Architectural and Planning Studio have designed a new classroom block for St Michael’s Presentation Primary School in Borrowdale. APS came up with a master plan for the school whereby the new classrooms help to create a central quad which helps to draw the different buildings together, as well as allowing for future expansion. Buffalo Creek Spur Opens In Borrowdale text: Michael Nott | photos: Structure and Design

S

TEAK LOVERS - and others - are in for a treat as the new Buffalo Creek Spur in Borrowdale (at Sam Levy’s Village just next to the cinemas) opened its doors to sit down diners a few weeks ago on 23rd March. Located in the old News Café site, the Spur is situated conveniently for cinema goers, shoppers and families looking for a great meal. While Spur has built their reputation on steaks and burgers, they also offer salads and vegetarian friendly meals and decadent desserts. The restaurant is fully licensed too. Although development was completed and the restaurant was ready to open a while back, in April 2020, Spur elected to keep the doors shut for almost a year until the lockdown restrictions were partially eased. They are still only operating at 50% of their seating capacity and under restricted opening times, in line with the new Covid regulations. The restaurant has a seating capacity of 180 diners, inside and in the outside seating area. They are currently open from 8am until 7pm, daily, perfect for breakfast, lunch and dinner. The trading hours will be reviewed once regulations are eased. ISSUE 38

Spur Steak Ranches has a history in Zimbabwe, with restaurants that had closed unfortunately, some years ago. In 2020 local food giant, Simbisa, was excited to re-launch the Spur franchise in Zimbabwe with the development of Buffalo Creek Spur in Harare. Simbisa’s expansion strategy includes opening Spurs in other locations in the future. The Simbisa Group includes a number of well-loved QSR (Quick Service Restaurant) outlets such as Chicken Inn, Pizza Inn, Baker’s Inn, RocoMamas, Nandos and more across Zimbabwe. They have a wealth of experience and expertise in the fast casual dining business. With such skilled backing and support, Buffalo Creek Spur is bound to succeed!

The Spur Corporation started out in Cape Town in 1967 when Allen Ambor opened the Golden Spur in Newlands. From humble beginnings the simple steakhouse restaurant has grown into the Spur Corporation which now includes Spur International, Spur Steak Ranches, Panarottis Pizza Pasta, John Dory’s Fish Grill Sushi, The Hussar Grill, RocoMamas, Spur Grill & Go and Casa Bella. It currently has 569 outlets worldwide, with restaurants in various parts of Africa, Mauritius, the Middle East and Australasia.

Structure and Design was lucky enough to meet up with Maarten Pienaar, Regional Operations Manager for the Spur Corporation for the whole of Africa, at the new Buffalo Creek Spur. Pienaar was here to oversee the opening of the restaurant on 23rd March and stayed on over the Easter holiday to ensure that everything is running smoothly to Spur’s stringent international standards. He assured us that the Borrowdale restaurant is certainly on par with the group’s other outlets around the world – in terms of the interior design and layout, the menu, the presentation and the service. The interior layout and décor of the restaurant was drawn up by South African company Design Concepts in line with the Spur restaurant building and décor specifications. This ensures that all Spur outlets have a coherent theme and a similar image and that the kitchens, serving areas and seating arrangements are of a consistently high standard. In keeping with Spur’s image as a family restaurant nearly all Spur restaurants have a supervised play area for kids that is safe and fun – perfect for kids’ birthday parties or just to keep the little ones occupied while the adults enjoy their meals. Design Concepts also specify décor items like the themed light fittings and the Native American inspired artworks. Local company A. M. Machado Building Contractors were selected as the main contractors for the re-fit as they have a great reputation for both construction and complex shopfitting projects. (See Structure and Design issue 29 for examples of Machado’s shopfitting at CIMAS’s new headquarters in Borrowdale.) The exterior of the new restaurant has almost the same footprint as the old News Café except that the southwest corner, which was formerly enclosed with canvas drops, has now been enclosed in aluminium and glass with a Chromadek roof, and incorporated into the interior space. The outside dining deck was pre-existing although it’s been spruced up with new floor tiles. Inside the restaurant is radically different. The old News Café fixtures and built in fittings (including the kitchen) were demolished to accommodate the new layout. Floors were stripped, new raised sections for seating were built and the whole space was retiled. Floor tiles are set out in a square pattern for most of the open walking and serving space while the seating booths have tiles in a different colour or set out in a herringbone pattern to demarcate various areas and different uses. 24

