They say ‘April showers bring May flowers,’ so be prepared to get a little wet this month! Fortunately the people of Orlando know how to have a good time in rain or shine. Don’t believe me? Just take a look at the fun that was had throughout the month of March! Here are all the highlights, just in case you missed it!
The good times are rolling at Universal Orlando’s annual Mardi Gras celebration! Until April 7th, guests to the park can interact with Mardi Gras characters, enjoy delicious authentic Cajun cuisine, and more. On select nights, fans can also hear live music from bands and sing along to popular hits as some of the biggest names in music take the stage, including international superstar and recording artist, Jason Derulo, and awardwinning, multiplatinum chart-toppers, Fifth Harmony. On March 3rd, Orlando Style Magazine invited the city to join us at The 10th Annual Taste of Windermere for delicious food, exquisite wine and great entertainment. All event proceeds go to community grants and scholarships funded by the Central Florida Women’s League Foundation, Inc., a 501(c)3 non-profit organization of women of diverse backgrounds, experiences and perspectives. The group seeks to enrich the lives of those in the Central Florida community through volunteer opportunities and various fundraising events. After a delicious debut last year, the Seven Seas Food Festival has returned to SeaWorld this spring for a second course! From now until April 15th, guests can discover globally-inspired flavors while enjoying local craft beers and culinary marketplaces throughout the fun-filled park. The fun even goes beyond the sipping and sampling with
live performances from top country, rock and Latin music artists each weekend. The Lake Mary Heathrow Festival of the Arts returned to Oval Park from March 3rd-4th, and visitors from all around the globe arrived for the 31st annual event! The festival’s mission is to produce an outstanding juried show, featuring national and international artists and contemporary craftsman, while raising scholarship money for graduating Seminole County High School Students. The festivities included children’s art, fine arts and crafts, live music and entertainment, food trucks, a kids’ zone and even a VIP tent. From March 9th-11th, Clermont Waterfront Park was filled with food, music and fun as it was taken over by the 20th Annual Pig on the Pond. Attendees of all ages enjoyed the annual waterfront festival with barbecue, live entertainment, carnival rides and fireworks. The high energy festival was hosted by Project Scholars, a non-profit organization that provides educational scholarships and support to local students. The famed Arnold Palmer Invitational took place from March 12th-18th at Bay Hill Club and Lodge, which was owned and operated by Arnold Palmer, the legendary golf professional and namesake of the tournament. This year it had a reduced field of only 120 players, meaning every stroke was more meaningful and the talent was the top in the world. The
tournament is one of the top professional golf tournaments in the world, and one of only five tournaments given “invitational” status by the PGA Tour. The Winter Park Sidewalk Art Festival is one of the nation’s largest, oldest and most prestigious outdoor art festivals. The 59th annual event returned to Central Park from March 16th-18th with a wide variety of fine arts and crafts in the following categories: clay, digital art, drawings & pastels, fiber, glass, graphics & printmaking, jewelry, leather, metal, mixed media 2D, mixed media 3D, painting, photography, sculpture, watercolor and wood, as well as Emerging Artists. The free Festival consistently ranks as one of the top juried fine-art festivals in the country. Downtown Orlando was looking a little green from March 16th-17th, but everyone else was feeling just fine as thousands showed up to celebrate the biggest and best St. Patrick’s Day Party in the city! The St. Patrick’s Day Block Party at Wall Street was a two-day event that featured live music, green giveaways, green beer and a Leprechaun. That’s right, guests of the Block Party had a blast looking out for a Leprechaun on Wall St and his shot of gold!

