PUBLISHER’S MEMO
W
e’re celebrating our 40th issue with a bumper crop of articles showcasing Zimbabwe’s diverse design and construction industries. Our main feature this issue is the striking new showroom and workshop space along the Airport Road specially designed to display BYD’s exciting new range of fully electric vehicles. It’s a major first for Zimbabwe and proves that we’re right up to date with the latest international, environmentally friendly trends. The eye-catching structure was developed as a collaboration between two young, innovative local companies – Kingswood Construction and Inviktvs Design Group. We’ve also covered the launch of the Mbuya Nehanda commemorative statue in the centre of Harare at the intersection of Samora Machel Avenue and Julius Nyerere Way. The statue and pedestrian bridges have changed the face of Harare’s inner city. Chop Chop have opened a new complex in Waterfalls at the Zindoga shopping centre which promises to provide great food and entertainment for residents in the surrounding suburbs. Included in the complex is their meat factory, butchery and bottlestore. The development has upgraded the area and hopefully other shop owners will upgrade their premises too. The new developments taking place at Marimba Park will come as welcome relief to most residents as they will now have formal title deeds for their properties as well as access to decent services like water, electricity and sewerage and well-constructed and maintained roads. The Steel Building Company recently handed over their turnkey warehouse project to TSL Properties. The warehouse in Southerton is unusual in that it was
constructed on the site of three previous buildings and the existing individual floor slabs have been incorporated into the new build. Perfect Roofing Solutions has opened a new showroom in Graniteside to augment their showroom and factory in Msasa. It’s a much more convenient location for some customers and offers the same full service as their Msasa branch. The Mokuba Group of Companies – incorporating Mokuba Infratech and Mokuba Kitchens – recently launched a new addition to the family, Maori Furniture. Maori designs and manufactures custom made furniture for offices, homes and retail spaces and complements Mokuba’s existing businesses. Dawn Africa has relocated to new premises along the Seke Road offering a wide range of wholesale plumbing and sanitary ware for both retailers and individual customers. They still offer their usual great services and technical advice and they’re looking to venture into a new area – prefab building structures. We’d also like to welcome on board Zimbabwe’s leading upmarket Real Estate Agents – Property Shop. In this issue we introduce you to who they are and what they do and in future issues will cover all things related to buying, selling, renting and developing properties. We’ll also feature some of the best properties on the market under Property Shop’s expert management. Enjoy our celebratory 40th issue – you can look forward to much more to come. n Africa Day this year, the 25th of May, President of Zimbabwe Emmerson Mnangagwa unveiled a statue commemorating Nehanda Charwe Nyakasikana, (c1840 – 1898) commonly known as Mbuya Nehanda. The 3m tall statue is situated on a revolving platform at the centre of two purpose built, intersecting pedestrian walkways specially constructed where Julius Nyerere Way and Samora Machel Avenue intersect. Mbuya Nehanda is well known to most Zimbabweans as the 19th Century spirit medium (svikiro) of the Zezuru Shona people, as well as being a fearless leader of the First Chimurenga in the war against the colonisation of Zimbabwe by the British South Africa Company led by Cecil John Rhodes. Nehanda and her ally Sekuru Kaguvi were captured by the Company and executed on charges of murder in 1898.Both Nehanda and Kaguvi have become revered and powerful symbols of the struggle against colonialism and minority rule. Nehanda in particular has become a potent icon of Shona culture and heritage as well as a significant source of inspiration for the nationalist struggle in the 1960s and 70s. The bronze statue was designed and made by local Zimbabwean sculptor David Guy Mutasa. The lead architect and project manager was Tapiwa Chiwara from the Ministry of Local Government and Public Works. In an interview in The Herald conducted Agric, Environment & Innovations Editor Sifelani Tsiko (dated 31st May 2021) Chiwara listed the contributors to the project: - Tapiwa Chiwara — Project Manager and Design Architect, Edward Nyanzira — Project Structural Engineer, Oscar Muza — Project Mechanical Engineer, Edwin Murimi — Project Civil Engineer, Shepherd Mukorera — Project Electrical Engineer, Lilian Mandishona — Project Civil Engineer, Talent Mashinga — Resident Engineer and Lydia Gubwe an architectural intern. Works (Swaszy Granites), Onias Tinotenda Chagaresango — Projects Director, Steel Fabrication Works (Essar Tubes and Towers), Emmanuel Chimedza — Managing Director. The assembling of the rotating platform was done by Kinotec Engineering and Equipment with Godfrey Mabvurwi as the mechanical engineer. In the same interview Chiwara described his inspiration, “Since as an architect through my research, Mbuya Nehanda said: ‘Mapfupa angu achamuka’ (my bones or my spirit will rise) that became the bedrock of my thoughts. In brief, I idealised her spirit being immortalised by being buoyant, lifted in the air…The design was also site responsive since there was a need to minimise traffic on the busy intersection of Samora Machel and Julius Nyerere.” In addition the memorial is situated adjacent to the City Presbyterian Church which is built on the site of the naturally occurring springs which were a major source of water for Nehanda and her comrades. Work on the project started in 2020 and took around 11 months to complete. It was initially estimated to take around two months but the discovery of uncharted underground services and the Covid pandemic resulted in unforeseen delays. According to Chiwara the monument was
built using steel, cobblestones, concrete and glass. “To be specific, we used reinforcement steel of about 45 tonnes, structural steel for the bridge — 58 tonnes, premix concrete —480 cubic metres, glass — 450 panels and about 58 000 stone bricks…

