Autoworld Zimbabwe recently moved into their new premises that house the Isuzu workshops for light and heavy-duty vehicles as well as parts warehouse and offices. The building is situated on Stand 3496 in Pomona along Harare Drive.

Autoworld Zimbabwe is the official Isuzu dealer in Zimbabwe with a footprint in the

capital city and Bulawayo. The automotive firm drew up a budget of USD 5,000,000 to bring about this sleek modern structure.

Architect Gemma Temlett for Architexture

Spatial Design created a wellthought-out and defined building, that met the client’s expectations and requirements right from the start.

The Architect indicates that the project was initiated in 2017 with the brief to improve the efficiency of operation, allow room for expansion and consolidate all of the Autoworld functions under one roof; the Bluff Hill workshop, the Chisipite Showroom and Accessories shop.

When the project was revived in 2021, the client decided to keep the Chisipite showroom. As a result, the brief was revised to focus on a new service centre, which would include workshops for light-duty and heavy-duty vehicles, a parts warehouse, and offices. Room for growth was a

key requirement of the project, thus empty space was maintained at the front of the building in case a showroom needs to be added in the future.

The brief had already been through several revisions in

2018 with the help of Turner & Townsend.

Revisiting the project at its resumption resulted in a clear list of requirements, precise workshop space planning guidelines from Isuzu South Africa, and strong brand guidelines on finishes, colours, and signage.

The project took cues from Isuzu South Africa, though overall, the model is different as each suburb in a big South African city will have a small service centre whereas in Harare a large centralised workshop and parts centre works better.

Works on the project began in April 2022 and were completed in June this year. During the 15 calendar months, the main contractor Kalamain Construction reveals that “the project scope and budget were very well

managed” and realised a 5 percent saving to the project which was delivered on time with minimal changes.

The sales area has a clean industrial look with the steel structure and formwork

exposed. Spacious with seating areas and a selfservice coffee bar for clients, designed by InArc.

Customers can indulge in a cuppa at the chic coffee bar as they wait to book their vehicles or await dispatch.

The spares counter also has leatherette seats adjacent to it for a comfortable wait whilst spares orders are being processed.

The spare parts counter is followed by a section for the auto parts sales team and thereafter by a screened-off area for the parts warehouse.

The mezzanine offices and sales area are the front face, built in brick for ease of construction, air tightness, temperature and noise control. Brick was also used to form the

feature white band that wraps around the corner of the sales and check-in area as a backdrop for the Isuzu signage.

On the West facade the windows are tall and narrow, minimising heat gain and the vertical brick fins create an irregular surface area which is more effective at releasing heat from the sun that is absorbed by the wall. The South facing wall away from the direct sun has smart, glossy floor to ceiling glazing marking the Main Entrance.

The central atrium cut through the mezzanine floor and the skylights were used to get sufficient natural light to the deepest corners of the office area. Also on this floor, there is an open-plan kitchenette where snacks and meals are prepared for the office staff.

Offices in the workshop and warehouse areas are built with timber framed drywalling and vinyl-plank flooring which can be lifted for reconfiguring the spaces.

The workshop floor was a major element of the project performance requirements. This is because, in a facility like this, a lot of spillages particularly of oils occur hence a lot of cleaning is required so surface water and slick need to be managed and removed efficiently. Water is collected in the ACO surface floor drains and channelled into an oil separator.

Get the right light for your next project -

Kalamain Construction indicates that the flooring was completed over a sixday span for 5 000 square metres using Armour joints and specialised floor sealants and densifiers. Pre-mixed concrete was poured and finished to a smoothness that ensures that the floor can be cleaned easily. Totally mechanised, the light-duty workshop is equipped with 18 Rotary Lifts and three pits with wheel alignment gear. The heavy-duty vehicles section

also had pits installed to make work beneath the truck beds easier.

The workshops are laid out in parallel bays that can easily extend across the remainder of the site for future growth. The need for a linear, efficient workshop layout maximising the length of the stand meant that the buildings run against the contours, normally something to be avoided to minimise the cost of backfill material. The flow of vehicles was

considered from the point of check-in to washing, storage and collection so that the movement is always forward as vehicles progress along the one-way route.

On exiting the rear of the service and maintenance area through the roller shutter door, there is an expansive holding area for vehicles. As with the customer car park at the front, this section has interlocking pavers hemmed by kerbs.

