost brutal, but the blockishness is successfully broken up by the playful use of colour and texture. The sides of the buildings are broken up by balconies and walkways with slick stainless steel balustrades while each block of offices has a delightful curved corner at the back. The entrance to the blocks is through double height glass doors sheltered by an overhanging portico, which forms a kind of exterior foyer, as well as contributing a bit of a grand and imposing ambiance. 27

Inside the foyer a double staircase leads from the ground floor up to the first floor. It not only looks impressive it also functions well for easy pedestrian circulation. The stairs are clad with non-slip tiles that look like a pale earthy granite and the staircase has detailed stainless steel banisters that echo the balustrades on the exterior balconies. The office spaces have 3,0m high ceilings, rather than the standard 2,4m or 2,6m height. This not only helps to keep the offices cooler it also makes the spaces feel more generous and airy.

The office blocks are set in gardens designed by Thembi Mahachi which are waterwise and low maintenance and help to soften the look of the structures, and the driveways and parking areas. Although the gardens are still very new it’s obvious that they will look wonderful when they’re more developed and create a pleasant working environment – so different from the congested city centre. Hopefully Smatsatsa will help inspire other developers, architects and designers to create more interesting, more efficient and more pleasant working environments.

Clean streets ahead

ennan Properties in conjunction with Miracle Missions and the City of Harare, are proud to be part of the “Clean Team” and are gearing up for the “Clean up the World campaign” of September 2018. Since 2012 Kennan Properties have been actively involved in working towards preserving Harare as the Sunshine City, cleaning our streets and shopping centres of rubbish. Kennan’s latest effort is the placing of bins in strategic places around Harare. These bins will be maintained by the Kennan Properties “Clean
Team” who will empty the bins on a regular basis and then sort the contents for re-cycling. During September, members of staff will join the clean team for specific clean ups organised by Miracle Missions to clean up areas near our 3 branches in Harare.
Commenting on their relationship with Kennans, Sharon Hook of Miracle Missions says that “ it is wonderful when we get commitment and help from Zimbabwean companies who have a social conscience and share our vision”

IMOCO opened their brand new specialised Service Centre on 20th August this year. It’s conveniently situated just behind their Borrowdale showroom at Sam Levy’s Village. (See Structure and Design issue #10 which featured the opening of their showroom in November, 2017.) The showroom and Service Centre in Borrowdale signal a move to offer customers more convenience in a relaxed
and up-market setting. ZIMOCO’s head office and main workshop remain situated in Workington, an area which many customers found inconvenient to access, particularly as the traffic jungle in the CBD and the industrial sites continues to become unpleasant to negotiate. Their commercial vehicles sales still operate from the Harare Showgrounds. The Service Centre is set up in a structure
consisting of 324 sq/m of workshop space, spares store, oil store, and reception, in what was once the Romeo Kitchens showroom. The workshop area has a high roof – 7.5 metres at the edge – with skylights cut in to provide good natural light, further augmented by a new row of high windows. There is additional electrical lighting provided by a series of high bay LEDs, although the natural light is normally more than adequate.

