There is a prevailing investment trend of new and revamped showrooms by VW, ZIMOCO and TOYOTA as they recapture modern functionalistic architecture. A showcase of their millenial trendy designs, though totally different in their individualistic sense of glamour owns up to their unique brands. These perfect concepts match their different ethos, form, function and feasibility in an ever increasing share of the consumer dollar. AUTOWORLD and CROCO MOTORS have hinted the same progress within the year and yes, we will proudly showcase their infrastructural developments. CFAO Motors Zimbabwe has recently opened their new prestigious VW showroom situated at 58a Golden Stairs ARCHITECTURAL & PLANNING STUDIO Road, just opposite the intersection with Norfolk Road. The official opening was a glamorous affair attended by the high fliers in the motoring industry with the German Ambassador to Zimbabwe, Dr Thorsten Hutter, being the Guest of Honour. Their headquarters are in France and they have locations in Construction 36 African countries and 7 French Overseas Territories including CFAO Zimbabwe Vietnam andVW Cambodia. Building CFAO Motors ZimbabweRe-Configuration is the official local distributor and franchise holder for VW in Zimbabwe D - 3D View - Proposed and is responsible for new vehicle sales, after sales services, including servicing and maintenance, and warranties. The site has an interesting history, having originally been a zoo at some time back in the 60s! It then became a petrol station, later a garage/workshop and then the Nissan franchise. CFAO took over the site in 2015 and set up their VW and Hyundai dealership using the existing facilities for two years until they completed major renovations in late 2017. The refurbishment was undertaken to bring the showroom and the workshop facilities up to the extremely high and demanding standards set by VW internationally.

The roof over the new showroom section is made from Zip-Tek Klip Lok – the usual Chromadek roofing being unavailable – which could cope with the very shallow three degree slope allowing water to drain off without any problems. Rain water drains into downpipes concealed within the pillars and is then dispersed onto the paving in the front, which accounts for the slightly ‘floating’ look created by the small gap at the bottom of the pillars.

Fox has used some interesting materials in the construction of the new sections. The white pillars have a faรงade of Aluminium Composite Cladding Material (ACM) called Alcobond, made up of panels manufactured in South Africa by two companies - Romano and Nimtec - and then fitted on site with the help of South African specialist technicians. Romano and Nimtec are both accredited installers certified and approved by VW to supply the Alcobond backing and fit the VW approved logo. In this instance, Romano was commissioned

to supply the VW branded elements, such as the VW pylon, entrance portal and dealer sign. It was thought that a local more cost effective alternative to the showroom fascia/column cladding could be found using Chromadek sheeting, however the client and architect agreed that it would be well worth the extra cost and effort to maintain the consistency of the public branding and facades throughout, and commissioned Nimtec to complete the outstanding elements, based on an agreeable cost, and fabrication and delivery timelines.

The VW logos on the exterior pylon and on the entrance portal were supplied by a German manufacturer – the only company in the world permitted to make their logos, ensuring that the branding is identical worldwide. The CFAO logo was from certified fabrication and installation subcontractors in South Africa manufactured in accordance with stringent specifications. Interior design details like wall colours, floor tiles and lighting are all clearly stipulated by VW, and although some materials were imported most were sourced from local suppliers. Even the furniture has to meet VW’s required standards and was sourced from a trusted preferred supplier in South Africa. The showroom has air conditioning to keep the temperature and humidity constant, in line with the image of suppliers of luxury vehicles. 22 structure & design |

IMOCO were proud to open their brand new showroom at Sam Levy’s Village in Borrowdale in November 2017. A tall glass façade faces onto Borrowdale Road and partially wraps around two sides, giving the showroom a sleek, modern look, as well allowing people to see into the showroom from three sides to view the magnificent vehicles on display. 31

The high curtain wall of black steel frames and glass panels rises up in three sections to a solid black segment under the white sloping roof. The overhanging roof almost seems to hover over the structure, supported on a series of slender steel columns also painted black, so that the columns are barely visible. The sparkling silver 3D Mercedes-Benz and ZIMOCO logos appear to float in front of the black panels at the top. Incidentally, the Mercedes logo had to be manufactured in Germany and specially imported to ensure that the logo meets Mercedes’s very stringent design specifications. It means that their logos all over the world are identical and protects the integrity of the brand name.