The scope also included large areas of parking for staff, customers, serviced cars awaiting collection and bonded cars. These large carpark areas can often be over lit. The external lighting design for the project done by Muruwe was sensitive to lowering energy demands and this coupled with the controlled, downward angle of light fitting resulted in

reduced light pollution, which is a win for neighbouring properties and birdlife.

Within the grounds, there is an eatery, Hoff’s where clients can enjoy a selection of Bagels as well as hot or cold beverages under shaded wooden benches at modest prices.

Overall, the project team managed to put up an environmentally conscious and sustainable structure. The project was predominantly developed using local materials to support the economy and homegrown suppliers.

A new shopping complex, The Marondera Megawatt Shopping Mall, has opened its doors in Marondera, bringing with it a wave of excitement and economic activity to the town. The shopping centre is a development implemented by the Board of Trustees of the Zimbabwe Electricity Industry Pension Fund (ZEIPF) and ZESA Staff Pension Fund. The investment return at 10 percent per annum in USD terms is expected to boost the value of pension accounts and preserve value for members and pensioners.

The project, designed by ERC Urban Design Consultants, a Zimbabwean Company specialising in Urban design, Project planning, Architectural work, Project management services and Creating business cases for investors who are into real estate and property development was assisted by the following technical associates, DM Jena as the Project Quantity

Surveyors, Promecs Engineers as the Civil and Structural Engineer, CGM as the Electrical and Mechanical Engineers. ZEIPF project management teams were also actively involved in making the project a success. The lettable space is hosting a blend of retail, dining, medical and utility options. The main contractor for the project Newview Construction and its subcontractors also

worked tirelessly through the inflationary and rainy season to deliver the project.

ZEIPF only had a small parcel of land in that area of Marondera measuring less than 2,500 square metres. Various shop operators approached ZEIPF following the Fund’s ‘expression of interest’ seeking a partner to develop the land. ERC Urban

Consultants proposed to the Pension Funds a comprehensive plan to acquire the surrounding property, raze the existing structures, and construct new, state-of-the-art infrastructure. Overall, the complex now spans approximately 10 000 square metres bordered by 4th Street, Oak Street, and the busy Harare to Mutare highway.

The project was conceptualised with a mixed-use approach to the tenant mix combination as the complex has ground-floor retail stores and first-floor offices, dental surgery and boutique stores.

Leading Zimbabwean retailer Bon Marche, Bhola Hardware and the Zimbabwe National Road Administration (ZINARA) are the anchor tenants.

The shopping complex also features a twin drive-thru lane for Innscor’s Chicken Inn restaurant and Surrey Pies. In addition, Chicken Inn and Surrey Deli offer walk-in as well as dine-in options. The twin drive-thru will offer convenience for a variety of people, including locals, those in transit, and those who want a private life.

Medicines dispenser Whitecross Pharmacy complete with a quiet room adds to the tenant mix occupying the complex. The complex also has a medical centre planned for the future.

Another key feature is that the building was designed to be sustainable and low-maintenance. Between 70 and 80 percent of the surfaces were clad in nature wall cladding black elephant and Madikwe, Hulabond composite

cladding panels, and aerofin sun control louvres. This was introduced to minimize the cost of maintaining the property’s ambiance and façade. This means that the megawatt shopping mall should require very little repainting or upkeep, keeping maintenance costs below 3 percent year on year.

According to the Principal Consultant of ERC urban design consultants, Mr Edmore Ruswa, The project used a variety of architectural elements to create a building that is both aesthetically pleasing and structurally sound. The use of a variety of concrete decorative geometric shapes was a way of managing the wall surface, while also adding visual interest.

The glass façade of the section that houses ZINARA’s offices will eventually be used for digital advertising, but for now, it allows natural light to filter into the building, creating a pleasant atmosphere inside.

The roof was constructed using IBR sheets and the stormwater drainage system is also designed to be sustainable. To manage stormwater drainage, underground drainage pipes carry rainwater from roof runoff into catch pits. The catch pits then direct the rainwater to the municipal stormwater drainage system. Water is available via a dual water supply system, with both municipal and borehole water. This ensures that there is always a reliable source of water available, especially for the ablution facilities.

