It is so refreshing to turn a new page and we sincerely hope that 2024 or as we have heard on the streets ‘2020More’, will be a prosperous year all round. We commence the year and kick off this edition of Structure and Design Magazine by taking a glimpse at the expansion of DripTech Irrigation. The company has relocated to a more prominent and convenient location. The relocation project prioritised the establishment of a modern, professionally designed outlet for DripTech, with a focus on cleanliness and functionality. DripTech Irrigation shares the premises with sister companies TyreZim and One Stop Solar. This collaborative presence establishes a comprehensive one-stop destination, catering to diverse needs and significantly improving overall convenience and customer satisfaction. The official commissioning of the new Parliament building in Mount Hampden generated significant anticipation. Construction, which began in 2018, initially aimed for completion in March 2021 but encountered delays due to the COVID-19 pandemic lockdown. On October 26, 2023, a Chinese government delegation officially handed over the fully furnished parliament building complex to the Zimbabwean government. This architectural masterpiece seamlessly combines traditional and modern elements, integrates harmoniously with the natural landscape, and showcases meticulous attention to detail. The result is a space that not only inspires but also serves its functional purpose admirably. Persistent traffic congestion, particularly exacerbated during the rainy season, has long plagued our roads, notably at the Mbudzi Roundabout more so during peak hours. Addressing this issue, the Government of Zimbabwe, led by the Ministry of Transport and Infrastructure Development, initiated an ambitious USD80 million project for the construction of the Mbudzi Roundabout Interchange.
Currently at the halfway mark, this project is progressing according to schedule, with an expected completion date set for March 2024. The completion of the Mbudzi Roundabout Interchange is expected to bring about a significant transformation in traffic dynamics. Also, currently in development is the construction of the Harare Zimbabwe Temple for the Church of Latter-Day Saints. Situated at 65 Enterprise Road in Highlands, this temple is not only the first of its kind in Zimbabwe but also the eighth on the African continent. The project is expected to be completed between late 2024 and early 2025. Frequently, when witnessing a construction project in progress, our focus tends to be on the individuals executing the labour on the ground. Yet, for a project to move forward, architects play a crucial role by envisioning and translating it onto paper. Familiarise yourself with the skilled professionals making a lasting impact on the built environment. These architects, through award-winning designs and sustainable initiatives, have gone beyond constructing mere structures. Instead, they have interwoven narratives of innovation and cultural significance into the very essence of the nation. DripTech Irrigation has grown its presence in Belgravia, relocating to a new and more prominent location. Previously, the branch was situated at the Belgravia Shopping Centre along Sam Nujoma Street Extension. The new location offers enhanced accessibility and visibility, conveniently situated at 2 Aberdeen Road, which intersects with Sam Nujoma Street (formerly known as Second Street).

S&D ISSUE 62 The project aimed to establish a contemporary, professional outlet for DripTech, emphasising cleanliness and functionality to enhance customer convenience. Additionally, its strategic placement was chosen to cater to the needs of the north-western suburbs and the primary farming regions, namely Mashonaland West and Mashonaland North. With a budget of USD 750,000 and a targeted completion within five months, the project reached a significant milestone, achieving full commissioning in November 2023. The on-time delivery

was orchestrated by RadX Construction Zimbabwe, which was the project manager and the primary construction company on the site. RadX utilises its experience, supply chain control and effective project management to meet clients’ construction needs. DripTech collaborated with architects InArc Design Zimbabwe throughout the entirety of the project. The synergistic relationship between DripTech and the design studio played a pivotal role in bringing the project to fruition, ensuring that the outcome not only met but exceeded the expectations set forth.

Nestled within the secure confines of Hi-Viz Fence, supplied and installed by BSi Steel, DripTech Irrigation shares the premises with sister companies TyreZim and One Stop Solar. The combined presence of these companies creates a one-stop destination for various needs, enhancing convenience and customer satisfaction. DripTech Irrigation founder Bob Henson indicates that the project aspired to “improve our onsite stock holdings and customer experience through full availability of all stock, whilst providing a congenial atmosphere through adequate access, parking and a modern service.”

