Whenever you purchase a home with the help of mortgage, it is always advisable to secure your valuable property in times of any unforeseeable circumstance such as an illness or death so that you or your loved ones are not forced to part with your dream home or, at least are in a secure position to pay off the debts and other financial obligations.

o safeguard their self and loved ones from undue financial burden and distress, most people opt for mortgage insurance. But while planning for mortgage protection, it is vital to choose the right institution which ‘actually provides’ financial protection as well as client friendly features; providing him better value for invested money as well as safety of financial assets. Since banks are widely accepted reliable financial institutions which people extensively use for their financial needs, while procuring mortgage from these financial institutions, people feel inclined to buy mortgage insurance offered by them. Little do they realise that the very trusted financial institutions may not be the best source of every kind of financial need. It is imperative for the client to be aware of the pros and cons of insurance plans offered by different institutions so that he/she
may make the wise decision to get maximum benefit in times of need without falling into any financial trap. Besides banks/financial institutions, the other major institutions which offer mortgage insurance are - life insurance companies. As an insurance advisor having years of experience in this field, I would always advise my clients to buy mortgage insurance from life insurance companies if they want peace of mind in future. The reason is not simply because I am working in this field; but is rather based upon considerable evidence which explicitly shows that insuring mortgage through us is in every way much more beneficial than insuring through other financial institutions. Following comparison between the features of these institutions will help you identify as to which of these institutions cater better to your needs:
surance policy done through us (insurance companies) is ‘owned by the insured’ (you). It can only be cancelled by you-either by giving in writing or by non-payment of premiums. But in case of banks/ financial institutions, the policy is a group policy and you have no control over it. Strange though, but yes; you are not the owner.
Beneficiary In case of mortgage insurance through financial institution, the lending institution is the beneficiary instead of your spouse or family member; while in case of insurance company, your spouse or family member is the beneficiary. Thus, insurance company allows the spouse/family member exercise control over the use of financial help. If the spouse/family member can pay off the rest of the instalments, she/he can use this financial help as per her/his need. But in case of financial institution, the money gets directly paid to the lender to pay off the debt; the spouse/ family member has no control over this money and in case of absence of any additional income, then may be left with no choice but to sell the home. Clarity of terms of mortgage Another major difference which makes purchase of mortgage insurance through life insurance company more desirable and secure is- the clarity of terms of insurance. Underwriting is done at the initial stage, and once approval is given, the protection is irrevocable, the only underlying condition being- payment of premiums. You don’t need to re-qualify at a later stage. But the disadvantage with bank/financial institution is that underwriting is not done at the initial stage. They do post-claim underwriting, and there are chances that you may be denied the claim. Does it make any sense?? - Certainly not. But yes, this is true! It makes you vulnerable during times of need. And this fact is based upon real marketplace investigations. Mortgage insurance through us grants healthy people lots of discount on the premium. You can use this saved money for any purpose, including fast payment of mortgage but financial institution does not offer this advantage; there is no waiver/discount for people in good health. The premium amount is the ‘standard amount’ for everybody- in good health or ill health. Guarantee for premiums The insurance company guarantees the same amount of premium throughout the period of insurance. But for policy bought through bank/financial institution, there is no guarantee of the amount of premium. It can increase depending upon the claims experience of the insurance provider of the lending institution. Portability of the policy The insurance policy we offer you is portable and remains unaffected in case you relocate. But this portability is not provided by the financial institution. If you change your lender, the policy is cancelled.

Retention of coverage Insurance company allows you to retain your coverage after you pay off your mortgage. On the other hand, coverage obtained in insurance through financial institution terminates after you pay off your mortgage.

