Dressing your windows When building or renovating don’t forget your windows – they are the finishing touches that turn a house into a home. Plan early in the build or renovation stage so you can set your budget to avoid disappointment later. Consult an expert who you are comfortable with; someone who listens and understands your vision. An expert will help with the styling and functionality of what will work best for each window, fabric choice, linings, pleats, track/rods, or maybe shutters or blinds or a combination of both to create your finished look. Custom-made window dressings are the ultimate as you can choose the fabric and linings, but they do need to be made, which takes time, so think earlier rather than later if this is your finished look. He would come into a room and say: ‘actually we need to move that to the left and that to the right’ and you could see after he was done that it made a huge visual impact,” she says. “Conrad is just absolutely meticulous. I’d say he’s very visionary and I was really pleased with what he did; he just added so much more than we ever expected in terms of the quality and the visual of the house. He did an amazing job.” Her beachy, bright 242m2 home consists of entry foyer, formal

lounge, dining and family rooms, kitchen with larder pantry, office, master bedroom with walk-in wardrobe and en suite, two bedrooms with wardrobes, one bathroom and toilet, linen and storage cupboards, laundry, double garage, workshop and 17m2 loggia. The section allows for owner privacy for spa pool, entertaining and enjoyment of the gardens from the living spaces, loggia and master bedroom, all of which receive all-day sun. The designer brick frames the entry and profiles the chimney. On entering, the well-placed office allows separation from the living areas. As you progress through the home, the open spacious living area will amaze you, along with the entertainer’s kitchen, feature display shelving and window seat area. This area links seamlessly to the private lounge with a large glass cavity slider and the comfort of the gas fire. The louvre-covered loggia increases the already large living space. The three bedrooms separate peacefully from the living area, along with inviting bathrooms and en suite plus generous wardrobes and storage. The double garage and storage caters well for Vanessa’s lifestyle. The solar water heating and in-slab water heating systems provide allyear comfort to this beach home. But what sets this home apart, Vanessa says, is the interior block wall – her vision and Kuriger Builders’ know-how and expertise bringing it to life. “I had a block wall done on the inside of the home to match the outside and it’s actually a feature wall. I showed them a picture and they just did it which was fantastic,” says Vanessa. “Conrad says it’s one of the highlights of the home when you come in.” “Every site is different so tailoring the build to the site to get the best outcome is really crucial,” says Conrad. The bathrooms are not large, but very functional with tasteful fittings. The main bathroom’s freestanding bath provides a great feature not

only for users, but as a focal point as you move through the home. The en suite provides well for the master bedroom, especially the tiled shower with its waterfall ceiling shower rose. The wall niches provide well for the shower user. The rimless toilet and wall-hung vanity provide easy cleaning. The combination of tiles and polished floors work seamlessly. The en suite links well with the large walk-in wardrobe, and these little linking details are because of Kuriger Builders’ attention to the client’s desires. “The more time I can spend with clients, the more I can understand who they are and what their lifestyle is. Everyone is so different – do they like minimalist, country, classic – and it’s about finding that out about people,” says Conrad. But for some it’s about the heart of the home – the place that makes a house a home, a communal gathering space that brings life to a home – the kitchen. The kitchen in Vanessa’s laidback lifestyle house is the real heart of this home from its internal central location. It is visually appealing from all living and entertaining areas and vice versa. The generous 3.6m breakfast bar works well with the proportions of the living space, along with the equally striking graphic glass splashback. The large scullery magnifies the size of this kitchen. The kitchen’s central location is disguised by the raked ceilings, clerestory windows and all-day sun. The polished concrete floors complement the seaside theme of this kitchen and home. This is also reflected in the pebble sand engineered stone bench tops and the durability of the Melteca Baikal Naturale doors and panels. The Bestwood Charred Oak shelving creates a pleasant display feature to the scullery. No handles to the over cupboards provide a minimalist seamless look and hide the inbuilt rangehood. With the gas hobs and selfcleaning oven you can’t help but enjoy entertaining from this kitchen. The garage position allows you to drive to the kitchen with your groceries. Louvre roof systems provide for a very versatile extension to any home without compromising sun and light, and the link with the interior living is complemented by the large stacker sliders. The privacy of the outdoor area creates a special place for the spa pool, entertaining and enjoyment of the mass-planted gardens. Dream team for the dream home