The month of April is full of fun events that appeal to art lovers everywhere. If music is your forte, you’ll be on cloud nine at the Florida Music Festival & Conference, which includes three nights of non-stop music and parties. The Florida Music Festival features known and unknown artists from all over the world. Each night, beginning April 12th and ending April 14th, from 6pm to 2am, you have the chance to fill your body and soul with music from up-andcoming artists playing everything from Pop to Hip Hop, and from Alternative Rock to Country. There will be over 50 artists on a dozen stages spread throughout venues in Downtown Orlando. Past performers include Taylor Swift (in her first industry showcase), The Dirty Heads, Third Eye Blind, Lupe Fiasco, and members of Matchbox Twenty. The best part? All venues are free admission. You’ll be the first to discover the next Taylor Swift while also attending the best party in Downtown Orlando with a crowd united in their love for music, all at no cost to you. The Florida Musical Festival Conference not only allows like-minded individuals to come together and enjoy three nights of great music, but it also connects popular speakers in the music industry with students, musicians, and aspiring industry players. Attendees can network, drop demos, hand out resumes, and learn from people such as Keynote Alumni Jonathan Mayers, the founder of Bonnaroo; Rodney Jerkins, producer of artists like Michael Jackson, Beyonce, and Kanye West; and Steve Robertson, the Vice President of Atlantic Records. If crazy crowds and loud music isn’t quite your scene, attend the Florida Film Festival for 10 days of premier films featuring the best in current, independent, and international cinema. You’ll be able to mingle and network with compatible film lovers, filmmakers, and celebrities.
Animated Short Film, Live Action Short Film, and Documentary Short Subject. You’ll be able to enjoy the films while sipping on hand-crafted cocktails from the Eden Bar or from the menu inside the theater. The festival is kicked off with the legendary Opening Night Party following the first film, where you can sample food and drinks provided by stellar local restaurants and mingle with other filmophiles (these are people obsessed with films, if you couldn’t guess). Whether you’re looking for strictly entertainment and a good time with film addicts such as yourself, or you’re looking for a place of inspiration, education, and connection, there is no place better than the Florida Film Festival. Each of these festivals bring together the most creative of minds, allowing attendees and performers alike to share their passions with those who understand them. Whether your passion lies in music or in film, in creating or in appreciating, these festivals are sure to nurture everyone’s love of the art.

RUNWAY TO HOPE Runway to Hope’s mission is to provide direct support and aid to Central Florida children and their families impacted by pediatric cancer. Through partnerships with Arnold Palmer Hospital for Children, Florida Hospital for Children, and Nemours Children’s Hospital, Runway to Hope fosters collaborative efforts among corporations, local businesses, and philanthropists to not only raise funds and awareness, but also to bring new programs and initiatives to the pediatric cancer community. Through the Runway to Hope Family Assistance Program, direct aid is provided to families who are in desperate need of assistance. Runway to Hope helps cover expenses such as gas, water, electricity, mortgage, car payments, and sadly, at times, funeral and end-of-life expenses. The beloved event has been named “Best Charity Event” a combined total of fourteen times in its eight-year existence by the Orlando Business Journal, Orlando Magazine, and Orlando Style. Runway to Hope was also the recipient of the Orlando Magic Youth Foundation Creating Change Honoree by the Association of Fundraising Professionals Central Florida Chapter. This award was in recognition of National Philanthropy Day in 2017. In association with their Spring Fashion Soiree, Runway to Hope hosts a Bash Weekend for over 150 models to come celebrate at Bloomingdale’s Orlando and pick their outfit to strut their stuff on the runway! members and amazing volunteers create these special days, giving the children and their families a much needed and well-deserved time away from hospitals, doctors, treatment, medicine and the other challenges they often endure on a daily basis. Bloomingdale’s and their immensely kind-hearted staff not only open their doors to more than 150 children and their families, but they also generously donate the outfits to each child so they will feel and look their best on the night of the Spring Fashion Soiree. This year, Runway to Hope’s Bash Weekend took place on March 10th and 11th at Bloomingdale’s Orlando at The Mall at Millenia. The Runway to Hope Spring Fashion Soiree is the organization’s signature fundraising event of the year. The highlight of the evening is an inspiring and heartwarming fashion show featuring more than 150 incredible children, ages 2 through 18, who are currently battling or have overcome cancer. The kids will walk hand in hand with national and local celebrities. In addition to the fashion show, guests will have the opportunity to bid on auction items as well as to dine on gourmet food prepared by the renowned chefs at Rosen Shingle Creek. These events create a moment in time when cancer does not take center stage in the lives of these young children and their families. “We need a girls’ trip,” I said matter-of-factly to my closest gal pal. We live on different sides of Florida’s coast, and we never fail to get together every couple of months for brunch. However, with our busy lives and hectic careers, we needed not just brunch, but a weekend getaway to sip cocktails by the beach and relax. “I agree,” she responded. “Where should we go?” We wanted to go some place chic, on the beach and with plenty of things to do on property as well as nearby if we wanted to venture out. We knew the desired destination was Naples, and the next step was finding the perfect resort to accommodate our stay. After much research, we found the perfect property that seemed to be everything we were looking for and more – the Naples Grande Beach Resort & Spa.

