SHODDY PURCHASE regularly ends up being a costly one. In the construction industry, this is frequently a given when price is prioritised above quality. We are constantly surprised at the magnanimity experts in the construction industry when they try and justify purchasing of modest items. They then cry foul when the product comes up short, delaminates, burns, washes off, stains or simply falls off. The product is as far as anyone knows to blame when it doesn’t satisfy its predetermined and planned reason. In the commercial built environment, this is particularly a risky occurrence yet we appear to have that covered as well, we pass the buck and shift the blame.
If it is not too much trouble understand us correctly, we are not talking about innovation, a responsible cost cutting exercise, or even special offers - we are referring to buying a $25 door and expecting it to last as long and function as well as a $200 door. The lack of accountability never ceases to amaze in Zimbabwe. When will we start to accept responsibility for our poor decisions and frugalityand realize that we are indeed answerable to and responsible for our actions? We suggest we endeavor to produce high quality, magnificent products and buildings for our clients, ones we would willingly sign our names on and deliver by hand in a box with gold tissue paper and silver ribbons, metaphorically speaking. Brick manufacturers notice an increase in yield of bricks, which ultimately results in a lowered cost per brick. There is also an increase in early strength, and improved handling for bricks. Surecast 42.5R also positively impacts readymix, through an increase in compressive strength and a reduction in concrete cost. The product also allows freedom to design both high performance concrete and standard cement. Medium and large contractors see the benefit of working with Surecast 42.5R through faster completion of products, better strength development, as well as fast stripping of formwork.

BIG BEND The Incredible U-shaped New York Skyscraper Will Be the ‘Longest Building in the World’
S
kyscrapers are now soaring to heaven. In the race to build world’s tallest, architects are building the one that overshadows the last, and there is no limit in sight. In the competition to build the world’s most spectacular skyscraper, New York Design Studio OIIO has proposed a conceptual skyscraper that loops over to boast length rather than height. Dubbed as ‘The Big Bend,’ it will be the longest building in the world. It will be about 4,000 feet (1.22km) in length from end to end. This skyscraper will take a U-shaped bend at its highest central point. It will incorporate an elevator that can travel in curves, horizontally, and in loops.
The studio explained, “New York city’s zoning laws have created a peculiar set of tricks through which developers try to maximize their property’s height in order to infuse it with the prestige of a high rise structure. But what if we substituted height with length? What if our buildings were long instead of tall? If we manage to bend our structure instead of bending the zoning rules of New York we would be able to create one of the most prestigious buildings in Manhattan. The longest building in the world.” The team added, “The Big Bend can become a modest architectural solution to the height limitations of Manhattan. We can now provide our structures with the measurements that will make them stand out without worrying about the limits of the sky.” 13

Biophilic Design in the Workplace.
Urban Biophilia stands as a model to meet this human need through the lens of Landscape. By taking a psychological perspective on the effect the natural environment has on people, landscape has been moulded and manipulated in search of what really is an environment that can restore the negative syndromes that city life presents to its people.
As work psychologists we have an enduring interest in both the individual and environmental factors that influence business outcomes. In particular, the interaction between an individual and their work environment can be a crucial determinant of both an employee’s success and happiness in his or her role.
Increasingly, employers and employees themselves are engaging in this debate about a more comprehensive view of work and the role it plays in our lives, as are governments and societies with the growth of projects measuring national well-being across the world.
Biophilic Design is an innovative way of designing the places where we live, work, and learn. We need nature in a deep and fundamental fashion, but we have often designed our cities and suburbs in ways that both degrade the environment and alienate us from nature. The recent trend in green architecture has decreased the environmental impact of the built environment, but it has accomplished little in the way of reconnecting us to the natural world, the missing piece in the puzzle of sustainable development. The purpose of biophilic design is to incorporate nature into the built 14 structure & design
The concept of biophilia highlights an innate connection between humans and nature, which more recently has been recognised as a key consideration when designing and developing workspaces. The idea of incorporating nature into the built environment through biophilic design is less often seen as a luxury in the modern workplace, but rather as a sound economic investment into employees’ health, well-being and performance. A connection with the natural world is a big part of that discussion however we frame it – escaping the concrete jungle, achieving a better level of balance or simply being in a space that is enjoyable. The increasing academic and organisational interest in biophilia and biophilic design is driven by the positive outcomes that it can help create for individuals and businesses. It begins with identifying that here is a major movement of populations globally into urban areas – we are as disconnected from nature as we have ever been. Oppotunities therefore exist within this realisation, falling squarely in Biophilic Design.
A background to biophilia The ‘Biophilia Hypothesis’ suggests that there is an instinctive bond between human beings and other living systems. It literally means a love of nature, and suggests an ingrained affinity between humans and the natural world. Therefore, biophilic design is a response to this human need and works to re-establish this contact with nature in the built environment. Ultimately, biophilic design is the theory, science and practice of bringing buildings to life and aims to continue the individual’s connection with nature in the environments that we live and work in every day. In today’s contemporary built environment, people are increasingly isolated from the beneficial experience of natural systems and processes. Yet it is often natural settings that people find particularly appealing and aesthetically pleasing. So by mimicking these natural environments within the workplace, we can create workspaces that are imbued with positive emotional experiences. It is often the case that we don’t take enough time to immerse ourselves in nature, or appreciate the living systems that exist everywhere around us, making it vital for us to incorporate nature into our day-to-day environments. Existing research into the impact of biophilia in the workplace demonstrates tangible benefits for individuals and their organisations. Contact with nature and design elements which mimic natural materials have been shown to positively impact health, job performance and concentration, and to reduce anxiety and stress. In turn, there are proven links between work environments exhibiting biophilic design and lower staff turnover and sickness absence rates. Although these benefits have all been comprehensively proven in isolated studies, there are few if any crosscountry studies that examine the preferences of individual employees in terms of biophilic design and the impact of meeting those preferences. Biophilic design brings offices to life, and goes far beyond the practical benefits of a single plant recycling air behind the reception desk of a high-rise building. Much research into biophilia supports the positive impact that this nature contact can have. Studies have shown the diversity of that impact includes increasing a customer’s willingness to spend more in a retail environment, increasing academic performance amongst school children and even reducing anxiety and stress before medical procedures. In the workplace we are concerned with biophilic design in relation to employee outcomes, specifically in the areas of well-being, productivity and creativity.
Findings show that natural elements in the workplace are determinants of these three aspects. The research has shown that overall, those with natural elements present in their workspace report higher levels of creativity, motivation and well-being. The findings can be integrated to provide practical insights into modern workspace design, for example internal green space and natural light are positively linked to greater productivity and those with live plants in the office reported higher levels of well-being than those without. For example, in patient waiting rooms with murals depicting natural scenes such as mountains, sunset, grassy areas and stone paths patients felt significantly calmer and less tense than those sat in a waiting room with plain white walls9. In the work environment our research presents similar findings, showing that the use of mute colours (brown and grey specifically) were associated with greater reported levels of stress. In contrast, employees in offices with bright accent colours (red, yellow, purple, orange, green and blue) reported lower levels of stress. Ultimately it is important for organisations to recognise the particular colours that have the best impact in terms of employee well-being and consider how these colours can reflect the natural elements that inspire us.

