There are so many interesting and exciting developments taking place in and around the City and we’re pleased to showcase a few of them for you in our latest offering. Our cover features the new Revo Service Station in Eastlea – their second one in Harare – with a third scheduled to open in Chegutu later this year. It’s a one-stop shop for fuel, vehicle spares and accessories, delicious food from Antonios as well as a hardware shop and a pharmacy. Talking about delicious food check out Lugar de Pollo (House of Chicken in Portuguese) with branches at Chisipite and Village Walk. They only use organic chicken and vegetables from carefully selected sources and their chicken is flame grilled to perfection on order – fresh every time. And the décor at the Chisipite shop will transport you to a genuine Portuguese experience. If you’re just passing through Harare you need to

check out the accommodation options at the new N1 Hotel on Samora Machel. It’s their second hotel in Harare in addition to one in Bulawayo and another in Victoria Falls. Their unique concept of clean, affordable, no frills accommodation is obviously working well! On the home, office and interiors front we’ve covered Modern Furnishers who have a new showroom in Avondale. They’ve been in business for over 60 years supplying home and office décor so you probably have some of their furniture in your home. Siyadah Bathroom Solutions offers up-market, stylish bathroom accessories and fittings from a simple design scheme to a luxury spa bathroom. The new complex at 101 Churchill Avenue offers some shopping options from Pretty Stylish Homes, food from Woolies, kids’ entertainment and accessories from Disney Kids and high end fashion products from the international Nike Brand. Watch this space as they’ll be expanding soon. For retail spaces take a look at our feature on the new Trade Centre in Hatcliffe. It offers convenient shopping and great prices and follows on from their first branch in Ardbennie. It’s also well designed for

shoppers and provides a good shopping experience in a pleasant, green environment. The old Kentucky Hotel in Hatfield has undergone extensive renovations and refurbishments to become the smart new headquarters for ZCC including a renovated conference centre, a television studio and more comfortable accommodation options for delegates and for the general public. The renovations have brought new life to an older, somewhat neglected building. It’s good to see older structures getting a new lease on life. We’ve also featured Kennan Properties’ new home in Borrowdale. It’s an office and training centre built to their specifications with some serious green credentials. And it’s elegant and functional too. Enjoy our latest issue and stay safe and warm – till next time. The Race to 2030… The United Nations in September 2015 launched 17 Sustainable Development Goals. You have probably come across the terms sustainable and green in various contexts. As a rule of thumb, if you have not changed your toilet system in the last 5 years, you might want to visit your local hardware store to replace your current systems. The newer flush systems will be smaller and that can give the same effective flush that is provided by a larger storage water tank. Water leak prevention system (SDG 12) has a sensor in front of the cistern and by the toilet seat that allows water flow into the water tank only when the user is present. As soon as you leave the sensor locks the tap and stops flow into the tank. No water flow equates to no leaks. The built in application will alert as a notification on an assigned mobile device if there is a leak down the pipe and if it needs to be attended to. These are the mechanisms that are part of smart property technology.

Water is a scarce natural resource and as we see in Zimbabwe, residential suburbs have been struggling with water tables running low. As a result, there has been an increase in homeowners drilling for borehole water in search for constant water supply. Borehole drilling companies have come up with equipment and technology to effectively site and drill boreholes. Many of which are powered fully by solar power making them energy efficient. The lights on the forecourt were supplied by local company, Muruwe, who specialise in energy saving LED lighting solutions as well as other eco-friendly products. The distinctive pink and blue spiral logo is hard to miss! Sophie and Greg Sergeant are the Managing Directors and Sophie provided the concept for the swirly icon.

The Samora Machel branch, which officially opened on the 18th of May this year, is Revo’s second service station. The first one opened in Tynwald in July 2021 and there’s a third branch scheduled to open in Chegutu later this year. The forecourt occupies the front part of the property which was originally an old residential home. There’s ample space for four vehicles to be served at the pumps at the same time. The pumps are the most up-to-date EHAD Classic Range of fuel dispensers. Each pump has hoses for three different products - diesel, petrol and unleaded. They’re directly connected to a computer terminal in the office which registers the sales and the amount of fuel left in the underground tanks, so there’s no need for daily dips to calculate what’s in the tanks. The underground tanks were installed by Toobs Engineering. There’s a new slip road, built by JTL Equipment, so access to the service station from Glenara Avenue is now much easier. It’s a really convenient location for residents from Eastlea and the surrounding suburbs. It’s also convenient for drivers travelling from town along Samora Machel and on to the Mutare Road. And the Glenara Ave route is on the way to and from the suburbs, to the Airport Road or the industrial sites.

22

S&D ISSUE 49

Revo’s well-trained forecourt staff are friendly, efficient and helpful and there are a number of quick and easy payment options for your fuel so you’ll never have to wait in line to be served. They’re more than happy to check your oil and water and wash your windscreen while you’re filling up.

The original house on the property has been converted to offices for Revo as well as other shops and services. The refurbishments for the complex were designed by Mark Sanderson from Draftworx, a local architectural drafting and design studio. There’s Health Mode Pharmacy and MyPart Spares and Hardware will be opening soon.