Inside the showroom pristine ceramic floor tiles give the space a sort of art gallery look so the cars become the main features of the exhibition. Natural light pours in through the glass walls during the day and at night there’s a series of industrial style hanging lights as well as lights recessed into the floor to illuminate the vehicles. The high ceiling inside also helps to make the space feel more generous - open, airy and uncluttered. The skeleton of the building can be clearly seen inside with exposed steel columns studded with bolts and exposed steel roof trusses. All the steel is painted black, so that while it is clearly in view it is not obtrusive. At the back of the showroom floor there is 32 structure & design |

The result is a showroom front of understated elegance perfectly attuned to showing off the world’s most luxurious car brand. After all it’s the cars that are the main attraction – not the building.

There’s also the shop which displays genuine Mercedes-Benz merchandise such as caps, key rings, luggage and golf bags. The offices have elegant, simple flush doors in pale birch timber which contrast well with the black accents. Set into one side of the back wall is a very large roller shutter door, designed to allow vehicles, and even Mercedes-Benz trucks and commercial vehicles, easy access to the showroom floor. When not in use the roller doors are cleverly concealed behind a folding mirrored screen. In the centre, towards the back of the showroom floor, is a dramatic plain plastered brick wall which reaches

about halfway up to the high ceiling. The wall is painted a very deep charcoal grey – almost black – and is designed to conceal the doors to the kitchenette and the restrooms. In front of the wall is a sort of reception desk/counter with a granite top, stylishly decorated with an oversized silver candelabra and a silver champagne cooler. Just the right sort of opulent touches to complement the luxury vehicles. The wall also serves to conceal the staircase rising up to the mezzanine level. The staircase, made by Neves Ironcraft, is vaguely nautical in appearance with open risers, teak treads and brushed steel balustrades and hand rail. 35

At the top of the stairs is a small informal meeting area decorated with modern furniture upholstered in black leather. There’s also a boardroom, offices and a storeroom. The showroom was designed following Mercedes-Benz corporate identity specifications. The exterior of the building was built by Isaac Levy with Stone Beattie Studios and Gardini Construction called in to help complete the interior of the building on behalf of ZIMOCO. The end product is an elegant and sophisticated showroom (with practical office and storage space) to show off the world’s best cars.

T

OYOTA was excited to open their new premises on the 23rd March this year, combining their new showroom, parts distribution centre, workshop and administration offices. It was officially opened by Mr Masakazu Ohira, CEO of CFAO Automotive Equipment Services for East and Southern Africa and Mr Andre Venter, Vice DBM for commercial vehicles, Toyota Tsusho Africa, Hino Division was also in attendance. The launch was attended by around 100 guests, including local captains of industry, fleet managers, and people in the related industries. It’s conveniently situated at 67 Mutare Road in Msasa, just off Steven Drive. Previously Toyota had their showroom in the centre of the CBD on Robert Mugabe Road (near the 4th Street, opposite Road Port) and their workshop on Robert Drive in Msasa, so this was a great move to consolidate all their operations under one roof. It also incorporates their Hino dealership for sales, spares and workshop. The premises was originally three separate structures of offices, a warehouse and workshops with no internal connections, and

there was no vehicle showroom. With the help of Keith Skinner from Keith Skinner Architects (KSA) it has now been transformed into a fully integrated Toyota and Hino centre which includes the smart new Toyota showroom, the administrative offices, the spares distribution centre, state of the art workshops and wash bay. There are currently 29 workshop bays for Toyota with a further 9 for Hino.

On a normal day around 65 vehicles are booked in every morning so the workshops are always extremely busy. Despite dealing with such a high volume of traffic the workshops are pristine with glossy painted floors, good natural lighting from skylights augmented by LED lighting, modern hydraulic lifts to make it easier to work underneath the vehicles, and top of the range diagnostic equipment. The workshops are run in accordance with the Japanese concept of ‘Kodawari’ which loosely translates as ‘fastidiousness or close attention to detail’.