Biophilia may also help explain why some urban parks and buildings are preferred over others. For decades, research scientists and design practitioners have been working to define aspects of nature that most impact our satisfaction with the built environment. But how do we move from research to application in a manner that effectively enhances health and well-being.
Over 500 publications on biophilic responses have been mined to uncover patterns useful to designers of the built environment like interior designers, architects, landscape architects, urban designers, planners and also health professionals, employers and developers, as well as anyone wanting to better understand the patterns of biophilia. These 14 patterns have a wide range of applications for both interior and exterior environments, and are meant to be flexible and adaptive, allowing for projectappropriate implementation.

Nature in the Space Nature in the Space addresses the direct, physical and ephemeral presence of nature in a space or place. This includes plant life, water and animals, as well as breezes, sounds, scents and other natural elements. Common examples include potted plants, flowerbeds, bird feeders, butterfly gardens, water features, fountains, aquariums, courtyard gardens and green walls or vegetated roofs. The strongest Nature in the Space experiences
are achieved through the creation of meaningful, direct connections with these natural elements, particularly through diversity, movement and multisensory interactions. Nature in the Space encompasses seven biophilic design patterns: 1. Visual Connection with Nature. A view to elements of nature, living systems and natural processes. 2. Non-Visual Connection with Nature. Auditory, haptic, olfactory, or gustatory stimuli that engender a deliberate and positive reference to nature, living systems or natural processes. 3. Non-Rhythmic Sensory Stimuli. Stochastic and ephemeral connections with nature that may be analyzed statistically but may not be predicted precisely. 4. Thermal & Airflow Variability. Subtle changes in air temperature, relative humidity, airflow across the skin, and surface temperatures that mimic natural environments.
5. Presence of Water. A condition that enhances the experience of a place through seeing, hearing or touching water. 6. Dynamic & Diffuse Light. Leverages varying intensities of light and shadow that change over time to create conditions that occur in nature. 7. Connection with Natural Systems. Awareness of natural processes, especially seasonal and temporal changes characteristic of a healthy ecosystem.
Natural Analogues Natural Analogues addresses organic, non-living and indirect evocations of nature. Objects, materials, colors, shapes, sequences and patterns found in nature, manifest as artwork, ornamentation, furniture, decor, and textiles in the built environment. Mimicry of shells and leaves, furniture with organic shapes, and natural materials that have been processed or extensively altered (e.g., wood planks, granite tabletops), each provide an indirect connection with nature: while they are real, they are only analogous of the items in their ‘natural’ state.
The strongest Natural Analogue experiences are achieved by providing information richness in an organized and sometimes evolving manner. Natural Analogues encompasses three patterns of biophilic design: 8. Biomorphic Forms & Patterns. Symbolic references to contoured, patterned, textured or numerical arrangements that persist in nature. 9. Material Connection with Nature. Materials and elements from nature that, through minimal processing, reflect the local ecology or geology and create a distinct sense of place. 10. Complexity & Order. Rich sensory information that adheres to a spatial hierarchy similar to those encountered in nature.
Nature of the Space Nature of the Space addresses spatial configurations in nature. This includes our innate and learned desire to be able to see beyond our immediate surroundings, our fascination with the slightly dangerous or unknown;
obscured views and revelatory moments; and sometimes even phobia inducing properties when they include a trusted element of safety. The strongest Nature of the Space experiences are achieved through the creation of deliberate
and engaging spatial configurations commingled with patterns of Nature in the Space and Natural Analogues. Nature of the Space encompasses four biophilic design patterns: 11. Prospect. An unimpeded view over a distance, for surveillance and planning. 12. Refuge. A place for withdrawal from environmental conditions or the main flow of activity, in which the individual is protected from behind and overhead. 13. Mystery. The promise of more information, achieved through partially obscured views or other sensory devices that entice the individual to travel deeper into the environment. 14. Risk/Peril. It’s a concept that’s new to Zimbabwe and it embodies the first, and so far the only, state of the art, high security, storage facility in the country. In fact it’s so technically advanced that it’s superior to many similar facilities in South Africa or indeed in Europe or America. It’s the culmination of lots of extensive research and a substantial cash investment by three local entrepreneurs. Storagemart has three storage options: there are 96 outside storage units, 25 high security vaults, and in addition 400 safety deposit lockers will soon be operational. Each option is suited to different security needs.
The outside units are available in two sizes – 3 x 6 metres and 3 x 8 metres. If you’re down-sizing these are great for storing personal possessions like furniture and other household goods. Storagemart even have a delivery truck so they can collect goods from clients’ homes, offering convenience and safe transport. The units are completely waterproof and safe from rodent damage. They are large
enough to store a car or a boat if you’re planning to be away for a while. They’re also ideal for small business operators like plumbers or landscape gardeners to store materials and tools safely. The driveways are wide enough to allow easy access for vehicles. They have roller shutter doors specially supplied by South African firm Seranda, which are of the highest security rating.