Also right next to forecourt is Antonios Mediterranean Deli and Takeaway. Antonios already has 5 branches across the city at Sam Levy’s, Lewisam, Avondale, Mount Pleasant and Workington. They’re open till 9.00pm for hungry customers on the move or for take home meals.

Behind the main building is a newly built warehouse for Fitment Centre for all your automotive spares and accessories. Their services include tyre sales, alignment, suspension, oil change and brake repairs. The whole complex is a convenient one stop shop for motorists from fuel to spares to takeaways and pharmaceuticals. PMB Walling have put up a neat and secure boundary wall and Pleasure in Palms has landscaped the site so it’s a pleasant place to fill up, get your vehicle repaired or grab a bite to eat. And there are restrooms too so you can freshen up on your journey. Make sure you drop in when you’re next in the area. Revo and Antonios are open 7 days a week till late for your convenience.

THE N1 HOTEL GROUP NOW HAS FOUR PROPERTIES IN ZIMBABWE. THE FIRST HOTEL OPENED IN BULAWAYO IN 2004 AT 114 JOSHUA NKOMO STREET. THE SECOND HOTEL OPENED IN VICTORIA FALLS IN 2008 AND IN 2013 THEY OPENED THEIR THIRD HOTEL ALONG SAMORA MACHEL AVENUE IN HARARE NEAR THE INTERSECTION WITH FOURTH STREET. IN MAY THIS YEAR THEY OPENED THE NEWEST ADDITION TO THEIR GROUP – THE N1 HOTEL ROTTEN ROW.

31

space of the month

All four hotels are conveniently situated close to the respective town or city centres and along the main access roads. They all offer no frills, comfortable, clean and affordable accommodation for discerning travellers on a budget. The Bulawayo and Samora Machel hotels offer in-house breakfasts. The Victoria Falls hotel has a small restaurant for breakfast, an outdoor pool and comfortable camping facilities. The Rotten Row hotel has teamed up with Simbisa Brands so there are two options for meals on site – Haefelis, a great coffee shop for breakfast, pastries and light meals and Chicken Inn for more substantial meals and takeaways. Since all their branches are close to the city centres there are a variety of other restaurant choices available close by. The Rotten Row hotel opened on the 13th of May this year after 16 months of extensive renovations and refurbishment. The N1 Hotel Group has their own team of in-house tradesmen tasked with the construction and maintenance of their group of hotels (which incidentally also includes the luxurious and upmarket Nesbitt Castle in Bulawayo.) They also have sub-contractors whom they work with regularly for specialist services including Synergy Electrical, Betta Electrical, Generator Services, Sanford Signs and Scentpro for their networking.

In its previous life the Rotten Row hotel was a block of flats which had become quite dilapidated and run down, so it’s interesting to see the old structure brought back to life and revitalised. It’s in a prime location close to a number of amenities so it was an obvious choice for N1 to upgrade the existing building. Having been originally designed as individual studio apartments it was ideally suited to be converted and repurposed to become hotel suites without major structural changes. Travellers at the Rotten Row and Samora Machel intersection will also notice a vast upgrade to the sidewalk gardens on both sides of Samora Machel, courtesy of The N1 Hotel Group.

Most of the plumbing and electrical work had to be completely gutted and modernised to bring it up to code and make it more up-to-date and comfortable. The original tiny kitchen space is now a stylish entrance lobby with a luggage rack and a simple space for storing and hanging clothes, a tea or coffee station and a wall safe. The lobby opens to a generous bedroom area with rooms featuring either

single or double beds dressed with crisp white linens and comfortable pillows. Every room has a large flat screen TV with DStv connection and a desk for working at. There’s also high speed Wi-Fi in each room for guests’ convenience, making it ideal for business travellers. The rooms have new, larger windows with a view across the street, making them feel bright and light – and the windows are specially glazed so they’re completely soundproof. Despite the traffic outside, the rooms are quiet and restful. Heavy drapes help to block out the outside world day or night so guests can relax and enjoy some peace and quiet whenever required.

New wood grain ceramic floor tiles have been fitted throughout so the rooms feel fresh and welcoming. Most rooms have a central overhead ceiling fan while the ‘Superior’ rooms also have airconditioning. Each room has its own fully tiled, spotlessly clean en suite bathroom with a large shower, a basin and a toilet. There are 32 rooms in total – 8 rooms per floor spread over 4 floors. There are 8 twin rooms, 20 double rooms and 4 ‘Superior’ rooms – although all have been designed to the same high standard. There’s a staircase as well as a newly installed elevator from the lobby to each floor. The elevator was installed by Schindwe with the latest metallic finishes inside and black granite cladding at the lobby level resulting in a glamorous feel.

The reception area in the lobby is very smart with a granite and timber desk, marble floor tiles and a small seating area. The reception can be accessed from the street entrance or from the parking space behind the hotel. The parking space has a small water feature to greet guests and is safe and secure with entrance gates on Samora Machel and on Rotten Row for easy access.

