Zim Cyber City is a unique and futuristic project that’s set to change to change the face of the capital city. Situated in Mount Hampden, where the new city will be located, it will anchor the developments in the area where the new parliament buildings have already been constructed. It’s aimed at bringing Harare in line with other modern developments in Dubai and across the world. The huge project is being developed by Mulk Holdings International (a conglomerate based in the UAE) and managed locally by Zimbabwe Global Investments under the Special Economic Zone programme endorsed by the President His Excellency ED Mnangagwa. On a sprawling 11.43 square kilometres of land in Mount Hampden—a strategic location that offers a serene environment, easy access to essential services and amenities, and the added luxury of waterfront living—a new city is taking shape. Zim Cyber City is poised to become the most innovative city in the region, anchoring Zimbabwe’s new capital and serving as a cutting-edge high-tech park.
Development Partners Zim Cyber City is a state-of-the-art, mixeduse development being developed by Mulk Holdings International (MHI), a United Arab Emirates-based industrial conglomerate. The project is managed by Zimbabwe Global Investments (ZGI), a locally registered subsidiary of Mulk International. ZGI operates under the Special Economic Zone (SEZ) programme approved by the President of Zimbabwe, His Excellence Emmerson Mnangagwa.

Financial Overview With a construction cost of USD 500 million, the development is modelled after Dubai, featuring a mix of residential, commercial, and recreational facilities. The city will include 250 townhouses, 80 luxury villas known as the Zim Hills, apartment blocks, high-tech office facilities, and a 15-story commercial building, the Mulk Tower. These structures will be surrounded by landscaped gardens within a gated community.

Interior design: Liz Lane, who has garnered impressive and vast experience over the past 25 years in the tourism industry, was recently responsible for the interior design and decor of a stunning new addition to Victoria Fall’s ever-improving infrastructural outlook. Baines restaurant is shaping the tourist sector of southern Africa.

in the background, the feel of the spray from the falls and the chirping birds in the trees, Baines Restaurant is a beautiful and peaceful setting to enjoy a light lunch or delicious cocktail.
The design concept is a semipermanent structure, made of steel frame, wooden decking and exposed timber trusses. Converted shipping containers for the kitchen to keep minimal impact on the environment The key features of the building are the lower outside deck with views of the Zambezi River, the unique Baines Photo Gallery on arrival, the feature wallpapers of Thomas Baines paintings and a replica of the Victoria Falls bridge behind the bar as the wine rack.

Blending into the natural environment, all considerations were taken during the design and construction phase specifically for this.
The setting just makes for the perfect place to be whilst in Victoria Falls.
Green connection: The natural garden has been designed to capture breathtaking views of the Zambezi River flowing right in front of the restaurant, surrounded by natural bushes and beautiful trees. “Most of the building was fabricated offsite and assembled on site, to avoid destruction of the environment.” said Andrew Lane, Victoria Falls Investments CEO. The restaurant is designed with disability in mind and guests will find convenient parking for about 20 cars. Renewable energy utilities such as solar backup systems, and greywater systems have been put in place. Tastefully decorated, with a touch of elegance throughout the whole restaurant,” noted Lane. Thought has gone into every part of this building to ensure high end quality.” With the sounds of the rapids and Victoria Falls.

Blinds and Designs have installed roll down blinds on the deck which are semi-transparent and help to block the wind and the rain when the weather is not so great. The blinds can also be dropped down in the evenings, and together with gas heaters, they ensure the deck stays cosy on crisp winter nights. The deck floor level steps down a little to create two different dining areas and to ensure that the people sitting outside don’t block the view of the diners inside. The interior floor and the deck are slightly raised above ground level to enhance the sightlines to the outside. The teak floors and decking and the teak doors and frames were supplied by Balzer Trading.