However, due to lack of awareness, majority of people still find it convenient to buy it through these institutions, especially when it is being offered along with bank mortgage. Certain points should be kept in mind before you consider buying mortgage insurance:
Protection against the effect of renewal If you purchase mortgage insurance through us; once your policy is approved, you don’t have to face the hassle of renewing it as insurance can be done for a term of 10 years/15 years/20 years/30 years. But again, if you have done it through a bank, after a period of five years, the policy terminates and you have to renew it again, meaning thereby you will need to re-qualify and may eventually end up paying higher
Be sure that you qualify for insurance Mortgage insurance policies involve many terms and exclusions. Understand their meaning and their application. If you have any pre-existing medical conditions; for clarification, always call the insurance company directly (NOT the bank that sold you the coverage). If you have concerns about any pre-existing medical conditions; call your doctor Shop around.
Coverage The coverage provided by mortgage insurance doesn’t decline unless you request. Even if you request for a decline in coverage, your premium decreases at a proportional rate. But in case of financial institution, the coverage amount is equal to the mortgage amount. With the gradual decrease of mortgage amount, coverage also decreases leading to a drastic reduction of your benefits, while your premium amount remains the same.
It’s better to buy insurance from a licensed insurance broker who will explore any medical issues at the initial stage. Consider buying or topping up an individual life insurance policy to cover your mortgage. Know your coverage You may already have adequate insurance coverage through your work or other policies. According to insurance experts: it’s better to buy one traditional insurance policy than purchase a number of small policies for a variety of products. Always ensure first that you need insurance before you buy it. Mortgage insurance is meant to protect your loved ones from making mortgage payments in case of any foreseeable circumstance. It may not be applicable if you do not have any dependents who would need to keep your home in such circumstances. his quotation is really a fitting commendation to the untiring efforts of this self-made personality, who lost his father at the tender age of 8 years - Pavittar Singh, famous among his family, friends and Indian diaspora as Pav. In sport parlance he is lovingingly known as Shambhu Bharoliwala. As I settled to talk, I was mesmerized by his athletically fit body with biceps bulging out of seams. When asked about his journey to Canada way back in 1993, he lost his connection partly with me and started delving deep into the past, and while rummaging through his difficult time, with a lump in his throat he stated, “My maternal uncle S. Surjit Singh Mahal- and my maternal grandfather, S

A son of a philanthropic father S Karnail Singh, Pav has proved to be a chip of the old block as he is ever ready to help the needy. This God fearing, self- made Karamyogi is a pet lover too. Major Traditions of
Christmas Day Celebration!
Many of the traditions of Christmas that exist today were born centuries ago before the birth of Christ. The modern day traditions of exchanging gifts, bonfires, carnivals, songs of carollers which echo in the cities, huge feasts and many more have all originated from the time of the Mesopotamians. Most of these traditions began when the Mesopotamians started the New Year celebration. Some of the modern day customs and traditions of Christmas day celebration are:

Christmas Tree Trees have ben worshipped in many ancient cultures and quite often trees were brought at homes and decorated anticipating a good crop growth in the upcoming year. The Christmas tree of modern times was born in around 8th century while the German tribes was being converted by St. Boniface. The oak tree was worshipped by the tribe and St. Boniface cut a massive tree. In its place a fir tree grew and since then Christians started decorating the evergreen tree to celebrate Christmas. Christmas Tree Mistletoe It is thought that mistletoe fell direct from heaven on earth and it grew in the form of a tree. It made people believe that it is the representation of union of earth and heaven. Mistletoe thus signifies reconciliation of God and the mankind. The mention of a kiss under mistletoe represents reception of God’s gift from heaven.
Santa Claus Saint Nicholas a saint of 4th century was a bishop and favourite of children who used to distribute gifts. 6th December his day of feast day started being observed as children’s holiday and was called Saint Nikolaas in Holland. Since the English were not able to pronounce this name they started calling him Santa Claus and started celebrating it on Christmas. In Germany Santa Claus was called Kriss kringle and started celebrating the day on 25th December commemorating the birth of Jesus. Santa Claus Holly
Holly, having sharp edges worn by Jesus Christ at his crucifixion, is one of the most significant symbols of Christmas day celebration. It is symbolises crown of thorns and the red berries symbolises blood. Yule Log The Chaldeans mean infant when they say “Yule”. The Germanic tribes celebrated Yule day or child’s day. The tradition of Yule log started in Italy and France sometimes 1200 years back. People used to cut huge massive log and place them in the hearth. And later the log thus cut is speckled with oil, salt and wine. It was believed that saying prayer with these logs would protect the household from evil spirits.
Candy Canes It is believed that the Candy Canes were developed to represent Jesus. The “J” shape represented Jesus. The white colour therein sis the symbol of purity and the red stripes are the representation for blood. Candy Canes Christmas Cards The tradition of wishing Christmas by sending cards to each other began in Victorian England. Printers of London Goodall and Sons started to produce Christmas cards in bulk. A card wishing “Merry Christmas” was first fabricated in 1862. &B, rock and roll, symphonic, rhythm, blues, jazz, classic or modern does not matter to me, I love the sounds of the instruments and the vocals. Music is strong, powerful and connective. It allows one to recall events, while bringing up emotions, and moving one both physically and emotionally. Think of the music behind the story line in movies and the impact it has in making or breaking the mood. Many listen to their music loudly, preferring to almost feel the music, get pumped up or energized. Musicians spend many hours practicing their art. We do not discuss the hazards to this art form to the hearing mechanism. Hearing health needs to be a lifelong success as a musician. The musician as well as the listener, can cause a permanent noise induced hearing loss (NIHL) if not careful. Such danger is constant. NHIL is preventable. You must avoid overexposure to loud sounds, especially over a long period of time. This is why many of the cell phones have a warning on them when listening to music via earphones or buds. The closer you are to the sound source, the increased risk of hearing loss. Sounds over 85dB (i.e. vacuum cleaner) cause the greatest risk of permanent loss. This increases with volume and length of time.