Needless to say, it definitely was everything and more than we were expecting it to be. A newly renovated resort near beautiful beaches, live entertainment on property and exceptional dining, and all just a short drive away from the famous 5th Street – we couldn’t have found a more perfect place to go.
There are three swimming pools that include the Mangrove Pool, great for families, with a 100-foot twisting waterslide and beach style entry; the Palm Terrace Pool exclusive for adults, including a whirlpool and private cabanas available with butler service; and Hibiscus Hideaway Pool, offering lap lanes. We spent the majority of our time at the Mangrove Pool, only because there was a live DJ playing some upbeat songs, and we couldn’t help but dance around, go to the bar, get a tan and go for a swim. The Palm Terrace Pool was excellent as well when we wanted to take naps and enjoy some peace and quiet.
From the moment we arrived at this beautiful resort, we knew we were in for a full weekend of rest, relaxation and most importantly…fun! The Naples Grande Beach Resort is the ideal coastal escape for any vacation that requires some peace, quiet and downtime to recharge your batteries. The resort overlooks the infinite Gulf of Mexico on 23-waterfront acres. This exquisite property is home to spacious and chic accommodations, a private beach, rejuvenating spa services, an 18-hole championship golf course, 15 tournament grade tennis courts, and world-class amenities.
When we weren’t at the pool, we were laying out on a cabana on the beach. Lounging around on three miles of powdery, white-sand beaches always makes for a perfect afternoon. From the soothing breezes floating lightly off the stunning Gulf of Mexico to the warm sunshine on our skin, this pristine beach was more than what we were expecting – along with exceptional beachside service. Paddleboards and kayaks are available, and a full array of other watersports, including jet skiing, sailing, parasailing and deep-sea fishing, can be arranged through the concierge team.
Our stay was mostly geared toward sipping cocktails by the pool and the beach, and that was exactly what we did. The property doesn’t just offer one pool for the entire resort though; we had enough options to alternate throughout the whole weekend, and we certainly enjoyed each and every pool.
Of course, when we weren’t working on our suntans, we were working on nourishing our bodies with the exquisite dining on property. We threw our diets out the window this weekend and enjoyed ourselves. It was worth every bite.

The Catch of the Pelican was our favorite restaurant on property. The restaurant offers vibrant flavors of the Gulf Coast in a relaxed-yetsophisticated ambiance. Offering locally grown produce, The Catch of the Pelican specializes in local seafood such as Snapper, Seabass, and Grouper, as well as choice meats grilled to perfection. Mantra, the newest food and beverage concept to debut in late 2017, is an innovative, Japanese and pan-Asian-inspired open kitchen with bar (we enjoyed both the restaurant and the bar). Inspired by several Asian influences such as Korea and Japan, Mantra features dishes such as Banh Mi sandwiches, noodles, rice bowls, sushi and sashimi. Sake and Asianinfluenced cocktails are hand-crafted by mixologists with unique flavor profiles using fresh, local ingredients. Mantra is the perfect spot to dine and enjoy unique cocktails in a chic, modern and comfortable lounge setting. As much as we adored the resort, the food, the drinks and the entertainment, we wanted to explore the town a bit and see where the locals go to get a sense of culture in Naples, FL. Is this town as extraordinary as the resort makes it seem? We had to check it out. The ‘hot spot’ in Naples is an affluent and trendy strip called 5th Avenue South. From the city to the Gulf, 5th Avenue is home to high-end fashion and jewelry boutiques, world-class spas, unique artwork, entertainment, fine dining and so much more. 5th Street is just a short 10-minute drive from the resort, and in no time we were strolling down the sidewalk amongst some of the most prestigious shops and restaurants in town! We didn’t hesitate to make our way into some of the restaurant bars for a drink and an appetizer. Instead of one meal, we decided to hop around to places such as Bice Ristorante, Ocean Prime