The workshop has a light grey floor that’s durable and immaculate – no old grease stains or oil spills, no tools or parts lying around. Yellow stripes demarcate the 9 separate work bays. The floor is a 200 mm thick slab specified by a structural engineer to be strong enough to support four 4 post lifts or jacks and two 2 post lifts, making it easier for the specialist mechanics to get access underneath the vehicles. The workshop was designed by Isaac Levy in consultation with Rudi Botha (ZIMOCO’s Project Manager and Business Development Manager), Nick Leondis (Workshop Manager for the Borrowdale Service Centre) and the rest of their specialist team. Vehicle access to the workshop is through a large roller shutter door. There’s an oil storeroom where their supply of high quality Motul oil is kept, a compressor room and the parts storeroom all laid out to be easily accessible. The result is a light, bright, airy workshop that’s super efficient and tailor made to meet their needs. And there’s a dedicated wash bay just outside the main entrance so vehicles are returned in the spotless condition which they deserve. The workshop reception is suitably elegant for their upmarket and discerning customers with a granite topped desk set in front of a dark grey feature wall with the trademark silver Mercedes-Benz logo. Seating is provided by black leather and chrome sofas and chairs and a complimentary refreshment tray for tea, coffee, water and juice. 47
The workshop caters for luxury brands Mercedes-Benz, Jeep, Chrysler, Mitsubishi and GWM. The workshop uses state of the art equipment including the Star Diagnostic System specifically developed for Mercedes-Benz and the WITECH Diagnostic System developed for Jeep and Chrysler. This sophisticated diagnostic equipment not only links worldwide with the manufacturers, but it also has the ability to communicate with your car in identifying fault codes and performance history. WHO WE ARE Harare BMX Club was started in 1985 when the first track was built at OG’s sports grounds. To date the track has been rebuilt several times to meet international standards which has allowed a number of talented riders to compete and achieve amazing results at the
annual World Championships. Accolades to date: 5 World Champions and more than 50 riders have made it through to the final for the Championships. As a small club, we are extremely proud of our achievements and aim to continue this legacy.
OUR VISION FOR THE FUTURE When the land was sold in 2016, it brought much uncertainty to the Club but with the backing and encouragement of the new owner, and the renewed enthusiasm from the Committee and Members, the time has come to drive this Club forward into a new era, starting with our new track. We are overwhelmingly optimistic and excited about our new track and the potential it has for our whole community.

We are not only a BMX race track but an off-road Bike Park. We hope to grow this sport from grassroots level and to send the most talented riders to train and race in South Africa and overseas. Our mission is to spread the word about the huge benefits of two wheels. This is BMX as social work, BMX as community development.
What is BMX BMX, an abbreviation for bicycle motocross or bike motocross, is a cycle sport performed on BMX bikes. It originated in America in the early 1970’s. Up to eight riders’ race, Moto-Cross-style, around a 300-400m track, with jumps, bumps and berms (banked corners). It is one of the fastest growing sports. Thanks to its popularity at alternative tournaments such as the X Games, it was introduced as an Olympic sport back in 2008. BMX is an all year-round sport, that can be enjoyed either during the daylight hours or at night meetings under the lights. BMX was a “sport created by kids, for kids”.
Why BMX BMX racing is an extremely exciting sport that offers countless benefits. BMX biking is a high intensity cardio workout that requires lower body and core strength while also demanding excellent hand-eye coordination. The great thing about BMXing is that it’s open to all age groups and abilities. The best way to learn is to turn up and practice while watching others ride. Race tracks are very challenging – especially when going full speed. It is no coincidence that a lot of the top mountain bike riders have a background in BMX racing. No other sport lays the foundation for bike handling skills and control as well as BMX racing. The sport prides itself on its inclusiveness. Whether you are a new rider, or a pro, everybody rides. Nobody sits on the bench. It is a sport which has no discrimination between boys, girls, mums and dads. There is no need for specialist equipment. Anyone can walk in and hire a bike and helmet from us and start riding. And even if you can’t ride, we can teach you how. From the very first visit, everyone is welcome. It’s a fun-filled, action-based sport promotes social interaction. As an individual sport, you can push yourself as hard as you want and accomplish as much as you want. With the demands of school sport, this is a great alternative which gives you the freedom to achieve. Being hauled by gravity over the bumps and dips, haring round it’s corners, a lap represents a sudden injection of pure, unfettered adrenalin. As your kids zip over the finish line, they break out into the broadest grin.This is less a sport, more a life skill.