Planter boxes and partition walls for the seating booths were added as well as the built in serving counters which separate the kitchen and the bar area from the main restaurant. A new reception and cashier’s desk were added to the entrance to create that well-known Spur welcome. Exposed brickwork and timber cladding on sections of the walls adds textural interest. An interesting detail that’s unique to this branch is the embossed Zimbabwe bird set on the wall above the long bench seat adjacent to the play area.

The existing bathroom facilities were completely gutted and refitted by Machado who installed new tiles, sanitary ware and custom made Meranti doors. There’s an interesting tile design in the bathrooms – small triangular sections at the tops of the walls have been clad in timber strips in contrast to the wall tiles. The glass and aluminium partitioning for the kids’ play area was added to ensure the young ones’ safety in a controlled space, while still being able

to see out and to be watched by their parents. The partitions also help keep the noise down! New suspended ceilings and bulkheads were installed together with new air conditioning ducts and vents and a new electrical layout for the lighting plan. The suspended ceilings and the aluminium windows and doors were supplied and fitted by Postcorp Aluminium and Glass. The electrical plan also meant that new DB boards were needed with the electrical work done by Cypriano Electrical under sub-contract to Machado.

The lights consist of downlighters, spots and themed hanging pendant lights which together with some exposed timber beams and decorated dropped bulkheads add warmth and cosiness. Most of the interior furniture – booth seats, chairs and tables – was imported from Spur’s South African suppliers, although Machado needed to assemble some of it and make repairs where goods had been damaged in transit. The reception desk was sent up too, but Machado adapted it slightly to create a perfect fit. The kitchen was completely relocated from the old News Café layout and set up in an open plan layout so diners can see their food being prepared. It’s all part of the experience and the theatre of the dining experience, and as the regional manager said, “We’ve got nothing to hide!” The kitchen fittings - grillers and fryers, fridges and freezers and all the other necessary apparatus, including the extractors and dishwashers - were all imported from South Africa and are standard Spur equipment. Machado oversaw all the new plumbing, electrics and gas installation for the kitchen and cold rooms.

C

yrex Branding was started back in 2006 by local entrepreneurs Annabell and Wisdom Gakaka, working out of a small office in Harare CBD . Initially their focus was almost exclusively on the design aspects of logos, branding and signage, incorporating the creating and refining of corporate images and identities. Over the years, as their experience grew, they expanded into the manufacture, production and installation of a wide variety of signage, branding, corporate gifts and merchandising and even sampling booths and exhibition stands. They now describe themselves as a “Premium Promo house” and “Brand Application Specialists” with the vision to “help you bring your brand to your target market in a creative and cost effective way”. While they’ve maintained their highly original and innovative creative side they’ve also become experts in all the most up to date technical aspects of sign and brand creation. Their scope of work includes the now fairly commonplace cut vinyl signage, 3D channel and cut out lettering, illuminated signs, banners and billboards, flags, teardrops and fountain signs, printing onto PVC, Panaflex and wide format printing, vehicle branding, residential signs and a host of other visual formats and applications. As with most areas of design and manufacturing global trends keep on evolving and changing, both visually and technically. The film industry, for example, has come a long way from the old black and white movies with simple painted backgrounds to the current movies with highly specialised computer generated effects. The old neon signs made from bent and shaped glass tubes are now seldom seen – in fact they now have a kind of retro look about them. They’ve been replaced by illuminated signs using LED rope or strip lights or outdoor digital display boards. Cut or printed vinyl has replaced hand-painted signs and spray guns have taken the place of paint brushes.

