We are pleased to advise that construction of The Wilshire Condominium is ahead of schedule, and the concrete structure is now “topped out”. All phases of construction are now in progress – installation of pre-cast concrete, framing of metal stud walls, electrical, plumbing, etc. We are pleased with the quality of the work,

and the performance of our architect and the performance of our general contractor have been excellent. The building will be completed in the summer of 2017, and the careful supervision by all concerned assures that we will have an exceptional building in all respects. Sales continue at a regular pace, and nearly seventy-five percent (75%) of the condominium units have now been sold. The quality of our buyers is excellent – doctors, lawyers, business executives, and others. The completion and opening of the River Oaks District, Houston’s most upscale retail and restaurant development has been exciting, and this is all practically adjacent to The Wilshire. Most of River

The Wilshire scale model is our first entry into the vibrant Houston market. The model is made out of thousands of acrylic parts that are laser cut and hand assembled over a period of ten weeks. It is equipped with nearly 1000 LEDs for lighting as well as miniature trees, people and cars. Our goal as model makers is not just to replicate structures, but also to imagine and show the viewer the experience of what it would be to live/work there by creating environments and scenes within the model.

Thank you for your support and confidence in this incredible development. The sales velocity at The Wilshire at River Oaks District continues to lead the market and is exceeding all expectations. In approximately one year, nearly 75% of the building has been sold. Typically, this number of sales takes 18-24 months to achieve. Weekly sales traffic and the sales pipeline also continue to be quite strong. Predictably, as construction has progressed, Westcreek Lane access has improved, and now that River Oaks District vendors have opened, the pace of sales has increased incrementally. Our goal is to create a joyful and meaningful experience for our buyers as they transition from their current residences to a new life of carefree luxurious convenience. M A R K E T U P DAT E Sudhoff Companies recently completed a market report focusing on year-over-year sales and supply/demand of Houston condominiums. According to this estimate, The Wilshire leads the market in total units sold (36% of all new condo units sold) and total dollar amount of escrowed contracts. The report also estimates that The Wilshire will also be completely sold by June 30, 2017.

BROKERS ARE EXCITED ABOUT THE PROJECT

In addition to the sales success illustrated in the new report, an interesting demand trend was uncovered. The emerging demand was seen from current residents of multi-level townhomes and/or buyers favoring single level condominiums over townhomes. Now that there is little price difference between a luxury townhome and a concrete condominium, this trend is significant. The reported reasons for this preference include convenience of single level living, strength of concrete over wood structure, 24-hour access control and the availability of amenities such as a pool and fitness center.

We’ve reached the top! Despite all the recent rainy weather, we have continued to make exceptional progress on the structure. We recently poured the slab on Level 17, the highest occupiable floor, and have topped-out the concrete structure ahead of schedule. We currently have architectural precast erected through the sixth floor, approximately one third of the building. Double shifting the work and effectively sharing the tower crane with the daytime crew has helped to keep the structure ahead of schedule. Inside the building, we are working on mechanical, electrical, plumbing and fire protection rough-in on the lower floors. We are currently framing walls all the way up to Level 10. We received the steel stairs and have begun erecting them. We look forward to starting work on the glass curtainwall system and the elevators very soon, as both scopes are now in fabrication. There are so many things occurring simultaneously – countless other actions involved in the coordination of future activities like the pool deck, landscaping, as well as lobby and lounge interiors. WHAT’S THAT TREE DOING ON TOP OF THE BUILDING? There are many construction traditions associated with a new edifice including the laying of foundation stones, the signing of beams, and ribbon-cuttings. The tree is associated with the raising of a building’s highest beam or structural element. Tree-topping is a sign that a project has reached its literal apogee, its most auspicious point. What’s particularly charming about the construction tree is that it isn’t associated with the beginning or the end of construction, rather – it uniquely honors the accomplishment of the construction crews. The ceremony is also a celebration of a so-far safe construction site, an expression of hope for the secure completion of the structure, and a kind of secular blessing for the building and its future inhabitants.