There’s a great view of the dam and the gardens in front which has been enhanced by the architectural design to take full advantage of the outlook. The balustrades are made from steel cables set in black steel uprights which have a slightly nautical feel. The balustrades at the front were supplied by local company Ironlife. Hennie Jordaan from Henning’s Nursery worked extensively on the landscaping and also supplied the huge potted plants on the east side separating the verandah from the paved walkway and car park. The dam was created a few years ago as part of the grand master plan for the site so the plants and birdlife are already well established. There’s a delightful paved path around the dam so diners can enjoy a leisurely pot prandial stroll. Bruce Rowlands from Achitexture Spatial Design started working on the master plan together with the owners of Honeydew Lifestyle Centre in around 2015 so it’s been quite a long and gradual process to get to where they are today.

The restaurant was always planned to be built overlooking the dam. Before construction on the site could begin it was necessary to put down deep piles and ground beams as the black cotton soil expands in the rainy season and contracts when its dry. The piling was done by Pile Africa to ensure that the structure remains stable. Construction by Skillfish started in June 22 and the restaurant was fully fitted out and ready

to open in April this year. The architectural design of the restaurant is a fairly simple steel skeleton, supplied and installed by Agristructures, filled in with red, unplastered face brick – in keeping with the other structures in the complex. The high Chromadek roof with an east facing glassed in gable end also fits in with the other existing buildings giving the whole complex a slightly rustic and industrial look. The high roof has exposed black steel trusses and a tongue and groove
ceiling which helps to make the interior feel light and airy. The east facing glass gable end and a few scattered skylights allow the space to be filled with natural light throughout the day and enhances the indoor/outdoor feel. The restaurant structure was designed by Gemma Temlett for Architexture Spatial Design with Geoff van der Ruit from Skillfish Enterprises as the main contractor.
S&D ISSUE 59 The interior design was done by the South African firm White Thread Interiors with Temlett assisting with some of the implementation and the technical drawings for the suspended metal work over the bar, the wine storage and the shelf unit across the big window into the kitchen.

Work on the interior design started in October last year – drawing up the specifications and deciding on details – so by the time the construction was done it was fairly quick and easy to complete the plans. The interior has a lot of black details in the steel beams and the light fittings creating a modern, sophisticated industrial look against the brick work and the extensive use of timber. There’s also a dramatic, big, black chandelier over the front foyer that makes the entrance more imposing and emphasises the roof height. A feature wall has wallpaper with a lush tropical foliage design that emphasises the outdoor feel and complements the exterior landscaping. The bar has a green marble countertop that adds a touch of sophisticated elegance. The pillars along the front verandah deck and the columns at the entrance are lit up at night to accentuate the structure. Most of the interior finishes, apart from some feature tiles and the wallpaper, were locally sourced, making the design very durable and unfussy.

S&D ISSUE 59 The Three Monkeys restaurant management were also quite involved during the design and construction specifying how the kitchen and the back of house should be set up as well as the positioning of the bar and the wine room. Both the management of Honeydew Lifestyle Centre and The Three Monkeys restaurant have a special family friendly policy. The restaurant has a kiddies’ menu to cater for younger diners and there’s a playground in front (with a child minder) for children to amuse themselves while their parents are eating. The playground is visible from the deck so parents can keep an eye on their children and make sure they’re safe and happy. Temlett has included a baby changing room with an easy to use baby changing table. The changing room can be accessed by both Mums and Dads helping to share the child care load. The main entrance to the restaurant is quite impressive with a decked walkway leading from the parking space and a high portico sheltering the front door. Zambezi Roots supplied the unique handrail made from a twisty tree trunk – the same as the trees in the dam – so there’s a flavour of the outdoor appeal right from the start. There’s a simple teak lectern at the entrance for the host or hostess to greet diners as they arrive – just a little extra touch to make your dining experience more memorable. There’s also a big cut out sign at the entrance that’s backlit at night which reads ‘I ‘heart’ Zim – emphasising the local flavour of the place. Zvishavane is a developing town in Zimbabwe’s mineral-rich Midlands Province. Originally known as Shabani until 1983, it is located 97 kms west of Masvingo, on the main Bulawayo-Masvingo Road. Other roads lead from Zvishavane to Gweru, 121 kms north, and Mberengwa, 27 kms south-west. Home to many businesses which contribute to its local economy, it serves as a commercial and agricultural hub for the Zvishavane District and surrounding areas.