Lugar de Pollo: The House of Chicken THE INTERIOR DESIGN OFFERS THE ULTIMATE PORTUGUESE EXPERIENCE FOR GUESTS text by Farai Chaka | photos by Structure and Design

LUGAR DE POLLO OPENED ITS DOORS IN 2020 AT CHISIPITE FOOD COURT. THEY HAVE BEEN OPERATING FOR ALMOST TWO YEARS AND HAVE GAINED SUBSTANTIAL PATRONAGE BECAUSE OF THEIR ORGANIC PORTUGUESE FLAVOURED FLAME GRILLED CHICKEN. PATRONS LOVE THEIR CHICKEN AND BUSINESS HAS BEEN GOOD AS EVIDENCED BY THE OPENING OF ANOTHER LUGAR DE POLLO RESTAURANT AT BORROWDALE VILLAGE WALK A YEAR LATER IN NOVEMBER 2021.

40

S&D ISSUE 49

Lugar de Pollo is Portuguese for The House of Chicken. The founder of Lugar de Pollo, Mr. Ben Nyaumwe, got his inspiration from a close friend of Portuguese origin, Fernande Bras. They met during his time in Port Elizabeth, South Africa and Bras would later entrust Nyaumwe with his treasured recipe for the Galinha and signature fiery Taliban Sauce. Mr. Ben Nyaumwe then decided to establish Lugar de Pollo, a restaurant serving organic, flame grilled chicken in the age old style of the Portuguese. The aluminium and glass façade defines the exterior look of Lugar de Pollo Chisipite. From the parking lot you can see the four mustard booth benches with black wood frames and leather upholstery which pique the curiosity of shoppers, inviting them inside.

There are plenty of striking features and designs at Lugar de Pollo Chisipite which were brought to life by a local interior designer of Portuguese origins, Carlos Ferreira. As you enter, the inviting polychromatic nature of the space will not fail to take you aback. Yellow, red, green, brown, black, grey – the fusion of colours is reminiscent of a Portuguese restaurant. The unorthodox PVC lighting design was sourced from Prime World. The oval bulbs hang from copper PVC conduits giving a modern trendy rustic feel.

There are at least five seating arrangements at Lugar de Pollo Chisipite. Patrons can choose to dine on the multicoloured square tables or the booths mounted on the wooden deck on the right or have their drinks on the long bar tables. There are seven four-seater square tables off the wooden deck which is the main dining area, set on the wooden floor tiling. The chairs are tub chairs with a wooden frame and leather upholstery. The tables have wooden tops with a Formica finish presumably for easier cleaning. The multicolour theme extends to the table tops as well with pink, red, beige and white strips of Formica used to adorn the tables. The wooden table tops also have a steel base for durability.

42

S&D ISSUE 49 It is the booth and table seating option set on the wooden deck that the guests usually go for. A group can choose to occupy the U-shaped red velvet-textured booths or the mustard booths which come with leather upholstery. The booths are on a raised platform offering comfort and added privacy to customers especially the booths which are placed against walls. The booths set against the aluminium and glass wall near the entrance provide an equally pleasant dining experience giving patrons a sense of being connected to the outside while still being contained in a booth. Black granite table tops with a steel base furnish the booths. Up to 7 people can sit comfortably in the booths.

Close to the sales counter is a red velvettextured bench on which customers waiting for their takeaway orders can sit. There are also long bar height tables and stools on which customers can sit. The bar height tables which have black granite tops, and stools provide an interactive and chilled seating option for the patrons. There are two tables and four stools for each table.

On the left wall is a big canvas detailing the Lugar de Pollo Story. It is a great way of having patrons familiarise themselves with the brand on a more personal level. On the same wall are two large paint portraits depicting a Portuguese city establishment adding a palpable Portuguese ambience in the restaurant. The setting is as Portuguese as it can get.

The big red chili shape stacked with blocks of wood is another clever design feature which takes centre stage. The chili is carved right across the belly of the sales counter and it is one of the features you see first as you enter. It is symbolic of the hot spiciness of Lugar de Pollo chicken. From the counter or waiting bench, customers can see through to the kitchen so they can have an opportunity of watching their meal being prepared in a modern kitchen compete with a commercial extractor hood. Behind the counter sales are two refrigerators, one for beers and wines since Lugar de Pollo is licensed to sell alcohol, and another refrigerator for soft drinks.

During the renovations, the greyish ceramic tiling on the walls was chipped to expose the raw brickwork giving the place a more rustic look and the exposed brickwork was then varnished.

There is even a wash basin behind one of the U-shaped booths where you can wash your hands before or after eating. The restaurant uses a hybrid system for power supply. They primarily run on electricity from the grid and the generators at the back provide backup power supply in the event of a power cut. At the back is also parking space for bikers who handle deliveries.

Most of the interior design features, elements and appliances at the Chisipite branch such as the paint portraits, the fusion of colours, the chili across the sales counter’s belly, the two fridges, extractor hood and the deck, were carried over and adapted in the Village Walk outlet which is significantly smaller by comparison. The chili in front of the black granite sales counter does not have blocks of wood stacked inside like the one at Chisipite but it is still striking nonetheless. The tiling on the walls is grey and only found at the sales counter area. Unlike at the Chisipite spot, there is only one seating arrangement. There is a deck with burgundy coloured wooden tables. The guests can sit on the plastic chairs which vary in colour. Most of the orders they get are takeaways as the place is quite small. However, the Lugar de Pollo staff urges sit-ins as it is most importantly, the Portuguese flair they want customers to take home with. There is an outdoor vibe about the place as the aluminium bi-fold doors are always folded away opening up the modestly sized dining area a bit. Lugar de Pollo restaurants are open from 8am to 10pm Sunday to Thursday and close much later on Friday and Saturday.