The tanks have a storage capacity of 50,000 litres, which is enough to meet the water demand for the shopping centre even in the event of a water outage.

The security of the complex was a top priority. The use of solar lights around the building is a sustainable solution that helps to manage electricity bills. Additionally, the perimeter is clear-view fencing to allow people to see what’s happening inside, and there are traffic lights to manage vehicular and pedestrian traffic.

Additionally, the possibility of a fire hazard was taken into consideration. Flame

retardant and firefighting equipment, such as hydrants and sprinklers, were installed.

Landscaping of the new shopping centre included the installation of an irrigation system and replacing the Jacaranda trees that were cut down during the construction process. The new indigenous saplings and palm trees will help to create a more attractive and inviting environment for shoppers.

A decision was made

to install pavers rather than standard asphalt tar because of sustainability concerns. Asphalt is prone to potholes, which are unsightly and can be a safety hazard. Paving, on the other hand, is a more permanent and long-lasting solution. Paving additionally allows for ease of maintenance where they can be removed and reinstated easily without incurring any additional costs on material.

On the flip side, it is important to note that upfront costs can be high for prefab construction. This is because the components must first be manufactured and then transported to the construction site. Also, prefabricated components may be limited in terms of customisation, which can restrict the available design options.

Hence, they professionally went through all the stages including preliminary planning, schematic design, design development construction documentation, bidding and negotiation, and overseeing the construction process. Though the building design and management process was

complex and time-consuming, Civstruct Consulting Engineers didn’t compromise its delivery standard, to ensure that the building is safe, functional, and aesthetically pleasing.

The construction phase: Hawklay Investments was the contractor on a project that

took 4 months to complete on a 6000 square metre plot with a built area of 2700 square meters. The plot was a stand with no structure, making it easy to immediately commence work on site.

The subcontractor list included Songie Steelworks who did

steelwork installation (Supplied by Span Africa) and façade steel supplied by Essar Tubes and Towers (Installed by Songie), Kotza Aluminium and Glasses (aluminium and glass), and Global Pavers (paving). Concrete and steelworks were some of the special materials used in the project.

For the specialised foundations, the contractor used piles that were drilled by Essar Tubes and Towers and the type of floor finish for the store is a power float slab.

The cladding consisted of tile cladding and the front feature structure was constructed

from steelwork, ultimately rendering the entire process trustworthy and the structure safe and durable.

Customers driving to the Msasa store will find ample parking available in the 1500 sqm parking lot. Carrying out construction work during

the rainy season saw the contractor dealing with rain, especially on drain construction. The solution was the utilisation of pumps to draw both underground and surface water. Anticipation is high that Msasa’s infrastructural development profile will rise due to the

presence of Electrosales, the well-established hardware retail group with 22 stores nationwide and over 1200 employees.

The future of the industrial area is therefore bright. Especially with the area’s well-connected network to the rest of Harare.

Renowned for manufacturing premium quality beds, Restapedic Bedding has recently moved into their newly built factory at Number 1 Sleep Street, Sunway Industrial Park.

The factory was build as a single-roof solution to the four separate premises that they rented in the Msasa area, with the main offices being

at 12 George Avenue. They also wanted to streamline the operations and to be able to expand their production capabilities and expand into the surrounding regions.

“Originally, we wanted to be on this side of town near Msasa and needed a big enough site to accommodate us.

Unfortunately, we couldn’t find

any suitable land available in Msasa, where we first started”, said Zyaara Omar, Restapedic Bedding Marketing Manager.

The old factory was only 8,000 square metres compared to the new factory at 17,000 square metres, showing the ambitions of the company. At 10,000 units per month, the production capacity of the

new Sunway City factory is in excess of any other bed factory in the country.

Increased production capacity will also be achieved through the deployment of the latest production methods and this has been augmented by the purchase of new machinery for the new factory.

Before construction started, the land was a vacant 64,000 square metre plot. Phase 1 of the construction took 18 months and the initial build area is 17,000 square metres but will ultimately be about 25,000 square metres under roof when completed. Laying the foundation involved the removal of 500 tons of topsoil and overburden to make the site level.

Described by Omar as “very modern” in its architectural form, the building uses Chromadek with face brick up to three metres as part of the overall materials. Supported by steel facades and roofs, and rendering durability to the structure. Through a wellthought-out plant design layout the company has facilitated the smooth flow of materials and people through the factory.

