s we speed towards the end of 2021 it’s time to look back on what’s been an interesting and challenging year. Sadly some businesses have been forced to shut down and construction projects have been delayed or postponed indefinitely. However, Zimbabweans being such a resilient lot, others have adapted and persevered or even used this time to expand and grow. Driptech Irrigation (and their sister companies) have managed to weather the storm and have even opened a brand new branch at 124 Mutare Road in Msasa. The new branch brings more convenience for customers in spacious premises that are less congested and provides easier access and ample, secure parking. Another company that’s obviously optimistic about the future is the Station Furnishers group who’ve been operational since the early 80’s, so they learned a lot about being adaptable over the years. They’ve recently opened their first dedicated Office Max store on the corner of Charing Cross and Nuffield Road in Workington. Office Max outlets were previously departments within bigger Station Furnisher stores so it’s a new direction for them. Megasave has also taken the bull by the horns and opened their first huge, supermarket/warehouse also in Workington. It’s around 3500 sq. m with departments divided into their general supermarket section which includes fast selling cash and carry items (including general household goods like bedding, blankets and appliances), their bulk liquor and beverages section, and a building hardware and agricultural division for stock feeds, fertilisers and seeds.
The old TM Supermarket in Newlands has recently been refurbished and rebranded to become a modern Pick n Pay Supermarket. Hopefully the move will help to re-invigorate the Newlands Shopping Centre. In the residential market CBZ Properties is steaming ahead with their developments in the Fairview Properties Estate in the western section of Harare, offering affordable options for home owners. Also on the western side of Harare in Aspindale Park the first apartment block at Aspire Heights has been completed and will soon be ready for occupation. Homelux has just completed their project in the upmarket Newlands suburb at 12 Knightsbridge Road offering 20 deluxe townhouse units in a secure walled and gated community. At the top end of the luxury real estate market Troika Design Workshop in conjunction with Turnbury Property Developers were delighted to show off their stunning turnkey project at 886 Borrowdale Brooke Drive. It’s a four bedroom house built on a difficult sloping site that can run totally off grid and also has its own water supply. So until next time, sit back, relax and enjoy this issue and remember to stay positive. EASY STEPS TO PREPARE YOUR HOME FOR THE HOLIDAYS
HOME is where we gather to celebrate, eat, and play, it is the ‘hub’ of the holiday season…… there is a neverending list of things to do to get ready for family, guests plus all the celebrating and this can be overwhelming. Here are our 10 EASY steps to help you prepare your home for Christmas whilst taking off the strain on you and on your pocket.
1. PLAN AHEAD AND DELEGATE- Make your plans for the holiday and make gift lists and note dates you will be entertaining so you can schedule your activities accordingly. There’s lots of stuff that your kids can do around the house to help, so put them to work they will enjoy it. 2. DECLUTTER - Be sure to clear away from your main living areas and store in properly labelled boxes things that you won’t use over the holiday, this will save you lots of time and help to keep track of your things especially with guests around. 3. THOROUGH CLEAN - Give your home a good, thorough spring clean and be sure to deep clean high traffic areas. 4. SCHEDULE REPAIRS - If you have been putting off big repair jobs, schedule them in now before the craziness begins. Remember artisans go on holiday too, so its better to get the work done now by your usual, trusted contractor. 5. LANDSCAPE – give the garden a once over, mow the lawn, trim the hedges, pull up weeds and if your wallet allows it, even better, plant some nice flowers or shrubs. 6. RESTOCK EARLY - Make an inventory to be sure you have everything you need. Check basic items like crockery and glasses for cracks and breakages, tablecloths and dishtowels should be cleaned and ironed. Plan your meals and stock the pantry by shopping early and buying in bulk, this will prevent you from budget-busting last-minute buying. Take advantage of online shopping and delivery services to save time. 7. DECORATE FROM YOUR STOREROOM - Plan your holiday décor around Christmas pieces you already have for hassle-free decorating:
• Living room - the traditional Christmas tree, a few holiday- themed cushions or a lighted garland will add that festive touch! • Kitchen & Dining area - a holiday centrepiece, holiday placemats and dishtowels are a great way to bring these areas to life. • Hallway - a nice Christmas wreath, some colourful flowers, holiday figurines • Other areas including bedrooms and bathrooms can simply be decorated with inexpensive festive scented candles and holiday themed pictures or artwork • Transform your outdoor area by placing a wreath on the front and some outdoor Christmas lights in a nearby tree. 8. MAKE FREEZER MEALS to ease the stress of making dinner on busy holiday weeknights, you need to enjoy the holidays too! Freezer meals will also minimise wastage and cut down on time spent cleaning up. 9. PREPARE FOR GUESTS - Create a warm and inviting space for your guests by adding a cozy throw blanket or pillow to your everyday linen. (Many of us use spare bedrooms as offices or storage areas so be sure to pack paperwork and other items carefully, making enough room for your guests.) 10. FINALLY - Add that festive scent to your home with some DIY potpourri - simmer some cranberries, orange slices, cinnamon sticks, vanilla, and a few clippings from your Christmas tree on low heat for a continuous holidays’ scent. That’s it, you are ready for Christmas! Here’s to a wonderfully cozy home for all of us! Property Shop WISHES YOU A MERRY CHRISTMAS AND A PROSPEROUS NEW YEAR!