The existing house – which has now been converted to an up-market shopping complex – has not been extended dramatically. The original footprint remains pretty much the same although the interior layout has been adapted to create 6 independent retail spaces, and new aluminium doors and windows have been fitted. Each shop is now bright and spacious with windows overlooking the front, paved, linking walkway and the garden.

101 Churchill Avenue is family owned and they’ve been involved in the architectural design, renovations and even the garden landscaping right from the beginning. Nations Hardware consulted on the electrical, plumbing and material choices. The family acted as the main contractor and managed the project. Nations Hardware also installed the Smart Metres (so each shop has its own electricity metre) and the latest

in Wi-Fi technology for individual tenants. The family has paid special attention to the exterior of the complex. There’s gravelled parking space in front and to the side so there’s loads of safe, secure parking. Pomona Fencing supplied the Clearview panels, set between brick pillars, to separate the parking from the road, and exterior LED lighting and CCTV cameras have been installed for extra security.

They’ve also planted 14 palm trees – and transferred some of the older mature trees in the garden – to soften and ‘green’ the street front and maintain an environment friendly ambience. The flower beds around the parking area have been planted with a number of water wise plants – some indigenous and some exotics – which will look welcoming and attractive when they’re a little more established. Future plans include establishing a coffee shop behind the main shops, where the old back verandah was, with an outside covered courtyard. The existing kitchen from the original house is quite large and perfectly suited for a small restaurant. Because the grounds are quite large there’s space at the back to add more shops and develop the property further. The property is also scheduled to run entirely on renewable energy by the end of the year. As if the above wasn’t enough, and in-line with the “green-building” theme, an Electric Vehicle charging station is being installed, so drop by if you own EV that needs to be charged! Drop in to 101 Churchill Avenue to take a look around at the exclusive shopping options. You’ll definitely find something great to take home!

Infrastructure Development Bank of Zimbabwe Hogs All the Shine at ZITF with their Exhibition Stand Designed by Troika Design Workshop text by Farai Chaka

FRONT ELEVATION

SIDE ELEVATION

The 2022 Zimbabwe International Trade Fair was very different from any other editions in the past. Exhibition had been halted since 2019, so it was a marvel to see the various companies at their new best, having emerged from the COVID-19 era relatively unscathed. Of the most striking stands at the Zimbabwe International Trade Fair, the Infrastructure Development Bank of Zimbabwe’s exhibition stand stood out. The design for the stand is inspired by the movement and growth of the bank over the years. The Infrastructure Development Bank of Zimbabwe (IDBZ) was formed in 2005 and 18 years later IDBZ is still a formidable player in their line of operation. They commissioned Troika Design Workshop for a design that attempted to outline its 5 key pillars; energy and power supply, transport, water and sanitation, ICT and housing.

PROPOSED FLOOR PLAN

The Infrastructure Development Bank of Zimbabwe was looking for a “360degree” approach, an inclusive approach that outlined and showcased the banks’ work around Zimbabwe as well their sustainability agenda. The design had to be accommodating and the resulting exhibition stand had to command the room. In this project Troika Design Workshop collaborated with a couple of trusted construction industry players. Their approach towards total quality insisted they collaborate with project partners who have an equal commitment to excellence. They collaborated with Turnbury, Cyrex, Absolute Paints, Adrenalin Advertising, Interfloors as well as local flower suppliers. The suppliers delivered on time and to the desired standard.

The biggest challenge they faced on site was being allocated a different stand location in the hall with different dimensions and height than they had designed for, just as they were about to start construction. The stand needed to be redesigned to fit the new site constraints, whilst maintaining the initial design elements and the client’s expectations. Since the ZITF is held in Bulawayo, Troika felt it apt to make IDBZ’s Bulawayo Student Accommodation project which is fast approaching completion, the centre of their exhibition. The stand is a refreshing take of what TDW imagines proper student accommodation should be like with a lounge, an open plan kitchenette and a functional sleeping area. It is at once the stand out component in the design. From the reception area, a well-lit path with downlights leads to the lounge area which is tastefully, minimalistically furnished. The lounge is furnished with two grey couches, a black wooden solid rectangular coffee table, two matching side tables, ottomans and a smart TV mounted on the wall.

