T
he end of 2018 is now upon us and it has truly been an eventful year. Structure & Design scooped the annual Zimbabwe Building Contractors Association (ZBCA) Print Media Journalist of the Year for the second time running - a prize we were honoured to receive. A huge well done to our hardworking team of marketers, photographers, designers and contributors. We also extend our heartfelt thanks to all the construction industry stakeholders who have partnered with us to make Structure & Design a leading magazine and you, our loyal readers. Our Main Feature this month is Royal Home Furniture’s refurbished store along Samora Machel Avenue. Their premises have been renovated into an eclectic establishment that offers a mix of classical and modern furniture
with wares for both grown-ups and children. Indeed, there is something for everyone at Royal Homes. Also featured in this edition is Food Lover’s Market’s recent expansion. It is hard to believe that Food Lovers Market started off as a family run farm stall but they did and now the Greendale branch is the third busiest Food Lovers store in the African region. The store recently underwent refurbishments to meet growing demands for fresh produce and the entire complex is pegged to become a lifestyle centre. Head over to page 18 to see images of how they managed to expand their store space whilst keeping their welcoming rustic farmhouse aesthetic. Meanwhile, in industrial profile, ICC Paints have managed to incorporate a playful use of steel
structures in their overall design. However, don’t be fooled by the fun exterior. The indoor aesthetic was also planned with a careful attention to detail. With a design that makes the most of available space and allows the best viewing of paint products because of intuitive lighting. In our commercial profile section, we have Grill Shack, an Avondale based eating establishment that has an exciting mix of Asian design and postindustrial chic that is bound to be appealing for younger crowds. R
oyal Home Furniture’s brand new purpose built showroom is conveniently situated on Samora Machel Avenue between 6th and 7th Streets on the edge of the Harare CBD. The showroom is a vast double height space with a glass facade that allows natural light to pour into the sales area during the day and is strikingly illuminated in the evenings. The display area has crisp white porcelain floor tiles and plain white walls that create a gallery-like backdrop to exhibit the furniture and accessories. A central staircase with modern brushed aluminium hand rails leads up to a large second floor with more retail space. There’s an enormous selection of furniture on display ranging from the graceful classical styles to the most modern up-to-date
international designs, all of outstanding quality and reasonably priced. They stock furnishings for almost every room in the home – the lounge, dining room, bedroom sets for adults and children, and even coffee tables sets which would look great for breakfast in the kitchen or tea on the verandah. They have a good variety of outdoor furniture for the garden or around the pool, like their fun and funky hanging basket chairs. Most of their exclusive lounge suites are upholstered in Italian leather which is recognised around the world as being of the finest quality – smooth, supple, and soft combined with durability, comfort and style. Generally the leather suites are available in a range of colours to suit your individual style and taste - traditional deep red, green, blue, black and white. The classic Empire style lounge suites have ornately carved backs and arm rests and they are available with tables in the same design. Or for a touch of opulence there are the classic Empire style bedroom sets fit for a king and queen. F
ood Lovers’ Market in Greendale started off as Honeydew Market back in 1982 and some people still refer to the shop as Honeydew. Whatever...the main thing is that everyone knows exactly which shop is being referred to! Mike Willcox had always been passionate about beekeeping and growing vegetables so back in 1980 he took a risk and set out to live his dream. Initially, he rented the 12-acre smallholding along Greendale Avenue. At that time it was already a going concern but obviously nothing like on the scale it is now. In 1983 Mike and his wife negotiated to buy the property outright. The business became so busy that the existing farm stall was modified and expanded extensively over time. A larger farm shop was built in 1990 and is still the basis of the shop as it is now. Today Food Lovers Greendale has the distinction of being the third busiest branch of the Food Lovers franchise in Africa - that’s out of a total of 136 branches across the region. Despite its phenomenal success and rapid growth, it has remained a family business with Mike’s sons, Dustin and Jason, now in charge. The well known restaurant at Food Lover, Brento’s, is run by their daughter Chantelle Brent – maiden name Willcox. After operating successfully for around 20 years a decision was made to sell the business, not the land, to CFI Holdings, with a 9-year lease on the land. After 8 years CFI decided to give back the lease to the Willcox family in exchange for a goodwill settlement. The family was very happy to have the business back under their control and in November 2011 the new Food Lovers started trading. Although the original farm stall had been adapted and extended over the years, in 2017 the family embarked on a major renovation for the main shop. They were so successful that >