he Glenara Road branch, which occupies fairly small premises, has proved to be extremely popular and very busy, so the Msasa branch was intended to relieve some of the pressure on them. The strategy has proved to be successful with some customers preferring the convenience of the Msasa branch which is more spacious, less congested and provides easier access and ample, secure parking. The Msasa branch is intended to provide convenient services for the farming community from Ruwa, Marondera and further afield in Mashonaland East, as well as the industrial and manufacturing concerns in Msasa, and households in the eastern suburbs. They also supply a number of contractors, both big and small, in all areas of the ‘water moving’ industry. The premises at 124 Mutare were originally home to Tiles for Africa, which has rebranded to become Tile Essentials. Tile Essentials still has a more modest presence on the site. DripTech shares the space with sister company TyreZim which has a service counter and some storage space to the left of the main entrance as well a newly constructed fitment centre to the right of the entrance. DripTech started the renovations and refurbishments at the beginning of June this year and were ready for their official opening on the 7th July. Tiles for Africa had created a number of small display areas for their bathroom fittings which needed to be demolished. The ceramic tiled floors in the front area were mostly good and could be retained but the suspended ceilings were completely replaced – by ASA Construction – and new LED strip lighting was installed. New counters were built for TyreZim as well as a long counter for DripTech that covers the front span and includes six sales counters and a raised platform for the sales manager. Bulkheads were installed above the counter providing display space for DripTech’s main brands. 22
STRUCTURE & DESIGN

The counter-front logos and colourful graphics – supplied by The Banner Man – help to brighten up the space and add interest. Behind the main counter DripTech’s storage space is clearly visible with products stacked on custom shelving in a neat and orderly fashion. The premises were given a fresh coat of paint, inside and outside, with the exterior tiled roof section receiving a coat of grey paint to help tie it in with the rest of the steel and Chromadek structure.

Inside the new shop the two walls of one small display areas were retained and aluminium and glass partitions were fitted to create the manager’s office. The glass means the office is light and bright and the manager can see the whole shop – at the same time it provides a bit of privacy. In the office new floor tiles were laid and a new ceiling installed. The office partitioning was installed by Inso Aluminium. An existing counter of glass bricks was repurposed to create the in-store coffee shop under the Zimbarista brand.
The glass bricks were painted grey to bring the area up to date with current décor tends. New plumbing was installed for the coffee shop’s sinks and washing up facilities. Of course, DripTech have installed their own storage tanks and water reticulation systems to supplement the sometimes unpredictable Council water supply, as well as a 5kVA solar and inverter system so they can continue to operate off grid during the increasingly frequent power cuts across the country.