Once home to a bustling pub, the transformed yard now features a durable interlocking paver system that underwent minor changes to its size during the project, seamlessly integrating with the building’s tapered Chromadek roof to efficiently channel stormwater runoff. This elegant solution not only enhances the aesthetic appeal of the premises but also ensures optimal drainage, safeguarding the property from water damage and erosion. The exterior ambiance is further complemented by well-designed landscaping, featuring a manicured lawn outside the perimeter fence and the preservation of pre-existing trees, creating a harmonious blend of nature and modern design. The DripTech logo has been prominently affixed at the gable facing Sam Nujoma Street. This bold visual statement reinforces the company’s identity and adds a distinctive touch to the building’s exterior.

Below the logo, a functional and aesthetically pleasing balcony extends across the front facade. This balcony not only enhances the building’s architectural appeal but also provides shelter from rain for those on the ground floor. RadX Construction Zimbabwe, notes that “the main roof was extended and reverseclad to provide a good level of cover for the upper floor balcony.” The well-designed front layout features three sets of aluminium framed glass sliding doors. Two doors lead into DripTech, facilitating easy access and navigation within the building.

The interior space features a long counter where customers are ably served by friendly sales assistants. Right behind the assistants, the branch manager’s office has been placed on a dais that provides a view of the sales area. Further behind the sales counter are multiple 6-tiered shelves that stock a variety of products ranging from pipes, fittings, valves and filters. At the rear of the store, an expansive doorway serves as the receiving bay and another on the side is used for despatching bulky products. RadX reveals that the concrete floors have undergone precise laser levelling, ensuring a high degree of accuracy, and the slabs have been treated to enhance their abrasion resistance. 20

The upper floor is accessed via two steel staircases, one at the front and one at the rear of the store. These staircases lead to a storage area for tyres and polypipes. The floor-cum-ceiling for the storage area is made of plywood supported by galvanized beams, ensuring sustainability and durability. The office section of the first floor comprises two large rooms that can be used as an open-plan workspace or a boardroom with an inner office. Both rooms have had laminate flooring installed and each has access to the balustrade-protected tiled balcony. The third door opens into The Copper Pipe, a coffee shop integrated into the structure, adding a dynamic and inviting dimension to the facility. Coffee shop patrons can opt for indoor or outdoor seating beneath shaded tables, that have a big mobile water pump on 21

display situated nearby. The site offers additional facilities such as well-maintained air-conditioned offices, contemporary showrooms, and reception areas, along with clean and hygienic restroom facilities and a canteen area. What adds to the excitement is the fact that the entire complex operates on a dynamic, fully off-grid solar installation. TyreZim, another component of this multifaceted construction, boasts a purposeful design. Marked by four roller doors, this section grants entry to fitment bays and a wheel alignment area, emphasizing efficiency and functionality. The presence of an air compressor, intelligently mounted outdoors on a steel frame platform, further optimises space within the TyreZim section, showcasing a commitment to streamlined operations and innovative construction practices. The facility offers full service for wheel alignment, and fitment plus a wide range of in-stock tyres for all applications, including agriculture, mining, commercial trucking as well as passenger motor vehicles.

Overall, the building’s framework is composed of a robust steel skeleton, providing structural integrity and stability, supplied and installed by Agristructures. The external walls are meticulously clad with Chromadek, a cost-effective material known for its durability and aesthetic appeal. In certain sections, exposed brickwork has been incorporated, enhancing the architectural diversity and contributing to the building’s overall sophistication. During the night hours, the yard is bathed in warm illumination, courtesy of exterior lights mounted on the building that automatically activate via a day/night switch. The move to the new site reflects DripTech’s commitment to serving the north-western suburb community and its growing customer base.

On December 1, 2015, an agreement was inked between the People’s Republic of China and the Government of Zimbabwe, stipulating China’s commitment to grant funds for the construction of the new Parliament Building. Simultaneously, Zimbabwe pledged financial support for the project. The tender for the project was awarded to the Shanghai Construction Group Company Limited. Originally valued at around USD140 million, its estimated value in September 2023 was reported to be approximately USD200 million.