iconic profile The design consists of linear black granite strips that resemble the democratic black majority rule. It also has cobblestones which were laid using dry construction that mimics Great Zimbabwe Monument…The steel trusses are laid in a chevron pattern which was again adopted from the Great Zimbabwe Monument and represents and honours the ingenuity of our ancestors… The materials used in the design are maintenance free and timeless. Firstly, the statue is made of bronze, a timeless material. The structure consists of galvanized steel and concrete which are very durable and weather proof materials. The glass is a 12.4mm thick glass panel which is break-proof. Lastly, the cladding consists of granite and cobblestone which is also maintenance free and durable… The glass panels are etched with illustrations detailing the history of the liberation struggle and Mbuya Nehanda such that as you walk up the ramps you also learn about the history of the liberation struggle and the great heroine Mbuya Nehanda…On the northern part, there is a water fountain that represents an oasis — “chitubu cha Mbuya Nehanda” which was adjacent to the site. This is where she fetched water. The rotating equipment represents the Spirit of Mbuya Nehanda which can transcend all four corners of Zimbabwe. The Zimbabwe birds were placed flying on all four corners of the country.” The statue is mounted on an electronic rotating platform which has a capacity of two tonnes and can complete a full revolution in about an hour. The rotation is regulated by a programmable logic controller so that the equipment can be turned off and on automatically at specific intervals or the speed of the rotation can be adjusted as required. In addition new traffic lights – with solar backup – were installed at the intersection to control both vehicular and pedestrian traffic flow. While the walkways and the statues are set to change the cityscape of the capital Harare, and are an iconic reminder of Zimbabwe’s cultural and political heritage which should never be forgotten.

f you’ve driven down the Airport Road recently you’re bound to have seen the new car sales showroom (at 31 Airport Road) with its eyecatching red, black and glass façade. The iconic modern building is the new headquarters for the Grand Auto Body Shop and BYD’s electric vehicle showroom. It’s also home to BYD’s solar power division and Lindezi Travel and Tours – all of which fall under the umbrella of the Tsapo Group of companies. Formerly situated at 184 Mutare Road in Msasa the group re-located to the Airport Road premises in March this year. The development was a collaboration between Kingswood Contracting - civil and building contractors - and the Inviktvs Design Group. 4M Construction acted as the project managers with Grid Transmission supplying and installing the steel structure for the walls and the Chromadek roof and Aluminium Solutions installing the front glass façade. The back section houses Grand Auto Body Shop’s workshops and spares section. GABS have installed state of the art new technology for all their vehicle repairs and servicing, including three dedicated spray booths for different body finishing processes. The floor slab was especially re-inforced to accommodate the weight of the hydraulic vehicle lifting equipment and extra-large doors allow access for bigger trucks and buses. A sequence of translucent roof sheets provides natural light for the workshop while a series of whirlybirds punctuate the roof for ventilation.