IDBZ Project TDW

From the lounge area, one can see the open plan kitchenette with moderate storage space complete with a fitted grey kitchen unit, a microwave and an electric kettle. There is also a foldable board which can be used for food prep or as a work desk. The bank’s sustainability agenda is clearly brought out by the plenty of indoor plants placed in every section and the green walls. The main sleeping area is adjacent to the kitchenette. It is furnished with two single beds, a bookshelf, a study desk and some chairs and built-in cupboards. Like the rest of the spaces, there are some indoor plants adding an aura of peacefulness in the sleeping area. The student quarters were designed to offer the student a “home away from home” experience. Troika Design Workshop is determined to deliver a fresh way of thinking to the built environment. They strive for quality design and a polished finished product. The Infrastructure Development Bank of Zimbabwe ZITF stand showcases these elements, from conceptual design to the finished product. Troika Design Workshop’s design projects will invariably stand out for well thought out design, and excellent execution, and this IDBZ pavilion lives up to this promise.

KENNAN PROPERTIES Have A New Roof Over Their Head text by Michael Nott | photos by Structure and Design As well as finding new homes for countless Zimbabweans over the years Kennan Properties have recently created a new home for themselves. A family business, founded in 2004, their original home for many years was situated at 63 Central Avenue in the heart of Harare’s CBD. It was an elegant, older colonial style house with a central courtyard, a corrugated iron roof and a covered verandah at the front. It’s interesting to note that the Kennan’s loved the style of the first home so much that they’ve carried some of these features over into the design of their new home – although in an up-dated and more practical version. Their new home is at 6 Borrowdale Lane – designed and built to perfectly suit their growing needs. It was an undeveloped plot with some established trees and in a great location. Vacant properties in the area are becoming increasingly difficult to find so when the land became available Kennan Properties

62

was excited to realise the fantastic potential of the site. It’s so much more convenient for

clients (and staff) who are becoming reluctant to travel into the congested city centre.

S&D ISSUE 49

Marje and Patrick Kennan sat down with Tammy Borchers from Fig Design Group to work out exactly what they wanted. There were features of their old premises – the style and the feel – which they wanted to reproduce, but the house also had some drawbacks, elements which they felt could be improved in the design of their new modern home. The old house, like many houses built at that time, had a central passageway with rooms leading off it and the individual rooms had fairly small windows so the interiors were quite dark. In addition, the access to the central courtyard was limited so the space wasn’t used to its fullest potential.

the different rooms, as well as providing comfortable, sheltered outdoor seating options in any weather. Fig Design Group tends to focus on connecting interior and

exterior spaces to optimize natural light and connect buildings with their environment – and they’ve certainly achieved this with their design for Kennan.

The new structure is designed in a squared off U-shape with three wings around a central open courtyard. All the offices have big windows opening outward to the garden and most have windows and doors facing the central courtyard. The doors onto the courtyard makes the interior open space easily accessible and more usable. Passageways, which are generally dead space, have been kept to an absolute minimum. Instead an internal wrap around covered verandah links

The front wing of the building contains the main reception in the centre with one large office and the bathrooms off to the right. To the left are two more large, private offices and a small meeting room. Behind the reception desk a pony wall partially separates the entrance from the courtyard behind and allows glimpses of the garden beyond. There are carefully selected and curated exhibitions of local artworks in the reception foyer which change periodically to add interest and to help promote local artists.

66

S&D ISSUE 49

The two short walkways, rather than passages, at the back of the central wing have big windows onto the courtyard so they’re nothing like the old dark, enclosed passages in older houses. The left wing contains a single large open plan office/training room which easily accommodates 12 desks. It has a central skylight and doors to the courtyard so it’s a light, bright, airy space. Windows on both sides allow for natural cross ventilation with no need for air-conditioning. The high ceiling follows the line of roof making it feel more spacious.

67

property profile

The right hand wing contains a small kitchenette, a storeroom, a server room, an executive office and a large boardroom which can comfortably seat 12 people.

68

S&D ISSUE 49

Pale laminated wood floors throughout link all the spaces together and add to the light, simple look and feel.

The entrance porch and the wrap around verandah have sandstone coloured cement tiles supplied by Set in Stone, so they’re practical, low maintenance and add a warmer, earthy feel.

69

property profile

The exterior door and window frames were custom made by Inso Aluminium to Borchers’ specifications as they’re all taller than the usual standard sizes. Interior doors were also custom made in teak by Lupane Timbers as they’re 2,4 metres tall rather than the standard 2,1 metres. The extra height works well with the high ceilings and adds a little extra elegance to the otherwise minimalist and fairly austere interior design. The rich colour of the teak also adds warmth to the cool white spaces. The structure also has serious green credentials. A complex water harvesting system feeds rainwater from the roof gutters into a huge 225,000 litre holding tank, supplied and

fitted by ZimDam. It was only fitted at the end of this year’s rainy season so it’s not full yet, but after the next rains it should be more than adequate for all their water needs – including the garden. A fairly extensive solar system, supplied and fitted by Titch Kuona of Pomona Electrical and Plumbing, allows them to operate off grid when necessary. The design also took into consideration the position of the existing established trees. The building structure is set back from the parking area in front so the three mature indigenous trees, two Faidherbia Albida and one Red Mahogany, were not disturbed and an older (non-indigenous) Lady Chancellor tree in the courtyard was carefully preserved and is still flourishing.