The town is well known for its beauty and scenery, with lush green vegetation in the surrounding hills and low-lying valleys. It has several tourist attractions and serves as an important hub for agricultural activities such as cattle farming, crop cultivation (maize, sorghum and wheat), and horticulture. Several industries also operate in Zvishavane such as light engineering works, a foundry, furniture, manufacturing companies and construction firms.

Mahindra’s New Showroom: Modern Architecture and Customer-Centric Design

The vehicle sales centre is a stunning transformation from its previous incarnation as a service station and will complement the Mahindra service centre that has already been established on the site. Mahindra Auto Zimbabwe, a flagship Mahindra dealership in the country sells new vehicles and provides vehicle service and genuine spare parts and accessories. Mahindra’s range of vehicles such as the Mahindra Pik Up Single Cab, Scorpio N and XUV700 are well-suited to Zimbabwe’s growing industries such as mining, agriculture, construction, health and tourism.

The addition of the showroom in Workington suggests that Mahindra customers can expect a new era of quality and value. Ultimately, the facility has been designed and built to meet the specific needs and requirements of the Indian automobile manufacturer. The structure is a combination of steel, brick and mortar with a roof and cladding of IBR sheets. The showroom is a marvel of modern architecture, with a sleek and minimalist design that incorporates glass and aluminium. In addition, the showroom’s entrance features a large five-pane folding glass door that is preceded by a vehicle ramp, creating a seamless and welcoming experience. Brown Engineering Group (BE) the project’s main contractor, a multi-disciplinary engineering company, fabricated the steelwork for the state-ofthe-art service centre and workshops. The project, which was originally scheduled to take four months to complete, has faced some delays. But the wait is almost over, and the showroom is set to become a versatile and dynamic space to showcase Mahindra’s wide range of vehicles, from trucks to SUVs.

The scope of the project was to construct a showroom which would complement the existing workshop. Hence, it is expected that the space will be used to create an immersive experience for visitors and customers. The open-plan showroom features a small lounge area where visitors can relax and learn more about Mahindra’s products and services. The space is designed to be both inviting and informative, with interactive displays and opportunities for customers to test drive vehicles before making a purchase decision. At the workshop, customers access the vehicle service area through a roller door, flanked by entrances to offices with bright red concrete structural elements framing the doorways. The service section portal is under a white and red checked ceiling, which adds a touch of visual interest to the space. The portal also has large windows that look into the offices on the opposite walls, allowing for easy communication and collaboration between the office staff and the service technicians.

S&D ISSUE 59 A large awning, supported by sturdy steel trusses, stretches along one side of the building, giving the structure a sense of dynamism and movement contrasting nicely with the building’s solid, rectangular form. The interior of the workshop is designed with plenty of natural light, which complements the electric lights and creates an ideal working environment. The expansive floor space and well-positioned car hoists allow technicians to work on multiple vehicles without getting in each other’s way. Additionally, the smooth floors and efficient drainage system in the service area make it easy to clean and maintain, preventing oil spills and water from becoming hazardous or damaging the facility. This creates a safe environment for technicians and customers alike. The entire complex is bounded by a palisade fence which provides both security and visibility, allowing passersby to glimpse the activity within while also deterring unauthorised entry. The Mahindra service centre is equipped with modern, state-of-the-art equipment and staffed by highly qualified technicians

trained by the various franchises locally, regionally, and overseas. The addition of a showroom will excite and inspire Mahindra’s customers, and it is a testament to the brand’s commitment to innovation and growth in the Zimbabwean market. Spacework : how spaces function and how they make you feel
Spacework was founded by Tracy Comins (nee Lawson) in 2012. She has over ten years of valuable experience in the interior architecture and design industry. Tracy qualified with Honours from the acclaimed, Johannesburg based Greenside Design Center in 2009, which strives to cultivate creative and innovative thinkers who are equipped with the skills and knowledge to bring new ideas and approaches to design projects. Spacework is a multi-disciplinary studio that specialises in interior architecture and design. Interior architecture focuses on the functionality of a space for human

