The University of Nebraska Medical Center is poised to transform health care education, and – as aviation simulation changed the flight industry – propel the training of doctors, nurses and allied health professionals into the next generation with emerging virtual and augmented reality. Through its iEXCELSM initiative, UNMC is enhancing connectivity and interdisciplinary education across the state through the strategic installation of iWalls in Omaha, Scottsbluff, Kearney, Lincoln and Norfolk.
Thanks to a public-private partnership, the iEXCEL program will be based in the new $121.8 million Davis Global Center, along with the National Center for Health Security and Biopreparedness, which will train federal health care personnel in treating highly infectious diseases.
Health care providers can visualize – in 3D – abnormalities of the heart or other organs. And, rather than a static CT scan, a 3D hologram allows physicians to walk around the organ – while seemingly suspended in space – for a truly realistic-looking image.
Students in the EON Reality VR Innovation Academy, housed on the UNMC campus, will be trailblazers in filling a critical workforce need as augmented and virtual reality gains a foothold in education. The academy is one of five in the United States; one of 15 in the world. After 11 months, participating students earn an industry certificate from EON Reality.

Midtown Business Association Advocates for a Growing and Vibrant Business Community Every week, new and exciting activities and developments are taking place in Midtown. It is definitely an exciting time for the residents, business owners and visitors to the area. Currently, more than 30,000 people call Midtown home and 50,000 people work in the area. The MBA has enjoyed our relationship with business owners for over 30 years. We offer opportunities for business owners to connect and support each other. In addition, the MBA has several programs such as the Façade Improvement Grant and Neighborhood Improvement Awards, which offer direct recognition and financial support for our members.
Our new partnership with the FBLA (Future Business Leaders of America) club from Mercy High School is our effort to connect with future business leaders. Any organization is like a gym membership — if you are engaged, you will see results. Our monthly luncheons and quarterly networking events are open to all members and guests. One of the things I enjoy most about my city council district is that it is blessed with historic neighborhoods and business districts that have their own identity and unique character. It’s been Councilman an exciting time to represent the area as Pete we’ve successfully implemented neighFestersen borhood business district renovation plans in Dundee, Benson, and Florence and have enjoyed seeing Midtown Crossing and the Blackstone Business District thrive as well. MBA rooted in community’s preservation and improvement
MISSION STATEMENT Established in 1980 by a group of 11 Midtown business people, MBA has grown to more than 180 members with a mix of small and large corporations and businesses, with both forprofit and not-for-profit organizations. The basic mission of the MBA is to support the Midtown business community through: • Recognition of business façade improvements and new businesses • A forum for friendship and interaction between all businesses, competition or other • An influential voice in city politics and Midtown civic and political decisions • A driving force for business development in Midtown • Monthly lunch meetings with speakers of interest to the business community • A sincere love and concern for the historical and important Midtown area
The MedCenter Merchants Association was born in August 1980 when a small group of merchants, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, gathered to spruce up the neighborhood from Park Avenue to 52nd Street and Leavenworth Street to Cuming Street. Their first order of business: to urge companies to improve their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues today with the Neighborhood Improvement Awards. The organization, now known as the Midtown Business Association, continues to advocate for a healthy Midtown business community. NETWORKING SESSIONS
Quarterly networking events for MBA members promote members’ businesses by allowing them to showcase their operations to other members and potential customers. Individuals who attend the sessions are able to network, potentially creating additional business opportunities. The events include tours provided to attendees. This year’s networking events have been held at Green Slate Development, Clarkson College, Ronald McDonald House and Joslyn Castle. Jeff Harwood started working at Mama’s Pizza when he was 18. His dad owned the business and in 2000 Harwood became a business owner himself when he bought it from his dad. Now he is one of five owners of Mama’s Pizza. “There is a strong sense of loyalty from the Midtown community,” he said. “It’s amazing how many families have been coming to Mama’s Pizza. We’ve seen them raise their kids through the years.” Harwood said one of the reasons he continues to own and operate the family business is strong community ties. Midtown just feels like home to him.

When Tony Thomas and three friends decided to open a brewery he knew the key would be location. He wanted to find the perfect place. He looked at almost a dozen buildings and waited almost two years before finding his perfect location at 3558 Farnam St. “I knew this area was going to be great,” said Thomas, co-owner of Farnam House Brewery. “Midtown Crossing was being developed and Crescent Moon was already firmly established. This building was almost perfect for a brewery and the neighborhood was up and coming.” Thomas says business is good. There are many young professionals in the neighborhood and they have established a stream of return customers. The brewery houses 14 barrels and showcases 14-18 craft beers made on location. Thomas plans to add barrel stackers to increase production and expand his beer selection.

