Midtown Business Association Advocates for a Growing and Vibrant Business Community What an exciting time to be in Midtown! The area continues to grow and prosper. More than 30,000 people call this area home. Hundreds of businesses have chosen to locate in the heart of the city. More than 50,000 employees work in the area. The business community consists of various types and sizes of establishments, from sole proprietor to Fortune 500. During MBA’s more than 30-year history, we have advocated for a healthy Midtown business community with healthy surrounding neighborhoods to support local business. We as a board believe that healthy neighborhoods enable healthy businesses and vice versa. We encourage our members to do business with other member merchants, keeping dollars within
Midtown and helping to ensure the success of these businesses. We offer businesses a voice with local government and the opportunity to connect with other business owners. Our monthly public luncheons feature speakers who address topics of interest to Midtown business. We host quarterly networking events at member locations providing another opportunity for people to share information and insights. We have several programs that recognize and reward our members. In addition to our long-standing support of the Integrated Learning Program School, we offer a Neighborhood Improvement Award to a Midtown business that has significantly improved its internal or external space. Our
Façade Improvement Grant Program offers matching grants to businesses needing to improve the appearance of their exterior grounds or building. The MedCenter Merchants Association was born in August 1980 when a small group of merchants, at the encouragement of Clarkson Hospital and the University of Nebraska Medical Center, gathered to spruce up the neighborhood from Park Avenue to 52nd Street, Leavenworth Street to Cuming Street. Their first order of business: to urge companies to improve their property. Plaques were given to acknowledge the efforts of those who did property improvements. This practice continues today with the Neighborhood Improvement Awards. The organization, now known as Midtown Business Association, continues to advocate for a healthy Midtown business community. Midtown Business Association luncheons are held the fourth Wednesday from noon to 1 p.m.
Established in 1980 by a group of 11 midtown business people, MBA has grown to more than 180 members with a mix of small and large corporations and businesses, with both for-profit and not-for-profit organizations. Jeff Harwood started working at Mama’s Pizza when he was 18. His dad owned the business and in 2000 Harwood became a business owner himself when he bought it from his dad. Now he is one of five owners of Mama’s Pizza. “There is a strong sense of loyalty from the Midtown community,” he said. “It’s amazing how many families have been coming to Mama’s Pizza. We’ve seen them raise their kids through the years.” Harwood said one of the reasons he continues to own and operate the family business is strong community ties. Midtown just feels like home to him.

When Tony Thomas and three friends decided to open a brewery he knew the key would be location. He wanted to find the perfect place. He looked at almost a dozen buildings and waited almost two years before finding his perfect location at 3558 Farnam St. “I knew this area was going to be great,” said Thomas, co-owner of Farnam House Brewery. “Midtown Crossing was being developed and Crescent Moon was already firmly established. This building was almost perfect for a brewery and the neighborhood was up and coming.” Thomas says business is good. There are many young professionals in the neighborhood and they have established a stream of return customers. The brewery houses 14 barrels and showcases 14-18 craft beers made on location. Thomas plans to add barrel stackers to increase production and expand his beer selection.

Dan Houlihan has been in the bar business for years. When he saw that Sullivan’s Bar was up for sale he knew he had a unique opportunity. Houlihan had grown up in Midtown. He knew it was a culturally and architecturally rich area. When he bought the bar he saw the potential. While traveling, he noticed other large cities were redeveloping their urban centers. “I saw the trend with other larger cities, and I knew Omaha would do the same,” he said. Houlihan bought Sullivan’s bar in 2001 and ran the business out of the original location until 2013. In April 2014 he reopened at its current location across the street. He is also an original board member of the Business Improvement District, a position he still holds. “I think most people appreciate what we are doing here,” Houlihan said.

LEAVENWORTH NEIGHBORHOOD
Twenty years ago Chris Kilroy, financial advisor at Edward Jones, moved from Boston with his wife and young family. Since then he has raised his three children and continues to be a mainstay in the business community. When Kilroy moved into the area he looked at several neighborhoods before settling in Midtown, an area reminiscent of where he had grown up. “One of the things that really sets this neighborhood apart is the people,” he said. “I came here because it reminded me of my old neighborhood in Boston. I stay here because of who my neighbors are. This area has a great sense of community, and we have a lot of long-term homeowners.” Kilroy says the area has a lot of enthusiasm and energy. He attributes the growth in the neighborhood to catalysts such as the University of Nebraska Medical Center and Mutual of Omaha. The smaller businesses have seen an up-tick as well. “We have a robust small business community that supports this area,” Kilroy says. “And in turn the neighborhood supports the businesses in this area.”