In 2012 Rob and Hayley Larman built their new home in Omokoroa. “That build went really well,” says Rob. “Although a couple of years on we realised some things didn’t fit our lifestyle or family. Friends told us about the Minden subdivision. We came down and were sold on it as soon as we saw the section.” Taking in the stunning view, they decided it needed a house designed specifically for the site. They started a search for an architectural designer but along the way found their builder. “A friend told us to go and check out JBH Building.” The owner, Justin Horler, had his show home at The Lakes so the couple met him there. JBH Building uses Ambionse ICF building blocks, also known in New Zealand as polyblocks, which provide the framework for concrete walls, as well as

providing all the wall insulation. “Rob was dead-keen on the ICF system, so that was it,” says Hayley. “We chose Justin as our builder and from there we chose our architectural designer. We saw four – two of them Justin recommended.” They heard about Davista’s Kane DeRaat through their local day-care centre as he also had a child attending. Based at Davista since 2004, Kane, a licenced building practitioner who completed his training in the Bay of Plenty, focuses on bespoke residential work. Kane met them at the site and took photos. The section is north-facing with a view of Mauao, a total of 3700sq metres, with a building line in place. “We had a quick meeting there and then they came in to discuss their ideas,” says Kane. “Straight away I tuned in and picked up on what style they were looking at.” Hayley and Rob had prepared a brief which they gave to each of their architectural designers.

“We wanted something modernistic that captures the view, not a brick and tile house,” says Rob. “Not that we don’t like that, but our last house was that so we wanted something different. Hayley wanted a ‘wow ‘entrance way. I wanted some decent garage space. We had height restrictions and I quite like the square box low-pitch roof.” Rob and Hayley took along a list of items they wanted in their new house. Included were about 10 photos showing decks, windows and flat, modern-style houses, and a home they’d found they liked, but knew wouldn’t work on their site. They asked that their house be about 250-260 square metres, excluding the alfresco area, and designed to catch plenty of sun and natural light. They also wanted four bedrooms, with the master bedroom and main living area sited away from the children’s bedrooms and living area. Decks, a separate laundry, scullery, large walk-in wardrobe off the master bedroom, and polished concrete floors through a large area of the house were also on the list. They wanted to remain open to being creative with materials and ideas. Rob and Hayley gave Kane their budget range, which excluded septic, driveway and architectural design costs. They felt

that as the site is flat with a clay base, it wouldn’t require too much in terms of site work. They also informed him they had selected Justin Horler from JBH Building as their builder and they planned to use ICF Construction. “The first meeting with the architectural designers was to gauge whether they would understand what we were trying to do,” says Hayley. “The one that stood out for us was Kane.” Kane says Rob and Hayley’s brief was quite unique, not conventional construction, and he basically designed to that brief. “His very first off-the-block concept drawing fitted the bill,” says Hayley. “He’d listened, talked with us, looked through the things we gave him and understood the features that attracted us. He did an amazing job of doing exactly what we wanted.” All four architectural designers quoted for the job. “We felt like we gelled with Kane. We got such a good feeling from him when we were talking with him. Also we had four estimates and his was the best.” Kane says “They had a really good brief and knew exactly what they wanted”.


“They weren’t unrealistic with their budget. We put the ‘wow’ factors in where required. Rob got his giant garage. Originally the plan was slightly larger, so we lowered the ceiling height in places to bring it back into their budget. I don’t think the design lost any of its magic and we made sure that the initial complete dream was provided. “From there we went to the develop-design phase, bringing all the sketch plans into our CAD system and presented them with the virtual building.” “This is the first time we’ve used the ICF block with Justin. We involved him from early on, checking on pricing. He indicated that it was slightly dearer, but using a few smart design techniques we kept things simple and used the product where it was required.” Hayley says as soon as Kane had done up the plans, Justin could look at pricing. “So early on we had an idea of how much it was going to cost.” Once the designs were finalised, a full set of documents were sent to council to apply for building consent.

Landscaping Design Get the experts involved – As cliche as it sounds it is worth the investment of seeking landscape advice as the right look creates impact and adds value to your property. Done well, it becomes your dream outdoor space. Landscape/concept plans – If you are looking at a larger project it is worth looking at the possibility of getting concept drawings or full landscape plans completed. These are a great tool for ensuring you follow a plan to achieve the desired results. Keep a ‘look book’ – Get inspired! Do your research and gather garden ideas and pictures, and cut outs from magazines of what you like.

Budget – Plan out your strategy and budget for your landscaping. What’s your budget? Are you going do all the work at once or in stages, are you going to do the landscaping yourself or hire a landscape professional to help you? Other considerations: Planting – It’s not just about putting plants in the ground. It’s about planting appropriately, looking at plant types, colour options, planting growth and planting shapes. Choose plants appropriate for how much sun and shade different parts of your garden receive during the day. Time – Think about how much time you want to spend in your garden and the ongoing upkeep and maintenance