This includes conducting research, identifying, and analysing the needs and goals of the Client and evaluating project resources and limitations for Spacework to clearly understand what the project will entail. They also take the time to study the Client’s brand and/or identity and values, whether it be professional or personal to formulate the Project Conceptual Design.
A design process has different stages that a potential Client can expect from beginning to end. The first stage involves Spacework carrying out a series of interviews with the Client, or the Client’s
The second stage involves Spacework preparing the Project Conceptual Design to present to the Client for their input and approval. This would involve the interior layout, the conceptual foundation and

It is also here that Spacework determines which spaces are most used, how many people occupy each space and how the different spaces connect to ensure a smooth functionality throughout. Spacework will show the Client samples of floor and wall finishes, fittings such as lights, suggestions for furniture, as well as swatches for fabrics. The Client’s input and preferences will determine the overall look. A Preliminary Budget is presented as well and the Client is required to sign off the Conceptual Design and the Budget once they are happy with what has been proposed. At the third stage Spacework prepares detailed technical drawings to scale, which will be used by the various construction teams, suppliers, and manufacturers. These would include Working and Sectional Drawings for builders, plumbers and electricians so that the windows and doors, ceilings, lighting, electrical, and finishes are specified. The Legends on the drawings incorporate details down to the ironmongery, switches, sockets, paint colours, and extra details such as biometrics, televisions, and signage. If furniture or fittings are being custom made Detail Drawings would be drawn giving factory specifications for the manufacturer. No detail is overlooked from the overall space-planning to the audio and visual system.
Spacework will tender the project to contractors for pricing unless the Client has a specific contractor they would like to
work with. If not, Spacework has worked with several contractors over the years and will recommend the ones best suited
to the project and the Client can choose.

S&D ISSUE 59 Once a main contractor and/or subcontractors are selected for the construction works the site works start under the supervision and administration of Spacework. This is to ensure that the construction works that are being performed are consistent with the Working Drawings and Legends and that the work on site is carried out in a professional manner. Spacework will specify and procure all Furniture, Fixtures and Equipment required for the project. They will implement the procurement programme, strategies, and procedures to ensure effective and timeous delivery and installation of the necessary goods. On completion, Spacework will put together the documentation to facilitate hand over and operations of the project. Spacework will issue As-built drawings, as well as a Maintenance Manual. Some of their recent projects includes the CIMAS Head Office in Borrowdale.
This project really showcases that when relevant departments are designed near to each other it ensures a seamless workflow between them. Each level has its own colour palette to help guide staff and visitors when moving throughout the building. The CIMAS Borrowdale Clinic was designed for executive members on par with global medical standards. Spacework chose a colour palette that was fitting for the clientele yet also promoting health and wellness. It is one of the few Clinics in Zimbabwe that offers Doctor Consultation Rooms as well as Laboratories, Radiology, Dentistry, and a Baby Clinic all under one roof. The Baby Clinic is notable for its vibrant colours, making the space playful and full of life—just for the little ones. Spacework’s design for the ENBEE Head Office at 9 Phillips Avenue, Belgravia, delivers a unified space in line with the client’s modern vision. It was clean, unique, and beautiful.
Current projects that they are working on include the renovation and extension of a residential property to become the new Head Office for a prestigious legal firm. Prime World opens bigger and better showroom in Avondale -text by Michael Nott -photos by Fotohaus
Structure and Design first featured Prime World back in 2021 when they rebranded from what was previously Lighting World to create a new image for the company and diversify their range of top quality goods on offer. They still offer the best selection of lighting options in the country but the new Prime World added an exclusive range of furniture, flooring, solar and electrical gear and Hilti tools. We were then pleased to present another article in 2022 when they opened their brand new branch in Victoria Falls. Prime World has continued to expand under the direction of Scott Smith and they now have branches in Bulawayo, Victoria Falls, the original flagship Msasa outlet and now the new branch at 72 King George Road in Avondale just 500m from the Avondale Mall. Previously they had a branch in Avondale at The Octagon shopping mall but it was so successful that they needed bigger premises to display more stock and offer an improved shopping experience for their customers.