and South Restaurant and Bar, just to name a few. After a fun night out and about, we couldn’t wait to get back to the resort! A full weekend away with sun, delicious food, refreshing cocktails, great company and a perfect resort with everything we could have ever asked for and more. There was nothing missing from this chic and one-of-a-kind beach resort. Every year, it seems that the healthconscious community has a new, novel superfood that they absolutely obsess over. The newest craze these past few years has been the nutritional benefits of a tree indigenous to India that has been consumed for thousands of years: the moringa tree. Also known as the Miracle Tree, it offers enormous amounts of nutrients, vitamins, and minerals. And, let’s be honest, who doesn’t struggle with getting the correct amounts of vitamins and nutrients? This tree is teeming with so much nutrition that it’s one of the key foods used to help fight malnutrition around the world. These trees have been proven to help lower blood sugar, slow aging, fight free radicals, fight inflammation, and more. The unique thing about the moringa tree is that multiple parts of the tree are edible and nutritious, from the leafs to the seeds, and to the flowers that blossom upon it. Moringa supplements are the most common form of consumption in the United States and have been hitting nutrition stores by the boatload. The raw leaves can be hard to find, but luckily there are powders and pills that are just as beneficial. According to NutritionFacts.org, moringa contains more iron than spinach, more vitamin C than oranges, and more potassium than bananas. It also contains vitamin A, a vitamin that plays a critical role in maintaining healthy vision and skin. It’s full of antioxidants and calcium, and yes, it’s even a complete protein. You can consume moringa in a variety of ways. The leaves can be eaten raw in a salad, cooked like spinach, or even consumed as a juice or tea. You can sprinkle the supplemental green powder
into smoothies or onto meals for an added nutritional benefit you won’t even be able to taste. The moringa leaf has amazing hearthealth benefits. It reduces cholesterol levels and aids in the prevention of plaque formation in the arteries. It also helps reduce some symptoms of diabetes, supports brain health, and protects the liver. If you’re familiar with matcha, a superfood with common health benefits to moringa, you’ll be surprised to learn that moringa actually has even higher amounts of fiber, protein, calcium, vitamin C, and vitamin A. Sadly, moringa is lacking in Epigallocatechin gallate (we’ll just call it EGCG because yikes). EGCG gives green tea its subtle flavor and is popular due to its potential health benefits. Thankfully, matcha is to the rescue containing 50-55mg of EGCG per gram! Consuming these two superfoods in unison is a force to be reckoned with.

Salt is typically a taboo for most people because, in essence, overconsumption of salt is bad for your health and should be avoided whenever possible. However, Himalayan pink salt is a bit different. director of cancer research and genetics at Orlando Health UF Health Cancer Center. “I worry women will say ‘I tested negative for breast cancer risk’ based on the results of these three variants and stop getting mammograms. Or test positive and become paralyzed by fear or make poor healthcare choices because of lack of education.” Realizing the limitations of 23andMe’s test, the FDA issued a warning the test should not be used as a substitute for professional medical screenings: “Consumers and health care professionals should not use the test results to determine any treatments, including anti-hormone therapies and prophylactic removal of the breasts or ovaries. Such decisions require confirmatory testing and genetic counseling.” Testing for three out of the thousands of mutations in the BRCA1/ BRCA2 also is a very narrow approach. Only a small percentage of Americans carry one of these three gene mutations most commonly seen in women of Eastern European Ashkenazi Jewish descent. In addition to its limited target population, the test does not rule out other BRCA mutations known to increase cancer risk. “When we narrow the scope like this, we miss the vast majority of women at genetic risk,” says Dr. Moroose. “Genetic testing is complicated and mutations provide a very incomplete picture of a patient’s total risk. Ninety to 95 percent of the time, a woman who gets breast cancer has no identifiable genetic mutation. When it comes to cancer risk and diagnosis, genetic testing is just a piece of the whole puzzle. ” The 23andMe tests, which cost $199, work by analyzing DNA collected via a saliva sample at home that is sent to the company’s lab. Results are returned directly to the consumer, without doctor involvement. 23andMe touts deregulating these lab tests as an opportunity for people to quickly access information about their potential health risk. But doctors are concerned going directly to consumers without medical oversight will result in tests being misread or misinterpreted by patients.
NEW MAIL-AWAY DNA TEST FOR BREAST CANCER WORRIES EXPERTS By Julie Vargo, Editorial Contributor
When you want to learn about your heritage, mail-away DNA tests can be fascinating and fun. But when those tests supply information that can lead consumers to poor healthcare choices, experts become concerned. Such is the case with 23andMe’s direct-tohome genetic test for BRCA1/BRCA2, which recently was approved by the U.S. Food and Drug Administration (FDA). The move enables 23andMe to become the first company to market its cancer-risk test directly to the public without a prescription. The test reports on three variants in BRCA1/BRCA2 genes known to be associated with higher breast, ovarian and prostate cancers. “Simply spitting into a cup and sending it off to a testing company, with no medical support before or after, seems reckless,” says Dr. Rebecca Moroose, a board-certified medical oncologist and the