Factory lighting is sufficient to meet the demand for the manufacturing process and for the safety of the employees. Complementing this is the use of natural lighting and ventilation to permeate and brighten the entire interior of the factory.

The large amount of space accommodates the required production levels, the number

of employees, as well as the amount of storage space required, all of which has more than doubled. The material handling section has been positioned to suit the smooth flow of materials throughout the factory from the receiving area right through to the purpose built loading bays.

and supply 100% of the water used on site.

“We aimed to only use local contractors and specialised trades for all the construction.

We have also replanted over 400 indigenous trees on site,” said Omar.

ABSOLUTE COATINGS COMPLETES TWO HIGH PROFILE PROJECTS

Absolute Coatings recently completed two high profile Harare based projects. The first project involved supplying paint and being contracted for Cresta Hotel and the second one was painting the Wanganui One Townhouses for the joint firm TDW/ Turnbury.

Cresta Hotel:

The work included painting the interior consisting of 171 rooms, Cool Beans Restaurant, public areas, conference rooms, Charters Restaurant, and bathrooms. As well as the exterior painting of the Sango Conference Rooms and the exterior painting of the Foyer Entrance and Charters Entrance.

They used Absolute Cashmere Cresta Grey for all the rooms and Absolute Cashmere Furcell for the public areas. The designers selected Absolute Cashmere Furcell for the public areas, as the lighter version of the two colours, because lighter colours can make spaces appear more spacious and open, while darker colours evoke feelings of intimacy and cosiness.

Wanganui One Townhouses: Located in Meyrick Park, the work at the townhouses involved painting a 26-unit 3-bedroom development. All the external walls were primed with Absolute All Surface Primer and followed by two coats of Absolute Wallscape as the final finish.

The team worked closely with TDW to create a custom colour for this development, with a full face brick finish, standard paint colours would not match the unique surfaces or materials used.

“The goal was to create a colour that would enhance, beautify, and protect this stunning project, all while, providing a more cohesive and polished look,” said Ropa Masengere, Absolute Coatings.

The interior walls were adorned with Absolute Cashmere, a silky-smooth luxury paint with a mid-sheen finish. The ceilings are painted with Absolute Ceiling White and all doors with Absolute Eggshell Enamel. They ensured that only the highest quality products were used on this project, as to guarantee lasting beauty at Wanganui One.

Exterior walls were painted with a unique colour, exclusive to TDW and Turnbury, adeptly named “Wanganui Grey”. The internal walls were coated with an Ash Grey, this colour was selected because of its ability to respond to different lighting conditions, regardless of the time of day the room looks stunning in natural daylight as well as artificial lighting settings.

Kennan Properties recently opened its third branch in Highlands that has been professionally revamped.

The owners of the property do extensive work on home and office decor improvement projects in and around the northern suburbs of Harare. Their revamp of No 126 Enterprise Road in Highlands has turned it into a distinct feature in the neighbourhood.

After creating a large and neat carpark area the owners then embarked on an extensive painting exercise.

Using a professional painter and with paints supplied by Quality Paints - a prime quality “paint job” consisted of some light greys for the interior and exterior walls and dark grey colours for the roofs. The walls are now bright and clean and free of any cracks while the roofs are now free of blemishes.

The Estate Agency Council of Zimbabwe (EACZ) is proud to announce moving into new offices, known as Estate Agents House, signifying a milestone in the organisation’s history. The number 18 McChlery Avenue, Eastlea, Harare, located offices were occupied on 1 March 2023. They previously had a home at 14 Mon Repos, in Newlands.

The idea to construct the Estate Agents House emanated from a commitment made by the Council and some selected

members during the 2019 Kadoma Strategic Planning Workshop, which covered the years 2019 to 2022. At the workshop, the council was urged to have a modern, independent head office that would be easy for members and the public to access.

“The main purpose of our new offices is to create a special work-focused environment that helps members of the Secretariat to get their jobs done easily. We have spacious

office spaces needed to perform job tasks,” said Nico Kuipa, EACZ Board Chairman. The construction phase took four months on a 1, 000 square metre plot, with the build area occupying 341 square metres. The place where the offices are located was previously designated a residential area. The EACZ then successfully applied for conversion of use and it’s now commercial.