The new location is not only much bigger it’s more convenient for customers and easy to find – if you drive along King George Road you can’t miss it with the clearly visible branding high up on the front of the building and teardrop banners along the road front. It’s a brand new and very elegant, modern, two storey structure behind a Clearview fence set into stone clad pillars. There’s ample, safe, off street parking at the front for customers and a roller shutter door at the back for deliveries and dispatch. The building’s façade is mostly glass set in aluminium frames on the ground floor so the interior is very light and airy. On the first floor a balcony with a perforated metal balustrade projects out to shelter the glass front from too much sun and provide a little shelter from the rain. It’s right next door to Take ‘n Tile and the two outlets complement each other well both being in the business of supplying interior design products. Useful for home owners, contractors and DIY enthusiasts.

Although the building was not specifically designed for Prime World it fits their needs perfectly. The front section has a dropped ceiling which makes the entrance area more welcoming and homely. Prime World has also set out their range of Traviata wood look vinyl flooring at the entrance so customers can get a feel of what it will look like once installed. The three most popular flooring options include Reunion – which is a darker, warm tan colour, Bora Bora – which is quite pale and Couzmel – which
is somewhere in between. The entrance is obviously a high traffic area so customers can see how well the product wears. Besides their vinyl flooring options Prime World also stock the superior Liege carpet range from Belgium in different colours, textures and patterns. They supply fitted carpets as well as rugs that can be cut and finished to specified sizes to suit your individual needs.
The front section with the dropped ceiling (with LED lights supplied and fitted by Prime World) is ideal to display their range of exclusive, top quality furniture. The sofas, chairs and tub chairs have been carefully selected and are supplied by local manufacturer Legend Lounge, based in Msasa. Revolta’s Roots provides the elegant solid teak furniture – built to last a lifetime and be passed on as family heirlooms.

They also offer the option of customised furniture if you can’t find exactly what you’re looking for. Above the dropped ceiling is a mezzanine floor, accessed by an industrial looking steel staircase. The mezzanine is currently used as extra storage for stock – and there’s another storage space towards the back of the building, also on a raised level. Prime World has over 2,000 different items on offer so storage is important. All four branches carry almost the same range of stock although with subtle differences. The Avondale branch is more upmarket and sophisticated, aimed at discerning buyers. Beyond the dropped ceiling area, the rest of the showroom has a very high, double volume roof with exposed steel trusses and Alububble insulation under the Chromadek roof. It continues the industrial chic aesthetic set by the steel staircase. The double height volume makes the space feel bigger and more generous. The showroom floor has the same signature display units as all of their other branches to show off smaller light fittings, while the larger fittings are suspended from the roof.
Their extensive range of light fittings includes wall lights, lamps, outdoor lighting, security lights with motion sensors, rope lights and decorative lights, including lighting for special events, sporting events and festive lights. They even have a ‘Trend and Style’ section to display the latest innovations. Their lighting options range from the traditional styles to the most modern and trendy fittings. The vintage/retro selection is particularly popular, especially the range that features LED filament bulbs – a mix of the old and the new. The wire frame shades in a copper or steel finish are very popular as well as the unique fitting that features LED bulbs on black electrical flex wound around a central timber beam. Both are minimalist, modern and sophisticated. A new innovation is their Neon Flex range of decorative lights which are the next generation of rope lights. Their lighting range includes products from well-known international brands like Fumagalli, Eglo, Bree and Luxram as well as many others.