BEYONCÉ Queen Bey has twice been forced to call off concerts in Malaysia due to the provocative nature of her shows. The country has since banned Beyonce from ever touring, performing or even entering their borders due to their strict Muslim leadership, which deems her to be too immoral. THE BEATLES When a country bans you from their borders, just let it be! During a 1966 tour, the Beatles caused a outrage when they declined an offer to attend a breakfast reception at the Presidential Palace with First Lady Imelda Marcos. Local media incited the furor, and the band was swifty banned from the country as a result. SACHA BARON COHEN Unsurprisingly, Sacha Baron Cohen was banned from Kazakhstan due to the offensive and politically incorrect way in which he portrayed the country in his film Borat. However, in a surprising turn of events, the ban was eventually lifted, thanks to the influx of tourism the movie brought the country which seemed to help the government see the funny side. AKON Award-winning singer Akon was banned from Sri Lanka in 2010 after the release of his “Sexy Chick” music video. The video featured a sexy pool party in front of a statue of a Buddha, which caused an outrage and spurred violent protests in the nation’s capital. CHRIS BROWN Along with Canada and Australia, Great Britain temporarily banned Chris Brown from entering the country as a result of his abuse against Rihanna. The criminal offense and subsequent ban cost him a highly anticipated appearance in a Michael Jackson tribute show. SNOOP DOGG Though temporary, famed rapper and vocal marijuana enthusiast Snoop Dogg was banned from Norway for two years after being caught at the airport with (what else?) eight grams of marijuana in his possession. I guess some old habits die hard!

Gentlemen, you want to look good and feel good, but it’s easy to get caught in the trap of wanting to impress a date so badly that you forget key preparations you need to take before a date that can make or break you. TIP ONE is to groom yourself. Shave what

okay to stalk her social media to find out a little more about her. Plan out some questions to ask in case the always-dreaded awkward silence arises. It’ll help to calm your nerves and make her feel special that you noticed things about her.

THE NEW PORSCHE 911 The Porsche motorsport department
is presented Weissach’s latest treat at the Geneva Motor Show: the 911 GT3 RS with motorsport chassis and 383-kW (520-hp), four-litre, highspeed naturally aspirated engine. The new highperformance sports car is based on the 911 GT3, which has been refined still further to combine the performance-enhanced engine with a running-gear setup that features re-calibrated rear axle steering designed for maximum dynamics and precision. The 911 GT3 RS accelerates from 0 to 100 km/h in 3.2 seconds, reaching a top speed of 312 km/h. Following the launch of the 911 GT3 and the 911 GT2 RS, this latest release will see Porsche present its third GT road-approved sports car within a year.
Aerodynamics and interior based on the race trim: Aerodynamics have determined the design of the wide, weight-optimised body with its classic rigid rear wing. The racing look continues into the interior with full bucket seats made of carbon to provide secure lateral support in response to high-level driving dynamics. Lightweight door panels with storage nets and opening loops, reduced sound absorption and the new lightweight rear lid further emphasise the consistency of the material choices.

From eroding paint to raggedy furniture and crowded corners, this outline will help you increase the value of your space and achieve a more chic, thoughtfully edited home, without emptying your wallet. 1. Think open: Try hanging pots and pans with wall-mounted hooks or a hanging rack. Another option is to create open shelving by removing a few overhead cabinets. Both are easy ways to increase the visual space of your kitchen.

2. Update cabinet handles: Replacing generic or old cabinet handles in the bathroom and kitchen can do wonders. When shopping, look for handles that are functional but also keep in line with the overall aesthetic of your space.

So, either replace the plates or paint the plates, after a good run down of rubbing alcohol, the same color as the surrounding wall. 4. CIRCLE CIRCLE, DOT DOT Interior designers have decided to double up on the trendiest print: circles. This season, it’s more about mixing various circular patterns, than it is about a single print. It might sound overwhelming, but if executed correctly, you’ll end up with a chic space that looks ahead of the curve. The trick is to mix the print from small to large, for example: a small pattern should be something like a micro dot, a medium pattern could be a polka dot and a large pattern could be basic graphic circles. The technique of mixing two to three different sizes, going from small to large, will keep things tidy and interesting. Polka dots translate well as wallpaper so, try it out on the entry hall or the dining room. 60

Also, keep in mind that any compact room with little upholstery can be transformed with a lively mix of circles and dots. If you’re not feeling quite so adventurous, just try adding circle print or dotted pillows, of various sizes, on to your couch; this technique is both easy to live with and far more interesting than basic pillows. The point is to exercise your creativity, so don’t be afraid to venture past walls and upholstery in order to consider other surfaces for dot decor. What about a charming polka-dot printed tabletop or wooden chair? Enjoy the process and you’ll be spot on, every time.

