YOUR RIGHTS AS AN UNMARRIED COUPLE The number of unmarried couples living together increases year on year, as many couples choose to live together as cohabitees as an alternative to marriage. Despite the increasing number of unmarried couples living together, the law relating to cohabitees in England and Wales is very different to the legal position for married couples and civil partners when it comes to their financial rights and obligations upon separation. There is a longstanding myth that when an unmarried couple have lived together for a certain period of time they become common law husband and wife. This simply is not the case and no such common law relationship exists whether a couple have lived together for 12 months or 12 years. Due to the lack of legal rights for cohabiting unmarried couples together with the scope for disagreements upon separation in relation to the division of property and income, it is advisable that those cohabiting or intending to
do so clearly set out what would happen if their relationship were to subsequently break down. This is known as a “cohabitation agreement” and is similar to a pre-nuptial agreement which is advisable for couples in contemplation of their marriage. A cohabitation agreement is a contract between the unmarried couple. If both parties have received independent legal advice and provided full and frank financial disclosure such an agreement is likely to be considered by the court and if deemed to be fair given considerable weight in determining issues in relation to capital, property and support for any child of the family. The aim of a cohabitation agreement is not to encourage relationship breakdown, but to help unmarried couples to effectively manage their finances within their relationship and provide some piece of mind in the unfortunate event of separation. If you would like some more information or advice in relation to cohabitation contracts or pre-nuptial agreements, please contact our specialist family solicitors on 0113 357 1315 or email enquires@consilialegal.co.uk

It’s been a crazy few months for Cloudy2Clear Windows. The company which specialises in repairing windows which are steamed up, broken or damaged by replacing panes - not the frames has grown rapidly as homeowners take advantage of their services. Manager Joel Skinner feels that it’s all about service. ‘Our product is simple. If your double glazing is misted up we can replace the glass at a fraction of the cost of a new window, in any time of frame, and with a new 5 year guarantee. But it’s not just about saving people money, although that obviously helps. Many tradespeople have
struggled since last year and I honestly feel that during the good times a minority perhaps didn’t focus on customer care as much as they should have done. We make sure we turn up when we say we will, do the job the customer requires and leave their house as clean as a whistle. I often get comments back from customers on how they really didn’t expect that sort of service which, in a way, is very sad for the service industry as a whole.’ Cloudy2Clear service the Alwoodley, Shadwell, Moortown, Chapel Allerton, Roundhay, Oakwood and Meanwood areas and Joel is finding that his approach is a major factor in his success. ‘The truth is that it’s not just the
personal satisfaction that I get from doing a good job but also it makes good business sense. I get a huge amount of business from friends and family people I’ve done work for, which just goes to show
how much a little bit of effort is appreciated.’ So, if your windows are steamed up, broken or damaged give Joel a call for a free quotation on 0800 61 21 118 and he’ll be happy to help!

ARE YOUR NEST BOXES READY? IT’S NOT TOO LATE As we hurtle into spring, you’ll be aware that many of our resident birds are singing loudly and claiming their territories. If the weather stays mild then, pretty soon, you’ll be able to see signs of nest building and courtship, especially between great tits and blue tits. You may be wondering what you can do to attract birds to nest in your garden or, if you already have nest boxes, whether you need to do anything to ensure that birds return each year. It’s not too late. If you have nest boxes already then all you have to do is to watch them for a while to check whether any birds are using them at the moment. If there is no activity then, carefully, look inside. Fresh material may indicate that a bird is using the box to keep warm over the winter months. Close up the box and leave it alone. It may return to breed very soon. It is possible to find evidence of dead chicks in a box so be prepared (with gloves and a plastic bag) to remove everything. If you do need to clear a box, then leave it empty and resist the urge to disinfect it. If there is no vegetation, then you don’t need to add any but consider this. If the box hasn’t been used before, it could be because it isn’t in the right place, or facing in the right direction. Here are some tips for siting or relocating your nest boxes.
Great Tit