S&D ISSUE 62 Commencing in 2018, construction was initially projected for completion in March 2021. However, the timeline faced setbacks due to the COVID-19 pandemic lockdown. The fully furnished parliament building complex was officially handed over by a Chinese government delegation to the government of Zimbabwe on October 26, 2023. President Emmerson Mnangagwa received the building on behalf of the government and the nation. The six-story structure accommodates both the upper and lower houses of Parliament. Within this high-rise building, the parliamentary chambers can host up to 650 legislators, providing space for their offices, conference rooms,
and meeting areas. The entire complex comprises approximately 33,000 square metres. Situated approximately 20 kilometres from the former parliament building in the central business district, the site is set on a mountain. This natural landmark ascends 70 meters above the adjacent area, providing a sweeping panoramic view of the surroundings. The architectural design of the building takes into account the terrain and local
conditions. The blueprints were crafted to harmonize with the topography, climate, and human conditions, aiming for a seamless integration between the constructed environment and nature. The external space exhibits a harmonious blend of traditional and contemporary design elements, creating a captivating fusion that seamlessly merges the timeless appeal of classical aesthetics with the sleek sophistication of modern architecture.
The design incorporates threedimensional forms and locally sourced materials, particularly prestigious granite in polished and unpolished variations. Indigenous trees and shrubs integrate the building into the Zimbabwean landscape. Artwork and decorative elements portray aspects of Zimbabwean life and culture, contributing to a unique indigenous structure that embodies proud and authentic Zimbabwean architecture.

At the heart of the design is the ‘Chamber of the House,’ serving as the central focal point. The hierarchical status is visually conveyed by elevating the upper chamber or Senate to a level above that of the Lower House. Designed to accommodate various groups, the interior spaces boast a functional layout that facilitates seamless coordination of activities, ensuring uninterrupted workflow through meticulously organized flow 38
lines. The symmetrical combination of east and west access is elevated by the natural topography leading to the conference area. Grandeur is achieved with cascading stairs and a water feature, creating a majestic and revitalising ambiance that highlights natural elements in the surroundings. The building encompasses communal spaces, second chambers, a general assembly, a senate, a multi-purpose hall, lounges, committee rooms, meeting
rooms, a public conference area, VVIP and VIP areas, an administrative department, as well as spaces for the general public and press, and indoor parking. Within the special services section, a cluster of purpose-designed spaces enhances the functionality and prestige of the building. This section comprises the distinguished Senate chamber, where legislative discussions take centre stage, the representative chamber
S&D ISSUE 62 that serves as a focal point for elected officials, the Senate conference room facilitating crucial deliberations, and lounges providing conducive spaces for networking and informal discussions among esteemed representatives. Each chamber segment is designed to accommodate both the public and the press, complemented by additional functional rooms situated to the north of the Senate.
The interior design exudes an air of dignity, offering a spacious and modern feel that caters to the individual needs of every legislator. Each corner of the space is thoughtfully crafted to ensure not only a visually appealing environment but also one that provides ample space and comfort, creating an atmosphere conducive to focused legislative work. The design elements seamlessly combine to enhance both the visual appeal and the functional aspects, fostering an environment where
legislators can engage in their duties with ease and comfort. Situated to the south, the special committee rooms are purposefully designed spaces catering to focused deliberations and specialised discussions. Complementing this arrangement, the northern section houses expansive auxiliary rooms, providing versatile spaces for various supportive functions and additional operational needs. This considerate distribution of rooms

ensured a comprehensive and well-organised layout within the building.

Administrative departments occupy the spaces between the first and fourth stories, while the VIP area is situated on the fifth floor, and the VVIP area is located on the sixth floor.
The comprehensive transportation system, both horizontally and vertically throughout the entire building, is tailored to meet the distinct requirements of various user groups. The design prioritises the creation of comfortable and easily accessible traffic flow lines within the structure.

Construction work on the Mbudzi Roundabout Interchange project in Harare is showing significant progress, at 53% completion.
On October 4, 2023, the Ministry of Transport and Infrastructure Development announced that the US$80 million project is now halfway complete and on track to be completed by March 2024.
S&D ISSUE 62 This massive project is part of the government’s key infrastructure plans, making it one of the most significant infrastructure undertakings in the country at the moment. The large and intricate workin-progress structure is a significant civil engineering project, and it is essential that the massive reinforced concrete structure is securely attached to the bedrock and can easily withstand the continuous shaking from the thousands of vehicles that drive on it daily. Flyovers and road interchanges are important in urban areas, as they increase traffic efficiency. Often complex design and engineering marvels, they provide a route for traffic to travel over a busy intersection, thus reducing congestion and improving safety.
Flyovers and road interchanges can also reduce air pollution, as they help to reduce the time that cars are idling at intersections. By improving traffic flow, they can also reduce the fuel consumed by vehicles. These interchanges are essential for modern urban areas, as they provide a safer and more efficient way of getting from point one destination to another. Furthermore, road interchanges allow smoother transitions between two roads by providing access points from one road to another. They also are an alternative route when roads are impassable due to accidents or roadworks. It is against the above background that on its completion, the new Mbudzi Interchange will improve traffic flow and reduce congestion, allowing vehicles to move freely in all directions along the Simon Mazorodze Road and High Glen Road and Chitungwiza Road, and avoiding the long wait times that were previously common in the area. 42