Inside the building are the high security vaults which are 3 x 6 metres with large walk in safe doors supplied by Assa Abloy. As a client you’ll receive the keys for your vault in a sealed container and even the staff at Storagemart doesn’t have copies of the keys, so it’s completely secure. This means the staff can’t make a duplicate key even if the client loses theirs. Access is by tag through the gate into the facility and then by biometric scanners into the vault area and finally by using the unique key. The entire vault section is monitored by highly trained security personnel through a series of CCTV cameras around the clock. There are however no cameras inside the vaults so depositors can be assured of strict privacy. Only two people are allowed into the vault area at any time. Unlike the outside units vaults can only be accessed during normal office hours. These vaults are ideal for storing or archiving sensitive documents or other highly valuable possessions. Some of the vaults are used to house off site servers for sensitive computer information, and these are air conditioned to maintain a constant temperature. The vaults can be supplied with high speed fibre internet. The temperature controlled units are also ideal for storing valuable art works.

Not only is the security set up world class, the public reception areas are designed in a sleek modern style so clients can feel comfortable and confident. It’s the softer side of the whole fortress like structure. There are two friendly and helpful members of staff – Reena Moore and Sandra John – who can advise clients about their services and help them fill out their contracts. The monthly rentals are surprisingly reasonable considering that you can have total peace of mind knowing that your valuable goods are safe or that important and often confidential information is secure. Contracts are highly flexible and can range from one month to permanent facilities. Storagemart is looking to the future too, with plans to open another four facilities in and around Harare, and possibly more in other centres.

Behind Storage Mart TORAGE MART has a rather unique energy requirement. The estimated loads were small (around 3 to 4 kW), but continuous throughout the 24 hours. Most different, was the need for a very reliable and continuous supply to run the biggest energy demand – their security system. All-night, high level lighting, uninterrupted camera surveillance, and the storage and monitoring equipment to go with that, was deemed essential. No power outages, no unstable voltages – ideally nothing that could interrupt this level of security. Seems a tough call in this age of major storms, faults, and load shedding! Ideally a totally self-reliant off-grid solution seemed the answer. But what about the cost? Storage Mart has been built in an area that is, as yet, unserved by the grid, and unlikely to change from that in the short to medium term. The only solution was to run generators continuously – or was it. Ultimate Power Solutions (U.P.S.) offered a solar powered option, surprisingly the cost was little more than double the estimated cost of paying for an early grid connection. The site needed a short term backup anyway, and so extending the system to being capable of being totally off-grid offered some attractive solutions. There are several uses for polyethylene black sheeting within the construction and the agriculture industry. The industries form the basis of the Zimbabwean economy and any growth that may be seen in the future. There are many ways polyethylene is being used in construction. Five main ways would include its use in curing, as a vapour barrier, in form lining, and in tilt-up construction. Polyethylene films are being used in curing cement because of the preference for methods which provide for the retention of moisture rather than for its replacement. As a vapour barrier, polyethylene films block the water vapour coming up from the ground underneath a building. In form lining, forms are lined with strong paper and tape coated with polyethylene. The technique is said to make concrete smooth enough to paint without any special preparation. Polyethylene film is also well adapted to the problem of curing tilt-up wall panels. SUMMARY OF CURRENT APPLICATIONS: • A vapour barrier in concrete slabs, full basements and crawl space construction. • A vapour, wind and dust barrier used in wall construction. • A membrane for concrete slab and tilt-up construction. • Bond breaker for slab bases. • Cost-effective alternative for traditional forming materials used to pour concrete roofs. • A form lining materials to support paper in producing a glass-like finish. • A loose lining material for foundation forms. • A protector against dust used to shield concrete slabs. • An important form of protection before, during and after curing the concrete used on construction projects. • Often used to create a temporary enclosure to protect concrete from natural and manmade elements. • A temporary glazing material. • A temporary flashing material to protect doors and windows and bays. • Used by contractors to protect valuable equipment, materials and tools. 44 structure & design
USE IN AGRICULTURE • Greenhouses and walk in tunnel covers - generally defined as a large structure in which it is possible to stand and work. A high tunnel is simply a particular form of construction and many varieties can be found all over the world. Films used for this application are usually between 80um – 250um • Fish pond lining –this can be utilised for both small scale and large scale ponds, particularly fish farming. Fish farming is a growing industry within Zimbabwe due to the low level of expenses required in its operations. They are extremely UV stable and able to withstand a wide range of temperatures. • Tobacco – We manufacture seed bed covers, fumigation tents, temporary barns, as well as the black sheeting for floating trays. The object of the seed bed is to get healthy stocky plants with compact roots ready to set in the field when the ground and air are warm enough for them to grow rapidly and without check. • Rain water collection – aides in the collection of rain water from a large surface by horizontally suspending the plastic sheeting with one corner lower than the other. • Any produce that would require a sustained amount of warmth as polyethylene can be used as an insulator.