In front of the new branch Driptech has maintained the generous, secure parking space for customers and they’ve installed a huge exterior billboard supplied by SuperStructures and signage by Claude Neon – so you can’t miss them! Their signage is positioned above a small landscaped streetfrontage which provides a welcome patch of greenery in the industrial area and draws in customers from Mutare Road. DripTech strives to be a one-stop irrigation shop for both contractors and end users. They offer technical advice on everything from the design to the installation of irrigation and pump systems. Just one of their many recent projects includes the design and installation of the specialised irrigation and fertigation system at the blueberry farming project at Palmlife in Shamva (see S&D issue 34) .

TROIKA DESIGN WORKSHOP JOINS FORCES WITH TURNBURY PROPERTY DEVELOPERS TO DELIVER 886 BORROWDALE BROOKE
TROIKA DESIGN WORKSHOP RECENTLY (ON NOVEMBER 26TH) HELD THE OFFICIAL SHOWING OF THEIR LATEST TURNKEY PROJECT AT BORROWDALE BROOKE. THE HOUSE IS SITUATED AT 886 BORROWDALE BROOKE DRIVE, ON A SLOPING SITE, WITH MAGNIFICENT VIEWS EASTWARD ACROSS THE ESTATE. ALTHOUGH THE STAND IS FAIRLY SMALL AT 1200SQM THE BRIEF FROM THE CLIENT WAS THAT THEY WANTED A LUXURIOUS, MODERN, HIGH-END HOME WITH FOUR BEDROOMS, A POOL, OUTDOOR ENTERTAINMENT SPACE AND LIVE-IN DOMESTIC QUARTERS. (QUITE A DEMANDING LIST FOR A DIFFICULT SITE.) OTHER THAN THAT TDW WERE PRETTY MUCH GIVEN CARTE BLANCHE FOR THE DESIGN AND THE FINISHES. AND THE RESULTS ARE SPECTACULAR!

FF THE PAVED DRIVEWAY with ample parking for a few vehicles, a short flight of steps, finished in white terrazzo, leads to the main entrance. The entrance portico is sheltered by a cantilevered slab jutting out from the first floor. A double storey design was the obvious choice to maximise the available stand size, deal with the slope and make the best of the
views across the Brooke. From the portico the door is set off to the left at 90 degrees, affording the interior substantial privacy. The front elevation has been clad in local stone which helps to moderate the volume of the house and blend it into the site. Three existing trees retained at the front not only help to soften the façade, but also
conceal the age of the residence, giving off an established appeal that is uncharacteristic of new builds. The low maintenance aloes and succulents that adorn the front elevation contrast pleasingly and sculpturally with the stone work. Although the house is large it doesn’t overpower the other houses on the street – it’s discreet and elegantly understated.

The front door leads into a small entrance hall which adds to the separation and privacy of the rest of the interior so it doesn’t feel like it’s directly off the street or the parking space. There’s a generous powder room off the entrance hall which has been tiled in marble – just a small touch of bling and a hint of the exceptional quality of the finishes beyond. A short flight of three steps leads up to the main body of the ground floor. (The rest of the ground floor is all on one level.) There’s a generous lounge and dining area with an open plan kitchen set
slightly off to the right. There’s a gas fireplace near the entrance to the lounge, set in a stone clad wall that echoes the exterior cladding. To the left large aluminium and glass doors and windows open to an outdoor covered entertainment space and just beyond that to the pool and the deck. The floor of the entertainment space has been clad in quartz carpet – a totally weatherproof, seamless stone cladding that is similar to terrazzo but with a softer look and feel. There’s also a built-in barbecue for entertaining near the pool. The pool has wooden decking surrounding it for soaking up some sun, or cocktails in the evening.