Census data released today by Statistics Canada has revealed that Surrey’s population has surpassed 500,000. As of
May 2016 last year, the population of Surrey was 517,887, an increase from 468,251 in 2011 representing a growth rate of 10.6%, outpacing the national average, British Columbia, the City of Vancouver, and the Vancouver CMA. Vancover city by itself is only few hundred thousands bigger than Surrey but it has Several Speciality Hospitals . The wait times in ER keeps on going up, the medical Staff works as if they are on a Roller skates, Stress Level goes up. Medical Errors increases in these busy times, After all we are dealing with Human Life.
A lot can be improved and medical errors decreased if we will have a Second hospital to share the Load, if you build they will come, I mean the Staffing issues etc. Sometimes I do feel that we are not a priority for Decision makers, After all we are all Contributing to the betterment of our city and are paying Taxes, we are not asking for Free. Look at Vancouver they have 6 full fledged 24 hour hospitals as listed, BC Children’s , BC Women’s, Vancouver General Hospital, St Paul’s Hospital, UBC site Hospital, Mount St Joseph Hospital. In my opinion it is unfair that we are provided with only one hospital facility. We need a Second Hospital Soon preferably near 152 Street and No 10 highway Area. I would Strongly urge the Provincial, Federal and city Elected officials to work on this Collectively, Together we can build the City, the Province and the Nation Strong.