As a general rule of thumb, the entrance to the box should face north to east (and not south to west unless the box will be shaded out for most of the afternoon). This is to ensure that the chicks don’t become hot and dehydrated in warm weather. Keep your boxes away from your feeders to prevent other birds being attracted to your nesting bird’s territory. In the city, height matters because we have so many cats to predate your nesting birds. Boxes should be at least 3 metres from the ground, but be aware that squirrels and great spotted woodpeckers also predate chicks and will damage your nest boxes. You can fit metal plates to the entrance holes but a determined squirrel or woodpecker may excavate a hole in the bottom of the nest box. Woodcrete boxes (made from a special wood and concrete compound) can be expensive but are very durable and will stop predator damage.
Make it all very exciting and fit a webcam to your nest box. There are many affordable kits available or you can buy wireless cameras for your existing boxes. It won’t take long before you’re glued to the screen for something other than the latest blockbuster movie. Be prepared for laughter and tears. It can be a bumpy ride as many nests are unsuccessful for a variety of reasons. One thing you may not be aware of is that, each year, Valentine’s day marks the start of National Nest Box Week. This event, which has been running for the last 15 years, is organised by the British Trust for Ornithology along with Jacobi Jayne, one of Britain’s leading bird care specialists. Visit the website to receive lots of information about nesting birds, nest boxes and monitoring birds, and register for your free National Nest Box information pack. If you love swifts, you could do something amazing and install swift boxes under the eaves of your house. Swifts take some encouragement to start a new colony so you’ll need to play swift love songs at your house each spring to attract maturing birds to the

TOP TIPS TO BEAT THOSE CRAVINGS From time to time no matter how ‘good’ we are trying to be we sometimes get an attack of the ‘munchies’ or really crave some chocolate or crisps. Here’s some coping strategies and tips from Andrea Riddoch at Kick Start Fat Loss Leeds to help you out next time and to deal with those pesky cravings!
We welcome contributions from our readers. Please tell us what’s going on in your area and send us your photos What do you like? Any gripes you would like to share? What changes you would make? editorial@suburbanleeds.co.uk
2
Eat something else
Even though you feel like you “need” chocolate, chances are you’ll be just as satisfied with a healthier alternative, such as hummus, nuts, fresh berries, or even a cup of herbal/fruit tea. Having better choices on hand can help distract those cravings until they pass.
3
Exercise and stay rested
Make sure you’re drinking enough. Aim for 2/3 litres per day for.
Rather than relying on crisps and biscuits to help you feel relaxed and happy, go for a brisk walk during the day and get into bed with a good book a little earlier in the evening.
Thirst and dehydration make you feel hungry, and may increase cravings.
These habits produce endorphins just like the best tasting truffles on the planet.
Drink water throughout the day to help you stay hydrated and control your hunger.
Plus, the exercise may boost your serotonin levels— something that should help you skip sugar and extra carbs more easily too.
1
Stay hydrated

Make meditation and sunshine a priority Taking a few minutes every day to meditate and getting 10-15 minutes a day of sunshine or light therapy

may boost serotonin levels so you’re not reaching for Mars bars to turn your mood around.
5
Avoid trigger foods for 21 days
Your taste buds have a great memory. If you really want to break a food craving, one of the best ways is to avoid eating those foods for a set period of time. Find a new food or drink— low-glycaemic smoothies and desserts, fresh berries, guacamole and rice crackers, raw cashews, nut “cheese,”—to grab when you’re having a craving for chocolate, cheese, or chips. MAKING THE REGINALD CENTRE THE HEART OF THE COMMUNITY Chapel Allerton Councillors Eileen Taylor, Jane Dowson and Mohammed Rafique are promoting the fantastic work taking place at one of the local area’s most prominent public buildings. Based at 263 Chapeltown Road, the Reginald Joint Service Centre is fast becoming the ‘go to’ place for local residents for community services through strong partnership working between the Council and their partners, including Groundwork 0and Black Health Initiative. Residents can access a wide-range of services and advice, including information relating to health matters (such as community dental services and a baby drop-in clinic) ESOL (English for Speakers of Other Languages) classes and advice on energy bills through the Green Doctors initiative. A free Legal Advice clinic is run on a weekly basis with law firm Ison Harrison, as well as a Money Buddies service and Leeds Credit Union.
ALWOODLEY REVIEW by Cllr Neil Buckley
First – how we can help you There are funds available from the government to help businesses that were affected by the December and January floods in Leeds. I don’t think there were any flooded properties in Alwoodley (were there?) but I know that many local people have businesses down near the river and it is possible that you may qualify for government help. Please get in touch if you think you might. No promises but if the funds are there… Second – how you can help us Sometime in the next couple of months the 16 | SUBURBAN MAGAZINE
Future plans include coffee mornings for mums and older people to help them to meet others from the local area. Councillor Eileen Taylor (Labour, Chapel Allerton) said: “The range of services available to local residents means the Reginald Centre really is a gold-mine of information. But as local councillors, we don’t just want the Centre to be a place for people to go when they need help or information. We want it to also become a social hub for the local area and coffee mornings are an example of how this brilliant community resource could be used for more recreational purposes.” whole of The Avenue is to be resurfaced, from Alwoodley Lane to King Lane. We started asking for this before the London Olympics (in 1948) and we are pleased that we are at last going to see some action. It should be straight- forward but Highways Department tell us that the job can be delayed and take longer that it should because parked cars are on the road that is going to be worked on. The programme tries to, literally, work round these cars until they are moved but if they are not we finish up with a little section of unimproved road where the cars have been parked. Can we ask, please, that at the time of the resurfacing we all use our drives and ask visitors to do the same?