esa Fencing was formed to fill the need to locally manufacture palisade security fencing in Zimbabwe. Their aim is to provide a top quality fence for both domestic and industrial use that not only provides high security but that is also aesthetically pleasing to look at. *They specialize in 1.2m, 1.5m, 1.8 and 2.1 m high fences. They can also make heights as per customer request. Standard panel sizes range between 2m and 2.5m spans. The span can also be made according to customer request. *Numerous Factors can influence the design and width of panels at an installation: *Terrain; Distance between surround points; Location of entry/exit point; required height; optimal structure; Specified/desired style. *Standard Pale gaps are 115mm (1600mm between centres) and 100mm (145mm between centres). Smaller gaps between pales can be manufactured to suit customer requirements. Fencing Panels consists of 2 horizontal cross members (or 3 cross members for fencing higher than 2.0m) which are punched with a profiled slot which allow the vertical pales to be slid through the cross member and then crimped into place (therefore no welding on the panels). *Pales and cross members are made of Z275 Pre-Galvanized material and are not painted. This makes the palisade fencing maintenance free. *Posts are made of Black Steel, they can be painted or hot dipped galvanized. Tesa prefer to paint in order to break the galvanized colour. *Over hang on posts can be manufactured if razor wire or electrification is required. Tesa also manufacture sliding and swing gates to match up to the fence. PALISADE INSTALLATION Posts are planted in 450 x 450 x 600mm deep with 15 to 20 Mpa concrete foundations as per local council by law. Assembled panels are installed by: Securing brackets and spacers to panel cross members with M8x40mm cup square and M8 shear nut. Locating panels, bracket, spacer against a predrilled post and sliding on an M8x90mm cup square through the bracket and the post. Once panels and cross members have been secured, shear nuts are sheared off preventing vandalism through disassembly. 45

HE Tobacco Industry and Marketing Board (TIMB) was first formed as far back as 1936, when it was known as the Tobacco Marketing Board, to facilitate and co-ordinate the farming, processing and selling of locally produced tobacco.
They register tobacco growers and license tobacco buyers, auction floors and commercial tobacco graders, as well as facilitating export permits for international buyers. Their Mission Statement is, ‘To mobilize, distribute requisite resources, develop and operate efficient production, orderly marketing and information systems which satisfy the expectations of all stakeholders.’

SERVICES OFFERED BY TIMB INCLUDE: • Administration and control of the tobacco delivery system. • Arbitration and sales supervision at auction floors in order to maintain orderly marketing. • Classification of tobacco from which statistical information is derived and reports published. • Collating and distributing information on production, consumption, manufacture and export of tobacco. • Conducting crop assessment surveys to determine crop yield potential and quality. composition of the crop in advance of the selling season. • Granting of export permits. • Licensing of tobacco buyers, auction floors and commercial graders.
• Monitoring and ensuring timeous and efficient shipment of tobacco exports. • Monitoring the control of tobacco pests to ensure exportation of tobacco free from pesticide residues. • Registration of all types of tobacco growers. In order to efficiently and successfully implement their mission they needed corporate headquarters which would be able to cater for the public – producers and buyers – they needed to house an advanced IT system which would monitor all the sales in progress, and they needed office space for the administrative staff and executive board members. They also needed an auditorium for lectures and training, as well other facilities for a large staff contingent, like an onsite canteen, secure off street parking and some open space for the staff to relax during the day.

They commissioned local architecture firm Vengesayi Architects to design and supervise the construction of their new state of the art headquarters. Arch. M.C.R. Vengesayi, an American trained Zimbabwean architect, established Vengesayi Architects in 1987. It was the first indigenous architectural practice in Zimbabwe and continues to be one of the busiest and most successful architecture consultancies, with over 30 years of experience under their belt. 52 structure & design
Their many projects include the Harare International Airport, the Chitungwiza Aquatic Complex, Zimdef Headquarters, as well as many educational and healthcare facilities and tourist accommodation. Work on the site started in 2011 and was finally completed in 2016, with some delays due to interruptions in the flow of funding. The clients, TIMB, took beneficial occupation in March 2016 and the defects liability period expires at the end of April this year.

The site, along Gleneagles Road in the busy industrial area of Willowvale, had some limitations to contend with. It’s a long narrow site facing directly onto the road, with other NOTES: buildings surrounding it, and the water table in the area is quite high – all factors that needed to be taken into account in the design process. Additionally, the northern boundary has a congested servitude with ZESA lines with PROJECT: different voltages and a complex storm water ON LOT 2 T.I.M.B OFFICES drainage system.