The interchange is a major road infrastructure project transforming the congested Mbudzi roundabout into a modern two-level junction. The project is in two phases. The first phase is the construction of the roundabout. This phase includes the construction of two bridges, as well as the construction of the roundabout itself. The second phase includes constructing two slip roads linking the roundabout to the nearby industrial area. Residents are enthusiastic about the project since they are eager to see it completed. They expect the project to improve the overall road safety in the area, as well as, reduce travel times and improve access to the city of Harare. The interchange is a milestone in Zimbabwe’s road infrastructure development and will positively impact the country’s economy and development. It will also create increased access to the nearby industrial areas of Waterfalls, New Ardbennie and Southerton, as well as 43

improved access to the city of Harare. The intersection of the Harare-Masvingo highway at the Mbudzi roundabout is under improvement to an interchange that will connect High Glen, Simon Mazorodze, and Chitungwiza roads. The interchange complements the Harare-Beitbridge highway rehabilitation project. These two projects will facilitate smoother and swifter transportation of people and goods along the North-South corridor to and from South Africa. Undertaking works at the interchange project is the TEFOMA Consortium, a grouping of three contractors, namely Tensor Systems, Fossil Contracting and Masimba Construction. Once completed, the interchange will become one of the most modern civil engineering marvels in Zimbabwe and the southern African region.

Harare Zimbabwe Temple: Building Spiritual and Architectural Legacy Text by Perry Kaande

On Saturday, December 12, 2020, a groundbreaking event marked the commencement of the construction of the Harare Zimbabwe Temple for the Church of Latter-Day Saints. The construction of the single-level, 1603-square-meter temple is underway on a 6.7-acre site. The edifice being constructed on 65 Enterprise Road in Highlands, is the inaugural temple constructed in Zimbabwe and the eighth on the African continent.

At present, 53 temples are in the process of construction around the world. Upon the completion of each temple, it will undergo a public open house before being formally dedicated for ordinance work. Elder Edward Dube, a native of Zimbabwe and first counsellor in the Africa South Area presidency, presided over the Harare Zimbabwe Temple groundbreaking, with President Emmerson Mnangagwa of Zimbabwe also present.
Substantial construction progress has been achieved since then. In August of this year, bricklayers adorned the exterior walls of the temple with light-coloured bricks in a running bond pattern. Notably, the inset window openings showcase wide borders and headers, with plans for the installation of stained glass in the future. Furthermore, the construction of brick and roof components has been predominantly finalised for the other structures within the temple complex.

Landscaping commenced earlier, involving the creation of an embankment behind the temple for retaining structures to form a gathering plaza. North of the meetinghouse, a visible cut line suggests a designated parking area. Additionally, arrowshaped excavations between housing buildings will serve as foundations for concrete benches. The construction of the project is currently anticipated to conclude within the timeframe ranging from late 2024 to early 2025.

MALL OF ZIMBABWE SET TO TRANSFORM ZIMBABWE'S RETAIL LANDSCAPE Text by Martin Chemhere
The Mall of Zimbabwe Millenium Park is expected to be one of the most iconic structures in Zimbabwe. It will be a modern and vibrant shopping complex, with an air-conditioned interior and a variety of retail brands. West Property has gone into partnership with McCormick Property Development 58
Group (MDG), based in South Africa. Construction is expected to commence any time soon, following the recent visit of the MDG to Harare. MDG is a highly experienced and respected shopping centre developer with over 30 years of experience in constructing shopping malls across
Africa. They are passionate about developing retail assets that can have a positive impact on the local economy, environment, and community. The Mall of Zimbabwe Millenium Park project is estimated to have a value of over US$100million, and will have a peak of 90,000m² gross lettable area upon completion. It is expected to have a mix

of international and local retailers, a food court, and all the amenities necessary for a one stop shop, eat, work, and play experience. In addition to providing a modern and vibrant shopping complex, the Mall of Zimbabwe Millenium Park is also
expected to be a major catalyst for economic growth in the region. It is estimated that over 3,000 direct and indirect jobs will be created, as well as a variety of downstream industries and businesses that will benefit from this single largest real estate foreign direct investment in decades.