Almost everyone uses some form of social media. For some of us, it’s a secret indulgence that gives us a euphoric high – who needs exercise, shopping, or that glass of wine at the end of the day when 100 likes or 300 reposts will do it. For others, we have no pretenses about the message we are putting out to the world – here I am, look at me! We sometimes forget to filter ourselves on social media and post things that we would not normally say or do in public. While there are plenty of benefits to using social media, there are also downfalls too. As a personal injury attorney, the first thing I tell my clients is do not post anything on social media that you would not want to hear read back to you at a deposition! While your personal injury attorney should work hard to protect your privacy, sometimes it’s out of our hands. If you are seeking compensation for an injury, it’s up to your attorney to utilize all available evidence to prove that you are, in fact, injured and the extent of those injuries. Just as your attorney is gathering this evidence, you better believe that the other side is doing the same thing. Insurance companies and defense attorneys will be scrutinizing anything that they can get their hands on and reframing it to downplay your injury. One way they often do this is through your social media posts. If your accounts are open to the public or somehow accessible to the other side, you can count on them seeing the posts you have put out to the world. Your attorney can try to prevent a jury from seeing these posts, but the fact of the matter is that most cases resolve without even having to file suit. The issue in those cases are that your attorney cannot undue what has already been done or in this case - what has already been seen. If on the other hand, your case is in litigation, then you also risk having to reveal even private posts in discovery regardless of any expectation of privacy that you may have had. Avita M. Take for example a hypothetical situation where someone has injured their neck in a automobile accident and is making a claim for their injuries. Now let’s say, this person decides to get away for a couple of days to get some in some rest and relaxation. Perhaps they find it difficult to walk or sit at a desk for extended periods of time but they are able to lie on the beach or soak in the ocean without any difficulty. And let’s say that as so many of us do, this person decides to post pictures of themselves doing these things and enjoying themselves with their loved ones. While their actions are not inconsistent with their injuries, the other side may attempt to use these photographs to create a new narrative. They can use the social media posts to argue that this person’s pain and suffering is not a reality. Social media is the ultimate form of surveillance. Just put yourself in the other side’s shoes. If you wanted information about someone, where would you start? After a basic internet search, you would undoubtedly, turn to the major social media outlets. Poor social media decisions could jeopardize the value of your claim. Below are a few words of caution for those pursuing a personal injury claim: 1. Be careful what you post. Posting anything online after an accident could be used against you. Treat your social media posts as they will be discovered! 2. Be cognizant of who your friends are, who is following you and any new friend requests. 3. Take advantage of all privacy settings offered and make sure those in your network do as well. 4. Always consult with a skilled personal injury attorney.
In my line of work I often hear insurance adjustors or opposing counsel attempt to reframe my client’s story. Most of the time it’s easy to rebut their position because it’s speculative. Why serve them

COMMERCIAL REAL ESTATE? The economic crash of 2008 sent
commercial real estate prices into a free fall. According to the Massachusetts Institute of Technology Center for Real Estate, property values plummeted by 10.6% in the fourth quarter of 2008. As we all know, it only got worse from there. This created a spectacular buying opportunity for savvy investors. They didn’t have to reach for low hanging fruit. All they had to do was pick the fruit off the floor. Commercial real estate investors don’t make emotional buying decisions. Investors are primarily focused on getting the highest return on their investment while minimizing their risks. Usually the deals with the highest risk offer the highest rewards. A perfect example of this is a shopping center we sold to a client in January for $1,525,000. The property consisted of 149,000 square feet, sitting on 15 acres of land at a very busy intersection. Now this center was only 50% occupied and it needed some renovations, but it was still bringing in a net operating income of $166,000 a year. The main tenants of this center were Cash America Pawn and Mcdonalds. One doesn’t need to be Donald