STRUCTURE & DESIGN
The front façade is particularly designed to catch the attention of passing traffic. Large glass sheets set in black aluminium frames cover most of the front and partially wrap around the two sides giving the maximum ‘shop window’ display frontage. Above the glass, at the front edge of the concealed roof, a horizontal band, clad in charcoal grey Hulabond panels, appears to float above the red and black solid wall sections. On the left hand front corner is a square column also clad in Hulabond. While it appears solid it’s actually a hollow frame with louvres sections at the top and bottom to allow trapped hot air – heated by the afternoon sun – to escape without creating an oven inside. On the right hand corner is an exposed triangular steel frame which enhances the ‘industrial chic’ look of the building but it’s not just decorative, it serves a structural purpose too to support the roof.
main profile The building is on two floors and roughly divided in half – front (street facing) and back – with each half having approximately 1,200 sqm of floor space. The front section has a mezzanine which greatly increases the usable area for offices and for showing off the vehicles on offer. The building is surrounded by a paved area providing parking in front and access to the workshops at the rear. It’s separated from the road by a see through Clear View palisade which provides security without hindering sight lines.

Roughly in the centre of the façade is the main entrance flanked by the red painted brick wall on the left and a slatted black wall section on the right. The red wall provides a striking background for the white ‘BYD Build Your Dreams’ logo which is illuminated at night. The black wall is plastered and painted brick with black rectangular steel tubing mounted vertically as a kind of textured 3D cladding. The repeated vertical steel tubing pattern and the two central walls are meant to break the horizontal lines of the 60m long front elevation. To the right of the black wall the lower ground floor frontage doesn’t have any glass, instead there are two large black roller shutter doors providing vehicle access to the workshop behind. The roller doors are surrounded by more of the Hulabond panelling. Above the solid ground floor wall more glass panels provide a view of the upper level display floor which is particularly striking at night when the vehicles inside are lit up. Access for the vehicles on the upper level is via a hydraulic lift on the side.

The main entrance has a small portico sheltering it which also serves to accentuate the sense of scale. At the entrance the portico is normal height but as you pass through into the building the space opens up to double volume height. The stairs and ramp are clad in porcelain tiles that look like black marble and a stainless steel bannister leads you into the showroom.
Inside, to the right, Hulabond panels hide the ablutions while tinted glass allows a partial view of the workshop. Directly in front is the main reception desk with a pale grey woodgrain front and a Ceasarstone counter. Behind the reception desk the steel and teak staircase leads up to the first floor while behind the stairs is a glassed in cashier’s office. The staircase has glass and stainless steel bannisters which are repeated along the mezzanine gallery. Almost opposite the reception desk – on the inside of the red wall, is a small coffee bar for customers. 40

The main showroom has a sort of art gallery feel to it with glossy pale grey porcelain floor tiles and the double volume ceiling. The ceiling is made of timber slats treated in a bleached, whitewashed finish which allows the grain to show through. Ultra-modern swirly LED lights hang from the roof. The timber slats are continued down the wall behind the coffee bar and repeated on the bridge behind the staircase, although this time the timber has been stained in a variety of more natural, warmer colours. Set against the back wall of the showroom are a series of offices and a small boardroom. The offices and boardroom are sheltered from the afternoon sun by the overhanging mezzanine floor. The offices have wide timber slats – sort of like vertical blinds – to demarcate them from the showroom, and there’s some comfortable seating areas, like mini lounges, for waiting customers. The overall effect of the showroom is a clean, high tech, industrial look, softened by the judicious use of timber to soften and warm up the ambiance. On the first floor, overlooking the showroom, are the management offices and the executive boardroom, all set behind aluminium frames and glass panels, echoing the materials and the palette of the exterior. There’s also a small kitchenette and the staff ablutions. Because the offices are set quite far back in the structure they’re naturally sheltered from the afternoon sun. This section is connected by a bridge behind the staircase to the Lindezi offices and the top floor showroom. 42