Why is Dundee Bank in the Blackstone district?. According to Patrick Zach, loan officer, the bank loved the idea of being a part of the neighborhood that it was helping others revitalize. “We saw that it was turning into a special place,” Zach said. The bank saw an opportunity in the old filling station in the heart of Blackstone. With the historical preservation complete, the bank opened for service in December, 2016. “We are happy to be here, in this vibrant part of town.” The bank location also puts them in close proximity to many small business owners in the community. “We enjoy working with and supporting local businesses,” Zach said. “We are committed to the community we work in.” The bank branch can be seen on the cover of this publication.

Family-owned since the summer of 1987, Barrett’s Barleycorn sits in a sweet spot, according to Karen Barrett. “Midtown is such a great area to be a part of,” she said. The neighborhood history and vibe make the area unique. The tavern sits almost centered between UNO and Creighton and at the back door of UNMC. Several other big and mid-sized business are nearby, too. “That really drives our business,” Barrett said. “Being in the middle of UNO and Creighton gives us a great sports fan base.” Being part of the MBA is invaluable to Barleycorn. “They promote community and togetherness,” Barrett said. Besides hosting events for the business community, “MBA strives to help Midtown through improvements and being our voice in local politics,” she said. “The MBA has lunches throughout the year at different restaurants in Midtown, and we have had the pleasure of hosting a few,” Barrett said. The tavern also gives back in big and small ways. For example, Barleycorn hosts fundraisers for those in need or by donating to area causes, such as for the annual Field Club fireworks or school festivals. “We have been lucky enough to be a part of the greatest location in Omaha ... Midtown.”

UNMC The University of Nebraska Medical Center and its primary clinical partner, Nebraska Medicine, have been a driving force in the Midtown area for many years. Since the fall of 2016, UNMC has opened the UNMC Center for Drug Discovery and Lozier Center for Pharmacy Sciences and Education, the Lauritzen Outpatient Center and the $323 million Fred & Pamela Buffett Cancer Center, the largest public-private project in Nebraska’s history. Today, construction continues on the Dr. Edwin Davis & Dorothy Balbach Davis Global Center for Advanced Interprofessional Learning, which will open in 2019. This high-tech facility will house iEXCEL, an experiential-learning initiative that trains health care professionals in emerging virtual and aug-

Bringing a historic icon back to life
T
he century-old Blackstone Hotel, most recently used as an office building in Midtown Omaha, is poised to be resurrected to its original use under a nearly $75 million plan by two Omaha developers. The vision by GreenSlate and Clarity development companies — which in recent years have partnered on other real estate ventures building up the once-deserted-now-trendy Blackstone business district — goes even further than reviving the 1916 hotel that reigned throughout the Roaring ’20s and a grand chunk of the 20th century. As outlined in city records, the plan calls also for a newly constructed west wing that would add more meeting space and 40 hotel rooms to the See Page 23

164 rooms in the existing historic structure. “It’s our shot at bringing back an icon,” said Matt Dwyer of GreenSlate. “We, as a city, do not have a historic iconic hotel as most great cities do.” Dwyer and Clarity’s Tom McLeay referred to other legendary Omaha hotels that have been converted to condos (like the Paxton), have fallen into disrepair or have been demolished altogether (like the Fontenelle). The Blackstone, during its heyday, was host to visitors such as Bob Hope, Jimmy Stewart, Eleanor Roosevelt and Richard Nixon, who would ride in the hotel’s private car, a Pierce Arrow, and read its magazine, the Blackstonian. The eighth floor ballroom will be restored.