Cyrex Branding are at the forefront of modern trends both in the visual creative field and in their on-going investment in new technology and manufacturing machinery. They are constantly upgrading their skills and their equipment - as well as continuously training their staff in new methods of production. Their new equipment is imported from around the world and usually, especially with the more complex machinery, the manufacturer will send out a technician to install the equipment and train the operators in their uses and maintenance.


Cyrex Branding can even turn their skills to interior décor particularly for the creation of corporate images. Their own reception area at their office is a good example – there’s an orange cut out Cyrex logo on a grey wall, orange lights above the reception desk, an orange wall clock and one orange wall. Although it’s not overpowering it all comes together as a coherent whole. While part of the impact is very bold and direct there’s also a subliminal impact that stays with you long after you’ve left their office. You’re certainly likely to remember them! Cyrex Branding also has a dye sublimation facility, which produces fabric prints for curtains or cushions with unique designs for corporates or interior designers. So signage and brand creation is not just about names and logos – there’s a psychological aspect to it too.

Cyrex Branding excels at work on corporate projects, often working with architects, engineers, designers and contractors from the concept stage so that the resulting branding and corporate image is an integrated part of the overall design – rather than something added on at the last minute as a bit of an afterthought. They frequently work as part of a creative team that includes builders, bricklayers, carpenters, ceiling and partitioning installers, painters and a host of other disciplines in order to make a client’s dream a reality. Although each project is intensely clientbased Cyrex Branding also works closely with advertising agencies and marketing experts to achieve the shared end goal. ISSUE 38

Cyrex Branding also offers nationwide maintenance plans whereby they’ll periodically check on a client’s signage to make sure it hasn’t faded, lights up correctly, remains structurally sound and still looks as good as new.

rom the time St Michael’s Presentation Primary School opened in 1951 up until 2015 St Michael’s functioned as a preparatory school for children up to Grade 3. From there students would go on to Hartmann House to complete their junior school years and then most would go on to St George’s College for their senior school tuition. In 2015 St Michael’s opened their ECD block in line with government regulations that all junior schools should establish ECD classes. Then in 2017 St Michael’s opened their first Grade 4 class, with Grade 5 following in 2018, Grade 6 in 2019 and Grade 7 in 2020. The new developments were in part stimulated by St George’s decision to introduce new classes at Hartmann House from ECD to include Grades 1, 2 and 3 which meant that Hartmann House would no longer be in a position to accept all of St Michael’s boys when they completed their Grade 3. Thus both Hartmann House and St Michael’s would now be fully functional, independent junior schools catering for pupils from ECD all the way to Grade 7. St Michael’s students are, however, still given preferential consideration for entry into Form One at St George’s College. The growing number of students and the introduction of new Grades meant that St Michael’s needed extra space to accommodate the new classes. After careful consideration in 2019 work started in March 2020 on the construction of two new blocks of four classrooms which were officially opened for classes at the end of the year. Construction of the project took nine months to complete (including unforeseen delays due to lockdown) with Kalamain Construction as the main contractors and Brown’s Engineering providing the structural steel. Quantity Surveying services were provided by QS Albert Muriwa from TN Zuzanyika Associates.

