PROX I M I T Y & LOC AT ION Nestled into the heart of the Wasatch Mountain Range, we find Wohali. Spanning the state from the Utah-Idaho border, south through central Utah, the 160-mile Wasatch Range was named after the Shoshoni word, ‘Wasattsi’, which means “Blue Heron.” Keeping true to the heritage of the land, ‘Wohali’ is a Shoshoni term for eagle, and the valley where our community was born is aptly known as Eagle Canyon. The eagle, commonly known for its natural beauty, size and strength, can often be found flying over the large cliff band that bisects the Wohali parcel. Often while visiting this special mountain sanctuary, a parallel is drawn between these same traits of the eagle and the land which now shares its name.

OU R S TORY Principal Partner, David Boyden’s roots run deep through the land that is now Wohali. His family, grandfather and extended family owned the land of the southern canyon and drove cattle down the valley. David has watched the resident eagles dive using downdrafts off the cliff faces and rise using the thermals to climb high before gliding through the air. He knows this land. He grew up here, hiking, hunting, exploring, and dreaming in this same canyon for over forty years and counting. After graduating from the University of Utah, David turned his attention to golf course design but Eagle Canyon and the memories made there were always present in the back of his mind. While working with the Fazio Golf Group in Mexico, David met his future business partner; John Kaiser who, like Dave, had grown up with a hard-working, doit-right heritage. The former NYC police officer had returned to his passion of building luxury communities known for quality and precision. After moving to Mexico and constructing some of the most spectacular homes south of the border, John quickly found himself in high demand after establishing a strong reputation – both as a builder of the highest quality with a passion for doing things the right way, as well as for being a fair and honest man of his word. Dave and John began to meet more frequently and gained a great deal of respect for one another’s complementary professional experience and moral compass. After a few years of friendship and working alongside one another, they talked about building a community together. Dave pictured home and Eagle Canyon, the dramatic landscape of a pristine wild canyon that was only 25 minutes to the resort town of Park City and 45 minutes to an international airport. The plan gained momentum; they gathered friends and business associates, put together a group of investors and hired Dave’s brother who held a master’s degree in land planning. With the team built and a location that couldn’t be more perfect, the plan was in motion. The incredible setting, varying topography, 360-degree vistas of the mountains, cliffs, and valleys, and proximity to Park City and I-80 all attributed to the consensus that the location would make for a spectacular golf course setting. Ready to get started, Dave had already laid the basics for what would be his first solo design. “If you are going to design your first solo course, I believe that you need to know the land, understand the weather, and be familiar with the area... what better place than Eagle Canyon?” Wohali will be a luxury community of timeless modern-mountain design with a memorable golf course that’s already been tapped to be among the best in not only the state, but the entire country and world as well. Tom is presently the managing member of the investment arm of the Wohali resort development. He serves as board member and CFO of Wohali, and has facilitated the advancement of Wohali including partnership structure, fund procurement, product development, permitting, conceptual planning, land purchases, and revenue production. Tom has ensured that the Wohali Resort maintains a robust balance sheet, assuring financial stability throughout resort development.

John has been involved in the construction of commercial and residential buildings for over 30 years, starting his career in construction at the age of twelve at a lumber yard where he quickly progressed from laborer to foreman, overseeing roadway, masonry and commercial projects. With a great deal of experience in all subtypes John focused on building luxury homes across the country and in Mexico. He played a primary role in the acquisition of land and conceptual design of the Diamanté Resort, Cabo San Lucas. After construction started, John became concerned about the quality of the project and placed himself as the lead of the construction team to determine any underlying issues. As a result, John made vast improvements and changes at the ground level. He was responsible for all infrastructure, vertical buildings, and resort operations and as part of this, John developed and elevated the building standards for all aspects of the resort. His attention to detail is the definition of quality. Using the finest materials, outstanding craftsmanship, custom woodworking, hand-built, custom design, “We build homes like Bentley builds cars. Yes, it costs more. I would even say it is expensive. I will also add that it should be. Nothing in the homes I build comes from big-box stores. Our warranty is five years, not one, and that speaks for itself.” It is with this same passion that John is committed to Wohali. He is intimately involved in all aspects, from the conceptual design, development and marketing to construction and operations. John is convinced that significant surveillance and shared management control will help assure Wohali’s success, including a diverse board with internal and external checks and balances, and protections for all investors, including minority investors.