For lighting and electrical installations, they can work out design plans from a site visit or from the architect’s drawings, and they’re happy to offer quotations, advice and guidance. Their electrical and solar range includes flat switches and sockets as well as distribution boards, circuit breakers and switch gear from Schneider Electric. Their solar range includes the latest panels, inverters and batteries from respected brands like Victron, FreedomWon, Narada, Pylontech, Fronius and Sun Pro. They are also distributors for J A Solar in Zimbabwe. Their solar solutions are ideal for residential, commercial and industrial applications. Prime World will supply a full plan for a solar set up, as well as recommending subcontractors for the installation. They have a dedicated solar team to supply designs and quotations for new builds as well as installations to existing structures. On a fairly modest plot in Mount Pleasant, Studio 5 Architects, have designed and built an ultra-modern four-bedroom house of very generous proportions. One of the bedrooms is a guest suite with a private bathroom and dressing room. There are two children’s bedrooms which share a family bathroom and there’s a very large master bedroom with a lounge area, a dressing room and a spa-like en suite bathroom. In addition, there’s a home office and two separate large lounge areas, a dining area, a big kitchen, a pantry, scullery and utility room. All of this was created from an existing house which has been modified and extended. While the footprint of the old house remains – with extensions – interior walls have been moved around to make the spaces work better. The main entrance gives a taste of what to expect beyond. Sheltered by a slatted pergola in front, sliding glass doors open to a small foyer with a glass roof that fills the space with light. An

existing wall was demolished so the foyer is directly connected to the dining room in an open plan layout. Connecting the entrance foyer and the dining room makes both spaces feel larger. There are two lounges – one on the east side of the house and one on the west side. Both have exposed roof trusses which adds to the volume of the spaces and they have high north facing glass gables above large glass sliding doors. The main lounge opens out to the deck and the pool while the second lounge overlooks the front garden. Studio 5 Architects specified extralarge, white porcelain floor tiles of 1200mm x 600mm which also make the lounges and the dining area feel more spacious and interconnected with a pleasing open flow. To complement and emphasise the spaces the owner decorated the two lounges with tasteful modern furniture in an almost minimalist style with very little clutter.
S&D ISSUE 59 The kitchen is situated adjacent to the dining area so it’s convenient for serving. The kitchen is one of the new-build structures added on to the existing house. It was fitted out by Romeo Kitchens largely to Studio 5 Architect’s specifications. There’s ample storage along the walls as well as a large granite clad island in the centre that also acts as a breakfast bar. There’s a coffee station, two ovens and an induction hob as well as a trendy black porcelain sink imported from South Africa. The pantry is on the right hand side while off to the left is the scullery and utility room. The scullery also has a black sink with a special jet rinsing feature and a flexible hose tap making it easy to clean up. A window above the sink provides a view out to the back yard. The utility room has a door to the outside courtyard sheltered by another slatted pergola. Next to the laundry is a large cupboard space which houses the batteries and inverters for the 10kVA solar system installed by Syphax Engineering. Syphax also did most of the lighting installations throughout the house. Some of the lights, like the ones in the passage, work on movement sensors so they switch on as you walk past and switch off when there’s no activity in the area. They have solar geysers (with backup) so they’re not reliant on ZESA for hot water. There’s also a borehole on the property with two 10 thousand litre water storage tanks, so the home can operate completely off grid.
Leading off from the main lounge is the very spacious guest suite which has a dressing room and an en suite bathroom. Most of the fittings here, and in the other bathrooms, were sourced from Duravit. The fittings and finishes in the house were largely selected in collaboration between the architect and the client. The window looks out across a small courtyard with a view to the pool beyond. Studio 5 Architects have installed a bulkhead ceiling with strip lighting in all bedrooms. The ceilings in the bedroom wing are higher than usual at 3,2m which creates the feeling of more space.