The history of St Michael’s begins in faraway Ireland and dates back as far as 1775 when Nano Nagle, founder of the Presentation Congregation (Sisters of the Presentation of the Virgin Mary) opened her little school in County Cork in Ireland. The first school, and other schools which followed, favoured the poor and underprivileged and were set up in defiance of the established order challenging the institutional injustices of the time. The schools spread to colonial India and later to Rhodesia where in 1949 they established mission stations and schools in the Eastern Highlands. In 1950 Bishop Chichester, great grand-nephew of Nano Nagle, invited the Presentation Sisters to open a Preparatory School for Catholic boys in what was then Salisbury. Subsequently in December 1950, Mother Bernard Ryan and Sr Marie Louise Frost took possession of the current property in Borrowdale – the former residence of Sir Ernest Montagu who had purchased the original site in 1912 from Frederick Courteney Selous. St Michael’s Preparatory School was opened in 1951 with 33 boys enrolled in Standard 1 and 2. Initially classes were held in the Convent where the Presentation Sisters now live. In 1951 tenders were invited for the construction of new classrooms. The new school building was officially opened in 10 February 1953 with 40 boarders and 135 day scholars. In 1963 the Presentation Sisters – like their founder Nano Nagle - once again found themselves challenging the established colonial order when they accepted Solomon Chiweshe as their first black pupil. At that time blacks and whites were required to live separately and attend different schools. As the school continued to grow more buildings were constructed and added in an organic way as needed, although with little consideration of an overall plan for the layout of the classrooms on the site, and in an incoherent assortment of architectural styles – different styles of windows and doors and a variety of roofing materials including tiles, asbestos sheeting and corrugated iron sheets.

St Michael’s, under the aegis of current headmistress Mrs Cathy Shadwell, approached local practice Architectural and Planning Studio to design two new classroom blocks, each made up of two classrooms, storerooms and ablutions. Graham Cochrane from APS immediately realised that the project would involve more than simply plans for additional classrooms and a decision about where to site them – there needed to be a masterplan that would at least attempt to create some coherence from the existing structures as well as allowing for future expansion. After careful consideration of the various elements involved – the site, the environment, climate issues, the direction of the sunlight, as well as the needs of the school – a comprehensive masterplan was drawn up. The scheme would place the new classrooms almost opposite the existing main administration block in the middle of what was originally a sports field. (There’s plenty of space on the large grounds for other sports fields so the loss of the field was not a major drawback.) The position of the new classroom blocks, together with the existing buildings, would help to create a roughly circular enclosed space which could be used for school assemblies or other functions. It would also leave space for future construction to close up the circle and define it more clearly. According to Cochrane, “The concept masterplan design of the school aims to achieve a progression of phases that untimely results in a large courtyard space - the heart of the school. The courtyard space could contain a variety of outdoor learning spaces such as small amphitheatres or even diverse mini-biomes or ponds to add to classroom-based learning. The design of the courtyard would aim to be an exceptional facility that provides a safe, protective, accessible and effective learning environment.”

Once the masterplan was drawn up APS could continue to plan the classroom blocks confident that the new buildings would be an integral part of the school’s future development. Cochrane worked on the design with his team from APS which included Craig Muyambo and Tadiwa Mashiri. The classroom blocks are set out on a roughly east/west axis so that they can take advantage of winter sun for natural warmth and sunlight in winter, while remaining cool in summer. Between the two classroom blocks is an interior courtyard bound by the two structures and partially closed at the end facing the courtyard by an exposed brick wall. The wall has a slightly playful design with alternate squares of brick punched out in a relief pattern and squares left open as see-through voids. The wall has an L-shaped concrete bench running across it and alongside a built in planter box. The partially enclosed space can be used simply as a play area or as an outdoor classroom. The wall is repeated to the side of both classroom blocks. Both blocks have a covered verandah running down the full length where pupils can hang up their satchels and blazers and assemble before classes. Careful attention has been paid to the height of the windows to allow the maximum amount of light to enter the classrooms while preventing kids outside peering into the classrooms and distracting the learners inside during their lessons. There are windows on both sides of the classrooms to allow for good ventilation and temperature control helping to create comfortable working environments.