And of course their spares department is right next door so there’s no waiting for parts to arrive. The spares department is also meticulously ordered with precise rows of shelving and every part quickly and easily accessible. The parts distribution centre has three separate outlets – one to the workshop, one to dealers, and another outlet which opens into the front reception area of the building for retail to the general public. In the front section of the complex, facing onto Mutare Road, there are two floors of offices which have all been refurbished with new partition walls, carpets, furniture, paint, plumbing and electrics. The ground floor is made up of the reception, the retail parts sales section for the public and the vehicle showroom. (The main reception area has a delightful Zen garden created by National Sales and Marketing Manager, Carl Varga and his wife).

In order to create the new showroom a wall was knocked through into the old warehouse to create more space. The old warehouse section has a much higher ceiling than the front space, so the showroom feels large and generous. The showroom has bright white ceramic tiles on the floor which help to show off the vehicles well. From the outside the rather harsh cement façade, punctuated by rows of small square windows, now has a large glass wall looking into the display area. A red panelled oblong structure frames the front entrance to the showroom and a red carpet invites buyers into the display area. The red frame incorporates the Toyota logo above and is strikingly illuminated at night. All the signage was manufactured by South African firm Nimtec who are approved by Toyota to supply branding and signage to their strict international standards. The showroom also includes a kiddie’s space and an ‘Obeya’ room – another Japanese concept. It’s a room dedicated to regular staff meetings to discuss progress, plans and projects on a regular basis.

All the renovations and structural changes were completed in a remarkably short time starting in September 2017 and leading up to the opening in March 2018. The project was managed by Turner and Townsend with Felix Sachiti, Toyota Zimbabwe’s Projects Manager. The main contractor for the project was Lues Construction and they worked round the clock to make sure they completed the project within the allocated time frame.

While the building seeks a civic presence, a sense of levity is created by the natural light entering the building via the roof, and the center atrium. The building also seeks to be honest to both the materiality and construction methodology, in so much as the structure and finishing’s are expressed for what they are, without frills, in a functional and practical manner, the predominantly neutral palette of the building materials is off-set by a crisp, vibrant selection of colours to infuse a sense of health & wellbeing.

HE siting of the building serves as an interface between the other adjacent civic structures (Montague shopping center) and the west end clinics.

The Intention was to create a structure with a powerful presence. This was achieved by the strong rectangle massing of the building with playful facades. The four facades of the building vary,

The palisades and the gate are made in a random pattern of diagonal steel bars which are meant to sub-consciously echo kraal fencing found in rural areas made of sticks tied together in an irregular pattern. A

FTER LIVING in various countries around the world, including Australia, South Africa, Spain and England – and setting up beautiful homes in each country – the owner decided to return home to Zimbabwe for good and finally settle down. She found a three bedroomed house at Dandaro Village in Borrowdale that would be ideal in terms of security and convenience. The only problem was that the layout was rather awkward and old fashioned – there were three small bedrooms and two rather outdated bathrooms, and although the open plan kitchen and lounge were fairly generous there was no space for a decent dining room. The kitchen cabinets were somewhat out of date and the way it was set out was not ideal. There was staff

accommodation within the main footprint of the house, consisting of a single small bedroom and bathroom, which was superfluous to the owner’s requirements. In addition there wasn’t a space suitable to be used as a home office. Because the regulations at Dandaro don’t allow for adding on extra rooms or altering the outside appearance of the homes the solution was to totally reorganise the interior design of the space. Having a great deal of experience of setting up homes in various parts of the world, and decorating them in her own unique and elegant style, the owner knew exactly how she planned to customise her new home. The owner is a largely self-taught interior designer


and decorator, and as testament to her skills, her London home was photographed and featured in the magazine Country Homes and Interiors. She describes her unique style as English colonial with some light African touches. The owner enlisted Liz Howes from Howes and Homes who, together with her son Mark Howes, set about fulfilling the owner’s vision. Work started towards the end of October 2017 and was largely completed by mid January of this year. The work was scheduled to take around eight weeks but, as with most renovation and building projects, it ran over to around ten weeks, with a delay caused by the late delivery of the carpeting.