A defects liability period is defined as, ‘A prescribed period of time within which the construction contractor has a contractual obligation to remedy any defects in the construction work it has performed.’ So it’s a kind of warranty period for the clients to ensure that they are entirely satisfied, and it gives the contractor the chance to attend to any niggling snags. ARCHITECTURE INDUSTRIAL PROFILE
One of the solutions was to set the main entrance recessed back from the road to help avoid congestion and make vehicle and pedestrian access to the complex easier. There is some off street parking at the front of the building but there’s also ample parking accessible in the extensive basement. The basement is approximately 3,300 square metres so there is sufficient space available. Because the water table in this area is so close to the surface excavating the basement was not simple – bilge/ dewatering pumps had to be kept running 24 hours a day to allow the building process to proceed. A porous pipeline was installed 3 metres underground to help channel the water away. The builders had to completely waterproof and seal the underground structure to prevent any unwanted seepage. Even now that construction is complete the pumps are still operational, however they are coping perfectly even with the very heavy rains we have experienced recently which have caused other less well designed buildings to flood. Another challenge experienced during construction was that it was not easy to provide access for a crane and other heavy machinery because of the surrounding buildings. A series of purpose built wooden ramps allowed materials to be carried up the construction site by hand. The reinforced concrete structure was then cast in-situ using scaffolding and extensive formwork – laborious and tedious but ultimately the only workable solution. The front facade of the building, which faces onto Gleneagles Road, is impressive and imposing. It gives the impression of strength and dependability while still being aesthetically pleasing. It’s almost, but not quite, symmetrical with two large blocks of square windows softened and separated by a curved central staircase column. The central column is connected to the two side sections by a series of six dark grey steel pipes. These are purely decorative and help break up an otherwise
rather severe frontage. The front is further broken up by horizontal bands of darker grey Ulabond (sometimes called Alucobond) metal cladding, which also masks the front edges of the concrete slabs. To the eastern side of the building, there is a ramp providing access to the basement parking, as well as the pedestrian access to the public reception area. The solid curved roof extends over the access way, but here it is made of green translucent roof sheets, which soar above the walkway. A circular cut out pierces the roof allowing a beam of sunshine through when the sun is overhead, and creating an interesting play of light and shadow as the sun moves. Here the roof is supported by a series of three tall narrow concrete columns topped by spread out fingers of slim steel tubes. The building was initially planned to be just two floors but part way into the construction it was decided to add two additional storeys. The extra height above the main entrance walkway makes the roof appear to float elegantly over the
open space. Much of the structure of the roof support is exposed here giving a contemporary ‘industrial chic’ look to what would otherwise be a harsh or even brutal facade.

The building itself is made up of two main wings with a central connecting section. The North wing, closest to the road, is primarily intended for public access and administration, including the registration of growers and producers and the licensing of buyers. The reception area is flooded with natural light streaming through the large glass panels and it has an open walkway bridge above it (connecting the staircase to the offices) so the double volume makes it feel spacious and airy. The large office area is sectioned off into separate spaces using frosted glass in aluminium frames as partitions. The office section has a central courtyard allowing for good ventilation and abundant light. It also makes the office spaces feel connected to the outside. Even though the front of this wing is fairly close to the main road special glazing in the front windows helps to deaden the traffic noise.

The South wing has its own reception as well as the executive staff offices, the boardroom with a large balcony, and the CEO’s office suite. It also has a central courtyard for natural light and ventilation. The South wing is wider than the North wing so although the roof follows the same curve as the North wing there’s an additional sinuous upward curve on one side – a whimsical and delightful design solution. The central linking section contains the staff canteen and kitchen with an open roof garden above where staff can sit and relax while enjoying their meal and getting a bit of fresh air. A broad and generous hallway/passage separates the canteen from a library and an auditorium for lectures, seminars and training. The passage, which is really more like a connecting foyer or gallery, has an exposed semi-transparent roof so the central part of the building also enjoys natural light. There’s even a dedicated space for a gym, so staff can keep fit while taking a break from the stresses of the office. What could have been simply a massive concrete block of a building has been cleverly designed to function well on a more personal and comfortable level. It’s a well organized, ergonomically designed building which will serve to enhance human efficiency and comfort for many years to come. 67