Architecturally, the offices are quite modern, and all standard building materials have been

used for their construction. “Our new office building has its unique style and technique. We used modern building materials such as iron, steel, glass, tiles, bricks, wood, cement, concrete, and aggregates. It is also characterised by clean lines with minimal orientation and sleek, consistent surfaces,” said Kuipa. The result is a building that matches the organisation’s aspirations and long-term vision.

The foundation of the building is designed with the future in mind; it carries another load (floor). This is for any eventual expansion plans. A normal, standard roof gives the offices a simple yet modern look and feel.

For sources of electricity, the EACZ has invested in solar energy for the new offices.

Project contractors were Givehope Construction owned by Peter Chitsato, with Save-It Design and Consulting (founded by Aleck Kaswa) as the project manager and Tafadzwa Ngara as the engineer.

The relocation is expected to boost membership confidence and improve EACZ’s image.

The Estate Agents Council of Zimbabwe was formed through an Act of Parliament –the Estate Agents Act [Chapter 27:17].

The national organisation promotes and protects public and membership interest in the real estate agency industry through licensing, regulation, education, and enforcement.

The office is disability friendly as it uses nonslippery tiles while its illumination (lighting system) is also disability friendly.

The Best Car Rental has moved into its newly remodelled offices in Milton Park. You will love this stunning updated twostory building’s gorgeous surroundings, with just over 400 square meters of floor area, located at 13 Lezard Avenue, opposite Blakiston Primary School. The site was previously occupied by the Hospice and Palliative Care Association of Zimbabwe.

Designed by architects Bokani Munodawafa and Hazvinei Sakupwanya of Saku Design Studio the building is a modern take on a traditional Rhodesian house. The scope of the project was to add to and alter the residential house so that it could be converted into a training centre. In addition to being the design firm for the project, Saku Design Studio also served as the principal agent for its implementation. The design work included reconfiguring the interior layout to make it suitable for the new use, as well as meeting the by-law requirements for ablution facilities and fire escapes.

The project began in June 2022 with Picco Construction as the main contractor for the structural framing.

Mangwende Construction was engaged for the finishes and the building was completed in March 2023.

The ceilings were made of plasterboard which is versatile and cost-effective. The lighting was procured from Ecolighting. The glazing and aluminium work was done by PostCorp Glass & Aluminium. GG Airconditioning strategically mounted temperature control equipment to the exterior walls, ensuring that it complements rather than detracts from the building’s architectural aesthetics.

Approximately two-thirds of the structure’s facia was fitted with gutters to collect rainwater, which is then drained through downpipes. The curved area of the roof has a low parapet with stormwater drain channels that direct water to the downpipes.

The interior of the building features a combination of futuristic and classic-style lamps hanging from the ceiling. The clever use of glass to partition off the offices gives the spaces a welcoming atmosphere.

Visitors to The Best Car Rental need not worry about parking space. Outside the front perimeter wall, the paved customer parking bays accommodate 12 vehicles. Inside the perimeter, parking is available right around the building, while the rear also has a service and vehicle inspection area. A well-manicured lawn was placed in the front section of the building leading to the reception area and the greenery is accentuated by palm trees to give the building greater appeal.

During the course of the works, the project went through a change of scope and budget, as the initial plan was to only build a main training centre. However, a decision was made to add a canteen and training workshop at the back.

Overall, the design features angular structural elements that add beauty and character to the building. The front façade of the building is defined by large glass windows framed in aluminium that allow natural light to filter into the building and also make it look more inviting. The structure boasts a charming fullsized canteen and an efficiently designed workshop at the back.

The company’s name is presented in large letters on a series of architectural rectangular steel tubes that extend from the floor to the ring beam.

All of the materials used in the construction of the building were sourced locally. The roof tiles and pavers are made of concrete and painted to match The Best Car’s corporate colours. The foundation was a reinforced strip foundation. Suppliers List

Nyatsanza Architects Transforms Old Building into Modern Offices for Natwecraft Investments

Nyatsanza Architects recently completed the refurbishment of an older building, transforming it into modern offices for Natwecraft Investments. The architect’s brief from the client was to redesign the existing building into state-of-the-art spaces that convey stability and transparency.

The single-story building with a plinth of 180 square metres sits on 694 square metres and is situated at 102A Samuel Parirenyatwa Road in Bulawayo.