To the right of the lounge is a small, al-fresco courtyard – so the lounge and dining room get natural light from both sides. The courtyard is on the north side so it’s a delightful sun trap in winter – the ideal spot for breakfast or afternoon tea. Just beyond the courtyard is the open plan kitchen which was installed by Tusilago Kitchens. There’s a generous centre island clad in Caesarstone (in the bianca veneto colour range). The island has an inset hob, storage on one side, and an overhang on the other side to accommodate bar stool seating. The same Caesarstone has been used for the countertops and the splash back. The wall units are manufactured from wrapped Supawood in a pale grey colour with soft touch doors and drawers. An eye level oven and microwave are set into the cabinetry. The kitchen is served by a scullery, outdoor laundry area, as well as a utility room.

A few interesting features here, and throughout, are recessed gaps in the ceiling above the windows to conceal the curtain rails. All the floors, apart from the kitchen and the bathrooms, are of the same laminated timber which creates a unified flow between the interleading rooms. All the interior doors are custom made to a height of 2.4m which helps create a feeling of spaciousness and a little touch of grandeur. The bathrooms have built in extractor fans, just like hotel suites, to eliminate steam and dampness, and bathroom odours.

According to TDW, “materiality remains at the heart of the work of TDW. Timber floors and staircases, natural Domboshawa stone cladding, exposed brick surfaces, colour, travertine, glass and painted surfaces all work together in this beautiful ensemble. The carefully curated materials palette allows the residence to stand out for design excellence, and at the same time provides a beautiful canvas for interior decor, and luxury living! Sustainable design solutions include an 8kW solar installation capable of running the entire house completely off grid, a smart gas installation that reports real time usage and availability, as well as a borehole and water storage solution that eliminates the need for municipal water. An innovative smart irrigation system for the lawns is planned to be installed in the near future. The philosophy governing the design of the residence was ‘economy and restraint’ - developing a technical solution that is adequately luxurious, but avoids excess and waste in spatial provision. The result is a luxury residence that utilizes less resources than similar homes in close proximity.” To contact Troika Design Workshop: Visit: 9 Maiden Drive, Newlands, Harare Email: info@troikadesignworkshop.com Call: +263 8677 008 490 50

ORAC PAVERS Setting New Boundaries In The Construction Industry In Zimbabwe
HE CONSTRUCTION INDUSTRY has revolved over the past decade. A lot has changed and it seems nothing is now impossible with a variety of new and inspirational structural forms. Technology has elevated construction techniques to the extent that home owners can now get a feel of what their house will look like before a single brick is laid. New innovations in building techniques came through but there were few developments in paving and outdoor finishes. Given all these changes and developments, what never changed was PAVING! Most new buildings have traditional pavers and finishes which don’t reflect the new design trends. This is where the story of Orac Pavers originated. Orac Pavers is a subsidiary of Orac Systems, an engineering company which was incorporated in May 2003. Orac Precast Concrete Products is a branch of Orac Systems which, as the name suggests, mainly deals with precast concrete products. Their product range can be seen at their plant in Bluffhill, Westgate. They started production in 2007, mainly focusing on walling panels, stepping stones and other concrete furniture. The Orac Pavers product range now includes industrial, domestic and commercial paving. Their new products, including their now wellknown 3D designs, were first introduced to the Zimbabwean market in in 2017. Consumers now shop around more these days for what they really want for pavers, wall cladding and other outdoor and exterior décor and they are becoming more discriminating and demanding. The new innovations are a response to the demand in the construction industry for better quality and better designed products. It was from this premise that Orac Pavers was established, being the first company to set up a production plant for modern pavers in Zimbabwe. They introduced their now renowned 3D pavers and other various modern paver types. The 3D pavers are unique and offer customers a special design solution.
64
To date, they have sold to over 5000 customers across Zimbabwe and have over 4500 successful project completions. The 3D Pavers are a unique high end product for clients who desire top end finish for their projects. Why Orac Pavers, than any other ordinary paver on the market, • The premium design which is definitely one of a kind and would last a lifetime • The strength of the paver is manufactured with a tile or ceramic finish which is stronger and more durable. • The paver is 60mm thick more than the ordinary 50 mm thick pavers that are on the market, and these are suitable for domestic and commercial use. • The paver maintains its color for the lifetime of the product • It is a lifestyle product - something that you would need to use if you want to make a statement. • Increase the value of your property. Property developers, realtors and other players in the property market know that good finishes and fittings draw of an upmarket clientele. Orac Pavers offers up to 25 different paving varieties that can suit different tastes and these are suitable for driveways, patios, sitting areas, pools surroundings and other garden setups.