Tom is also a practicing board-certified anesthesiologist, senior partner, and CFO of Long Island Anesthesia Physicians (LIAP). He serves as the principle in strategic growth and development of the practice. Within an environment of medical practice consolidation, he advanced the anesthesia practice from a 23-physician, single-specialty group to a multi-specialty practice with over 200 providers, becoming the largest independent group in the region. Recently, Tom was challenged with and responsible for the initiation and implementation of the LIAP COVID team, transforming the multi-specialty practice to a multi-faceted COVID response team in March of 2020, one of the first groups in the country to do so. This transformation involved leading physicians and nurses, primarily by example, into the unknown territory of caring for COVID-19 patients. Tom was also leading recruitment efforts across the country, resulting in the recruitment of COVID-19 providers from 14 other states to Long Island. The LIAP COVID team provided comprehensive coverage for the rapidly expanding needs of multiple hospitals. Tom earned a Bachelor of Science in Civil and Environmental Engineering from Clarkson University. His engineering background, coupled with his varied life experiences, has provided Tom with a unique background for his involvement in, and strong commitment to, the Wohali development. He and his wife, Sonya, live with their three daughters on Long Island and will be building a home at Wohali.

DA V I D B O Y D E N Wohali Partners Principal Golf Course Designer: The Boyden Group

David grew up in Salt Lake City and his family owned the land of Wohali’s southern canyon. His roots on this land run deep and no matter where his life took him, he was always thinking of the Canyon and of home. After graduating from the University of Utah, he turned his attention to golf course design. With an educational background in both landscape architecture and Spanish, Dave has worked with some of the biggest names in international golf and real estate development, including Tom Fazio and Davis Love III. His background in project management and design gave him the ability to envision and conquer any size golf project. After attending the exclusive Golf Course Design Series at Harvard University, Dave designed and helped develop dozens of luxury golf courses and resort developments in the United States and Mexico, including the acclaimed Dunes Course at Diamanté Cabo San Lucas. Golf Magazine quickly recognized his work and named it the Top New International Golf Course in 2011 and currently ranks it #38 on the list of the world’s top 100 golf courses. Several years after meeting his now business partner in Mexico, John Kaiser, Dave’s mind returned to the canyon and home. Together Dave and John devised the idea for a new passion project built on the very land Dave grew up on: Wohali.

Rob is presently a partner and managing director at 3 Rivers Capital, a Pittsburgh-based private equity firm focused on lower middle market buyouts. Prior to co-founding 3 Rivers in 2006, Rob had twelve years of experience in operational finance and process analysis. After receiving his Masters of Business Administration from Columbia Business School in 1994, Rob continued his career at Ford Motor Company, joining their newly-designed manufacturing finance training program.

John David Behnke was Managing Director of Freeh Group International, a firm which conducts corporate monitorships and provides strategic management of complex and sensitive inquiries, from 2008 until 2020. He also served as Director of Risk Management at Diamante Properties, a 1,500 acre high-end golf resort in Cabo San Lucas, Mexico from 2006 until 2019. He has over 22 years of law enforcement experience, with 20 years at the Federal Bureau of Investigation. He started his law enforcement career as a Special Agent of the United States Secret Service, after graduating with his JD degree from Washington University School of Law.

Tom is presently the head of the Realty Management Division at Goldman Sachs and head of the Irving office. He serves as chair of the Realty Management Division Operating Committee. Tom is also an MD ally of the firmwide Lesbian, Gay, Bisexual and Transgender (LGBT) Network.

While at Ford, Rob held numerous positions including line foreman at the Dearborn Stamping Plant, finance manager for the company’s North American Stamping Best Practices Team, and finance manager for the small vehicle transmission program. Rob joined Fisher Scientific in 1997, where he held various financial positions at the corporate and operational level, including business development, distribution, logistics, and sourcing. While trying to solve an inventory issue, Rob launched and became General Manager of an online business-to-business platform to market scientific equipment and supplies (Einstein’s Garage). After his success at Fisher, Rob launched Standish Consulting, a boutique strategic advisory firm, focused on operational, financial, and process design improvement. There, Rob successfully developed and implemented an Activity Based Costing (ABC) management program for a multi-billion dollar tier one automotive supplier. His success with the automotive group led to several other assignments, including several budget development programs.

During his tenure at the FBI, John served as Special Assistant to the then Director of the FBI, Louis J. Freeh. John planned, organized and coordinated the FBI Director’s official travel to 35 foreign countries, resulting in the establishment of over 25 new FBI offices overseas. John also served as the principal manager and liaison for Director Freeh’s visits to FBI domestic Field Offices and the FBI Training Academy in Quantico, VA. Throughout his tenure with Director Freeh, John acted as liaison with multiple foreign and domestic law enforcement and security services.