Our BMX Track and Bike Park There is no one standard design for a BMX track. In fact, every track is different in some way, making each track a new challenge for riders. Our new track is loosely based on Manchester (UK) BMX track. It’s challenging enough for the older riders but also easy enough for the 4-year olds. We are proud to introduce The Pump Track as an exciting addition with it’s S-bends, bridges and jumps. Most kids in Harare are all too familiar with Safety Sam. In fact, we’d go so far as to say that Safety Sam is somewhat iconic in our town. The Pump Track aims to be the “off-road” version of Safety Sam.
The Pump Track is a first of its kind in Zimbabwe and we believe it will be the cornerstone of our vision. It’s a great way to be introduced not only to BMX but any off-road cycling. The kids will be able to learn invaluable skills and techniques whilst having the time of their lives. TIPS TO SAVE ON PRINTING COSTS IN THE OFFICE

he printer is one of the most used pieces of office equipment. Whether its copies of a resume for an interview or notices for employees, you’ll always have to print something. The problem is that printing isn’t exactly cheap. Fortunately, there are ways to save on your office printing costs, from the cartridges you empty to the paper you use. Here are five tips: 1. Use printers with separate cartridge slots There’s nothing more expensive than replacing an entire printer cartridge when one ink color runs out. If your printer is an older model that combines ink types into one cartridge, then it might be time to replace it. Newer printers sold today are tri-color models that allow for separate red, blue, and yellow color cartridges. Other models like Brother and Hewlett-Packard have slots for four cartridges: cyan, magenta, yellow and black.
If your office printer has this feature, you’ll only need to replace individual cartridges when a single ink type runs out.

6 Steps To Planning A Successful Building Project By Anne Higuera, Houzz Contributor and Custom Home Builder
There’s a strong temptation to dive straight into home remodeling projects. The sooner you start, the sooner you’ll be done, right? Unfortunately, it doesn’t work that way if you haven’t done some essential planning up front. Each design professional and contractor runs his or her business in a different way, but homeowners usually need to follow the same steps to get to the construction phase. Here are six crucial steps to help you plan for a successful home renovation, and the reasons they’re so important for any project.

Choose a design professional. To create a plan and detailed scope of work, most homeowners hire either an architect or interior designer, and sometimes both. Every company does things a little differently, and design licensing varies in each state. Many designers work on projects that don’t involve major structural work or additions, and also offer assistance with material and colour selections. Architects may take on a wide range of work, or work only on floor plans and permits, and leave the details of the electrical plan, baths and kitchen to another designer. Selecting a design professional usually starts with an in-person meeting, which can take a few weeks depending on how many companies you are interviewing. This is your opportunity to understand the services that each firm offers and make sure they match up with what you are expecting. It’s also critical that you have a budget for your project in mind that you communicate clearly to the firm you hire, so the design can align with what you are planning to invest.

Create a plan. After choosing a design firm, it’s time to start making a plan. There are usually at least two and sometimes three good ways to reach your design goals. The plans are called schematic designs; they usually involve a rough layout of the floor plan and some simple views of the exterior of the home if there is an addition. It takes time for the design professional to work these out, and then usually another week or two for the homeowners to consider them and make decisions. If the project is larger or the homeowners want additional changes made to the schematics, this initial design phase can take several months.

Interview contractors. Contractors are frequently brought into the process once a final schematic design has been selected. Usually there is at least a general idea of how the home will look from the outside, a dimensioned floor plan and some preliminary material selections. With this much information, it’s possible to provide preliminary estimates of cost. Contractors are often asked to estimate the schematic design as part of the interview process. It may take a couple of weeks to set up the interviews and generally at least two to three weeks after
interviews to receive the estimates. Altogether it could take four to six weeks to interview candidates and receive estimates. After that you may want to call references, visit jobsites or do additional research before making a decision about the contractor you will hire.

Go shopping while others are engineering. Love to shop or hate to shop? This may determine whether you enlist a designer to help with your material selections. Even those who like to shop may be overwhelmed by all the options and want professional input. Do not underestimate the number of things that need to be selected, from doorknobs and windows to countertops and light fixtures. To really keep a handle on your project cost, it’s best to select every last thing ahead of construction. This will allow your contractor to tell you the prices for what you’d like and properly schedule material purchases based on lead times. Allow yourself one to two months to choose everything. While you are shopping for tile and hardwood floors, your architect or designer will finalize construction drawings, work with a structural engineer on how the project will be built and put in the details required for permitting. If it all goes well, you will work on this step and the previous one concurrently and finish at the same time.