EXCITING NEW MARIMBA PARK UPGRADE AND DEVELOPMENT
60
STRUCTURE & DESIGN
Following on from the overwhelming success of their huge Aspindale Park development Henkik Investments have embarked an on even more ambitious project – the development and regularisation of 2 600 residential stands covering an area of 180 hectares in Marimba Park – just adjacent to Aspindale. Marimba Park is bound by High Glen Road on the western side, Kambuzuma Road to the south and Crowborough Road on the eastern side and it extends towards the Bulawayo Road. In recent years – since the early 2000s – stands at the site had been parcelled out haphazardly and unsystematically by co-operatives and unscrupulous land barons who did not have legal rights to assign the stands to prospective residents. Some stands were given to residents free of charge while others paid varying amounts to the co-operatives. None were given title deeds to their properties and no services were provided.
Access roads are currently set out haphazardly, untarred and not maintained. Electricity and water supplies are erratic, or in most cases, non-existent. There is no system of storm water drainage. The stands are not connected to the municipal sewer network and residents rely on septic tanks and soakaways. Stands vary in size from 200 square metres upwards so in many cases the neighbours are very close by. There is no council water supply so residents rely on boreholes or open wells for drinking water and water for washing and cooking. In many instances the soakaways are adjacent to the wells and boreholes and water contamination – and the resulting outbreak of diseases like cholera and typhoid – seems inevitable. Harare recently experienced an outbreak of Cholera in 2018 so severe that it was declared a State of Emergency. There is no comprehensive plan for waste disposal or rubbish collection and piles of uncollected household waste can be seen along the verges of most access roads, adding to the unhealthy environment. residential profile Houses have been built without planning permission and in many cases are sub-standard and do not comply with municipal codes. However, it’s very much a mixed bag with some fairly substantial, solid homes mixed in with more informal structures. Some residents paid a significant amount for their stands 10 to 15 years ago and have invested their life savings in the construction of their family homes. One of the developer’s main priorities is to regularise the allocation of stands since receiving a mandate and approval from the Ministry of Local Government Public Works and National Housing. After some protracted legal wrangles the Ministry confirmed and approved Henkik’s ownership of the land and endorsed and supported their proposed development plan. Following extensive surveying and mapping out of the site the next stage is for Henkik to enter into and negotiate agreements of sale with established residents, eventually leading to proper legal title deeds. Unfortunately for some residents who were initially duped by the land barons it means that they now have to pay for their stands again – this time to the rightful, legal owners. Understandably, this has inevitably led to some confusion and resentment on the part of residents who have lived there for many years but Henkik is committed to resolving the issues as amicably as possible. Through their surveying and careful planning Henkik Investments has resolved to work around as many of the existing structures as possible as they install proper road access and connections to electricity, water and sewer lines. Benefits for the residents will include proper legal title deeds for their stands as well as the provision of decent roads and access to services and amenities. The developers pointed out that in addition they have planned for ECD centres, schools, churches, clinics, shopping malls and recreational facilities in a similar vein to the facilities provided at Aspindale Park. There are even plans to construct a state-of-theart ZRP post for the safety and security of the community and to upgrade the mobile network so that residents have access to high speed internet. Like with Aspindale Park the developers will not simply set up the residential suburb and then withdraw – Henkik Investments will continue to sustain their presence at Marimba Park for the maintenance and further growth of the infrastructure. Park even has a plans office with a selection of house designs which have been drawn up by architects and approved by Council. Prospective home owners can select from these existing designs or put forward their own designs for approval. Marimba Park administrators will also assist residents to get services like electricity and water properly connected with individual meters. The development has been set out in seven distinct phases which promise to move forward quickly and smoothly under Henkik Investment’s experienced guidance. The development will address the current huge backlog of affordable, decent housing which stands at around 1,25 million units. It will create a large number of employment opportunities in the construction industry and related sectors. The development is in line with government’s Vision 2030 plan to create an upper middle class income economy and improve the lives of Zimbabwe’s growing urban population.

Chop Chop Zindoga – Great Food And Entertainment! text by Michael Nott photos by Structure and Design
C
hop Chop has always been an innovative and exciting option for Harare residents to enjoy great food, good service and a welcoming and relaxed atmosphere – whether for a quick breakfast, coffee and cake with a friend, a delicious lunch, or a night out with dinner and drinks from their cocktail bar. It’s always been family friendly too, with special options on the menu just for kids. Chop Chop is a local Zimbabwean-Israeli enterprise Arplan Investments - that’s continuing to grow from strength to strength and diversify into new ventures.
With the first restaurant Marx established a type of design identity for Chop Chop which has been adapted and repeated in their other branches. It’s a kind of pared back, New York loft, industrial look, with a restrained palette of materials and often with exposed
The first branch was the Chop Chop Brazilian Steakhouse which was opened in Fife Avenue back in 2017 (see S&D issue 4) in an old colonialstyle house that had been sensitively converted and extended by Kirsten Marx from KRM Space Design. It was a first for Zimbabweans to experience the delights of Brazilian style cooking – and, of course, the type of coffee that Brazil is famous for. 78