An epicenter of social life for the Gold Coast elite, the hotel at 302 S. 36th St. featured an elegant ballroom, rooftop gardens and the Orleans Room restaurant. Originally, World-Herald archives say, the Blackstone was a “residential hotel,� where guests rented quarters by the year. Apartments ranged from one to six rooms, all without kitchens because hotel services included cooking. Locals say the Reuben sandwich of corned beef, sauerkraut, Swiss cheese and salad dressing was invented at the Blackstone. The Orleans Room also has been credited with creating butter brickle ice cream. The hotel’s Golden Spur restaurant on the ground floor offered more casual dining. Developers hope to restore the ballroom, an old marble staircase and as many other original elements as possible. In all, the reincarnated Blackstone Hotel would have 204 hotel rooms, the top-floor
ballroom, a rooftop cocktail lounge, a coffee shop, a restaurant and conference center. A swimming pool and fitness club in the newly constructed section would be open to guests and Blackstone District residents. Other guest amenities would include valet parking, concierge and poolside food and beverage services. Parking for hotel and restaurant patrons would be on the surface lots across the street to the west of the redevelopment site, the plan says, in addition to new on-street parking on Harney and 37th Streets. The development team says many design and other details are still being finalized. Leo A Daly is the architect and DLR will work on interior design. Completion of construction and renovation is anticipated by 2020. Developers say tax-increment financing is warranted because the project adds to the city’s urban core, returns a historic
property to its former “grandeur� and creates about 143 jobs, about 113 of those full time and averaging about $42,500. Developers expect more than 75,000 visitors to the hotel each year who should contribute to the local economy. The Blackstone had been converted to office use in 1984 after it had sat vacant for about a decade. A water main leak and flooding about a year ago dislocated Kiewit Corp. employees to a different location. Not long after the flood, the project’s development team began talking to Kiewit officials about buying the property. Kiewit subsequently announced its plans to build a new corporate headquarters in north downtown Omaha. “Last year (2017) we vacated the building to perform significant mechanical upgrades. Though the Blackstone business district is losing a Fortune 500 corporate neighbor, developers are looking forward to other benefits. In city documents, they say, the revived hotel will provide “an incredible boost to the local economy, particularly the small businesses located in the Blackstone District.” When done, the developers estimate the hotel’s value to rise to nearly $40 million. Dwyer said that early on, his team recognized that “there was no other use for” the structure than a historic hotel. DUNDEE BANK Dundee Bank in the Blackstone District was presented with a 2018 Neighborhood Improvement Award at the March member meeting. Dundee Bank has opened its newest bank branch in the Blackstone District in a building that was originally built by the National Refining Company in 1930 as a new service station by White Rose Oil Company. During the 1980s, the location was the site of an Italian restaurant that operated for several years. Then in the early 1990s it became home to McFoster’s Natural Kind Café, who closed its doors in 2014. Dundee Bank’s idea was to bring the old building back to life. Working with The Architectural Offices, the original façade of the building was brought back to resemble the look of the gas station. The structure mimics the garage doors that were in place on both sides of the main office. Three of the exterior light fixtures were fabricated to match one of the original light fixtures that remains. The drywall on the interior was taken down to reveal the covered original tile wall, and featured in the lobby is the original quarry tile floor that was cleaned and restored. A modern canopy drive-up window, separate from the main building was added, along with the installation of a new HVAC system. Congratulations to Dundee Bank for its dedication to maintaining the historic value of this old building and bringing it back to life.

JEAN STOTHERT Steady Leadership for Omaha’s Future
FILM STREAMS Film Streams is a 501(c)3 nonprofit arts organization dedicated to enhancing the cultural environment of the Omaha-Council Bluffs area through the presentation and discussion of film as an art form. Since July 2007, Film Streams has operated the twoscreen Ruth Sokolof Theater in North Downtown, delivering new American independent movies, documentaries, international films, classics, collaborative screenings, arts education initiatives, filmmaker Q&As and other special programs. Thanks to a visionary gift from the Sherwood Foundation that placed the 93-year-old Dundee Theater under the care of Film Streams, the organization carried out an extensive renovation of the historic venue to secure its place in Omaha. Restoration efforts included adding a new lobby on the north side and a safer entrance in the back. Another addition was a café owned and operated by Kitchen Table and a new bookstore. The new Dundee maintains its original 300-plus-seat auditorium, but added a 25-seat microcinema. The new Dundee officially reopened on Dec. 1, 2017, and has been operating two venues seven days a week, significantly expanding the number of quality film programs reaching the Omaha area. For this reason, in May, 2018 the Midtown Business Association was pleased to present a Neighborhood Improvement award to Film Streams at the Dundee Theater. Does your building need a little work? Do you want to add some landscaping or put up a new sign for your business? The Midtown Business Association Facade Improvement Grant Program is available to assist business owners with these kinds of projects. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA allocates money for grants to businesses for assistance improving the exterior appearance of their property. Awards are up to $1,000 depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for a grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contactors hired are the complete and exclusive responsibility of the applicant. Applications can be downloaded from the MBA website. A partnership working to mentor youth
W
hat began as a sponsorship request is growing into a full-fledged partnership between the Midtown Business Association and the Mercy High School Future Business Leaders of America club. A summer meeting of the MBA board was attended by representatives from Mercy High School. They included Jim Pogge, former vice president of advancement at the school; Dustin Hahn, outgoing FBLA adviser; Cara Carson, incoming FBLA adviser; and a student. The group from the school requested funding to help with its registration costs for the State Leadership Conference and for member T-shirts (which would include the MBA logo). The Mercy team discussed that the collaboration with MBA could result in business tours, guest speakers and job shadowing. The board agreed to the sponsorship and partnership with the group. “What a great opportunity to support them,” said Paul Swanson, MBA board president. “I think it’s a natural fit.” There are currently about 30 students who participate in the school’s FBLA club, where students learn teamwork and leadership skills. “We try to create an opportunity for the girls to see how things actually work in the business world,” said Carson, who is a business teacher in addition to FBLA adviser. The State Leadership Conference is a chance for the girls to compete against other students in various categories. “There are tests on different business subjects, speech competitions, mock job interviews and computer programming challenges,” to name a few competitions, said Carson. Winners at the state competition can advance to the national competition. Mercy High School had two students compete at nationals for the 2017-18 school year. Swanson and the MBA board are hoping that the new partnership can lead to the mentoring of future business leaders who will remain in Omaha area after college and help to continue the MBA mission of making Midtown a thriving community.