There was a single lock up garage at the front of the house which was divided roughly in half with a new brick wall. The tilt up garage door was retained and the remaining space became a useful storeroom. The other half of the garage space adjoining the main house was then converted into an office space. The large windows on the original garage were removed and one was cut down to create a smaller window overlooking the front garden and entrance. Howes and Homes fitted new electrical outlets in the office space and a custom made desk and storage units were fitted by GC Construction. It’s now a great place to work that’s easily accessible from the main open plan living space.

The kitchen was completely gutted and new cabinets were installed by Nhamo Muriwa – Howes and Homes preferred sub-contractor for joinery and cabinetry. It’s now a bright open space with built in hob, oven and microwave, sleek white doors and black granite counter tops. The black granite is called ‘Galaxy’, probably because it has little shiny specks that look like stars! Leading off from the kitchen is a large utility space at the back and a guest bedroom to one side. New white ceramic floor tiles now run from the kitchen through the living space and out to the new verandah which make the spaces seem much larger and more unified, and gives a sleek, crisp look to the open plan layout. The white floors also help to create a sort of art gallery look and feel, so that the furniture and accessories are elegantly displayed. Howes and Homes installed new downlighters and new cornices and skirtings throughout modernising and updating the rooms. In the lounge a graceful new mantle and fireplace surround were fitted. But the biggest change to this space was the addition of a formal dining area, achieved by moving the existing sliding doors to the verandah outward and incorporating the old verandah space into the living area.

The decor throughout the small entrance foyer, the lounge and the dining room is kept to a simple pale colour range with woven sisal carpets and Oriental rugs to warm up the white floor. A few exotic touches add interest and character, like the Daryl Nero landscape, palm shaped candle sticks, chairs covered in zebra print fabric, and two beautiful pottery pieces on top of the armoire in the lounge, bought in a gallery in a small village called Whitchurch-on-Thames in Berkshire. The potter brought the clay and the sand back from Kenya after a holiday there and the pieces have a distinctly African look. The owner says that most of the furniture and accessories are carried over from previous homes so each piece has a special meaning and history – nothing is new. A generous new verandah was added leading off the dining room and overlooking the back garden. It now provides a great space for entertaining or for afternoon tea or sundowners. The garden was previously quite dark and overgrown but the owner has cleared it up (retaining the existing water feature) and is in the process of re-landscaping.

Two of the previously small bedrooms were knocked into one large elegant bedroom with graceful proportions and generous built in wardrobes, (fitted by John Zomba) so it’s like a bedroom and dressing room combined. The colour palette in the bedroom is restrained and restful in sophisticated shades of pale silvery-grey, with textured fabrics, dark wood furniture, and mirrors to add detail and interest. There’s a luxurious spa-like en suite bathroom with a tub tucked under the window as well as a sleek glass shower cubicle.

INCE Alastair Sole became Brown Engineering Group CEO in 2017, the company has diversified further into structural steel and construction projects. The company is the structural steel contractor for the new Eastgate SME Centre currently being built along Robert Mugabe Road in the CBD. (The Eastgate SME Centre was featured in Structure and Design issue 6.) They were the structural steel contractor for phase 1 of the Varun Beverages new Pepsi plant along Simon Mazorodze Road, and will be the main contractor and project manager for phase 2 of the development. They are also currently constructing a full turnkey contract for the new Bathroom Boutique showroom and warehouse along Simon Mazorodze Road. Their current star project is the new premises for Yafet Enterprises, renting to Premium Leaf Tobacco, in Southerton. The project is a natural blend of Brown Engineering’s long standing involvement with the tobacco industry and their diversification into major structural steel and building projects. The structure is a huge open box measuring 180m x 75m which will be used for palletised tobacco storage as well as for retail tobacco sales. Brown Engineering is the main contractor handling every aspect of the project including the earthworks, steel works, the bricks and mortar, and the plumbing and electrics. The