brick work and ducting and simple but comfortable seating options. Pops of bright exotic colours contrast with plain interiors and together with attention to the lighting plan, murals and unusual tile details the overall ambiance is relaxed and welcoming.
The Fife Avenue restaurant is loosely divided into different sections – the front part is more informal and ideal for a quick breakfast or a light lunch. Then there’s the more formal section for a relaxed sit down dinner with family and friends, and there’s a fully stocked bar for drinks and cocktails created by their trained mixologists. Following on from the success of the Fife Avenue restaurant Chop Chop opened a smaller venue in Angwa Street in 2019 within the new Manhattan Interiors outlet. (See S&D issue 22) The new, more modest venue serves breakfasts and lunches (and takeaways) in the informal front section. The front part also has stools and tables set out on the pavement outside, much like European styled street cafes – something we’re not so used to in the CBD. Here Marx has echoed the industrial look with exposed brick work and fun custom made seating. The new venue also has a more elegant and sophisticated section – further back within Manhattan Interiors – where diners can enjoy a more formal lunch. In addition there’s a special emphasis on teas and coffees and on cakes and pastries which are baked fresh in-house every day. It’s a totally unique venue in the bustling City centre. Now Chop Chop has embarked an even more exciting and ambitious venture. They’re taking their distinctive brand of food and recreation to the Zindoga Shopping Centre in Waterfalls, just off Simon Mazarodze Road, only this time it’s on a much bigger scale. There’s their usual restaurant and bar, an entertainment section for live music and events, a Chop Chop Bottle Store liquor outlet, a Chop Chop Butchery and Superette and Chop Chop’s own in-house meat factory for processing and packaging their superior products. And all of this is contained within a single complex. The choice of venue is unusual to say the least – Zindoga Shopping Centre is a bit rough and ready, adjoining the gritty industrial sites of Workington and Southerton and the residential suburbs of Houghton Park, Highfield and Waterfalls. It’s not exactly the area most people would consider for an upmarket restaurant and entertainment centre but that’s exactly why it’s destined to succeed! There’s no other venue like it in the area so residents have – up to now – been forced to travel long distances into town for a decent meal or a night out. On the weekends there’s live music for patrons who want to get down and enjoy themselves in a safe and relaxing environment.
As its kid friendly, like all the Chop Chop venues, it’s a good place to treat the family for a Sunday lunch or a birthday celebration. They have frequent Family Fun Days to keep the kids entertained and well fed while the adults can enjoy their meals. It’s also perfect for executives and managers from the industrial areas to meet for a business lunch, a company
event, or to entertain visiting colleagues and associates. And the front section can be cordoned off from the restaurant for church groups, weddings and other private events. Chop Chop can supply special meal deals and catering for bigger functions. The central part of the complex, where the restaurant and bar is situated, has been converted from the old Munavu Spar supermarket. ISSUE 40

