PREPARING YOUR HOUSE FOR SALE house is in most cases one’s most valuable possession, not only in monetary terms, but emotionally as well. The decision to sell often does not come easily, a great deal of thought and consultation goes into it. Ultimately you want to get the best possible value when you do decide to sell. As Real Estate Agents we encourage clients to put some effort in preparing their house for sale because we know a well-looked after house commands a higher sale price, buyer’s will pay a premium for a ‘ready to move in’ where very little additional work is required. For us a pristine home is marketable, sells faster and sometimes means a very interesting bidding war which obviously translates to a more profitable transaction. We appreciate that houses are unique in their own way and special focus should be put on the ‘best’ or distinguishing features. What follows is a checklist which you can use in your preparations: 1. Do the necessary repairs – start with big issues like roof repairs, floors, windows, doors, plumbing and electric. If you are not sure how to go about this you can ask us for a thorough inspection that will list any defects or issues needing attention. A contractor or handyman can be engaged to help with repairs. 2. Declutter & minimize – remove any personal photos, artwork and unnecessary furniture. The more spacious your house looks the better 3. A lick of paint – Clean up dirty walls, one coat of paint will definitely make your home look cleaner and better. Use neutral colours only, that appeal to most people. You should also consider touching up window sills, doors, trap doors window and door frames, the boundary wall and sliding gate. 4. Clean up the exterior – Mow, edge and trim the lawn inside and outside the gate. Remove any weeds, dead leaves, branches and unwanted junk. Upgrade a few things like your mail box, garage door and welcome mat. If you can plant some flowers, they always make things look nice. 5. Thorough clean! - deep clean your house, if you can afford pay a professional cleaning company to do the job for you. 6. Final touches – Add fresh flowers around the house, air freshener or a lightly scented candle. Set the dining room table just before people come to see the house. Your home is now ready to show, pretend you are a buyer and walk through the house. What you should see is: • A clean and clutter free home both inside and out • A photogenic home – a picture is worth a thousand words, particularly in real estate Now one of the most important things that often gets overlooked, prepare yourself , your family, your staff and your pets for the flurry of activity that will take place when you are showing your home. Think of things like where will you go when viewings are taking place, how you will control your pets.

Skylake Boreholes became a fully registered company in 2016, founded by the current CEO Tatenda Samukange, and has since become one of the leading borehole companies in Zimbabwe. Samukange is honoured to be one of the youngest and most successful entrepreneurs in the field in Zimbabwe. Samkange’s story is a bit of a rags to riches tale. He worked at a number of jobs, including marketing for an IT company and buying and selling cars before he got the opportunity to work on commission for a borehole company. In 2015 Samukange conceived the idea of opening his own company – and the rest is history. Samukange initially hired equipment from other companies in order to establish his reputation, but he was fortunate enough to win a huge tender in 2016. It was a once in a lifetime opportunity that most young businessmen can only dream about. The project helped to kick-start his business as well as establish his reputation with referrals assisting Skylake to set up contracts with a number of prominent clients. By 2017 Samukange had been successful enough to purchase his first drilling rig and the company has continued to grow since then. Skylake now has a fleet of vehicles and equipment that includes drilling rigs, compressors, trucks and bowsers, as well as properties in Harare and Mutare. From modest beginnings Skylake now impressive custom designed offices along Samora Machel Avenue as well as a yard for the rigs and trucks along Glenara Avenue. From modest beginnings Skylake now employs around 50 operational staff as well as around 10 admin staff – all working together to offer clients the best possible service and to guarantee customer satisfaction.

main profile Samukange attributes his success, in part, to an aggressive marketing strategy, backed up by his experience in the IT and social media industries. Skylake has now been awarded tenders for some major projects across Zimbabwe. Part of their IT strategy which they offer customers includes their strategic Enterprise Resource Planning (ERP) which allows Skylake to monitor projects including a site’s performance, the need for periodic servicing and the specific parts required for maintenance and repairs. The software allows them to collect, store, manage, and interpret data for their installations. They also employ Customer Relationship Management (CRM) software which allows them to keep track of all the history and details of each individual client.