CHANGING SKYLINES ACROSS AFRICA
B
RAND NEW cities that are privately funded by foreign companies and have little reliance on government infrastructure are going up in Kenya, Nigeria, the DRC, Ghana and Zambia.
Something to look forward to: A glimpse of a city of the future While the link roads are being built for SA’s new Chinese-funded US$6.2bn city east of Jo’burg, a rash of brand spanking new cities are changing skylines across Africa. And most of them are private ventures, offering tens of thousands of urban Africans the opportunity to live in comfort “off the grid”, insulated from the chaos that characterises so many of the continent’s cities. By far the most ambitious project — and the largest real estate development on the continent, according to Deloitte — is Centenary City, an $18.6bn smart eco-city for 137,000 residents and 500,000 daily commuters that is being built from scratch outside the Nigerian capital Abuja, a few minutes’ drive from the Nnamdi Azikiwe International Airport. Developed by Abu Dhabi-based Eagle Hills in a public-private partnership with the Federal Capital Territory, Centenary City will form a free-trade zone and have its own liberal banking and tax regulations. Construction has begun on the first phase, 25ha of bespoke hotel and residential space. The entire city is designed to include efficient transportation, biomimetic water and waste management, and finance, commerce, science, sports, medical and cultural facilities. It will be independent of Abuja, thanks to its own 500MW gas-fired power station. It is scheduled to be operational and occupied by 2024. However, the city’s construction has been dogged by controversy. A public hearing by a committee of the Nigerian House of Representatives is under way into allegations that Centenary City Company Plc., owned by corporate lawyers Paul Oki and Boma Ozobia, had varied from, and had been given special waivers of, federal regulations, while a land claim by indigenous Izzi evicted by the development is before the courts. There are three types of new cities in Africa, all characterised by being greenfields developments only slightly reliant on existing infrastructure. First are the self-sufficient satellite cities on the outskirts of major urban areas, such as Centenary City. Second are the tech hubs, like the $14.5bn Konza Technology City for 200,000 residents in Kenya, 64km south of Nairobi. It is intended to become the core of the continent’s > 68 structure & design
“Silicon Savannah”. Third are dormitory cities for ports and free-trade zones, for example the 78,000-resident King City, designed to serve the Ghanaian port of Takoradi, which is rapidly expanding thanks to offshore oil wells. A few, like Luanda’s $5.5bn ring of five new Chinesebuilt cities, are state funded, erected within months and occupied mostly on a rent-to-buy basis. But the majority are private ventures such as Jo’burg’s Modderfontein New City, intended to be built in phases over a decade or two and aimed at attracting a mixture of buyers and tenants. The mushrooming of these “insta-cities” was the focus of a lengthy Christian Science Monitor feature in 2015. It criticised the class exclusivity of the $6bn Eko Atlantic city for 250,000 wealthy residents and an additional 150,000 commuters that is going up on the reclaimed foreshore of Victoria Island in Lagos. Prof Vanessa Watson of the University of Cape Town’s African Centre for Cities has warned that though rapid growth in Africa has excited property developers, a likely result of “these fantasy plans” is a “steady worsening of the marginalisation and inequalities that already beset these cities”. Some plans, such as those announced in 2013 for a $10bn Hope City tech hub that was supposed to spearhead an ICT revolution in Ghana, have remained stillborn, while others, like one-time ghost city Kilamba in Angola, experienced birth pangs because of the absence of proper transport integration, no mortgage market and no rent-collection system, though it is now occupied. The largest developer of new cities across Africa is Rendeavour, which was founded in 1995 by Kiwi

PROPERTY INVESTMENT & DEVELOPMENT billionaire investment banker Stephen Jennings. Rendeavour is responsible for Ghana’s King City and the new 90,000-resident Appolonia City of Light outside of Accra — with a combined price tag of $1bn. Rendeavour is also developing Kenya’s $2.6bn Tatu City for 70,000 residents and 30,000 day visitors outside Nairobi, the $758m Kiswishi City outside Lubumbashi, DRC, and other developments in Nigeria and Zambia. All these were initially funded by Jennings’s Moscow-based investment bank Renaissance Capital, but in 2013 Jennings divested from Russia, retaining only the African cities projects under Rendeavour. Rendeavour spokesman Tim Beighton tells the Financial Mail from Lagos that the company’s developments deliberately included affordable and low-income housing “so that those who provide the services are also able to live there”. Beighton sees mixed-income housing as vital to ensure the socioeconomic viability and vitality of the new cities, which were all integrated into national developmental plans and local municipal administrations.
Tatu City is Rendeavour’s flagship, and sod was broken there in 2011 — but development was delayed for two years by a court case in which Tatu City’s minority shareholders unsuccessfully sued the company to either have it wound up or let its shares be bought out by the majority.
He says housing finance differs across the five countries. There is a mature and fairly strong mortgage market in Kenya but “a cash-and-carry economy” in Nigeria that has made accessing finance difficult, though Beighton says government is looking at creating a mortgage market.
By July 2015, the developers said construction had begun on the city’s residential suburbs, where 150 plots had been sold and 13 firms, including Unilever, the Bidco Oil Refinery and Dormans Coffee, had signed deals for sites. Dormans’ 4ha plant, now under construction, is designed to process, package and ship more than 15,000t of coffee a year.
In this way, new private cities are driving the development of new financial instruments and an improvement of state service infrastructure. They also attract further investment.
In January, SA-based Nova Academies’ secondary school for girls opened in Tatu, a sign that the new city’s future generation has finally arrived.

The pool features giant ball pits, inspired by Turkish spice markets. The Chords features a footpath that twists around tree trunks into giant loops with trampolines at the center. Is Sustainable Architecture A FAD OR A REVOLUTION?

HERE is currently a sustainable development debate over what the definition and practice of “sustainable architecture” is or should be. Of course, sustainable development in the Kurdistan Region of Iraq is quite different than in Southern California, but there are common elements. These days, many of the most talked about sustainable structures built in the United States are financed by wealthy businesses or individuals whose architectural creations cannot be duplicated on a wider scale by the middle class. DEFINING SUSTAINABLE ARCHITECTURE The hallmarks of sustainable architecture include the use of recycled materials in construction, reduced energy consumption, passive heating and lighting, using the sun or wind as the primary source(s) of energy and air conditioning, and creating structures that prolong the aging process of a building. A typical sustainable house will have a roof covered with photovoltaic solar panels to heat water and provide off-grid power. Construction will include a design with cross-ventilation and argon-filled windows with low-emittance that provides ample natural light and prevents heat loss. Sustainable architecture also minimizes the negative impact on the environment surrounding the building by making the structure as efficient as possible while moderating the use of land development space, materials, and energy. The structure is designed so that it fits into the site, the region, and the climate, and is harmonious with the needs of inhabitants. NEW METHODOLOGIES, TOOLS & APPLICATIONS FOR SUSTAINABLE ARCHITECTURE Sustainable architecture and design is creating buildings that are environmentally responsible and resource-efficient. Also known as “green buildings,” sustainable buildings are now the focus of numerous
undergraduate and graduate programs in science, energy, climate, and sustainable design. Methodologies, tools, and applications needed for sustainable development and policies and strategies to promote and implement sustainable design are still in their infancy. A report, “Introduction to Sustainable Design” by Jong-Jin Kim of the College of Architecture and Urban Planning at the University of Michigan, discusses the following topics related to sustainable architecture: • The changing definitions of growth and progress. Bigger is not necessarily better, or as Joseph Shumpert wrote, “Small is Beautiful.” • Resource consumption and environmental pollution. Every detail of resource consumption and environmental pollution must be tracked so that sustainability is achieved and resources are handled with economy. • Lifecycle design – tracking all inputs and outputs from the birth of a new structure to its eventual demise.