project has been undertaken on an EPC basis (Engineer, Procure, Construct) so that Brown Engineering has total control and oversight of the process from start to finish. The project started towards the end of May 2017 and was completed at the end of March this year – a remarkably short time for such a huge undertaking, in view of the fact that there was extensive groundwork and piling required. The structure sits on a series of concrete pilings 11m deep, right down to the bedrock. Each piling has then been capped and supports an upright steel column set into the 150mm reinforced concrete slab. There’s a wall structure of bricks and mortar around the perimeter of the slab up to a height of 2.3m. Above that, and slightly offset to protect the masonry from rain, the steel cladding rises to 7.9m on the outsides and the roof rises to 10.5m at the apex. The design of the structure utilises taper framed columns and trusses in line with best practice standards from the European and Asian construction economies. There’s an estimated 320 tonnes of steel in the new structure, whereas a conventional design would require approximately 500 tonnes. This translates to a major saving on the cost of materials and the time factor required for such a massive structure. In addition the structure is aesthetically elegant, simple and clean.

The exterior cladding is punctuated by a series of standard doors to allow quick and safe exits in the event of a fire or other natural disaster. In addition there are two huge sliding doors, manufactured by Brown Engineering, as well as large roller shutter doors giving access to the loading bays. The bays are sheltered by cantilevered roofs which are the only distractions from the pure ‘simple box’ exterior.

Brown Engineering Group has an interesting history and equally exciting future. Strath Brown started the company in 1961, at that time it was called Manipular, and then J S Brown Industries. ZIMBABWE NATIONAL STANDARDIZATION STRATEGY WORKSHOP A call to adhere to standards

A

WORLD without standards would be a chaotic one. Some standards have been set, but only a few choose to comply and the majority choose to ignore. When disasters occur, what kills the people is not necessarily the natural disaster, but the buildings that were not built with the correct material, which collapse and cause more deaths. A place that is supposed to be a shelter becomes a danger zone. The Standards Association of Zimbabwe (SAZ) held a Zimbabwe National Standardization Strategy (ZNSS) – Building and Civil Engineering sector sensitization workshop at their head offices where different stakeholders where present. The SAZ Director of Technical Services, Cyril Siringwani, gave an insight on how the Zimbabwe National Standardization Strategy was created. The national standardization strategy is a plan whose main results are from the assessment of the national economic, social and other needs that have resulted in the identification of the required standards in the plan. The list of standards to be developed and implemented within a defined time plan by a nation are the standards that will support sustainable economic transformation. SAZ is a member of the ISO. ISO assists

developing countries to fully exploit the value of standards to support their economic development. The methodology that was used in coming up with the ZNSS was in guidance and support from ISO. The ZNSS task team included the Standards Association of Zimbabwe, Consumer Council of Zimbabwe, Ministry of Industry and Commerce, Zimbabwe National Chamber of Commerce, Confederation of Zimbabwe Industries and ZimTrade. The project resulted in the identification of 133 standardization projects for development

under the 2018 -2020 cycle. The task team developed a high level SAZ organizational strategy with action plans which would benefit the industry. There was also the crafting of 3 year strategic plans which gave a comprehensive analysis of the overall SAZ strategic considerations which included key targets, challenges and risk management. Political, economical, social, technological, legal and environmental analysis was done. The team also considered the strengths, weaknesses, opportunities and threats that could affect the strategy. The strategy

also includes a detailed explanation of the financial and human resources required to complete the standards. This strategy has been recommended and has become the global template for training other 3rd world countries. The ZNSS has quite a number of benefits to the industry. One of the benefits is the availability of standards that support key socio-economic drivers leading to sustainable socio-economic development and attainment of quality of life. Standards to be developed will complement the existing 1200 standards. Increased quality awareness, greater national quality infrastructure coordination and effective beneficial participation in regional, continental and international activities are some of the benefits of the standardization strategy. In an economy mainly dominated by the small media enterprises, the ZNSS has made sure that there are mentorship programs for the SMEs and increased quality awareness and also the use of standards by implementing SME quality program and simplified sector specific training. For long term positive effects to sustainable development, it is important to begin standardization awareness from a tender age. Thus the ZNSS has included standardization awareness in the curricular of both primary and tertiary education so as to have the future generations grow with the mind-set to adhere to standardization. MiTek enterprises was used as a case study as Alec Pierson gave a testimony on the benefits of conforming to the set standards. He urged everyone to adhere to set standards as this would be of benefit to everyone including the citizens. “Standards are our 86 structure & design |