main profile Skylake’s services include the initial siting of the prospective borehole, drilling and casing the borehole, installing the right sized pump for the project, the electrical or solar powered hook-up and the connection to the storage tanks (and tank stands), the plumbing required for the link to the house or business premises and everything else for the smooth and efficient running of your investment. In addition they offer a full maintenance and servicing option including a warranty on parts supplied. Their siting system includes the use of advanced Terrameter technology which is extremely accurate and allows a client to know in advance the estimated depth of the borehole and the capacity and reliability of water which is likely to be accessed. It also allows Skylake to select the correct and most appropriate size of the rig needed and to select the precise equipment for drilling, saving clients both time and money. Their state of the art equipment allows Skylake to drill up to 200m.

Skylake offers a full service including the siting, drilling, installation, capacity testing and maintenance. They supply tanks, stands and pumps as well as irrigation systems for domestic and agricultural applications. Drilling generally takes a day, thereafter the borehole is allowed to settle for a few days, and the installation is usually completed in a single day. Skylake has unique wet hole and dry hole policies regarding the siting and drilling of your borehole. They have explained the different options below: WHAT IS A WET HOLE POLICY? a) The Contractor shall drill a second borehole in the event that no water has been found on the first borehole. However, the client is required to provide their own surveyor/siter. b) If it so happens that water has been found on the first attempt, the contractor is not obligated to refund the difference of the extra amount paid on the wet hole policy. c) In the event where the second borehole is also dry and no water has been found, we shall not be liable. WHAT IS A DRY HOLE POLICY? a) The contractor does not guarantee water. The client shall take the risk of drilling a dry hole even if they use the contractor’s site report. b) The client shall meet the drilling costs until they find water. Apart from successfully siting, drilling and installing boreholes across Zimbabwe, from the bigger centres like Harare, Bulawayo, Masvingo and Mutare, Skylake has completed project in more remote and isolated areas for mining and agricultural projects. They’ve also donated communal boreholes in a number of high density areas. And their social responsibility commitments don’t end there. They recently donated boreholes for Wilkins Hospital and the Beatrice Infectious Diseases Hospital to help cope with the current pandemic demands for fresh, clean water. They also work closely with a number of NGOs and other community based projects providing water for the more vulnerable sectors of our society. In addition they are in constant liaison with both ZINWA and the Upper Manyame Catchment Council to regulate uncontrolled borehole drilling and illegal water extraction. As a company focused on a more environmentally friendly way of doing business they offer a solar powered borehole option and they’ll soon have their website and a blog for the responsible use of our finite water resources.

Some readers might recall the superb Alexander’s Restaurant situated in Livingstone Avenue (now O R Tambo Avenue – although no-one uses the new name) between Second and Third Streets. It’s a fairly quiet and tranquil little street of just one block – behind the Dominican Convent School – although the rest of Livingstone Avenue continues beyond Fourth Street down to Ninth Street and ends opposite David Livingstone Primary School. This little section of Livingstone Avenue is mixed use - primarily offices and commercial buildings, with a few apartment blocks, so it’s a little less frenetic and busy than other parts of The Avenues. However a new shopping mall called The Legacy is set to breathe new life and vitality into the area. The old historic house was unfortunately completely demolished and nothing remains of this small part of our City’s heritage although the new modern building is set to create a new story. The slick, glass and aluminium building is part of the drive to create a new identity for Harare. It was designed by Farai Ndebele from Studio 5 and constructed by Mwanas Construction. The architectural design of the surrounding buildings is a combination of old and modern, so there’s not really a dominant architectural style to follow or imitate. 46