Aspirational lifestyle at Aspire Heights text by Michael Nott | photos by Structure and Design
S&D last reported on the development of the apartment blocks at Aspire Heights in Aspindale in issue 38 in May this year. At that time the first show flat had just been completed and decorated, giving potential buyers a tantalising glimpse of a very desirable lifestyle opportunity, although the remainder of the apartment blocks had yet to be totally completed. The first apartment block has now been fully finished with the official opening taking place on the 19th and 20th of November. The official opening was attended by the National Housing and Amenities Minister, Daniel Garwe. At the opening Minister Garwe praised the developers for providing options for modern, sustainable and affordable lifestyles. Quoted in The Herald (19th November) he said the development “fits into Vision 2030 of an upper middle income economy. I am enthused to note that this development estate is taking care of attendant social amenities in the manner of secure parking, playgrounds, internet and entertainment connections, bicycle parking, drying areas and a refuse collection system.” Developers, Henkik Investments, are expecting Certificates of Occupation very soon with the first tenants taking up residency in mid-December. Just in time for a great New Year in a brand new apartment. A great reason indeed to celebrate in style.

STRUCTURE & DESIGN
The apartment block is the first of 12 planned for the area which will eventually provide 152 units in total. The apartments vary from 45 to 48 sq. m in size with ceramic tiled floors throughout and top end finishes and appliances. The kitchen is fitted with both gas and electric cooking facilities, an extractor hood, a combined washer and dryer and a fridge freezer, so they are move in ready. The kitchens form part of the open plan lounge/dining area which has large windows for natural light. The ground floor units have access to the shared outdoor space while units on the other floors have small Juliet balconies. Outdoor facilities will include braai or picnic areas for community get togethers. After all,
part of the design philosophy includes creating a community-based lifestyle where residents can feel safe and secure and connected to their neighbours. The apartments are part of the larger development of the Aspindale suburb in line with their logo “Aspindale – a community like no other”. The apartments have two bedrooms, both with built in wardrobes. The two bedrooms make up an ideal starter home for couples with young children. Alternatively the smaller bedroom would make a great home office. The bathroom is fully tiled and includes the toilet, a vanity and a large shower. Henkik Investments supports Zimbabwean suppliers
wherever possible and have sourced the bathroom tiles from a local manufacturer in Norton. Because of the good security and the community ethos the apartments would also be perfect for retired couples who would like a connection to their neighbours for social interaction and for someone to check in on them occasionally. Alternatively they’d be an excellent investment opportunity for people in the diaspora who could rent out the apartments while they’re out of the country and still have a base to come home to. For people who travel a lot the security is a major bonus.

The apartments are connected to a central gas supply which operates off individual meters that can be topped up from a convenient phone app and operates both the stoves and the geysers. The gas installation has been provided by Intergas. So residents can always be assured of a cooked meal and a hot shower without having to lug gas canisters up and down the stairs. There are also individual ZESA and water meters for each apartment so there will never be any disputes about unpaid bills. Water is supplied by the Council but there’s an additional borehole supply and water storage tanks for emergencies. Homelux Properties Introduces Luxury Apartments On Knightsbridge Road, Highlands text by Michael Nott photos by Structure and Design
Structure and Design has featured a number of Homelux’s exclusive, upmarket housing development projects in previous issues. In issue 32 we featured their successful completion of 30 apartments, comprising of two and three bedrooms at 58 Marlborough Drive, just off Harare Drive. In issue 35 we covered two of their developments which were in progress - 48 Ascot Road in Avondale and 12 Knightsbridge Road in Newlands. Homelux is proud to announce that construction of the Knightsbridge project will be completed and ready for occupation in March next year.