HILLS GOLF ESTATE: UNMATCHED IN SUB-SAHARAN AFRICA Text by Martin Chemhere
The Harare City Council recently green lighted West Property Zimbabwe, a leading and awardwinning Zimbabwean real estate developer, to develop the US$280 million ‘Hills Golf Estate’ at Warren Hills in Harare. Warren Hills Golf Course is owned by West Property Zimbabwe and the City of Harare. It is a mixed-use project being developed under the leadership of West Property Zimbabwe, founded by renowned entrepreneur Ken Raydon Sharpe. With a land surface of 1,270,000 sqm, the development will include the construction of 62

residential flats, a luxury hotel, and a brand-new PGA Championship standard golf course that will have some exciting new features. Hills Golf Estate is set to be the first premium-branded luxury residence attached to a five-star hotel in Sub-Saharan Africa.
It will be designed by internationally celebrated and respected golf course designer Peter Matkovich, who is reportedly coming to Harare soon to commence work on site. The Matkovich element has since raised the profile and interest to the project. He comes with a prolific reputation having played as a professional on the European and South African tours before taking another great step into the deign world in the 1990s.

The project would be the first premium branded luxury residences attached to a five-star hotel in sub-Saharan Africa. The world class ‘Dubai type’ lifestyle community will allow both residents and visitors to live, work, shop and play in a safe and secure gated development.
The project upgrade for the new design will take 22 months to complete, and the golf course will be a first for Zimbabwe, due to its exciting new features. The recreational element of the golf course will include the incorporation of world-class swimming and tennis academies, and sports training and recreational facilities.

KARIBA DAM REHABILITATION NEARING COMPLETION

Built in the 1950s and put into service in 1960, the Kariba Dam wall responsible for controlling the water level in the dame faced danger from swirling water that increased after the discovery of scouring and erosion along the weak fault zone near the dam’s foundations. An 80-metre-long plunge pool was created by

digging and spilling water, and concrete was used to reinforce the bedrock that had been weakened by the water. The Kariba Dam Rehabilitation Project (KDRP), with a total cost of US$294 million, is designed to restore the infrastructure of the dam. The plunge pool will be reshaped,
making it more resistant to erosion and scouring of the dam wall. Additionally, the spillway gates will be fixed to ensure that they operate properly and do not jam, thus avoiding potential dam failure and the resulting potential loss of life, properties, and electricity. The rehabilitation project
seeks to enhance the safety of the dam and address the damage done to the plunge pool by the spilling water over the years. For over six decades, Zambia and Zimbabwe have shared ownership of the Kariba Dam, which is overseen by the Zambezi River Authority. This has enabled the countries to

benefit from the generation of electricity from the dam. Zimbabwe has a 1,050-megawatt hydroelectric power plant located at Lake Kariba. Significant progress has been on the plunge pool project and successful collaboration and coordination has resulted in the completion of 80% of it.
power generation estimated at 10 gigawatts annually. The dam provides at least 2000 megawatts of clean electricity power generation to Zimbabwe and Zambia which is the major benefit of the dam and, is also a source of livelihood to many
families through fishing and tourism. The KDRP is being financed by the European Union, the Zambezi River Authority, the World Bank, the African Development Bank, and the Swedish International Development Cooperation.
Zimbabwe and Zambia have both pledged to do their utmost to ensure the successful execution of this vital endeavour, as it will provide accessible, inexpensive, and green energy to the region. The KDRP will help Zimbabwe and Zambia achieve energy security and economic growth, in line with the goals outlined in their national energy policies and development plans. The project is expected to restore the dam to internationally acceptable operational standards, facilitating the sustained generation of electricity. When completed, the rehabilitation project will increase the dam’s lifespan from 50 to 100 years and benefit three million people through risk reduction and mitigation, while assisting in sustaining 65