they needed more retail space within the shop as well as more space for extra till points. The family engaged local architect Bruce Rowlands from Architexture Spatial Design to remodel and modernise the main shop. There had also been a terrible fire several years ago when the thatched roof of the restaurant went up in flames. So it was decided that the thatch on the main shop would have to be replaced by a Chromadek roof, the front facade of the shop would be pushed forward to make more space, and bigger windows would be installed to make the cashier area lighter and feel less cramped. In addition, new admin offices were built above the shop to free up more space.

There were, however, two major restrictions to be adhered to. The new shop needed to maintain the rustic farm feel which is a major part of the shop’s appeal, and the renovations had to take place while the shop was still operating. Once the walls of the new facade were in place the new mezzanine floor was built. Over a single weekend, steel beams were put in place with wooden decking on top to create the roof section over the cashiers. Only then 22

could the existing thatch be removed and the new Chromadek roof installed. The shop is now much brighter and more spacious but still retains its original ‘farmhouse’ character. After several long years of protracted negotiations, the family was finally able to secure the rights to further commercialise the property. Architexture Spatial Design, together with the Willcox family, have conceived of a development master plan which will take place in phases over the
next few years. The plan includes a variety of retail outlets, services like opticians, pharmacies and doctors’ rooms, relocating the restaurant and finally a residential phase which will include townhouses and flats. The retail section will be known as the Honeydew Lifestyle Centre. A central spine will run through the complex for pedestrian access. The spine will be almost like an extension of Stewart Road which runs past the Red Fox Hotel bringing life and activity right into the heart of the site.
Starting in June 2017 they embarked on their ambitious development programme and Phase 1 is already complete. Phase 1 consists of a number of shops set around a courtyard that’s open to Metcalf Road. Shops include Toyland, which faces onto Greendale Avenue, as well as Dusk Home, Turning Heads (hair salon), Link Optician, Honeydew Pharmacy, The Baby Shop and Machipisa Store for school uniforms. More retail outlets are included in the master plan.

Phase 2 will involve relocating the restaurant as the ground level street frontage is valuable for shops and part of the restaurant will need to be demolished to accommodate the pedestrian walkway. They have already started landscaping the site to create a large lake which the new restaurant will overlook. Obviously, the new restaurant needs to be finished before the old one can be demolished. Phase 3 will include offices, doctors’ rooms and a gym with the potential for an outdoor running track around the lake. The residential project will happen a few years into the future and will be the final stage of the development.

Along the way, during the development of different phases, it’s envisaged that Henning’s Nursery will relocate from where they are now. The nursery is a major attraction that serves to draw shoppers in to the new complex. The nursery is also an instant beautifier of the new sites and helps to soften the fresh construction projects.

Throughout all the proposed developments the Willcox family have been adamant that the original rustic feel of the property must be preserved. Some parts of the property will continue to be used for growing vegetables. Gary Wilkes oversees the production of vegetables on this prolific piece of land that still supplies around 80% of all the green, leafy vegetables sold in the shop. The family feels that growing fresh vegetables and getting them into the shop in the shortest possible time is one of the main reasons for their phenomenal success. And the shoppers obviously appreciate it too. Rowlands has managed to retain the farmhouse character of the original Honeydew Farm by designing the structures to be built in rough facebrick, incorporating solid teak window and door frames, exposed roof trusses inside and wide verandahs on the exteriors. The verandah roofs are supported by chunky solid Cyprus columns which add to the rustic charm. The main contractor for the build was Rorke Construction and it was project managed by Granit Oak. Rowlands was responsible for the overall design concept (with input from the Willcox family), while the rest of his team was made up of Aleck Mwedzi, Gemma Temlett and Gift Mutotera who together came up the master plan, working drawings, design details and the 3D renderings. 29

The project, named Northgate Heights to reflect that it is on the Northern side of the current Gweru Central Business District, has been divided into phases to minimise risk. Phase 1 which is currently being implemented comprises a total of 981 stands, of which 882 are residential, varying between 1000 sq metres and 3500 sq metres, 67 are mixed business stands ranging between 1000 sq metres and 0.5ha, a primary school, a secondary school, 4 churches and 2 creches. Servicing of the stands has been a great success. Almost all our stands are located in areas where the City Council has issued Certificates of Compliance and are therefore ready to build. Both water and road services have been passed by the Council. Subsequent phases will incorporate modern best practices in town planning. The company envisages a world class village comprising residential, commercial, utility stands, a modern up market shopping mall, a privately managed cemetery, modern cluster homes and sport field.