Trump to see the value in this acquisition. Our client started with a fresh coat of paint and the center started to come to life. Prospective tenants began to fill the vacancies and the net operating incoming slowly started to climb. The Mcdonalds ground lease will soon be closing for over $1,500,000 dollars and our client will be playing on the house’s money. Within a year, they will have received all their money back, and they will have a shopping center that will bring in over $200,000 dollars a year until they decide to sell. As their occupancy reaches closer to 100%, that net operating income will only continue to rise. With annual escalators in the leases, that number will eventually reach north of $350,000 to $400,000 a year. Can you say “Show me the money?” This was such an incredible deal because it required a little work and some strategic planning. There are plenty of buying opportunities out there that will produce similar results. Keep in mind that in the game of high risk, high rewards real estate investing, it is imperative that you use the help of a seasoned commercial real estate professional. Before you choose your broker, ask them to show you their
recent resume of investment sales. Ask them to show you the letters of recommendations from their past clients. Don’t just take their word for it, look up the transactions online and verify if the numbers that they’re bragging about match up to the numbers recorded in the public record. The numbers don’t lie, but swampland sales people do.

Arwani Law Firm PLLC. Mother, wife, family law attorney, business owner, women’s rights advocate and philanthropist are just some of the hats Rania Arwani wears on a daily basis. It’s important to realize your passion, but it’s just as important you not be afraid to ask for help and guidance when you need it.” Once she acknowledged her true purpose, she relentlessly pursued it and worked countless hours to achieve her goal. Like many women, though, she found difficulty in trying to find the balance between work and home. Some days, she says, feels she has three full-time jobs, wife and mother, attorney and business owner, and those days tend to be very hectic. Additionally, Diana is fervently committed to working with Tomas Lares, President of Florida Abolitionist. Diana, a survivor of abuse and violence, joins Florida Abolitionist’s plight to end human trafficking, the fastest growing criminal activity in the world. Children, teens and adults from every state and social status are forced, coerced, or manipulated into becoming sex slaves. Reports rank Florida third in the nation for human trafficking “I want to help take Florida out of this ranking,” concluded Diana. Many people think assumptions are a big part of my business, but in reality, the facts are what matter most. There are a number of assumptions people have in mind when thinking about retirement planning and these assumptions can often de-rail a retirement plan. Let’s look at a few common assumptions: “I can earn income for as long as I wish to.” Many things that are out of our control can change this assumption such as: A change in your company may down-size you out of a job. A family member’s health decline may require your help. Your own health may change in an adverse way. “Inflation will always stay low.” As we are seeing right now, rates can increase. Monetary policy from the Federal Reserve is constantly under scrutiny and ever changing. We have been hearing of the potential for multiple rate increases this year. A portfolio review will be necessary to see what impact interest rate increases will have on your retirement.

There is nothing illegal about having currency, however, federal laws impose reporting requirements on banks, financial institutions, and regular businesses. The reporting requirements of a bank impact not only the bank but also the bank customers. A deposit of over $10,000 in currency into a bank customer’s account requires that the bank submit a Currency Transaction Report (CTR) to the Treasury Department. This form is utilized by the Treasury Department for various purposes including: tracing cash into a bank, deciding whether to open a criminal tax investigation, or just keeping a historic record of cash deposits. Many individuals are aware that the bank is required to fill out a CTR, which is sent to the Treasury Department for currency deposits greater than $10,000. Not as well-known, however, is the fact that banks are required to fill out Suspicious Activity Reports (SAR) if the bank has any reason to believe that the cash is being deposited in such a way as to avoid the bank filling out a CTR. There are many factors which trigger the bank’s filing of a SAR. One of the most common reasons for SAR’s being filed is several deposits under $10,000 in a short period of time. For example, if a customer deposits $8,000 on day one, $9,000 on day two, and $7,000 on day three; the $9,000 and $7,000 deposits will each cause the bank to file a SAR. Most individuals think that they can break up a large cash deposit because they do not want the bank to file a CTR or for other reasons. By breaking up the deposit, the bank customer has unknowingly committed a Federal felony commonly called STRUCTURING. An arrest by the Federal authorities, prosecution and imprisonment can result. The crime of structuring is not dependent upon the source of the money. Therefore, currency that was legitimately earned and tainted by no criminal activity can be the basis of a structuring prosecution. The necessary intent to be convicted of structuring was considered by the Supreme Court of the United States. The Supreme Court
held that it was necessary for the government to prove that the bank customer acted “willfully”. That meant that the government had to prove that the defendant knew that it was illegal to break up the deposit to avoid the bank filling out the CTR. Such knowledge is different than the customer deciding to avoid the CTR, not knowing that to do so was a crime. Congress, however, changed the law so that the Government does not have to prove that the defendant knew it was illegal to structure the deposits but only that the deposits were in fact being broken down into less than $10,000 to avoid the CTR. The result of Congress’ change of the structuring law is that a citizen with no criminal intent can be convicted of the serious felony of structuring and spend years in prison for making deposits of less than $10,000. The fact that the money was legally earned and not tainted by any criminal conduct is not a defense. A troubling aspect of allowing such convictions involves the conduct of the Treasury Department and its supervisory authority over banks. Many would argue that the Treasury Department should require banks to post signs to its customers warning them that dividing up a $10,000 deposit is a crime punishable by imprisonment. Have you ever seen such a sign in any bank? Many people are surprised to learn of this federal law allowing a conviction when a defendant had no idea that they were violating the law. Another troubling aspect of a conviction without proof of criminal intent is that the government can then seek to forfeit the defendant’s assets, including such things as a home purchased with money that had been earned legally but deposited into the bank in amounts less than $10,000. This law allows a person not only to be deprived of their liberty but also their property including their home.