78
STRUCTURE & DESIGN
Development on the Knightsbridge Road project started in September 2020 and was scheduled for completion in July/August of this year. The Covid pandemic caused some minor delays with the availability of labour and the procurement of some materials but due to their judicious management of resources Homelux were able to keep the delays to a minimum. The complex consists of 20 upmarket units arranged over seven blocks within the fully walled and gated site. There are single storey blocks of two semi-detached units as well double storey blocks of 4 units. The double storey blocks have separate apartments on each floor – they’re not duplex apartments.
ISSUE 45

residential profile
There are four different interior layouts to choose from with both 2 and 3 bedroom options available. All the apartments have two bathrooms - a family bathroom and an en suite for the main bedroom. The main en suite has a modern shower while the family bathroom has both a shower and a tub – useful for the kids’ bath time. The bathrooms have luxurious high-end tiles and fittings selected by Homelux’s design team. The bedrooms all have elegant and generous built in wardrobes with ample storage. All the fittings in the bathrooms and bedrooms are in neutral colours to suit any décor scheme.
80
STRUCTURE & DESIGN
The ground floor units have adequate (manageable) private gardens with a barbeque area while the upstairs units have generous private balconies. The units all have an open plan kitchen, dining area and lounge layout with outdoor space covered by a patio or balcony. Large glass and aluminium windows and bi-fold doors allow the space to be flooded with natural light throughout the day. The kitchen and the ground floor patios (and the bathrooms, of course) have ceramic tiled floors while the lounge area and the bedrooms have laminated timber floors for a bit of extra warmth and cosiness.
The apartments have clean-lined, practical kitchens, designed in-house, with loads of storage and a convenient breakfast counter. The kitchens have fitted ovens, both gas and electric hobs and extractor hoods.
The complex was designed by a South African architectural firm alongside local architects and designers, in an effort to merge global trends and local taste. The exterior design is fairly simple with a single slope Chromadek roof and walkways and enclosed staircases providing access for the second floor units. On the ground floor lower walls between the units screen off plumbing and ducting. All the main entrance doors are semi solid Meranti. On the single storey units the entrance doors have small suspended sun/rain shields above them, while on the two storey sections the entrances are shielded by either the walkways or a roof overhang. The front facades of the structures are broken up by decorative stone clad sections to add texture and a Zimbabwean feel.

The complex is very safe with 24 hour gated security, so they’re ideal for couples with young families or ‘lock up and go’ options for residents who travel a lot. Each unit has parking space for two vehicles within the secure complex. Homelux Properties tag line is the home of real estate which provides property sales and rentals, property development and interior design for both renovations and new build projects. The wholly Zimbabwean owned corporation was founded in 1998 by local businessman and entrepreneur Justin Machibaya and has rapidly grown to become one of the leaders in all aspects of property and real estate business in the country. Some of Homelux’s projects range from: -
Large scale premium gated communities Large scale land developments for high and medium density Modern boutique apartments Townhouse apartments Cluster homes

TM Newlands Rebrands To Pick n Pay text by Michael Nott | photos by Structure and Design
TM SUPERMARKETS TRADING AS TM PICK N PAY IS A RETAIL BUSINESS IN THE FASTMOVING CONSUMER GOODS INDUSTRY. THE GROUP OPERATES THROUGH MULTIPLE STORE FORMATS UNDER TWO BRANDS – PICK N PAY AND TM. AS OF 2021, THE COMPANY WAS OPERATING 56 STORES ACROSS ZIMBABWE.

he old TM Supermarket in Newlands, which had been in operation for 33 years since 1988, closed in April this year to undergo major renovations and rebranding. It reopened as a totally transformed, new shop on the 23rd of September after 5 intensive months of refurbishment inside and out. The main contractor for the renovations was Heritage Construction in conjunction with other sub-contractors.
The exterior has been updated so it now resembles modern shopping destinations like Borrowdale Village Walk with new, fresh paint colours, a slatted steel parapet along the front concealing the old roof and a giant branded billboard above the entrance. The old TM had a number of openings across the front for entrance and exit points and this has now been modernised and consolidated into a single large entrance – much simpler and more attractive. The overall footprint of the shop has reminded mostly unchanged so there’s still loads of secure parking in front. The interior has been transformed too with new floor tiles, a new ceiling and improved lighting for different areas – strip lights, spotlights, panel lights and hanging pendants. The improved lighting and a fresh coat of paint all round makes the whole place feel fresher and more welcoming.