Get your permits. Depending on the scope of your project and where it’s located, permitting can take a day, months or even years. You should have some idea ahead of filing for permits about the length of the process, which will allow you to identify a likely start date for your project. Permit fees can range from a few hundred dollars to thousands of dollars, depending on where you live and how big your project is.

Ready, set ... With the plan submitted for permits and material selections made, your contractor will be able to finish up pricing and write up a contract for construction. If the selected materials cost more than the budget allows, there may be a round of “value engineering,” which means changing scope of work or materials to reduce cost. By the time the contract is signed, your contractor will have identified the longer-lead items (like cabinets, windows, doors, tile and sometimes plumbing or electrical fixtures) and may even have them on order ahead of the start of construction, depending on the timing of your project. By the time all of these steps are complete, it may be four to six months or even more since you started talking with design professionals.The planning process can be lengthy, but each step you take will put you closer to starting your project with a clear vision of what’s to come. That investment of time on the front end means your entire construction team — design professional, contractor and you — can start the project on the same page with a clearly articulated plan. That makes it much easier say, “Go!” without any hesitation. 67

here are a number of warehouse storage solutions out there, and while a couple of these may ‘work’ for your operation, there’s likely one that is the most beneficial. Identifying and utilizing this ideal storage solution will ensure optimized density and selectivity, increasing efficiency and ultimately profits.
How big are the products? What are the shapes of the products? Do they vary? Are items the same? What are my product flow requirements? Will the products be moved via material handling equipment? Will the warehouse need to be climate controlled (freezer, cooler, etc.)? Warehouse Storage Solutions Racking
Racking vs. Shelving There are various types of both racking and shelving solutions that can be integrated into your warehouse. When deciding on what warehouse storage solution would optimize your operation, answer the following questions How big is my facility? How high do I want to store? How many different type of products will be stored?
For storing large, bulky, or heavy items or for areas with high product circulation that require material handling equipment such as forklifts, racking will be most effective and efficient. Racking is heavier-duty than shelving and is also the best option for storage in freezers and coolers. If you plan on having catwalks integrated in your storage system, racking will also be best. Rivet Shelving Shelving is a lighter-duty storage application. Shelving solutions provide an economical option that can be utilized for small parts storage or smaller storage applications including offices and retail stores. Often, shelving can provide a denser storage capacity than racking because of the size and quantity of the components as well as the numerous options of shelf adjustment increments available. RACKING OPTIONS - Pallet racking can be categorized as either a firstin, first-out solution or a last-in, first-out solution. First-in, first-out (FIFO) storage means items added first will be removed first, providing direct access to each product being stored. FIFO warehouse storage systems are ideal for perishable items or items with continuous circulation because it ensures they can be turned over effectively. FIFO rack systems include selective pallet rack, drive-through rack, carton flow rack and pallet flow rack. Last-in, first-out (LIFO) storage means the last items stored would be the first to be picked. This inventory management style is most often used for goods with a long shelf life or items held in large quantities. Double deep selective pallet rack, drive-in rack and push back rack are LIFO warehouse storage solutions. SHELVING OPTIONS - Shelving is an ideal warehouse storage solution for small parts storage, like nuts and bolts, or backroom and picking applications. Shelving units are available in a multitude of sizes and load capacities. Shelving options offer an easy reconfiguration of storage spaces and can be outfitted with bins for a variety of applications. Rivet, or boltless, shelving is easily assembled due to its teardrop and pin connectors and is extremely versatile. This storage option can accommodate small parts to larger, heavier items. Rivet shelving can be integrated into a multi-level storage solution, such as a mezzanine system. Gravity flow is a first-in, first-out shelving solution. Gravity flow shelving features inclined shelves that allow products to glide from the backloading area to the front picking area. This shelving option is ideal for retail, small parts storage or items with expiration dates. A durable storage option for stockrooms and distribution centers is steel shelving. Steel shelving units can be designed with basic shelves or include bins, drawers or dividers.