MIND THE BENEFITS OF A FURRY COMPANION By Yngrid Lindores Good health is a state of complete mental, physical and social well-being. In this day and age, it is near common knowledge that the companionship of animals can improve the state of mind and body of a person. After all, there is no end to the companionship, love and elation a pet can bring to one’s life. Claudia Velez, 24, has a packed schedule: maintaining an apartment with a full time job while completing online courses toward a bachelor’s degree. She may have a lot on her plate but admits that being a cat owner helps her stay grounded. She adopted her cat, Gray, from a rescue team and hasn’t looked back since. “I know that when I get home from wherever, he’s going to be there, you know, he’s going to be by the door waiting to see me coming in. Like even, in the mornings he comes and cuddles next to me, in bed. It’s comforting to have a pet come and say ‘good morning’ to you, in that sort of way,” Claudia Velez said. Clearly, taking care of a pet can provide a sense of validation to the pet owner because there is someone relying on you, who looks to you with loyalty and esteem. “He’s part of the family, I mean, he is a lot of responsibility, but he brings happiness kind of like a family member would. Sometimes he can be a huge

pain but the happiness outweighs it, especially since I have a small family, it just makes it feel like there is someone else there,” she stated. This is perhaps one reason why people feel a special attachment to their pets: there is a familial, unconditional love resonant. This special connection is part of the scientific occurrence researchers are calling the “human-animal bond”. Experts such as Dr. Matthew Chin have found that the human-animal bond is similar to the already well known humanhuman bond. “The scientific study of human-animal interaction is currently in its infancy. As more and more research is conducted over the coming years, we are sure to discover many more surprising aspects of our relationships with animals,” said Dr. Matthew Chin, who is an Instructor in the Psychology Department at the University of Central Florida. As of right now, pet ownership can be an enriching and positive experience for animals and humans alike; as long as people enter the pet-ownership role after much careful deliberation and research. Dr. Chin also has a special recommendation for pet owners, new or veteran: please acknowledge that a pet, of any kind, is first and foremost an animal. It is important to learn as much as possible about the way your animal experiences the world.
“Your animal can only experience things from its perspective, not from yours. I think a lot of people tend to forget that. To foster a closer bond with a rabbit, for example, it would be useful to research how rabbits experience the world,” Dr. Chin said. Enjoy the process of becoming a pet owner. Consider this: not only can an animal as a companion offer social support, particularly during times of stress, but you too can offer the animal support. Moreover, there are a lot of homeless animals that could truly benefit from the support of people. Animal shelters, rescue groups, pounds and humane societies are great places to keep in mind when searching for a pet. The Pet Alliance of Greater Orlando estimates that more than 10,000 homeless companion animals will enter through their animal shelters this year. Consider diminishing the plight of relinquished or homeless pets occupying shelters. You both may find a better state of being within each other. Pet play dates are always fun in general, for everyone involved, however this event will have the added benefit of attendees walking away with a little keepsake. Plus, who knows? Maybe there will be a love connection between pets. Or between pet owners? Cupid is still on duty, after all.