TOP TIPS TO ENSURE YOUR CHILD STAYS SAFE ONLINE Written by Paul Oldham Deputy Head Richmond House School
A study from BBC Newsround has found that over 75% of 10–12 year olds have social media accounts despite being under age. With additional reports that 1 in 5 children have experience of online bullying, we feel it is more important than ever that schools and parents work together to offer a consistent message to children about internet safety. The internet offers a wealth of information for both children and adults alike, and in this digital age it is a valuable resource that we want to take advantage of. Take a look at the following tips and reminders to help you and your children stay safe online.
•
The stranger rule also applies online – make sure your children do not chat to people they do not know, they do not release any personal details and never make any arrangements to meet offline.
•
Be aware of the risks of online gaming, remind your children that not everyone is who they claim to be and may have dishonourable motives. You may also need to limit time spent on gaming.
•
Ensure social media age restrictions are adhered to, the majority of social media sites including Facebook have a minimum age limit of 13.
•
If your child is old enough to use sites such as Facebook, make sure you know what they are posting on social media and ensure privacy settings are set to the highest possible level.
•
Be aware of what your children are viewing on YouTube, even the parental control safety mode is not completely guaranteed to block inappropriate content.
•
Make sure your children know what to do if they feel uncomfortable when online or need to report an incident.
•
Ensure all PCs, laptops, tablets and smartphones used by your children have parental controls set up, and that any passwords are not given to your children.
•
Children should be supervised at all times when online, ensure family members who regularly look after them are also aware of this.
The internet is an amazing place for children to learn and develop, there is no need to be frightened of them using it, just to be aware of the potential issues which may arise.
•
Make sure your children are aware of cyber bullying, what to do if they experience it and how serious an issue it is.
•
Remind your children that any pictures or comments posted could be made public despite the use of privacy settings and can remain online forever, even for future employers to see.
At Richmond House School we work in partnership with our parents, and we endeavour to support and offer advice to families who bring their concerns to us. Further information on online gaming, social media and protecting yourself and your children online visit www.saferinternet.org.uk or www.getsafeonline.org or www.childnet.com
•
Ensure apps and games that your children use are age appropriate – there is a very good reason why some have age restrictions.

SUBURBAN GARDENS With Eric Wells of Horsforth Allotment and Garden Association
This is a wonderful month for enjoying the early flowering bulbs and shrubs, so sing and be happy as the days are lengthening and work will soon begin. The exceptionally wet weather this winter has washed out many of the nutrients from your soil, which means you need to apply a general fertilizer to the whole of your garden. Then hoe it into the surface of the soil, to allow all the roots to take it up - encouraging them to grow to their full potential.
annuals for a terrific summer display. There are many types for gladioli, from small to tall, and all of them may be planted this month. Look at finishing the pruning of your rose bushes, HT varieties very hard and floribunda by a half. Climbers should be trimmed back into their allotted space, with any crossing and dead branches removed. The same goes for apple and pear trees, together with all of your fruit bushes. If your snow drops have been in the same position for four years of more, split them up after flowering – replanting at the same depth to create a larger drift of wonder.
Your lawns may be starting to look patchy now, so when it is dry and frost free, spike the surface with a fork to a depth of 4” every twelve inches to improve drainage. Then scarify the grass with a wire rake, to take out any dead stems and other debris. Reseed any bald patches, followed by a specific spring lawn fertiliser for the rest of the grass. If moss or weeds are a problem, treat them now with an appropriate chemical. Finally, lift the blades on your mower for the first cut, which should be when the grass is about 3” high. If you have a frost free space, now is the time to sow sweet peas, broad beans and hardy