food design
Although Marx drew up the initial design concepts for the new venue she sadly left Zimbabwe before the project was completed, but many of her design themes from the other two Chop Chop outlets can be seen here. There’s an overall industrial look with some exposed brickwork, the high roof from the supermarket with exposed steel trusses and ducting and custom made tables and chairs, as well as upholstered banquettes for more intimate seating. Tables and chairs and much of the shopfitting were supplied by Bervich, steel manufacturers and furniture makers, who have worked with Marx on previous projects including the two earlier Chop Chop venues and the Hungry Panda and Grill Shack. (Hungry Panda and Grill Shack appeared in S&D issue 18). There’s the same open plan kitchen and grill as the other two Chop Chop venues, as well as the usual custom built pizza oven. There are also decorative painted murals by local artist Chengetai who also did work for the other two outlets. The hanging lampshades in the restaurant and the function area are from a woman’s basket weaving co-operative in Honde Valley in line with Marx’s fondness for supporting local rural arts and crafts.
82
The bar section is similar to the bar at Fife Avenue with overhead racks for glasses and great, atmospheric lighting. Between the main restaurant and the function space there’s a VIP lounge set up on the first floor. Here patrons can enjoy their meals in relative privacy but still with a view of the entertainment area and the stage. There’s also a balcony/gallery that runs from inside
STRUCTURE & DESIGN
to the outside overlooking the entrance so patrons can enjoy a breath of fresh air. The large front entertainment section, built by Grid Transmission in a kind of industrial warehouse style, is open to the restaurant and bar, but it can be completely cordoned off for special events and it has its own entrance and exit gates.
There’s a raised stage for performers at the end furthest from the restaurant and along one side there’s a dedicated bar for revellers set up in an industrial shipping container. The whole space is reminiscent of the old Book Café situated along Samora Machel Avenue. At the back of the complex is Chop Chop’s cold rooms and their meat processing department. Chop Chop buys their meat directly from the best abattoirs in Zimbabwe and they hang their meat
before serving it in the restaurant to ensure diners get the tastiest and most tender steaks. They also cut and pack meat for their butchery and they manufacture their own brand of pastramis and salamis. They whole complex – including the parking area – is totally safe and secure with guards patrolling full time and 32 CCTV cameras both inside and outside. When not restricted by the lockdown regulations Chop Chop Zindoga is open 7
days a week – during the week it usually closes when the last diner leaves and on weekends it’s open until around midnight. Chop Chop Zindoga opened in May this year and looks destined to become the prime venue for food and fun western suburbs. On 12th May this year The Steel Building Company handed over a brand new warehouse to TSL Limited. The warehouse is situated on the corner of Barrow Road and Paisley Road in Southerton, just behind TSL’s headquarters on Simon Mazarodze Road. It was a full turn-key project with The Steel Building Company as the main contractor, GPJ Projects as the project managers, BCHOD as lead engineers, and Berrycon Construction as the building sub-contractors.

The prime site has good access to the main road transport routes as well as railway servitude making it very convenient for moving goods to and from the warehouse. The side of the warehouse facing onto Barrow Road is 80% open to the road for easy access for large vehicles. There is a 6m overhanging veranda roof which shelters wide steel sliding doors for loading. The new warehouse occupies what was originally three stands each with a small separate warehouse on site. The old warehouses had been built in the 60s and 70s and were not in the best condition and furthermore they didn’t make optimal use of the available space. The three old structures combined had a floor area of around 6,000 sq. m while the new warehouse has a floor area of around 10,000 sq. m as well as a much higher roof.

STRUCTURE & DESIGN
The new warehouse has an under-truss roof clearance of over 8 metres allowing ample space for storage racks. For TSL Limited it made good business sense to demolish the old structures and replace them with a new, state of the art structure which would support their “moving agriculture” business strategy. TSL had been considering the new development for some years but finally put their plan into action in early 2020 conducting their own in-house demolition of the existing buildings before The Steel Building Company stepped in. When The Steel Building Company started work there were three existing floor slabs left over from the old buildings. These three slabs were incorporated into the new single slab created
by Berrycon Construction. The new floor slab has a Grade A strength that can cater for the weight of large, heavy forklifts and fully stacked racks of commodities. The floor slab also has a specialised BASF anti-dust finish to eliminate powder and dirt created by the forklifts and other equipment. There was an old existing brick built structure of around 20m x 50m which was not demolished and serves as offices and ablutions. The Steel Building Company incorporated the existing building by chopping out a corner of the new structure on the front left hand side facing Barrow Road.

The new warehouse cladding is made up of a brick-and-mortar perimeter wall, as well as metal sheeting above the wall that is set on a steel grid frame. At the top of the walls, just below the roof, there’s a band of translucent sheeting of 1,6m high to allow natural lighting inside. There are also translucent sheets incorporated in the roof sheeting and along the centre ridge vent. The roof spans about 50 metres with just a single row of supporting columns in the centre to maximise the usable floor space. Big warehouses are usually dark and stuffy but the abundance of translucent sheeting provides natural light, the wide sliding doors can be opened to provide natural ventilation, while the high roof, clad with Alububble, helps to keep the interior cool. The natural lighting can be augmented by two lines of high bay LED industrial lights to achieve a high lumen lighting spec. The lighting was installed by electrical sub-contractor Wicked Electrical.