At the end of each classroom block an open walk-through space leads to ablutions – one section for staff and one for students. There are plans to have lockers installed here for students’ personal effects. Inside the classrooms are fairly plain and utilitarian with good natural lighting and airflow. There are the usual built in blackboards as well as smart boards for projecting slides or videos and pin boards for posters and illustrations. One classroom has been set up as science laboratory with benches and the necessary teaching equipment. Floors are plain polished concrete and ceilings are tongue and groove pine which follow the pitch of the roof. The high ceilings give the impression of an extra volume of space, keep the rooms cool and help to deaden echoes and reverberations. On one of the classroom blocks the pitched roof is extended outward towards the large central quad creating a small stage with a paved, slightly raised floor. The open gable end of the roof has been enclosed by an ornate metal screen designed and manufactured by metalworking guru Alain Grand from the local company Arrosoir et Persil (www.arrosoir-et-persil.fr), specialists in decorative metalwork. The design incorporates a lantern shining through a network of oak leaves and branches. The design has been laser cut from 3mm steel sheets and set on to a framework of square steel tubes to support it. The oak tree has always been the symbol of the Presentation Sisters illustrating how great things can grow from small seeds. Alain Grand also made the gates at the entrance to the school. The outdoor stage is perfect for events, speeches, little shows or exhibitions, or award ceremonies. 50

While 2021 has brought much delight and many reasons for celebrating, including the new classrooms and the new masterplan for the school, it also brought some sadness. Sadly the school mourned the passing of Sr Margaret Duggan, associated with the school since 1985, first as a Grade One teacher, then as Headmistress and later as the Representative of the Presentation Sisters in the school. She suffered a stroke on New Year’s Eve and passed away on the 18th January 2021. Cochrane succinctly says of the new project, “We recognize that the best school environments give an impression of liveliness, with attractive spaces and a general feeling of pleasantness which it is difficult to define.”

GAIN HARDWARE OPENS IN GRANITESIDE… …for all your construction and home hardware at discount prices text: Michael Nott | photos: Structure and Design

T

he Gain Cash and Carry Group, best known for their wide range of FMCG (Fast-moving consumer goods) at highly competitive, discounted prices, has recently branched out into hardware retail outlets. They already have very successful hardware sections at Gain Cash and Carry stores in Harare at Lytton Road, their TSF branch in Willowvale, as well as at their Gweru branch. They also have containers for cement sales at their Junction branch in Southerton and at Muzurabani, Ruwa, Triangle and at Kelvin Corner in Graniteside. These branches only sell cement so far and are not yet fully fledged hardware stores. Gain Cash and Carry was first registered in 2016 – the company being formed by a management buyout of 59 National Foods outlets across Zimbabwe. Initially Gain distributed mostly National Foods products in their FMCG outlets but soon expanded and diversified to offer a full range of supermarket goods. At this stage there were two main store formats – the wholesale supermarkets and dedicated stockfeed stores. In 2019 management decided to grow and expand into the hardware sector and their ‘store within a store’ concept was born. Hardware seemed a logical addition to their already extensive portfolio. They opened their first Gain Hardware in Gweru in November 2019 and Graniteside was officially opened in February this year.

It’s conveniently situated on Boshoff Drive – a busy thoroughfare just off the main Seke Road – with easy access to the CBD and industrial sites and convenient for residents from the southern suburbs. The site also has ample parking for customers and loads of space for deliveries and collections. The exterior has received a bit of a facelift with gallons of Gain’s signature bright green paint, a new roof section over the entrance, a new more open and attractive glass façade, some bright eye-catching signage and a new bright green palisade fence that separates the parking space from Boshoff Drive. Combined together a few renovations can transform a tired old building and create a vibrant, new and very distinctive corporate image. It’s bound to attract their target market – individual home owners and DIYers (both local and in the diaspora) big contractors in the construction and renovation industries as well as institutions embarking on new projects or updating existing, established ones.

The newest addition to their stable, situated on the corner of Boshoff Drive and Kelvin Road South in Graniteside, Harare, is dedicated solely to hardware, building and agricultural products. It’s opposite Waverly Blankets in the premises formerly occupied by UBM Hardware. The building has been sort of turned around, so the main frontage and the entrance is now from Boshoff Drive rather than from Kelvin Road. The UBM building had been vacant for a number of years and was desperately in need of being brought back to life. The various buildings and warehouse spaces were ideally suited to their needs and there was not a great deal of structural work needed to make the premises function efficiently. Most of the structural work was cosmetic and involved renovations and refurbishment rather than drastic changes. ISSUE 38

