It is exciting and rewarding to see the construction of The Wilshire move into its final phases. All glass windows and glazing are installed, all mechanical systems are being installed, the elevators are in operation, and the finish completion of the individual units is in progress. We are completely satisfied with the performance of our architect and contractor, and the quality of the work is excellent. Sales continue at a regular pace, and eighty percent (80%) of the condominium units have been sold. We anticipate that the building will be sold out prior to completion of construction. We invite our buyers and our buyer prospects to visit and inspect our new furnished model home in the building. Condominium Unit

S A L E S U P DAT E Thank you for your support and confidence in this incredible development. The sales focus is now entering its final stage at The Wilshire at River Oaks District. The furnished designer model home has been unveiled. Model homes are always impactful and we anticipate this will further increase the pace of sales. Weekly sales traffic and the sales pipeline continue to be quite strong and we are on target to achieve sellout by the time the first closings begin.

“ Perhaps the most interesting trend is the number of new condominium buyers reporting that they elected to buy a condominium over a new single family home.”

Our goal is to create a joyful and meaningful experience for our buyers, as they transition from their current residences to a new life of carefree luxurious convenience. We are grateful that many of you JARED BONASERA, REALTOR

has outpaced resale condominiums by more than 90%. This proves the demand for luxury new condominiums over existing, resale condominiums. In addition to the sales success illustrated in the new report, an interesting demand trend was uncovered. For the first time in our recollection there were more new condominium sales in Houston than resales of existing condominiums. Perhaps the most interesting trend is the number of new condominium buyers reporting that they elected to buy a condominium over a new single family home. Historically, downsizing buyers have opted for a condominium over a townhome. This new dynamic is thought to be a result of more appropriately sized condominiums being available that are now competing with single family homes for new buyers.

T HE WILSHIRE IS COMING TOGETHER BEAUTIFULLY. The construction team continues to make steady progress on the envelope of the building. We have glazing crews working on all elevations of the building simultaneously. The glass work including windows, curtain wall and balcony handrails is nearing completion. The progression on the building envelope has allowed us to make significant progress on the framing of the units. The building has been completely stocked with drywall. We continue to work on mechanical, electrical and plumbing

rough-in on all floors. Stairwells now connect the ground floor with the rooftop. Elevators are in service, and the manhoist has been removed from the building. The interior construction team will now turn their focus to the completion of the units and common areas. Outside, the pool deck is a flurry of activity and is beginning to take shape. On the amenity deck, work on the pool is underway and the planter walls are in place. Stone work on the pool deck is up next, along with construction of the outdoor cooking canopy. On the ground, site work will begin once the manhoist and glass staging areas have been cleared. Lots of moving parts and pieces. Great things continue to happen at The Wilshire. It’s going to be an exciting summer!

BLUE SKIES… BLUE WINDOWS? I’ve been asked many times if the windows are blue. No, they are not. It’s just a protective film that will remain in place until all the window units are set and caulked. The installation crew will remove the film on their way down the building. If you want a preview of how the glass looks, there’s a section of glass on the south face of Level 3 where we have removed the film.