S&D ISSUE 49 Work on the project started in May 2021 and was completed in March this year, with Stuart Moore from Worldpine Enterprises as the main contractor. Stuart Moore, together with Marje Kennan, acted as project managers. Marje also provided a lot of input for interior and exterior finishes including light fittings, bathroom and kitchen finishes, paint colours (assisted by Gary Ferguson at Quality Paints in Sam Levy village who gave invaluable advice on the colour scheme) and garden landscaping by Chantal Crouse garden services. The front façade of the building encapsulates many of the main design ideas. The first impression evokes the feel of older, traditional houses with its pitched Chromadek roof, gable vents and the pillars supporting the little verandah at the entrance. The pale grey colour of the roof sheets and the exterior walls indicate that this is a contemporary structure rather than a copy of a traditional house. At first glance the façade looks symmetrical but on closer inspection you notice the windows on either side are different – adapted to suit the purposes of the rooms behind. The window on the left is quite large allowing light into the office behind, while on the right the windows are higher and smaller concealing the storeroom and the ablutions behind. The windows have white aluminium frames rather than the old-fashioned timber frames. The pitched roof over the entrance porch, with exposed trusses, is fairly conventional, but the glass gable behind it is a modern touch. It’s a careful and considered blending of old and new ideas, all put together in an elegant understated style. MODERN FURNISHERS HAVE EARNED A FIRM PLACE IN THE WORLD OF FURNITURE RETAIL. THE FAMILY BUSINESS HAS BEEN OPERATING FOR 61 YEARS HAVING BEEN FORMED BY THE ESSOF BROTHERS IN 1961 AS A HOUSEHOLD FURNITURE STORE. THEIR LONGEVITY IS TELLING.

73

74

S&D ISSUE 49

The Manager, Saeed Essof is sure that the probability of your parents or grandparents having bought at least one furniture item from Modern Furnishers is very high, considering the fact that at the peak of their retail success Modern Furnishers had five branches in different parts of Harare. Today, Modern Furnishers is located at the Engen Complex in Avondale at which they deal exclusively in office furniture. Mr. Essof says that they moved to these premises only last year after a few years of operating from a slightly smaller place they were renting at

Hillary House, adjacent to Avondale Shops. Their current spot offers much needed convenience for customers as it has ample parking space. The parking space is right in front of the store so you can literally view some of the furniture range from your car. Modern Furnishers sells the full range of office furnishings such as desks, chairs, work stations, filing

cabinets, boardroom tables, letter trays and reception furniture. Much of the furniture is locally manufactured save for the office chairs which are imported from factories in Asia and South Africa. The products are of a superior quality and to add to that, they come with a five-year warranty. Only retailers convinced of their products’ durability and quality can provide such lengthy warranties on their products.

75

commercial profile

The advantage of having a reputable office furniture store is that they regularly get repeat orders. Most companies, successful ones at least, change their office furniture every few years and when they come knocking at your door, it would be for a bulk supply of furniture. Modern Furnishers have been in the furniture industry for long enough to have established partnerships with local furniture manufacturing factories, who supply office furniture to them exclusively. These kinds of partnerships ensure that Modern Furnishers have plenty of furniture stock in their warehouse. Whereas it takes most other retailers from weeks or longer to provide you with large furniture orders, Modern Furnishers will usually have the stock on hand to provide the furniture by the next day or within 1 week to complete your order. Their delivery service is fast and efficient. In addition, they have the necessary arrangements to deliver furniture nationwide, delivering to towns as remote as Kwekwe and Victoria Falls. Regardless of having had to downsize over the past few years, Mr. Essof says that a

home furniture store is on the cards. With less on their hands, they have had time to restrategise and their bounce back is bound to be phenomenal.

efficient delivery and durable products.

Their customer base which is a mixture of NGOs, mining entities, corporate business and banks do not take lightly of the fact that they have been in the furniture retail business for sixty-one years. The longevity is proof of the excellent customer service,

Tacna Engineering Completes Renovations at the Zimbabwe Council of Churches Premises text by Farai Chaka photos by Structure and Design

ZIMBABWE COUNCIL OF CHURCHES IS A BODY OF 31 MEMBER CHURCHES THAT WAS FOUNDED IN 1964 TO FACILITATE THE EMPOWERMENT OF MAINLINE CHURCHES, HELPING THEM CEMENT THEIR CHRISTIAN FOOTHOLD IN ZIMBABWE. LOCATED A FEW KILOMETRES FROM ROBERT MUGABE INTERNATIONAL AIRPORT, THE ZIMBABWE COUNCIL OF CHURCHES OWNS THE KENTUCKY HOTEL AND CONFERENCE CENTRE WHICH ALL RECENTLY UNDERWENT A MAJOR FACELIFT AND EXTENSION RESPECTIVELY.

82

S&D ISSUE 49

The facilities are not for church engagements only. The conference hall and functions hall are open to anyone wanting to host conferences, workshops, parties or any other type of occasion that does not conflict with Zimbabwe Council of Churches’ values. The hotel has 30 well decorated rooms for

accommodation that have been recently renovated to give guests a refreshing and homely stay. Kentucky operates just like any other hotel also taking walk in bookings. The renovations started in May 2021. The structures were due for renovations and upgrade so Tacna Engineering

was brought in as the main contractor for the renovation of the old interiors and exteriors of the reception area. The works included the extension of the conference hall from a 40 seater to 400 seater facility the renovations and extension of the functions hall to a 200 seater hall, and the facelift of the hotel rooms.