Nyatsanza Architects was also the project manager for the development, while Archdev Projects was the main contractor. The project construction timeline was one month, from the date the tenant vacated the building to the date the owner wanted to occupy it.

Natwecraft Investments wanted a building that would instill confidence in its clients, and this meant a bold and distinctive design. The architect employed the concept of adaptive reuse, which involves taking into account the existing building and its historical and cultural significance, while also adding a contemporary design to complement it.

Nyatsanza Architects decided to merge the existing colonial Dutch gable with a touch of colour, glass, and steel. The front façade of the building was given such a blend, which makes it stand out while also incorporating the existing colonial Dutch gable into the design. This brought out the transition from old to new, while still taking into account the cultural heritage of the site.

The refurbishment included new floors, ceilings, electricals, and painting. An extension was also added to the building to accommodate the company’s boardroom. The result is a bright and airy space that is both functional and stylish.

The groundbreaking ceremony was held on April 12, and the beneficial occupation was on April 30. Concrete beams were poured on April 14, which had a 28-day curing process. Therefore, some work could not be finished, but the client was able to move in and operate from the offices.

The project manager indicates that they “made sure everything was accounted for before the commencement of the project as the timelines would not allow any mishaps”. Resultantly, the scope and budget were adhered to and everything went according to plan. Additionally, building plans were submitted to the Bulawayo City Council (BCC) and approved before the project began and the inspector from the Council conducted all necessary inspections throughout the construction process.

My name is Cheneso Muriel Musara, Co-Founder and Managing Director of Majorcon Civils (PVT) Ltd holding Company for Majorcon Precast (Pvt) Ltd. I hold a Bachelor of Commerce Honours Degree in Business Management (MSU), a Certificate in Financial Accounting (IAC) and a Certificate in Human Resources Management.

I am a Business Administrator by profession who ventured into construction by default. I worked for Acsend Concrete (PVT) Ltd for over 10 Years. At Acsend, I started as a receptionist and rose through the ranks to become the General Manager in charge of administration and production. Exposure to the engineering field led me to develop a keen interest in the field. Good business acumen skills made me acquire hands-on experience under the mentorship of my then-bosses. That was followed by doing basic Quantity Surveying and Engineering Courses through a private arrangement.

Notable projects that I have worked on include Harare-Airport Road, Ngezi River Bridge Zimplats, and Dema Power Plant

amongst many others whilst at Acsend. As Majorcon we have undertaken a supply of products to several ERRP (Emergency Road Rehabilitation Programme) projects amongst them Boshoff Drive, Airport Road Rehabilitation, Hwange, and Victoria Falls. We have also done private property developments in Tynwald South, Kirkman Gardens as well as several fuel stations across the country.

Our products are even tested by the Standards Association of Zimbabwe and our accounting system is top notch allowing us to reflect and rebuild and grow as an organisation. We are now one of the fastest-growing young SMEs in the construction industry. In less than 2 years in business, we already have a sufficient fleet for our current delivery tasks. We also have several plants and machinery.

Platforms like Zimbabwe Building Contractors Association (ZBCA) Women`s Desk need to be fully operational in bringing together like-minded women in the construction sector because singleheadedly you will not win. It will therefore create a haven and guide the young

professionals as well as the girl child who sees herself as a future contractor.

The biggest impediment to women’s advancement in the construction industry is the lack of financial resources. The finance should be sector based as requirements in the construction sector are different from our traditionally accustomed women’s projects like sewing, poultry and others.The government and other private players need to come on board and nature these businesses even in terms of disbursing loans and finances.

There is also a lack of exposure and experience which I think the government should play a critical role in creating an enabling environment for women in the construction sector. Yes, policies are there through statutory regulations for certain percentages of projects even at a national level to be reserved for women that remain mere talk with zero implementation. We talk of national projects like HarareBeitbridge Road, Tokwe Mukosi Dam, and Gwayi Shangani there are no women contractors there.

We remain hopeful to change this and even see ourselves being co-opted into these projects through womenbased consortiums to aid in resource mobilisation. Women are capable hence we see notable women like Engineer Joy Makumbe heading the Ministry of National Housing and Social Amenities.

Ten years from now I would like to see more womanonly led or owned projects from the architect to the quantity surveyor to the contractor right through to the supplier and even the project Zimbabwe.