UNMC The University of Nebraska Medical Center and its primary clinical partner, Nebraska Medicine, have been a driving force in Midtown area revitalization. Since the fall of 2016, UNMC has opened the UNMC Center for Drug Discovery and Lozier Center for Pharmacy Sciences and Education, the Lauritzen Outpatient Center and the $323 million Fred & Pamela Buffett Cancer Center, the largest publicprivate project in its history. The cancer center includes: • The Suzanne and Walter Scott Cancer Research Tower, a 10-story, 98-laboratory research tower; • The C.L. Werner Cancer Hospital, an eightstory, 108-bed inpatient treatment center; and a multidisciplinary outpatient center that includes clinics, radiation oncology, surgery, radiology, a 24/7 treatment center, lab and collaborative treatment/diagnostics. The cancer center’s healing arts program features the Chihuly Sanctuary, created by internationally acclaimed artist Dale Chihuly; Leslie’s Healing Garden, an outdoor all-season garden; “Search” tower, created by internationally renowned Omaha artist Jun Kaneko; and other commissioned pieces by renowned artists Rob Ley, Suzy Taekyung Kim, Matt Placzek, Mary Zicafoose and Jennifer Steinkamp. In April, UNMC broke ground on the Dr. Edwin Davis & Dorothy Balbach Davis Global Center for Advanced Interprofessional Learning, which will house UNMC’s iEXCEL, an experiential-learning initiative, and the National Center for Health Security and Biopreparedness, which will enable UNMC to teach federal health care personnel procedures in treating highly infectious diseases. Completion is expected in late 2018. “UNMC has long had an interest in a vibrant midtown,” said UNMC Chancellor Jeffrey P. n the words of American author and poet Ella Wheeler Wilcox, “A weed is but an unloved flower.” Bob Benzel and Gerry Sullivan saw exactly that in a 1920s St. Louis-style duplex near 33rd and Dodge Streets back in 2010. The dwelling – owned by an absentee landlord with neglectful tenants – had the curb appeal of a noxious weed. “We’re gentrifiers,” Bob says of rescuing and restoring the Georgian brick eyesore with the care of a bird building its nest, step by step, twig by twig. Today, it’s an oasis for relaxation and casual entertaining. “It’s wonderfully strange, don’t you think?” Bob asks rhetorically as he and Gerry offer a tour of their “very, very urban home.” Every inch, inside and out, is a reflection of the art-loving couple’s delightfully quirky personal style. “Gerry said to me, ‘We don’t need any flowers in the yard, just greenery.’ OK, no flowers, I
said. And then, petal by petal, I snuck them in.” Pragmatic Gerry explains, “I was thinking low maintenance. In our old house near 39th and Chicago, we had a very big yard and were watering all the time.” But there was a bigger lifestyle consideration. “We were looking for a house that we could adapt for old age,” explains Bob. Criteria No. 1: A floor plan that would allow for a bedroom and bathroom on the first floor – a scarce commodity in midtown Omaha. Criteria No. 2: A lot big enough for a garage and driveway that could double as a party area. That’s another tough-to-find amenity in the neighborhood. When the stacked duplex came up for sale, “We mulled it over,” recalls Bob. Midtown Crossing, rising just two blocks to the south, was an undeniable lure. The couple took possession that October, and Bob launched into civilizing the front yard while tenants moved out. See Page 24

A three-car garage addition remains true to the style of the boxy duplex. “We spent a lot of money to build the garage to look old,” Gerry confides. Vintage green tile, found by the roofer at a salvage yard, matches the tile trim on the front of the duplex. Privacy fencing provides a backdrop for sun-loving ornamentals and three-dimensional art by Iggy Sumnik and Sidney Buchanan. The homeowners refer to the front patio as their living room and the back patio as their dining room and sitting area. The outdoor room – a “lean-to” of sorts with rafters – is furnished with “wonderful, strange, strange stuff” (in Bob’s words), much of it acquired at Collector’s Choice estate sales. In summer, cascading vines and other greenery form natural walls and
keep the space comfortable on the hottest of days. Heat lamps extend the homeowners’ enjoyment of the outdoor room well into fall. Inside the home, Mother Nature’s warm, earthy tones flow from room to room. While the outside garden spaces are cultivated with wild abandon, the interior living spaces are meticulously arranged. Flashback to January 2011. “The place was in shambles,” he says. “There was just about no choice but to rip out everything.” He and Gerry lived on the upper floor for about a year while Bob redid the main level with an eye toward the future. “We added insulation, replaced windows, updated plumbing, etc., knowing the first floor someday would be our main living area,” Bob said.