ARCHITECT TURNED OLD CEMENT FACTORY
INTO HIS INCREDIBLE HOME AND WORKPLACE WITH AWESOME INTERIORS

PANISH architect Ricardo Bofill discovered a cement factory near Barcelona. He visualized opportunity in those enormous silos, underground tunnels, and machine rooms of that old factory. He decided to purchase the factory and used his talent to transform that rambling structure into a majestic home called La fĂĄbrica. Bofill wrote on his website, â&#x20AC;&#x153;Seduced by the contradictions and the ambiguity of the place, we quickly decided to retain the factory and sculpt it like a work of art.â&#x20AC;? The factory underwent renovation as per Bofillâ&#x20AC;&#x2122;s plan. Bofill and his dedicated team spent a year and a half doing renovation in the factory and finally it was furnished to give it a touch of modern living space. The final building has four areas, which includes a living area, gardens, a studio to work, and an exhibition and conference hall. The silos were transformed into giant sculptures. The factory hall was transformed into a conference and exhibition hall. To beautify the space, La fĂĄbrica garden was created. Different varieties of plants including eucalyptus trees, palm trees, olive trees, and climbing vines were introduced. The transformation of the old cement factory into the luxurious fairytale home is really unbelievable Bofill mentioned, â&#x20AC;&#x153;Presently I live and work here better than anywhere else. It is for me the only place where I can concentrate and associate ideas in the most abstract manner. The Cement Factory is a place of work excellence. Life goes on here in a continuous sequence, with very little difference between work and leisure.â&#x20AC;? 77

he Green Building Council of Zimbabwe was launched on 30 September 2016 at Rainbow Towers in Harare. Below is our interview that CR had with the Chairman, Mr. John Chiwara(JC) CR – What are the objectives of the council? JC – The main objective is to spearhead the Green Building concept in Zimbabwe through advocating for sustainability in the built environment. CR – What is the council’s vision? JC– To achieve a sustainable built environment in Zimbabwe. CR – What is the relationship between the council and the industry? JC – We would want the Council and industry to work together for the purpose of greening the nation. If the two work together, it will make the roll out faster, easier and effective. CR – What are the challenges faced by the industry and how is the council addressing them? JC –Most materials that have been used in the construction industry over the past years are not environmentally friendly. The council intends to educate the industry players on the best
materials to use and the best practices for sustainable buildings. CR – Please share with us future aspirations of the council locally and within the region? JC –The aspirations of the Council include training of Accredited Professionals who will rate buildings, recruitment of as many members as possible who will help us to lobby for by – laws that promote sustainability in the built environment. We would want to see our members partnering with companies in the region to work on green projects. CR – What other information or word of advice would you like to share with our readers? JC – We would like to encourage all readers to become members of the council so that they partner with us in achieving our objectives. stablished in 2009, Project Management Zimbabwe (PMZ) is Zimbabwe’ largest Association of Project Managers and Project Management practitioners. PMZ is a membership based organisation operating as a non-profit adult vocational education and training Trust.

Besides providing various project management mentorship programmes for its members, PMZ is also licenced locally by the Ministry of Higher and Tertiary Education, Science and Technology to train and examine the Certificate and Diploma courses in Project Management (CPM/DPM) including the Post Graduate Diploma in Project Management (PGDPM).
> To train and certify potential and existing project management practitioners in conjunction with local and international educational authorities and centres.
PMZ is also able to mentor its members in the world’s top 2 project management certification programmes, i.e. the PRINCE2 and the PMP credentials. Through their Harare based National Secretariat Office and the Bulawayo Regional office, PMZ has a mandate of registering membership, setting up, monitoring and evaluation of standards in project management training and certification nationally. From 2009 up to 2013 PMZ was known as Project Management Institute of Zimbabwe before rebranding to PMZ in line with identities of similar institutions world-wide and the recommendations of the parent Project Management Institute based in USA. Considered to be best practice organisation in project management standards, the Project Management Institute (PMI) is the world’s largest Association of Project Managers. In Zimbabwe and, as in most Sub-Saharan African countries the level of project management training and certification is nascent, albeit ominously low, given that these countries undertake massive infrastructural development projects. Hence projects fail due to incompetency in project management and the lack of appropriate project governance thereof, giving rise to opportunistic corruption.