Different stakeholders present at the meeting noted their concerns as well and gave suggestions on what could be done to resolve these problems. The main concern was that the problem was not only on the bogus material suppliers but it was noted the problem goes beyond that. The problem lies with the unregistered architectures, engineers and inspectors who are giving a green light on sub -standard buildings which is putting the lives of the citizens at risk. It was noted that the issue of pricing was the reason why the ordinary citizens resorted to cheap materials and they do this earnestly without the knowledge of what is at risk by using the cheap material. Therefore, it was noted that there is need for awareness campaigns notifying the citizens on the dangers of using substandard material in their projects. It was also suggested that SAZ lobbies government to include a SAZ member on the procurement board so that standards are adhered to and to ensure quality material is supplied in every construction.

PPC Zimbabwe Achieves ISO Certification Status by Magna Carta Reputation Management Consultants

D

URING the last century and a half, electricity has evolved from a scientific curiosity, to a luxury for wealthy people and to a daily necessity in the developed and developing world. Just as water is necessary for survival, electricity is indispensable in daily life. Without electricity, our way of life comes to a grinding halt. Modern society requires smart, simple, safe, reliable, and economical electric power infrastructure for social, political, and economic activities. The infrastructure should be efficient, flexible to expand, economical to maintain and operate. Electricity was never invented: its properties were discovered, examined, and explained. • Thales of Miletus a Greek in 600 AD wrote of static electricity that attracted pieces of straw and hair to rubbed rods of amber. In 1752, during a dangerous electrical storm, Benjamin Franklin flew a kite that had a metal key at the bottom of the string. When a bolt of lightning hit the kite, a spark of electricity flew from the key. From this experiment, Franklin invented the lightning rod, which attracts lightning and draws it into the ground. This saves many buildings from burning down. In 1779 Alessandro Volta invented the first source of continuous electric current in his experiments with non-static electricity. He created a battery out of stacks of zinc and copper, with weak acids in between each layer. •

In 1769 James Watt, a Scottish Engineer transformed the limited use steam engine into a mega power source and radically transformed the world from an agricultural society into an industrial one. In his honor, a unit of electric power was named “Watts”.

• Ampere (Amp), a unit of electric current named after André-Marie Ampère (1775 1836), French mathematician and physicist, is considered the father of electrodynamics.

The first practical application of electricity was the telegraph, invented by Samuel F.B. Morse in 1837. The need for electrical engineers was not felt until some 40 years later, upon the invention of the telephone (1876) by Alexander Graham Bell and of the incandescent lamp (1878) by Thomas A. Edison. These devices, and Edison’s first central generating plant in New York City (1882), created a large demand for men trained to work with electricity.

Electrical Engineering covers power, electronics, control systems, signal processing and telecommunications field.

In engineering practice, the distinction between electrical engineering and electronics is based on the comparative strength of the electric currents used. In this sense, electrical engineering is the branch dealing with “heavy current”—that is, electric light and power systems and apparatuses— whereas electronics engineering deals with such “light current” applications as wire and radio communication, the stored-program electronic computer, radar, and automatic control systems. The distinction between the fields has become less sharp with technical progress. For example, in the high-voltage transmission of electric power, large arrays of electronic devices are used to convert transmissionline current at power levels in the tens of megawatts. Moreover, in the regulation and control of interconnected power systems, electronic computers are used to compute requirements much more rapidly and accurately than is possible by manual methods. The rapid proliferation of new discoveries, products, and markets in the electrical and electronics industries has made it difficult for workers in the field to maintain the range of skills required to manage their activities. Consulting engineers, specializing in new fields, are employed to study and recommend courses of action.