Tom joined Goldman Sachs in 1993 and held a variety of roles in the Firmwide Technology group in both Europe and the United States. From 1999 to 2001, he was head of Technology for the Asset Management Group and from 2002 to 2004 he had oversight of Technology for the Investment Management Division (IMD). From 2004 to 2006, Tom assumed responsibility for managing Operations and Technology for IMD. From 2006 to 2009, he was chief executive officer of Goldman Sachs Services in India, responsible for oversight of staff across Operations, Technology, Finance, Investment Banking, Global Investment Research, Corporate Services and Compliance. Prior to assuming his current role, Tom was chief administrative officer for Goldman Sachs Bank USA. He was named managing director in 1999 and partner in 2008. Prior to joining the firm, Tom spent a number of years in technology consulting and systems integration managing large scale technology initiatives for financial services firms, including Goldman Sachs. Tom serves as the president general of the American Irish Historical Society and on the Board of Trustees for Sacred Heart Academy. Tom earned a Bachelor of Science from St. Lawrence University in 1982. He and his wife, Maureen, live with their two children in Dallas.

COBUS VAN DEN BERG, WOHALI PRINCIPAL ARCHITECT Berg Design, is a creative Architectural Design Studio located in Park City. Specializing in both highend custom residential design and commercial architecture. Cobus van den Berg is the Principal Architect and is originally from South Africa. He has lived and worked in a variety of international locations and cultures, allowing him to absorb and understand the concept of diversity, flexibility, appropriateness and uniqueness. His global exposure has given him the ability to access a wide array of solutions and to target the most appropriate path to further develop and push architectural boundaries in order to produce fresh and innovative mountain modern designs. He incorporates hand drawn sketches, which he finds is more authentic and personalized. Exploring through the craft of handsketching and media of pen and paper, he offers a personalized, intuitive, emotionally connected designprocess which is ultimately customized, appropriate and highly unique. Examples of their work could be found throughout multiple luxury communities along the Wasatch Back.

LANGVARDT DESIGN GROUP Located in Salt Lake City, Utah, The Langvardt Design Group (LDG) is at the forefront of recreational and residential design. They are a full-service land planning and landscape architecture firm who offer a diverse range of services, including: resort and residential community master planning, park and recreation planning, new urban design, detailed neighborhood and site-specific design, landscape design, golf course design and entitlements and project visioning and graphics. Head of LDG is Eric Langvardt, a registered landscape architect and land planner, he has nearly three decades of experience working on a diverse range of projects and with an extensive list of clients. LDG has built a considerable portfolio, working on projects ranging from a series of highly-successful master planned communities to resort master plans, award-winning parks and golf course master plans to architectural sites, grading and landscape plans for various resorts, residential, and commercial sites, plus new urban design and Downtown revitalization plans. Their diverse experience and expert knowledge allows Langvardt Design Group to transform and guide developments from concept to reality.

Building materials are also a key focus for Wohali. The common amenities will be built using handcrafted timber frames made from the finest and sturdiest Brazilian hardwoods, sustainably harvested under exclusive 3D (Dying, Dead, and Down) guidelines. The Development team will start by building their own Solar Farm just off-site to power the Wohali community. This five-acre solar farm will produce five gigawatts of power and will house several storage units that will store the energy for use during the night and cloudy days. Wohali also will not be bringing Natural Gas to the community, therefore requiring all buildings to use geothermal technology for heating and cooling. Whether it’s a winter cold snap or a summer scorcher, the ground ten feet below the surface maintains a constant temperature of 55-degrees year-round, which is warmer than our winter temperatures but cooler than summer temperatures. A heat pump circulates the earth’s core temperature throughout the home with the assistance of solar power, eliminating any draw on natural resources and keeping the community carbon neutral. Additionally, geothermal systems require less maintenance and, on average, cut heating and cooling bills in half.

It is the goal and objective of golf at Wohali to provide our members a funfilled, thrilling golf experience set into the scenic surroundings of the Wasatch Back. The experience is designed to challenge the low handicap golfer while allowing the less skilled player and those learning the game to have a golf venue that excites and entertains. Great thought has gone into the design, giving players multiple ways to play each hole. It is a thinking person’s course. Players will be able to decide how to play each hole and use every club in their bag. Wohali’s golf course has been routed in such a way to take full advantage of the natural environment and views that are truly unique to the area.

Children and their families retain membership under the owner up to the age of 26. After aging-out, the adult child may purchase a Junior Golf Membership, granting their family use of the facilities without the owner in residence for as long as the original Member maintains their membership. Junior Golf Memberships have the same annual dues as the Wohali Golf Club Members without the need of the deposit. ** All memberships are vertical memberships, meaning your benefits are extended to your vertical family, including parents, children (up to the age of 26) and grandchildren. Think of it like the trunk of your family tree: When you become a Wohali Golf Club Member, you, your parents, your kids and their spouses, and your grandkids all receive the same benefits at no extra cost.