ICC

I
nternational Coatings Company (ICC) opened their new warehouse and sales floor in July this year in Pomona. The Pomona area, around the intersection of Harare Drive and Alpes Road, is currently probably the most rapidly developing commercial and light industrial suburb in Harare (see Structure and Design, Storagemart Issue 3; Halsteds’ new branch Issue 14). The area is less congested than, for example, Msasa or Graniteside, and it offers easy access for residents and businesses from both the northern and western suburbs. ICC had been situated in a small warehouse in Roberts Drive in Msasa. They soon found that they had outgrown their premises and they took over the next door property as

well. When they found the combined space was still not enough for their needs, they began looking around for somewhere bigger and better and they found the Pomona warehouse which was ideal for their needs. The main section of the building measures 21m x 72m making it just over 1,500sq/m of warehouse space. The warehouse was designed by Rob Butler from Grid Transmission, who has designed and built a large number of similarly combined warehouse and retail space structures, most notably Halsteds in Msasa, the sprawling Mbudzi market in Waterfalls and the Steel Brands factory in Ardbennie (see Structure and Design Steel Brands Issue 14). In addition, Grid Transmission has built a number of retail spaces, factories, churches and service stations making them the leading
structural steel fabrication and erection concern in Zimbabwe. The warehouse space for ICC has heavier than usual steel roof beams which could accommodate overhead cranes if needed. In addition, the roof eaves extend out about 6m on either side creating additional covered outdoor workspace. The warehouse is basically a brick structure up to height of around 1.8m with vertical Chromadek cladding above extending up to roof height. The high roof has a series of skylights punched through to allow for natural lighting, although there are also high bay LED industrial lights. The excellent lighting is ideal for correctly colour matching paint samples. There are three large roller shutter doors to make loading easy and, together with the high ceiling, they help provide natural ventilation.

Grid Transmission worked in conjunction with Lues Construction who were involved in the ‘wet’ works side, notably the huge concrete floor slab. The slab is 150mm thick 30 MPa concrete reinforced with weldmesh. It took a total of 12 working days to cast the required 12 slabs each of 24m x 6m. Thereafter it was cured by ‘ponding’ for 7 days and it took 28 days to reach full strength. In addition, Grid Transmission approached Bruce Rowlands from Architexture Spatial Design to create an add-on front office section with two offices and toilets downstairs and two offices and a small kitchen upstairs. The brief to Rowlands was to design something that would show off the endless versatility of structural steel. Rowlands came up with a twisting, fan-shaped facade for the office section that is both whimsical and eye-catching. Fortuitously, the fan shape is very similar to the fans of paint colour samples that ICC uses! Inside Rowlands designed a wall next to the staircase clad in distressed steel sheeting that will slowly oxidise and rust over time, showing that raw steel can also be a decorative element. There’s also a small balcony off the main office which overlooks the sales floor and warehouse.

The a.b.e.® range of products includes waterproofing, flooring, specialised adhesives, silicone and sealants, concrete curing coatings and concrete additives to achieve special wear characteristics and concrete repair products. Graco offers systems, products and technologies that set the quality standard in a wide range of fluid handling solutions. A segment of their range is equipment for the commercial spraying of all kinds of paints, stains, lacquers, acrylics, enamels, lacquers, primers, road-marking paint, solvent-based paint and water-based paint. The machines are predominantly used by contractors and commercial furniture and steelwork manufacturers – for example by Grid Transmissions to spray apply the coating on the structure in this article. Another example of Graco machinery in action in Zimbabwe is the selfpropelled road marking machine used to paint the road lines on the new section of Harare Drive.