T

HERE’S a brand new shop and office block on the corner of 7th Street and Kwame Nkrumah Avenue in Harare called Samalex Mall. This part of the City is a mix of older blocks of flats, some even older houses, shops, workshops, bars, nightclubs and restaurants. While some of the existing buildings are still used as residential spaces others have been converted or renovated to businesses with varying degrees of success. The new mall, constructed by Gladorn Contractors, looks fresh, smart and modern, in contrast to most of the surrounding structures. It certainly helps to uplift the area and hopefully there will be similar upgrades and developments in the near future. Gladorn Contractors has provided a great example of how the older parts of ‘The Avenues’ can be brought back to life and turned into more desirable spaces to live and work. The smallish corner property originally had an older house built on it (probably from the 20s or 30s) which had been neglected over the years and fallen into a bad state of disrepair. In addition the old house had no outstanding architectural merit and being on the corner of two busy roads it was no longer a great place to live. The rundown old building was demolished and in its place Gladorn has two storey block of 1,240 m² 628 m² on the ground floor and 612 m² on the first floor, connected by a central staircase. The building has a span of 42 metres of street frontage facing onto 7th Street with convenient paved parking on both 7th Street and Kwame Nkrumah. A row of palm trees across the street frontage will help to shade the building, offer some shelter for pedestrians and help to beautify the neighbourhood. ISSUE 38

The 7th Street façade of the building is fairly minimalist and uncluttered consisting mostly of large glass windows and doors in bronze coloured anodised aluminium frames, offering shops on the ground floor the maximum window space to display their goods and attract attention from passing trade, whether from pedestrians or motorists. Once tenants have fully moved in logos, signage and attractive window displays will make the façade colourful and appealing. The front is broken by slim concrete pillars and a generous stairway leading to the first floor. The first floor windows are set slightly back so there’s a covered walkway in front – sort of a long verandah with simple, open, steel railings. The covered walkway also provides some shade for the top floor tenants as the building is east facing and gets the full morning sun. While the ground floor will be mostly shops the first for is ideally suited for office spaces. In fact, once completed, Gladorn Construction will have their own offices there! Tenants on the ground floor will include some spares outlets for the motor trade, a hardware store and a pharmacy. The first floor tenants will include Gladorn Contractors and most likely a medical laboratory, an interior décor shop, an outlet for gas and appliances and an upmarket furniture supplier. The location and the structure are so attractive that almost all the space was snapped up by prospective tenants before the building was even complete.

The building was designed by Garikai Muzarurwi from GM Designs together with Godfrey Nyagato from Archstruct Engineering with Brownfields Property Consultancy as the project managers. Gladorn were the main contractors as well as supplying QS and procurement services and overseeing the subcontractors. The building is mostly brick, glass and aluminium under a Chromadek roof. (The roof was supplied and installed by Grid Transmission.) Work started in mid-2018 but was significantly hindered by the City of Harare’s long delay in granting planning permission. In addition the outbreak of the pandemic saw huge disruptions in both labour and material supplies. A Certificate of Occupation was finally given in March this year and the building is expected to be fully occupied by the end of April.

Gladorn Contractors has basically provided an empty shell so tenants come fit out and adapt the spaces to suit their requirements. All the units have suspended ceilings, a small bathroom area, a storeroom and space for a kitchenette. In addition each unit has its own pre-paid ZESA metre so there’s no disputes about individual payments. Water for the complex is supplied by Council but there are additional water tanks for storage and a borehole on site. There’s also 24 hour security so tenants can be assured of their personal safety and the safety of their assets and stock.(a

Gladorn Contractors was founded by Pardon Muchichwa in 2008 and initially operated informally on a smaller scale. The business was officially registered in 2018 and has continued to expand and grow rapidly since then. Just a few of their previous projects include work on a number of residential projects in Marlborough and Glen Lorne, tiling and cladding for Mandara Manor, Kashaya Estate renovations, refurbishments and construction, Spey Bay Resort gazebos and partitions and Meemy Lodge in Masvingo.