STRUCTURE & DESIGN
As the warehouse is intended for agriculture commodity storage there is a comprehensive and efficient fire control system incorporated in the roof supplied and installed by local experts Fire Consult - Fire Protection Engineers and Contractors. The fire protection installation is backed up by significantly sized water tanks with both electrical and diesel water pumps for a total safety system. The project was signed on by The Steel Building Company just before the first Covid lockdown last year. Despite the restrictions brought about by the pandemic – as well a month’s delay on the external work caused by the heavy rains experienced in the 2020/2021 rainy season – the project was completed on time and on budget for the official handover on 12th May this year. The Steel Building Company pre-purchased the majority of the materials
needed so they managed to avoid the delays in material shipments caused by the pandemic and also kept the price down despite unforeseen increases related to fluctuating exchange rates. TSL Limited is a wholly owned Zimbabwean company which was founded in 1957 and is listed on the Zimbabwe Stock Exchange. Through energetically pursuing a policy of diversification the company now has five distinct units – namely Logistics, Paper and Packaging, Tobacco, Agro Inputs and their TSL Properties Limited division. TSL Properties Limited are the real estate arm of the company, developers (and proud
owners) of the new warehouse project. TSL Limited describes their company as “an integral and intelligent handler of all movement and commodities exchange in the Agricultural Value Chain…from seed to shelf, we provide comprehensive solutions…We provide agricultural inputs (chemicals, fertilizers and packaging), a market exchange platform and end-toend logistics solutions to producers and processors of agricultural commodities on our intelligent and integrated business, technology and industrial infrastructure platforms”. The new warehouse designed for agriculture commodity storage perfectly fits the bill.
The Steel Building Company (incorporating Superstructures and Agristructures) are a leading manufacturer, supplier and installer of engineered steel buildings for the agricultural, mining, industrial and commercial sectors with over 30 years’ experience in designing, fabricating and erecting steel-framed buildings in Zimbabwe and the southern African region. stiz t/a Dawn Africa Zimbabwe recently relocated to their new warehouse and distribution centre at 108 Seke Road, diagonally across the street from ABC Auctions. Some years ago Astiz had a warehouse and showroom in Southerton, before relocating to Cam Road - just around the corner from their current premises - and then on 21st January this year they opened their brand new premises along Seke Road. The move from Southerton to Graniteside makes it much more convenient for customers to view their broad product range, place their orders and collect their goods. The new premises on Seke Road has a small showroom in the front as well as office space and three floors of warehouse space to accommodate their extensive amount of stock. Dawn Africa specialises in supplying sanitary ware and fittings, plumbing materials, and a range of hand and power tools. In the very near future they’ll be establishing an exclusive range of paints and related accessories like brushes and rollers, scrapers, water paper and all the other essential bits and pieces. Dawn Africa stocks leading South African and international brands imported directly from their sister company based in Germiston, Gauteng. The SA company manufactures, sources and distributes well-known, high quality, branded hardware, sanitary ware, plumbing, kitchen, bathroom, engineering and civil products throughout the Southern Africa region including Botswana, Lesotho, Namibia and Swaziland and there’s a 94

sister distribution outlet based in Lusaka, Zambia. This enables Dawn Africa Zimbabwe to have a very reliable and dependable source for their various product lines and insures that they keep up to date with the most recent trends and technological advances. The large scale of the business allows Dawn Africa Zimbabwe to procure stock at the most competitive prices – and pass the savings on to their customers.
Just a small selection of Dawn Africa’s brands includes the full range of Cobra taps and fittings, Vaal Sanitaryware, Libra Bathrooms fittings and accessories, Plexicor Bathrooms, Franke products and Kwikot Kwiksol solar geysers and electric pressure geysers. And if you don’t see what you want in the showroom Dawn Africa has a large selection of the most up to date product catalogues that you can order from.
Dawn Africa Zimbabwe is primarily focussed on supplying leading hardware retailers countrywide like Electrosales (Powerspeed) Farm and City and Union Hardware as well a vast network of smaller hardware outlets. For plumbers and bathroom and kitchen fitters Dawn Africa’s experienced staff will visit the site and assess the material requirements and offer advice on the best products and the best installation procedures – all free of charge. Dawn Africa prides itself on keeping up to
date with the ever-changing trends and fashions in bathroom and kitchen fittings as well as staying abreast of the latest developments in new technology and construction methods. Most of their ranges are available in different price brackets to suit any project – they stock an economy range, a middle range and an exclusive high end, luxury range. Some of their most fashionable and popular products include free standing bath tubs with floor mounted bath mixers and a new range of trendy matte black taps and accessories. Dawn Africa are also investigating a new range of materials for prefabricated buildings which is extremely cost effective and quick and simple to erect. The wall panels are polystyrene, clad on both sides with aluminium sheeting, ensuring both thermal and sound insulation. Sections can be cut out of the panels to allow for the fitting of doors and windows and the panels are easily pop-riveted together to form the structural walls. Because the panels
are light weight they only need very basic footings and foundations and a Chromadek roof can be easily fitted on top completing the building in just a few days. They are currently working with a Church group for their first prototype so watch out for a report on the end product!