HOW TO BECOME A MEMBER OF ZBCA (A) APPLICATION PROCESS 1. 2.
Prospective member purchases a form. The applicant submits a duly completed form to ZBCA secretariat. On receipt of the completed form ZBCA Secretariat visits the applicant to assess company’s human capital and equipment resources. The duly completed membership application form and visit report are submitted to the ZBCA specialized committee called the Membership Committee for vetting and approval. The Membership Committee produces a report either approving or declining membership and submits such report to the National Executive Committee for final approval. Successful applicants are required to pay annual subscriptions, depending on their category after which they are issued with a membership confirmation letter. Annual subscriptions can be paid monthly, quarterly, half yearly or annually by making arrangements with Secretariat. Any new member will be placed on probation for a period of one year and during the probationary period; the Member shall submit full written details, on the prescribed form, of all contracts entered into by the Member. This form shall be submitted by the Member to the Secretary within 14 (fourteen) days of signing the contract and this shall be used to monitor the Member’s progress during the probationary period. After the expiry of the Probationary period, the National Executive Committee shall, at its next meeting, receive a report from the Secretary on the Member who has been on probation. Such report, including the probationary member’s original application shall be considered by the National Executive Committee. The said Committee shall in a meeting and by voting, by means of a simple majority accept or reject confirmation of full membership of the applicant. If the applicant’s membership application is confirmed by the National Executive Committee, the probationary member shall be admitted as a full member forthwith. After admission to full membership, ZBCA Secretariat advises the member to approach the Ministry of Local Government, Public Works and National Housing for categorization.

ZBCA represents members (Employers) at the National Employment Council for the Construction Industry in Zimbabwe, through participating in sector wages negotiations, regulation of industry wages and formulation of collective bargaining agreements for the construction industry. Communication, lnformation, Gathering, Packaging and Dissemination ZBCA provides members with the most up-to-date industry information, trends and market briefs by carrying out research and then packaging the information for dissemination to members through weekly bulletins, monthly newsletters, quarterly magazine, annual directory and the website. The Association monitors local and regional information sources for tender opportunities that are disseminated to members weekly.
12. Company Visits ZBCA proactively visits its members to learn their concerns for packaging and presentation to relevant bodies for resolution. During these visits the capacity of members is established and possible solutions brainstormed.
9. Library and Business Centre ZBCA runs a library and Business centre that is accessible to members for free and offers other discounted services to members.
14. Diversification of Source Markets for Suppliers ZBCA trains members on how to use the Trade Map (an International Trade Center) market analysis tool useful for identifying new source and export markets for their businesses.

ZBCA is registered with the Ministry of Public Service, Labour and Social Welfare as an employer body in the construction sector. The Association is a member of the Zimbabwe Construction Industry Council, Joint Industrial Council, Chamber of Mines, Employersâ&#x20AC;&#x2122; Confederation of Zimbabwe and the Standards Association of Zimbabwe. The Association reports to the Ministry of Local Government, Public Works and National Housing and also sits on the Categorization Committee chaired by that Ministry.

ON SHEPCO 1) Shepco group background Shepco group is a wholly indigenous Zimbabwean company comprised of, Shepco Industrial Supplies and Shepcobma Fasteners these are both based in Bulawayo and have got a branch in Harare. Shepco Industrial Supplies` special area of interest is underground ore breaking and ore movement. Our core products are underground battery & electrical locos, air & electrical loaders, scraper winches, rolling stock, mining lighting, rockdrilling & accessories and conveyor belts & accessories. We manufacture, provide technical back up, specialist training on use, maintenance and repair & refurbish both spares and complete units. With the safety of the worker in mind we also supply various safety accessories with a strong bias in head & footwear protection ie hardhats, gumboots and safety shoes. Shepcobma -Mid 2015 an opportunity arose through liquidation of BMA fasteners and we usurped it. This resulted in the birth of Shepcobma Fasteners a combination of a reputable company and a well-known brand in the fastener world. Shepcobma specializes in the manufacturing, and distribution of bolts and nuts (all sizes) nail and roofing fasteners, rock support and also customized fastening products.
2) Challenges facing the industry a) Unavailability of a steel manufacturer in Zimbabwe – imports are expensive, have long lead times and also exposes us to foreign unfair competition. b) Lack of longterm credit facilities – on the few options available the process is cumbersome, interest rates are very high, security requirements are scary and prohibitive. c) Serious border delays – trucks take 5 – 7
days to be cleared. Process is cumbersome. d) Aging equipment – frequent and regular breakdowns.

4) Recent developments to make products more competitive. I. Purchasing of BMA assets – fully equipped company. Capacity has been increased due to the availability of a fully-fledged machineshop. II. Procurement of new machinery – the pace is very slow due to limited funds. III. Product knowledge transfer with our principals in SA. We have sent our technicians to our principals for the purposes of having an in-depth knowledge of the equipment that we are supplying and being able to attend to all the issues in the segment without waiting for them to come in and assist. IV. Employee in house training – the emphasis is on back up of all the equipment that we supply. We have training program to equip our technicians to attend to an challenge that may arise from the market when equipment has been supplied. V. Conducive environment for employees to upgrade themselves. Employees are
I. ISO certification – preliminary work towards this achievement has begun and we are targeting Q2 2017. II. Expansion of the working area – construction of a state of the art big shed. Funding challenges are hampering the takeoff of the project. III. Replacing of old machinery by new and state of the art and technically advanced equipment. Again funding challenges pop in. IV. Replacing of the current fleet of vehicles – service vehicles have gone beyond their best before dates. They are now very expensive to keep on the road. Funding challenges. V. Harare workshop – has been postponed several times due to lack of funding.
6) Government intervention to restrict imports – create a conducive and easy business environment by - availing affordable funds, introduce strict and tight entry requirements for exports, support ideas from industry, put into practice and implement recommendations from industry.
7) The mining industry has great potential to sustain the economy in the mid to long-term because of availability of varsity minerals resources and the demand will always be there and the metals prices fluctuations are manageable.