Many of us get confused as to what comes first – eye makeup or foundation, eyeliner or mascara? How to put it all together? This guide is intended to help you in those situations. Hopefully, I have explained the entire look in easy-tofollow steps. So lets get ready for a wedding or party at home! Step 1: Always begin with skincare and then follow up with foundation Make sure that you are using your regular moisturizer & allowing it to seep into the skin at least for 15 minutes before moving on to foundation. After moisturizer & before foundation, I would strongly recommend using a face primer. A primer makes your foundation last longer, it acts like a barrier between your skin & foundation & also makes the application of the foundation smooth. Next, apply your choice of foundation – powder, liquid or cream. Make sure that you set the liquid or cream foundation with a loose powder so that your foundation stays put all through! Apply mascara from the roots of the lashes & wiggle the wand in a zig-zag motion till the tip. This will nicely coat the lashes individually & will add definition & volume. Step 5: Blush, Contour & Highlight For a natural looking glow, apply blush on the apples of your cheeks upwards, going into the hairline. The best way to judge where blush needs to be applied is by smiling in the mirror… Use a big fluffy brush to blend the blush on the cheeks. Next, use a brown-matte shade which is 2 shades darker than your skin color to contour your cheeks. This will add structure to your face & will make your face look slimmer in pictures! Suck in your cheekbones, notice the hollows & apply the contouring powder just there & blend! No lines must be visible. It needs to look most natural. Wake up and hit the bed at the same time, 7 days a week to keep your hormone cycle regular. My revtrnd father used to wake me up on weekends at 6.30am. You can check what works for you. Sleep is regulated by two body systems: sleep/wake homeostasis and the circadian biological clock. 4 Avoid caffeine in case it disturb the sleep or switch to decaf version. Green tea is a better choice. Chamomile tea helps to sleep faster by relaxing us. Every person has his own metabolism. Some may have a cup of coffee and then have a sleep easily. 4 Eat a high protein/high Unsaturated fat snack a few hours before bed around 7pm or earlier 4 Avoid caffeine after 5 pm. Some exceptions are there. There are people who are ok to have deep sleep even after having coffee/ tea at any time. 4 Cover all light emitting diodes from TV, DVD, Laptop, alarm clock, printer, cell phone etc. 4 Drink enough water during the day and stop drinking about 2 hours before bed so you don’t have to wake up to use the bathroom. 4 Take a soothing magnesium salt bath about an hour before bed with some relaxing music or a great book. majority of parents feel their child’s interest was a reflection of their happiness, reveals a survey. The survey, conducted by Pinwi (PlayInterest-Wise), a data driven app for child development and smart parenting, revealed a growing awareness that focussing on a child’s interest vis-à-vis performance from an early age can lead to nurturing activities that can ensure happier adults tomorrow. On a sample size of over 800 respondents across India, 73 per cent of the parents felt their child’s interest was a reflection of their happiness; 16 per cent linked interest to hobbies and 11 per cent to aptitude. Further findings revealed: 54 per cent parents had ‘somewhat of an idea’ about their child’s interests, while 20 per cent did not know what their children’s true interests were and the rest 26 per cent said they have a good idea about the interests of their child. Rachna Khanna, founder and CEO, Pinwi, said: “The findings of the survey throw up a vital point that while parents place a lot of emphasis on their child’s interest they are
constantly struggling to keep up with the ever evolving interests of the child as these keep changing with age, time and social dynamics. Parents rely on their instinctive understanding
of their children’s interests, which is loosely based on day-to-day observations and clues they pick up during their interactions with them.” (IANS)
Owning a dog may make elderly more active

wning a dog may help older adults meet physical activity levels recommended by the World Health Organisation (WHO) of at least 150 minutes of moderate to vigorous physical activity, researchers suggest. The study showed that dog owners aged 65 and over spent on average an additional 22 minutes walking, taking an extra 2,760 steps per day when compared to people who didn’t own a dog. “Over the course of a week this additional time spent walking may in itself be sufficient to meet WHO recommendations of at least 150 minutes of moderate to vigorous physical activity,” said lead author Philippa Dall, doctoral student at Glasgow Caledonian University in Scotland. Further, dog owners had fewer sedentary events -- continuous periods of sitting down -than non-dog owners. “Our results indicate that dog ownership may play an important role in encouraging older adults to walk more,” added Nancy Gee from WALTHAM Centre for Pet Nutrition -- a Britainbased research organisation. Kadmat Kadmat is a haven of solitude with its fine lagoon of even depth, a long stretch of shoreline ideal for swimming and well secluded tourist huts. Apart from the shallow lagoon on the west that forms an ideal spot for water sports, there is also a narrow lagoon on the east. This is the only is island in the group which has lagoon on both the sides. Thick green coconut palm leaves form a natural canopy over the whole area protecting you from sunlight. The island has the finest diving spots in India. Considering the potential for water sports, a full-fledged Water Sports Institute and a Dive School with well-trained instructors have been set up in the island. Dive Package tours and regular staying package tours are arranged to the island. It can accommodate only 48 tourists at a time. Due to its exclusivity the island is increasingly becoming a haven for honeymooners. Kadmat is the only island apart from Bangaram and Agatti where international tourists are allowed.