83

construction profile

A new walkway with interlocking pavers leads to the hotel which has a stone clad facade. The hotel’s reception area had a completely different layout from what it looks like now. The space felt out dated for a hotel reception and had to be demolished. Before, a passage ran from the functions zone area to the reception. During the renovation process a wall was built separating the functions zone from the reception. For the reception counter a modern laid back look with a granite countertop and a stone clad base was chosen. Existing furniture was done away with in favour of more contemporary furniture pieces except for the teak chairs which are for heritage purposes. Dried Leaf paint from Plascon was applied on the walls giving them an off-white look which contrasts well with the white ceiling. From the reception, a passage leads to the ground floor hotel rooms with sensor lights that light up as you walk down the corridor. There are 10 ensuite rooms on the ground floor. Extensive renovations were done to the rooms including painting, electrical work, bathrooms, bedrooms, floor and wall tiling. Bathtubs were removed in favour of showers with fixed contemporary shower heads. The doors, walls and ceilings were repainted giving them a new look. DSTV and Netflix are available so guests can watch their favourite shows or documentaries on the new smart televisions mounted on the wall. The Wi-Fi package is unlimited. The rooms are spacious and can occupy a maximum of two people. In addition to the 10 rooms on the ground floor, there are 20 more rooms upstairs 10 on each wing, which can be accessed through a newly tiled staircase. The staircase design allows a lot of natural light in as there are large windows on both sides brightening the pathway as you walk up or down stairs. The floors have also been newly tiled replacing the previous cement finish. Included in the 30 rooms are disability friendly rooms which have been fitted with features that provide convenience for the handicapped. The doors on disabled friendly rooms open outwards to facilitate easier access in case of emergency. An outward opening door also eliminates the challenge of manoeuvring a wheelchair away from the door swing when closing the door. Grab bars were also fixed on the bathroom walls to offer support for the handicapped when transferring from a wheelchair to the shower or toilet seat and vice versa. The mirrors and the sinks were lowered to make them handicap friendly.

84

A new fire escape was mounted to provide a fool proof escape route in the event of any emergency that makes the staircases inside the hotel inaccessible. Three tanks with a total capacity of 30 000 litres were installed curbing any future water shortages. The water from the tanks supply all the buildings on the premise. Part of the project also involved the construction of a photovoltaic room as the buildings run

primarily on solar. On top of that, taking advantage of the solar system installed, solar geysers were also mounted on top of the roof in order to supply hot water to the kitchen and the showers. Motion sensor lights were installed throughout the building. The lights switch on as soon as they sense motion and switch back off afterwards saving power and also creating an alarming experience.

S&D ISSUE 49

The function zone needed to be extended a little. Previously, the seating capacity was 100 and after the extension between 200 and 250 people can now be accommodated. The French doors at the front were removed and bi-folding aluminium doors were newly fitted. The back of the function zone, which leads to the dining area, was an open space so bi-folding aluminium and glass doors have been installed too. In the tele studio, Oikos, the existing doors were removed and new soundproof double doors were installed to improve the quality of the sound recordings. The programmes seen on the Zimbabwe Council of Churches reception television and those they flight online are broadcast from this studio. In addition, a control room for systems management and monitoring was set up in the studio.

85

construction profile

The conference hall not only needed to be renovated but also extended. The walls to the west and north were demolished in order to extend the building, increasing the number of people it can hold to 400. A new Chromadek roof was installed giving the conference hall a triangular shape as three exposed red brick pillars support the extension. The wheelchair ramp with rubber tiles is also a new feature built to aid the handicapped. The ramp is flanked by aluminium rails for maximum support. New restroom accessories were installed from urinals, hand dryers, cisterns, toilets and wash basins in the public toilets. The existing soakaway and sceptic tank were replaced for larger ones in light of the conference hall increasing its carrying capacity. The renovations of the hotel and reception area plus the extensions to the functions zone and the conference hall are a sensible investment by the Zimbabwe Council of Churches considering the fact that they host most of the many mainline churches’ conventions. The hotel is also strategically located in an area which experiences much traffic so the facelift will definitely lead to more bookings.

Trade Centre defies wholesale building standards with a top-notch, classy new building in Hatcliffe

text by Patuma Salimu photos by Structure and Design

WHEN ONE GOES TO A WHOLESALE THE THING THEY CRAVE IS A COMFORTABLE SHOPPING EXPERIENCE IN A SPACIOUS ENVIRONMENT. MOST OF THE TIME WHOLESALES ARE USUALLY PACKED WITH RETAILERS AND INDIVIDUALS TRYING TO BUY AFFORDABLE GOODS TO RESTOCK THEIR RETAIL STORES. IT HAS BECOME THE NORM FOR MOST WHOLESALERS TO FORCE YOU TO PURCHASE CERTAIN PRODUCTS IN BULK AND NOT UNITS AS MOST HOUSEHOLDS WOULD REQUIRE. THE WORST OF THEM ALL IS GETTING TO A TILL POINT TO DEAL WITH LONG QUEUES. SHOPPING SHOULD BE A HASSLE-FREE, QUICK, AND EASY EXPERIENCE. FOR YEARS WHOLESALERS HAVE BEEN KNOWN TO EXUDE A SHABBY LOOK BECAUSE THAT’S WHERE ALL THE BULKY GOODS ARE SOLD. IT SEEMS LIKE LESS EFFORT IS PUT INTO MAINTAINING A WHOLESALE AESTHETIC APPEAL COMPARED TO SUPERMARKETS, MAINLY BECAUSE OF THE HUSTLE AND BUSTLE OF HEAVY MACHINERY AND HEAVY GOODS.