MEGASAVE’S NEW MEGA BRANCH OPENS IN HARARE text by Michael Nott | photos by Structure and Design
egasave has quickly grown to become one of the leading wholesalers and retailers in Zimbabwe. Their first branch opened in 2014 from a shipping container in Glendale near to the town’s bus terminus. They now have branches across the country with a more formal outlet at Glendale as well as branches at Mount Darwin, Karoi, Shamva and Mvurwi. Originally they had a modest office in Msasa until they established their head office at 74 Glenara Avenue in Eastlea in 2017. The head office now has a staff contingent of around 30 people, including buyers and procurement officers, accountants and
admin staff – and they now employ around 250 people at their branches across Zimbabwe. Each branch has a management team of four as well as till operators, shelf packers and assistants to help load customer’s bulk orders. The Harare branch has in-store forklifts and palette lifters to help load up bulk buyers’ orders. Most of their branches, up till now, have been in rural growth points – until the opening of their new giant store in Harare. The new store is situated at 16 Burnley Road in Workington in what used to be Sadie Motors vast warehouse and workshop. The huge store encompasses around 3500 sq. m with departments divided into their general supermarket section which includes fast selling cash and carry items (including general household goods like bedding, blankets and appliances), their bulk liquor and beverages section, and a building hardware and agricultural division for stock feeds, fertilisers and seeds. They also have a section supplying LP Gas and are intending to open (in the near future) fuel forecourts at various branches for petrol and diesel supplies. The humungous Harare branch appears to have two separate structures – one with a saw-toothed roof which allows loads of natural light into the retail space, and a second structure with an A-framed roof. The two buildings have been seamlessly joined to become a single open plan unit. There are industrial concrete floors throughout, and all the exposed steel roof structural supports have been refurbished and repainted to create a more unified look. The roof needed some fairly extensive repairs to deal with the leaks – the corrugated iron roof was probably installed 50 or 60 years ago. New wiring was installed to meet modern safety standards and much of the internal plumbing had to be replaced. ISSUE 45
99
retail profile Megasave has installed new LED lighting where necessary so it’s now a bright, well lit space. There’s also a new sprinkler and fire protection system as well CCTV cameras for security and stock control. They have installed a few new walls between existing columns to differentiate separate departments and they created some small platforms for displaying appliances like fridges and stoves. There’s new shelving and storage systems for bulk and single items. Megasave doesn’t have a separate warehouse for keeping stock so whatever stock they procure goes directly into the shop/warehouse/ wholesale outlet. This fairly unique policy also helps to keep overheads down so Megasave can pass on the savings to their customers. There are also brand new refurbished ablutions and a staff canteen and

admin offices outside, new till points for customers’ convenience as well secure and private cash office cubicles. They even have a VIP section for frequent bulk buyers. They’ve also built five new cold rooms and freezers for their fresh and frozen range. With their new online service customers can browse through the product range, place their order, pay online and simply collect once everything has been approved. Megasave has even installed new roller shutter doors and sliding doors so that bigger vehicles

can have access for easy loading or offloading. There’s a generous and secure paved parking area in front, enclosed by a guarded, palisade fence, as well as additional parking on the street frontage. With their increasing buying power and bigger share of the market Megasave are able to secure great discounted prices from their main suppliers which they are then able to pass on to their customers. Corporation and Varun Beverages as well as loads of other smaller suppliers. They even have their own in-house brand – Winner Foods – where they buy in bulk and down pack into smaller quantities for items like sugar beans, rice, popcorn and mealie meal – great quality at more affordable prices. The pleasure of shopping at Megasave – apart from their extensive range of products, competitive prices and easy payment options – is that customers can buy a single unit or crates and palettes of multiple units. Some of their customers include other retail outlets who buy and resell, as well as hospitals, schools colleges and mines who buy in bulk. Customers in Megasave’s rural branches include tuck-shops or Spaza shops who buy in bulk to resell in individual units. During the Covid lockdown Megasave provided a lifeline for many rural dwellers whereby they could purchase everything they needed at a single one-stop outlet without having to travel in