Hungry Panda and Grill Shack bring convenience, taste and style to Avondale

L
ike a phoenix rising from the ashes, Kings Chinese Takeaway has been reborn – bigger, better, bolder and tastier! The new venue still serves the best Chinese takeaways in town but they’ve ventured into more mixed Westernstyle food as well – burgers, ribs, chicken and chips, pizzas, salads and more. Kings first opened in Avondale in the ‘70s and the current owners bought the business in 1990 so they’ve had almost 45 years of experience providing delicious and healthy Chinese food. When some of the bigger chain stores and franchises started moving into the local market, the Wong family decided it was time to rebrand and up their game. Kings was originally a single, small and very successful outlet but the opportunity arose for the family to buy two extra adjoining stores and totally rethink their brand image. They’ve kept the original store and taken over the two other shops which had been variously a men’s clothing store, a bookshop, a furniture store, a lighting shop and several other incarnations – none as successful or long-lasting as the iconic Kings Takeaway. The shops were originally built in 1931 so they’ve been through many reincarnations since then, but this is probably the most thoughtful and careful renovation so far.

DESCRIPTION Hungry Panda Counter Details
Although there are in effect two distinct outlets – Hungry Panda still serves the much loved Chinese takeaways while Grill Shack caters for the more Western tastes. Designer Kirsten Marx (from KRM Space Design) has managed to cleverly create two identities that still work together as a single entity. (Marx designed the original Chop Chop restaurant and takeaway and is currently working on their new outlet in the CBD.) She has incorporated some of her favourite design features – recycled materials, exposed structural tectonics, and a post-industrial aesthetic that’s softened by the use of plants and greenery to make the harsh and almost brutalist designs more comfortable.

Hungry Panda has an exposed brick wall with their distinctive logo painted directly on the brick. The brickwork has been treated with a simple sealer that softens the harsh look and gives it an aged appeal. The counter is made from a special imported bamboo laminate in keeping with the Asian feel. It’s one of the few design elements that are not locally sourced and was imported from Asia where bamboo is fast becoming an important construction material. The wall of the counter has been constructed from Stumbelbloc bricks which add a sense of ‘loft’ texture and contribute to the industrial chic aesthetic – somehow they seem to be rough and sophisticated at the same time. Here Marx has added custom made lights constructed from slabs of timber with LED lights with exposed wiring. Crates made from recycled timber form the background for the chalkboard menus. 61

FINIS H ING THE BU ILD Grill Shack shares the same extended counter but here the counter top is made from solid cypress timber and the supporting wall of the counter has been clad in Chromadek roof sheets to echo the industrial feel and reflect the exterior cladding on the parapet. The back walls of both Hungry Panda and Grill Shack have been
dressed with black metro tiles, helping to visually join the two outlets. Concrete screed floors and a clever ceiling treatment further unite the three shop spaces. The ceiling appears to be a cement slab but it’s actually ceiling boards fitted under the mono-pitch roof with no cornice or edging and painted in a raw cement grey. 63

The combination of the screed floor, grey ceilings and black tiles ties all the spaces together. In addition, Marx commissioned industrial style lights for the Grill Shack section as well as the combined seating area. The Grill Shack section has unique light fittings made from copper piping joined together in a fairly rough and ready way as well as black painted tin canisters which form shades for lights also with exposed wiring.

There are bespoke bar stools for the counter seating, unique tables, chunky stools for the waiting area as well as individual touches like a bin made from an old oil drum. All the hard industrial finishes have been successfully softened by Marx’s use of living plants throughout the venue. Each table has a small vignette of succulents and there’s a wall of plants on the outside verandah seating, while there are more exotic leafy plants above the counter forming an integral part of the decor.

Safeguard introduces attractive steel sectional garage doors

afeguard Security has introduced to the Zimbabwean market steel fluted sectional garage doors, which are not only secure but aesthetically pleasing.
The doors, which can meet any specification, can be used for a garage at home or at commercial premises. They can be operated manually or be installed with a motor for automated operation.