Perfect Roofing Solutions Opens Their New Showroom In Graniteside text by Michael Nott | photos by Structure and Design
P
erfect Roofing Solutions was established in Msasa in 2019 by Quintin Bruff at Bay 5, 17 Lorely Close, Beverley East, where they still have their factory and head office. In May this year – despite the slowdown in the construction industry caused by the pandemic - they opened their new branch in Graniteside at the corner of Shepperton Road and Diamond Way. The new branch offers clients more convenience. It’s closer to the southern and western industrial sites, and the surrounding residential suburbs, so customers and contractors don’t have to travel across town to Msasa to see Perfect Roofing’s range of roofing products and accessories. The Graniteside branch doesn’t carry as much stock as the Msasa branch but customers can select their roofing materials from the various profiles
and colours on display and if there’s not enough product in stock Perfect Roofing Solutions will supply free transport to site from their Msasa branch to anywhere in Harare. They can also arrange for transport to other centres across Zimbabwe.
At the Graniteside branch customers can see samples of Perfect Roofing Solution’s wide range. They have galvanised and Chromadek roof sheets in the standard corrugated profile as well as the IBR profile. IBR stands for Inverted Box Rib

local material focus which describes the shape of the profile. IBR has become a household name in the African construction industry because of its high strength to weight ratio, optimal loadspan consistency and effective drainage. They also stock Chromadek Q-Tiles which are fairly new innovation on the roofing market. Q-Tiles have all the advantages of metal roofs – they’re light weight, durable and easy to use – combined with the aesthetic appeal of traditional roof tiles. Corrugated sheets, IBR and Q-Tiles are available in various thicknesses, lengths and widths as well as a wide variety of colours. Colours include the standard galvanised silver as well as traffic green, charcoal grey, dark dolphin, azure blue, kingfisher blue, maroon and Kalahari red. There’s a pale sandstone colour available too, though it’s not as popular as the other colours. And if none of these colours suit you customised colours can be ordered depending on the quantities involved.

local material focus Home owners can even paint their roof sheets to any colour they want although there’s a bit of process involved to prepare the sheets for painting and a reputable roof paint product needs to be used. Perfect Roofing Solutions can give you good advice for this option. In addition to their roof sheets Perfect Roofing Solutions can supply or custom make valley gutters, flashing, cranked ridges or roll top ridges (from 7 degrees to 38 degrees), door caps and double or single bullnosed sheets. The factory at Msasa manufactures the roof profiles and other products from coils of flat sheeting so they’re pretty versatile and can easily make up custom orders to a client’s specifications. They often work with architects and engineers to provide specialised, individual products for complex roofing designs. Perfect Roofing Solutions also supply roof insulation products like glass wool and Alububble. The insulation is usually used between the roof sheets and the ceiling for residential applications, although for big warehouses and factories the Alububble is often left exposed. Both glass wool and Alububble provide very effective thermal insulation keeping structures cooler in summer and warmer in winter – as well as providing some acoustic insulation.

The noise of a summer rain storm on a large metal roof can be quite loud! They also supply Whirlybird turbine ventilators in various sizes to keep cool, fresh air in circulation for homes and factories. Perfect Roofing Solutions supply galvanised and coated wiring (for fixing insulation in place) as well as roofing and safety nails, self-tapping screws and Tek screws. Tek screws, also called self-drilling screws, are fasteners that have a drill bit end allowing them to be used for screwing materials such as wood and metal together without pre-drilling. They also stock a simple range of tools essential for roofing projects, like tape measures, hand levels, pliers and tin snips – in fact just about everything necessary for a great roof solution. So drop into Perfect Roofing Solutions at either their Msasa
or Graniteside branches to see their range of roofing products and accessories, get great advice about the best option for your property and get a quotation.