The parking lot is quite unique with different levels of terrain and a stunning footbridge or ramp covered in hanging flowers. The bridge not only provides aesthetic beauty to the building but aids it to breathe and avoid cracks during heavy rains. A ramp had to be created so as to provide easy access for walking and disabled customers.

Trade Centre Borrowdale opened shop on 20 January 2022, a bit delayed as they had planned to start trading in December 2021. Heavy rains and covid19 restrictions challenged the project build but did not stop Trade Centres’ pursuit of a world-class shopping experience. The new branch has changed the wholesale industry and ushered in a totally different perspective. They left no stone unturned in bringing a convenient, refreshing wholesale shopping experience to what was perceived as the most boring chore. The new building breaks all standard wholesale norms and in a good way too. The need for a second branch was inspired by the first Trade Centre wholesale in Ardbennie which has gained a large clientele due to its convenience. As you enter the new Trade Centre premises which are embodied by green palisade fencing, your whole focus shifts to the beautiful, uniquely wellmaintained landscaping featuring all sorts of colourful flowers which

welcomes you if not the big Trade Centre signage. The main entrance of the building greets you with a high-tech sound system constantly playing different types of classic melodic tunes and a bright welcoming white suspended ceiling with magnificent fluorescent lights that ushers you into a serene environment. The first thing one notices is the information center with a beautiful black granite counter on your left. Beyond the counter, you find all different types of small highvalue goods and of course the friendly staff members ready to assist you. Right in front of you is merchandise ideal for those who love adventure and the wilderness. All camping gear which includes tents, coolers, gas heaters, and so on is neatly displayed. The best thing is that you can make shopping enjoyable for every family member since there are also gigantic toys near the entrance to entice kids. To make your shopping experience even more comfortable, the selfregulatory air conditioner provides all the fresh air one needs.

S&D ISSUE 49 The insulated roof and great lighting in the building is a rare occurrence if not impossible to find at wholesales. The best thing to note is the fact that there are about sixteen till points making it easier to pay for your goods in time without having to worry about long queues and overcrowding in these trying Covid 19 times. These factors make the whole shopping experience a bliss almost making one forget that they are at a wholesale.

There is also an appliance and hardware section which provides customers with upright fridges, chest freezers, microwaves, stoves, televisions, handy tools, car maintenance accessories, batteries, geysers and so on.

Another unique thing about Trade Centre Borrowdale is the business section which is meant to accommodate small startup businesses. The section has merchandise designed for those who want to start a small business, be it in the catering field or the digital world as it is equipped with printers, tills, and catering equipment.

A steel staircase leads to the neatly tiled reception and offices adorned with frosted windows on the first floor. The offices on the first floor include the ICT, buying, receiving and provisions. The manager’s and sales offices can be found on the ground floor making it a total of twenty offices including the ones in the basement. The ground floor has two male and two female restrooms for customers. The second branch is strategically located at the border between Hatcliffe and Borrowdale so as to cater for the two different communities. Since the location is right in front of Borrowdale road which leads out of town into peripheral plots and farms, most farmers in the nearby vicinity and small businesses can now also enjoy the onestop-shop without the hustle of travelling long distances and passing through the CBD traffic to where most wholesalers are located.

Trade Centre Borrowdale is the place for all your shopping expeditions. Be it the regular individual shopper who wants to buy their basic single unit groceries, a small business seeking their merchandise in bulk quantities, top executives, or a group shopping for a club grocery they are all bound to get what they want with great service from the very friendly and helpful staff. The management is also encouraging school tours at the new premises to encourage students to start entrepreneurship projects.

Customers can also avoid the hustle of queuing to get their receipts checked thanks to the three-building exits. To avoid overcrowding and long queues often faced at wholesale exits whilst receipts are being checked, the building has one entrance and three exits making it convenient for customers as they swiftly leave. It is also important to note that safety for your vehicles is guaranteed. The site is manned by Safeguard Security on the outside whilst Altran security mans the inside. One can shop with ease knowing that their vehicles are protected whilst they enjoy a world-class shopping experience.

Trade Centre Borrowdale has five prolific boreholes and backup generators so as to ensure smooth operations. This means that they continue offering great services if there might be load-shedding or water-shedding. So if you ever feel like paying less for more whilst enjoying a top-class shopping experience, feel free to visit Trade Centre Borrowdale. Not only will you feel like royalty, but you are bound to shop like one. After all, we live once so why not enjoy wholesale shopping in the meanwhile?