Adjacent to the guest suite are the two children’s bedrooms – identical in size and both with windows out to the east side. The children share a family bathroom which has a tub and a shower. At the end of the short passageway is the very grand master suite which is a new extension to the original building. The bedroom and lounge area is very spacious – nearly 50 square metres – with windows on the east and north facing sides. Studio 5 Architects designed an amazing array of lighting options which are ultra-modern and elegant and can be used in different combinations for different moods. There’s concealed strip lighting in the bulkhead ceiling, downlighters, LED pendants and a remarkable LED chandelier made up of a series of sparkling interlocking hoops.

The wardrobes have opaque glass doors so it’s simple to see which section to open, and they have light sensors so the interior of the cupboard is lit up when the door opens. It’s all very modern, sophisticated and sleek. The master bathroom is spacious and light with a corner window that faces east and south – sheltered by slatted blinds for privacy when needed. There’s a large spa bath with powered jets for a relaxing massage experience after a long day. The ultimate in luxury. There’s also an extra generous walk in shower (with built in bench seating) and double vanities. A great hi-tech feature is the touch activated mirror that lights up at the press of a finger. The bedroom and bathroom have extra-large porcelain floor tiles of 1,2m x 2,4m which emphasise the scale and luxury of the rooms. There’s a home office that can be accessed from the bedroom and it also has sliding glass doors opening out to a small covered verandah. There are other freestanding structures on the site including a four car garage which has unique mirrored tip up doors. The

garage has a glass gable to match the gable front of the house. It includes its own built in toilet and shower. At some stage in the future the owner might start to work from home (hence the home office) and the garage can be used as a workshop, showroom and for storage, so there’s outside covered parking for four vehicles if needed. Adjacent to the garage are double domestic quarters which were in fairly good condition so little was done except to change the roof to match the main house and make the structure feel more integrated. At the front of the house there was an existing swimming pool in an old fashioned curvy, organic shape which didn’t match the new modern exterior of the home. Studio 5 Architects have designed a new pool in a sharper, more modern L-shape that’s linked directly to the main lounge by a composite timber deck. The architects also designed the luxurious pool side gazebo and entertainment area. It has exposed trusses like the lounges in the main house, a fireplace for cosy winter nights, and sliding doors on the east and west sides so that the space can be completely opened up on hot summer days – or nights.

and landscaped with minimal lawn for easy maintenance. There are some palms and giant strelizias which will add a tropical feel when they’re more established, a water feature near the entrance and beds with brightly coloured annuals for splashes of colour. The exteriors of all he structures have a coherent look linked by the Chromadek roofs and the use of beige and grey painted plaster and feature sections of dark stone cladding. Extensive windows and sliding doors in black aluminium frames and the repeated use of glass gables create a connection between the different structures.
Because the site is fairly small, and the footprint of the house and the free standing buildings is quite large, there’s not a lot of garden space left. What space there is has been well thought out

Dandaro Retirement Village in Borrowdale is one of the most desirable places to live in peace and quiet surrounded by beautifully maintained gardens and ponds. There’s a hospital, a club house with a great restaurant, bowling greens, two swimming pools and a tennis court. It’s a gated community so security is excellent and there’s a real sense of community. There are apartments as well as townhouses with their own private gardens. Owners of the townhouses are allowed to renovate and refurbish the interiors of their properties to suit their

individual tastes including adapting the layout of the rooms. The body corporate discourages major alterations to the exteriors of the townhouses in order to maintain a coherent look and character although minor changes like verandahs and covered porches are permitted. Liz Howes from Howes and Homes has renovated and redesigned a number of the standard three bedroom townhouses over the years – each one very different and uniquely tailored to suit the owners’ requirements. We first featured a Howes
and Homes Dandaro project in issue 10 in 2018. We covered another two very different renovation projects in issue 48 in 2022. The latest renovation project is once again unique and as usual finished to the highest standards. Liz works with a tried and tested team of subcontractors which she personally oversees, including highly skilled builders, carpenters, artisans and craftsmen. Her personal supervision and attention to detail ensures that every project is completed to a high standard, on time and on budget.