The Arts & Crafts interior is as unpretentious and welcoming as the homeowners themselves. A small staircase from the back patio leads to a cheery galley kitchen (with a unique touch in the backsplash: hand-painted 1880s Belgium tiles purchased at a street market in Buenos Aries). The full-size kitchen is on the second floor. A combination dining roomliving room features a terracotta stone hearth, oak woodwork, hardwood floors with tapestry rugs, and a handsome blend of traditional, Arts & Crafts and Midcentury furnishings. The standout room, however, may be the sunroom-turned-den with its intricately tiled floor. A Bob Benzel original, the pattern is comprised of 1x1 inch granite and quartz
tiles to disguise the fact that the walls are not square. Upstairs, the original two bedrooms were modified to accommodate a master suite and a guest room, both with full baths. Tour complete, Bob and Gerry are eager to return to the lean-to, where the conversation returns to the joys of landscape gardening. “A lot of people in the Midwest just think of their yards in the summer season,” Bob says. “I’ve strived to have a year-round garden. In September, the ivy wall turns bright orange. It’s stunning. And after a snowfall, the potted plants look like winter bouquets.” He pauses to survey their oasis. “You really feel like you’re somewhere else.” — Chris Christen

Quarterly networking events for MBA members promote members’ businesses by allowing them to showcase their operations to other members and potential customers. In May, a Neighborhood Improvement Award was presented to Joslyn Castle for the installation of exterior lighting. The vision of the Joslyn Castle Trust is to create an organization that preserves and shares the buildings and grounds, is financially sustainable and serves a need within the community through its programming. The trust requested funding to install exterior lighting throughout the 5½-acre grounds. Lights were installed in the parking lot and along the driveway. In addition, lights were placed along the gravel pathways leading to the castle from the parking lot and to the stone bridge on the other side. Prior to the installation of the lights, the castle could barely be seen after dark, making one of Omaha’s most beautiful sites less visible more than half the time. Equally important was the safety factor. There are many evening events and the parking lot, as well as the pathways, were quite dark. Because the grounds are open to the public at all times of the day, the pathway lighting makes it possible for people to enjoy the beautiful grounds even at night. The lighting project constitutes a major neighborhood improvement, and for that reason the Midtown Business Association was pleased to present the Joslyn Castle Trust with a 2017 Neighborhood Improvement Award. Sherri Moore, the director of tours and events, accepted the award for Joslyn Castle.

FACADE IMPROVEMENT GRANTS www.midtownbusinessassociation.org
Does your building need a little work? Do you want to add some landscaping or put up a new sign for your business? The Midtown Business Association Facade Improvement Grant Program is available to assist business owners with these kinds of projects. In an effort to stabilize and restore the historic character of Midtown Omaha, MBA allocates money for grants to businesses for assistance improving the exterior appearance of their property. Awards are up to $1,000, depending on the project. Midtown business owners or tenants must be willing to contribute to the project. The business must be located within the MBA boundaries, and the applicant must be a member of MBA for a grant to be approved. The applicant may join the association at the time application is made. Improvements must preserve the distinguishing original qualities or character of the building. All work performed and all contactors hired are the complete and exclusive responsibility of the applicant. Applications can be download from the MBA website. Contact committee chairperson Bob Perrin of J. Robert Perrin Architecture at 402-341-0232 for more information about the grant.
Types of facade improvements that qualify for grant awards: • Exterior painting, brickwork or wood repair • Landscaping improvements, such as adding gardens or planting trees • Improved signage • New windows or restoration of existing windows • Driveway or parking lot repairs and enhancements • Other types of facade improvements also will be considered.

INTEGRATED LEARNING PROGRAM www.midtownbusinessassociation.org

art of advocating for a healthy midtown business community includes supporting education and school programs. The Midtown Business Association is proud to support the Integrated Learning Program at Saratoga (ILP), located at 2504 Meredith Ave. The diverse student population includes kindergarten through 12th grade. The ILP provides a specialized program for students with behavioral disorders who are referred to the program from classrooms throughout the Omaha school district. While the school is slightly north of the MBA boundary, support has continued since the school’s relocation from 32nd and Davenport in 2008. Two school events, the spring fling and the fall festival, are sponsored by the MBA. This support involves providing food, grills and manpower to cook for a couple hundred people including students and families.
The MBA also donates a book to the school monthly. Each book is signed by the speaker at the general meeting, helping grow the school’s library. Sandy Bender, director of ILP, said that “we couldn’t do this without them. We certainly couldn’t do as much with our families without their support.” The MBA also makes sure to have a member present at the school’s graduation ceremony each year. The MBA also has been invited to judge the school’s poetry competitions. Again this year, the MBA helped promote the school by sponsoring a billboard that featured a student’s artwork. The school participates in the Omaha Public Schools Youth Art Month, where the art of one of the students is chosen for the billboard. The Midtown Business Association helped sponsor the board, which was located near the school. The winner this year was Conor Pursell.