The scale of the building fits in with some of neighbouring structures and the reflective glass front façade helps to blend the building in to the site while still being contemporary and eyecatching. Generous balconies on one side help to break up the solid frontage and also suggest a blending with the balcony designs of apartment blocks. There’s a wide entrance from the street opening to the Mall which draws shoppers inside. On either side of the ground floor entrance provision has been made for a restaurant on one side and a coffee shop on the other side, both opening to outdoor seating space. The restaurant and coffee shop are not yet up and running but once they’re full of customers they’ll also add more liveliness and interest. They’ll be a great place for residents or office workers to grab a bite to eat or a quick coffee.

commercial profile The Legacy is a three storey structure with shops and restaurants on the ground floor and two additional floors of shops above. There are two small offices at the back, accessed by an external staircase, so the offices are relatively quiet and private. In the offices big windows allow for good natural lighting and ventilation. The Mall is basically rectangular but deeper than its wide, with the dimensions determined by the size of the stand. There’s a central courtyard with the shops’ frontage or window displays facing the open space. A high skylight runs the length of the building and central voids and galleries on the first and second floors allow the diffused light to filter throughout the building. The central voids also help to make the space feel open and airy. Some of the shops on the first and second floor also have exterior windows so they get good natural ventilation and light. Some enclosed shopping malls can feel a bit gloomy and stuffy but the design of The Legacy is just the opposite. There’s a variety of different sizes for the shops with the smallest being just 4 sqm. The shop units are generally around 6m x 6m although some outlets have taken a number of units and removed the dividing interior walls to make bigger spaces. The biggest shop is Home and Office Vision Furniture who’ve taken up several spaces on either side of the central void on the second (top) floor – creating two large furniture showrooms. On the second floor there’s also Rouxgold Travel Agents and an agency for Seeff Zimbabwe – the property people. Seeff will administer rentals within the Mall as well as conducting their usual business of buying, selling, renting and lease administration. If property experts have opened offices in The Legacy you can be sure it’s a desirable location!

But one their main areas of business is the construction of larger housing developments. Their most notable projects being the successful completion of 1,000 high density housing units in Mutare (Chikanga Township) and around 500 units in Rusape (Vengere Township) for Zimbabwe Building Society. One of their most recent projects is the construction of medium to high density housing at Brockdale in Bindura for Homelink, leading property developers linked to RBZ. The Bindura housing development project started in late 2018 and was completed in early-2019 and involved the construction of around 65 housing units. The development created in excess of 300 housing units but was split between different contractors. The housing units were designed by local architect Daniel Mandishona and overseen

It’s set to reinvigorate the severe housing shortage in Bindura – a home to many workers in the mining and agricultural industries and also to many employees at the local University. (Among Homelink’s other projects is the housing development at Adylin in Marlborough.) The homes at Brockdale in Bindura are approximately 54 sqm on stands varying in size from 200 to 427 sqm – so there’s plenty of room for expansion in the future. The size of the plots allows for a small private garden and a parking space. The homes currently have an integrated open plan kitchen/lounge/ dining room, two bedrooms and a bathroom but would be simple to extend.

The housing units are in a development located 4.3km from Bindura town along Shamva road, opposite Zimbabwe Ezekiel Guti University (ZEGU). So far around 100 families are housed in the new suburb. This is an important addition to the growth and development of Bindura town and the national housing supply which is in need of decent, affordable low income options. Mr Wellington Mutizwa, Acting Managing Director for Homelink, was recently quoted on their website as saying, “We are pleased with the development and can confirm that we have adequately catered for all income brackets, both local and diaspora. We recently also opened up mortgage financing for Non-Governmental Organisations (NGOs), Embassies and International Organisations employees. Double ‘C’ Construction has also recently built an ultra-modern car sales room and workshop at Madokera in Tynwald, Harare West. In contrast to their housing developments, which are turnkey, if fairly austere, the car showroom is an example of what Double ‘C’ Construction’s range of services includes. It’s a striking, stylish and modern building of glass and aluminium with a grey clad façade punctuated with pillar box red pillars and signage.