Starting from the front exterior Howes and Homes removed the Trellidor screens which were covering all the doors and windows. They installed two small bay windows at the front – one for the guest bedroom and one for the master bedroom. They add charm and character to the exterior as well as creating some extra space inside. The tiles for the small roofs over the bay windows were sourced from the roof over the utility room at the back so they match perfectly. In addition, the Lazyman garage door was bricked up to create an additional room – an office with
access from inside – and new windows fitted to replace the previous small garage window. A new covered car park space was installed to one side. At the main entrance a new stable door was fitted which is wide enough to easily accommodate a wheel chair, so it’s future proofed. To the right of the entrance the wall dividing the kitchen was removed, opening up the space and making it much brighter and lighter. It also makes the kitchen feel bigger and connected to the rest of the living space. The old
kitchen was completely gutted and new cabinets installed in a better design. The cabinets were made and fitted by Howes and Homes preferred carpenter and joiner Nhamo Muriwa, whom Liz has worked with extensively on many other projects. The kitchen units are clean and sleek with LED strip lighting below the top units. The oven and the hobs are built in - there’s an electric induction hob as well as a gas hob. A clever feature of the design is a concealed drying rack so the counter stays clear and uncluttered.

The old floors were replaced with ceramic wood look tiles which run throughout the rest of the living space so it all feels coherent and connected. New cornices were added above the cabinets and new downlighters installed so the space is bright and practical. On one wall, behind the sink, white subway tiles have been used, while on the opposite wall red glass tiles add a pop of colour and fun. Counter tops are speckled white quartz providing loads of space for prep work and for serving.
Beyond the kitchen is the scullery and utility room with red roman blinds to match the red glass tiles. The curved back wall has been squared off to create an enclosed drying yard for laundry as well as space for the generator and inverters all under a clear polycarbonate roof from ClassEcon Roofing. Also at the back is the staff accommodation with a bedroom, bathroom and a small kitchen. There’s a door to the outside so staff have private access.

In the lounge the existing fireplace has been completely refurbished with a new surround, mantle and a small black granite hearth in front. It was previously a wood burning fireplace but it’s been converted to a Jetmaster gas burner. The gas pipes run under the floor so had to be installed before the new tiles went down. There’s an emergency cut off switch for safety. To the right of the fireplace a new built in shelving unit has been added for the TV with extra storage beneath.

S&D ISSUE 59 To the left of the main lounge the existing doors onto the old front verandah have been moved forward so the verandah is now incorporated into the living space. It forms a bright and sunny informal nook where the owner likes to play bridge. Across the lounge, to the right of the fireplace, the old windows have been replaced by sliding glass doors which lead out to the big new verandah at the back. The interior floor tiles continue outside, there’s a new roof with a t & g ceiling and a new bag washed side wall to match the
existing wall on the opposite side. A unique feature of the verandah is the folding Clearview screen doors leading out to the garden. They allow the light in while still providing excellent security and a view of the garden. (The same Clearview doors have been used on the front verandah.) The doors were custom made by PMB Walling. On the back verandah there are also roll down blinds which shelter the space from wind and rain. It’s been decorated with a carpet, comfortable chairs, sideboards and artwork so it’s
like an extension of the lounge – a sort of indoor/outdoor room. The main lounge and dining room have been attractively decorated with owner’s tasteful collection of antique furniture, beautiful rugs, lamps and accessories so the big open spaces feel warm and inviting. The owner has a vast collection of paintings, sculptures and objet d’art which each have a special meaning for her and add charm and character.
The townhouse has a very reliable and diverse energy set up. To back up the ZESA supply there’s a solar and inverter system as well as a generator. For cooking there’s both electric and gas hobs and there are electric and solar hot water geysers. There’s a gas fireplace in the lounge which heats up the whole house quite effectively. Howes and Homes installed new lights and a new, modern DB board and they’ve updated the plumbing and bathroom fittings so everything functions efficiently. Howes and Homes, as usual, has lived up to their well-deserved reputation for attention to detail to provide the full turnkey service. The home is now comfortable, elegant and efficient and perfectly suits the owner’s requirements – and more.