Office Max
Opens Dedicated Outlet In Workington… Maximise Your Office At Minimum Costs Text by Michael Nott | Photos by Structure and Design
n the 1st of November this year Office Max opened their first exclusive retail outlet near the corner of Charing Cross and Nuffield Road in Workington, Harare. Office Max was originally started in 2000 as an office furniture section within the George Silundika Street branch of Station Furnishers. Office Max continues to operate within Station Furnishers’ branches across Zimbabwe but the opening of their new independent flagship outlet this year is a game changer. Office Max is a subsidiary of the Esvee (Pvt) Ltd group of companies which includes Station Furnishers, City Furniture and Electrical and the Bedding Centre. Esvee (Pvt) Ltd, trading as Station Furnishers, was founded by brothers Serish and Virendra Ranchod in 1982 with a single store in Kenneth
Kaunda downtown Harare. The retail and wholesale company rapidly expanded to include 62 stores at its peak. The economic downturn with price control regulations, hyperinflation and the lack of foreign currency for imports led to Station Furnishers consolidating their business and focusing on their most profitable outlets. Station Furnishers now has four branches in Harare as well as other branches in Zvishavane, Bindura, Mutare, Chinoyi, Marondera, Kwekwe and Gweru so they’re well represented across Zimbabwe. Office Max’s clientele are spread across all income groups. Their customer base includes government departments, international NGOs, hospitals, colleges and schools, corporate and private businesses – to name just a few. Their products are of high quality and competitively priced.
Whilst the above organizations provide the bulk of their business. Office Max also caters and is able to supply office furniture for smaller businesses or home users. With the restrictions imposed by the Covid regulations many people have started working remotely from home offices and Office Max has seen a huge increase in the demand for small home based work stations, comfortable chairs and office storage solutions. They also have the ideal solutions for students needing a comfortable and efficient work and study area. A lot of the desks, bookcases, credenzas and shelving units on offer at Office Max are manufactured by their sister company Bowline Furnitures which means that the quality, style and prices of their furniture can be carefully maintained. They also supply filing cabinets, stationery cabinets, book shelves, letter trays and waste paper bins so you can fit out your whole office under one roof. Bowline Furniture is also quite flexible and can accommodate some special requests for different sizes, colours and finishes. Depending on the quantity and complexity of custom orders most requests can be accommodated within 10 to 14 days. Most of their items have a 12 month guarantee and deliveries within Harare can be arranged.

STRUCTURE & DESIGN
Office Max supplies a wide range of chairs including luxury, ergonomically designed seating for managers and executives, boardroom chairs, normal office chairs and seating for visitors and reception areas. Most of their chairs are directly imported from tried and tested manufactures but Office Max also has dealership/agency agreements with local suppliers. Office Max even has a range of catalogues from various suppliers so that customers can select what they need even if it’s not displayed in-store. The new Office Max outlet in Workington was designed by the directors to perfectly suit their needs. It has an eye-catching front façade overlooking Charing Cross with bright logos and signage, so you can’t miss it. There’s plenty of hassle-free parking in front so it’s much more convenient than shopping in the CBD. The front of the shop is mostly glass set in aluminium frames so the interior is light and bright and the products are well displayed. There’s even a small in-store executive office display set inside glass partition walls showing the top end of their range. Over the last 40 odd years Station Furnishers has established a small group of contractors for refurbishments and renovations for their many shops so they were able to oversee most of the construction themselves. Work on the new premises started in May 2021 and was completed in time for their November opening despite some delays caused by the pandemic.
