This report reviews and compares Utah’s current and historical real estate market conditions for the Wasatch Front, Wasatch Back, Eastern and Southern Utah areas. US ECONOMY In quarter two the U.S. economy dropped by 0.9%, marking two consecutive quarters with contracting economy. Historically, two consecutive quarters of negative growth has been considered a recession, though this time economists are not so sure. The second quarter was marked by a decline in personal spending on goods, rising inflation, rate hikes, lingering supply-chain issues, a slowing in business inventories, lower business construction and broader concerns over the war in Ukraine. Quarter two also saw a strong labor market, with the unemployment rate reaching a low of 3.6%, something usually not associated with a recession. Inflation is now being clocked at 9.1% - a new 40-year high. Gas prices are driving much of the increase, up nearly 60% from a year earlier with the average topping $5 a gallon across the country. Shelter and food prices are also acting as major contributors. To curb inflation, the Fed raised interest rates another three-quarters of a percentage point - the fourth increase in five months. To avoid a full recession, economists are emphasizing the need to stay on a narrowing path to make a soft economic landing. US RE AL ESTATE MARKE T A fairly good amount of the US GDP is the residential housing market sitting at roughly 5%. Analysts and homebuyers now seem to be aware of a shifting market dynamic, including the prevailing expectation that borrowing costs will continue an upward trend. The 30-year fixed mortgage rate hit 5.81% this quarter, with additional rate hikes signaled by the Fed for later this year. The national median home sales price hit a record of $416,000 in June - a 13.4% increase from a year ago. While home prices continue to increase, there are indications that the pandemic-era frenzy is starting to cool. Home sales are also down 14.2% from the previous year. Higher mortgage rates, elevated home prices and an increased concern of recession are slowing the fast-paced real estate market we’ve seen in the last two years. Forward-looking national pending home sales data suggests that a further cooling of the market could be on the horizon. THE UTAH MARKE T Utah remains a magnet for inward migration, especially among other Western states, due to our quality of life and low cost of living compared to other areas of the country. Over the past two years, the demand from this migration caused the standing inventory of homes in Utah to be lower than usual. However, in quarter two, the Utah housing inventory increased, once again balancing our Utah market. Statewide inventory is at 10,947 - a 26.6% increase over the previous year. The median price for a Utah home is now $530,000 - a 7.8% increase from one year ago. The one-year average sales prices also continue to rise across the state. Along the Wasatch Front, the average sold price has increased by 15.6% in one year to $633,067. In Southern Utah, average home prices are up 20.2% in one year to $627,463. Prices along the Wasatch Back are up 2.2% to $1,725,369. In Moab, the average price is up at an astounding 60.5% to $741,091.