PROJECT MANAGERS URGE GOVERNMENT TO GO AGILE IN OPENING ZIMBABWE FOR NEW BUSINESS
T
he country’s largest Association of Project Managers, Project Management Zimbabwe (PMZ) has fully thrown their weight behind Government’s mission of opening up the country for business investment and the vision of targeting uplifting citizens to a middle income economy by 2030. The Project Managers have gone further and urged the Government to adopt an Agile approach in tackling the country’s economic challenges and enact legislations that augment the proposed 2030 middle income economy vision. This position was one of the major resolutions that came out last week (1 November 2018) at the annual INTERNATIONAL PROJECT MANAGEMENT DAY (IPM Day) CONFERENCE hosted by PROJECT MANAGEMENT ZIMBABWE (PMZ) in Bulawayo attracting over 100 project management practitioners from all major sectors of the national economy. The conference was hosted to mark Zimbabwe’s endorsement of the annual global International Project Management Day recognized by over 100 countries all over the world every year in November. The objective of IPM Day is to honour the contribution of project Managers in the development of products and services in all sectors of the industry the world over.
Roll out the long overdue Zimbabwe National Development Plan that must go beyond 2040. The NDP will motivate subsequent planning at portfolio and programme levels. A culture of intensive project planning within each government portfolios starting with the 40-year national development plan will translate the intentions of Government work from fuzzy to clear. What is Agile? Agile is a new approach to management of programs and projects that is now embedded in the Project Management Body of knowledge (PMBOK) which requires practitioners to use adaptive tools and techniques of managing change breaking away from predictive and pre-emptive approaches, because the environment and needs of citizens are highly dynamic. Leading Silicon Valley software development companies like Microsoft are known to have largely gone Agile in their business processes. Business and Project Plans must never remain fixed during implementation but must be open for incremental changes in response to environmental demands and the evolution of consumer needs. Sectors like the Agricultural sector
The Zimbabwe project management practitioners came up with a five-point plan (noted below) centred on an Agile approach to tackling government programs and projects, having unanimously noted that it can only be project management that can drive the country towards the desired 2030 vision and beyond not politicking. The Office of the President must fast track the conclusion of the “Ease of doing business Project that has dragged on for many years now and swiftly publish the newly simplified business start-up procedures for new investors. Each Ministry must announce those programs and projects under their portfolio which they will be pre-occupied with for the next 5 years in line with the 2030 Government vision. Project Management has been a critical success factor for the private sector for many years globally and it is now time for Government to seriously tap into the same and replace the politicking mantras with project management. There must deployment of adequately trained portfolio, program and project management practitioners to lead high level public mega infrastructure development projects such as the pending dualisation of the Beitbridge-Harare- Chirundu highway. Political meddling, trial and error will reap disastrous or no deliverables at all. Enact statutory instruments that enable the project management profession and lock out incompetent local and foreign bidders for public infrastructure development tenders. The Public Procurement and Disposal of Public Assets Act of 2017 is an example of such enabling instruments.

which have seen erratic weather conditions obtaining in recent years were cited as requiring farmers to go Agile and diversify into new crops and water supply management plans. Remaining loyal to traditional pre-emptive agronomy practices could spell disaster for farmers. Other sectors that could benefit from the Agile business manifesto include mining and ICTs. The Project Managers also took a swipe at the authorities of the City of Bulawayo for hoping that the city’s once booming Belmont industry could be resuscitated back to the glory days of the 1990s. “Industrialists in Bulawayo must forget about the past glory of the 1990s and go Agile and think of completely new business lines consistent with present global demands”, said one of the IPM Day conference organisers Mr Peter Banda of PMZ. The same Belmont factory shells and buildings that appear idle and dilapidated today can be rekindled with new paint but now housing new industries such as car assembly, bottled water, mobile phones assembly and repairs, recycling of rubber and scrap metals to name but a few said Mr Banda. Agile is all about breaking away from rigid historical business mentality and responding to arising business opportunities and threats overnight without going via rigid strategic change processes that will be overtaken by the new opportunities. Chinese entrepreneurs have gone Agile and come all the way from Beijing to Bulawayo to cash in on scrap metal processing business, they have set up small factory shells in the Kelvin North this year and are now producing various handy products for the local and export markets from the molten recycled steel on a small scale. Who is PMZ? Established in 2009, Project Management Zimbabwe (PMZ) is Zimbabwe’s largest Association of Project Managers and Project Management practitioners. PMZ is a membership based organisation operating as a non-profit adult vocational education and training Trust. There are over 3500 members to date on the PMZ database.