Style – Look at what areas you want to create in your garden i.e. entrance area, entertainment and comfort areas. It’s important there is a consistent style and theme in all areas of the landscape and that it flows. Lawn – Think about your lawn options. Turf is a special garden feature so use it wisely. Add-ons – Look to install a water irrigation system and possible outdoor lighting – these enhance the garden. And finally, your outdoor space should be an extension and enhancement of your interior and exterior home style, but most importantly it should reflect your lifestyle and your personal taste. Susan Harrison-Tustain “We had always designed the house to have a studio,” says fine artist Susan Harrison-Tustain of her favourite space. Timelessness and time merge into one when Susan immerses and becomes fully absorbed in her painting. “The house flows really well. I love that I can work all day and often into the small hours of the morning. I may see a ‘little something’ I need to tweak, and I start painting. I put one knee on a chair, and before I know it hours have passed.” The French-styled house, nestled into the green rolling Oropi hills, has a pastoral peaceful outlook overlooking countryside and the city, with a view of Mauao. Susan throws open the large studio doors to birdsong, distant cows lowing, and the chirp of insects. The studio also features arched windows covered by wooden shutters, adding an elegant touch. Surprisingly for a seemingly narrow studio, Susan has three large wooden easels, a desk, various storage, and still room to move and flow between brush and canvas. The walls, a soft aureate colour, are covered with paintings for her recent

2017 exhibition titled ‘Gilded Edge – A Celebration of Gold and Colours’. The studio effectively doubles as a small private fine art gallery with directional track lighting overhead highlighting the diverse subject matter in her work. She does her research here, and teaches her unique techniques as husband Richard films the tutorial videos that capture more than 25 years of painting knowledge. The DVDs and downloadable videos are immensely popular with topics like ‘Watercolor Masterclass Volume One: Painting Life-Like Leaves and Vibrant Greens’ being produced with constant requests for more. In a corner, a large cupboard full of products, props and books. Antique wooden drawers hold brushes, pens and inks; and nearby, a tidy collection of glass Agee jars sits, full of nearly 100 brushes of all types and sizes. It’s a quiet space but full of natural light and colour. Helped by the indooroutdoor flow of the studio, Susan pulls that soft light into her work, capturing the golden moments that resonate with her. Her peaceful haven and sanctuary allow the creativity and beauty within to flow out and create a sense of timelessness. myspace Issue 3

Outstanding design It’s your home, you spend plenty of time in it, and you want it to work for you. If you’re building from scratch, it’s easy to get swept up in quick turn-around spec houses, but will that be the best home for you? Fowler Homes specialises in bespoke builds – planning from the ground up – so customers can get the best house to call a home. “Fowler Homes has always been a design and build company, and that’s not to say it has to be an expensive design and build; we can work with any budget,” says Fowler Homes local owner Tony O’Brien. “It just takes sitting down with the client and taking a brief and getting something that is really going to work for the site, for them, and for their budget.” And it’s not about how quickly they can get a home on a patch of land for you, it’s about how the home looks and feels – how it works for you. “It’s all around good design – there are a lot of good builders out there but when you go into some houses it’s the design and the quality of the finish that makes the real difference,” says Tony. Fowler Homes opened its new show home in The Lakes late last month and Tony says it was well received by all who set foot inside. “The feedback we’ve had for the home over the weekend has 32

just been outstanding. People absolutely love it; they haven’t seen anything like it; it’s really different. “It’s a 208sqm home; it has a central courtyard in it with an open fire – it’s just amazing. It’s come up really stunning and it’s interesting – people come up and look at it and from the outside they don’t get too excited but when they come through they just go ‘Wow!’.” Customers feel like they are getting exactly what they want when they build with Fowler Homes, says Tony. “We don’t do cut-and-paste plans. We look at what’s best for the site. “We’re putting plans in front of people and they just love it. Everybody out there is looking for a plan, but people have got to take the opportunity for us to draw one for them to suit their site, because most sections can have a plan plonked on there but they may not fit,” says Tony. “We start with a fresh approach for every customer and every site, and we find it works so much nicer. People get an individual plan, not one that has been copied from someone else.” And if you’re really starting from scratch, Fowler Homes can help you find the perfect house and


land package. “With the house and land packages we’ve put a plan on there to set a general price with everything included,” says Tony. “But we sit down with people and ask them what they want, and we can modify and change those plans around. There’s no ‘box’ for us, we’re happy to work with what people want. “Then we take that to the designers and they fit in the special requirements such as specific sized furniture or an extra garage. Not long after that we present the plan back to the people and from there we get into it and get on to build it.” It’s the individual nature and the attention to detail that sets Fowler Homes apart from the rest. “We’re very aware of what a difference having sun coming into the house at certain times of the day, and the layout of the house can have.”

Smarten up with smaller homes While a ‘small home’ may have previously carried visual connotations of cramped and uninspiring living, international and home-grown design innovation is revolutionising the concept. Today what constitutes a small home is not about the metrics, it is about the meaning behind its creation. Quite simply, a small home will mean different things to different people and it is the unique needs of the owner that should govern how the concept translates into not only a footprint, but a dwelling that speaks to their wants and needs. Achieving efficiency and sustainability should be right at the heart of this. Following on from the ‘Small, Resourceful and Smarter Living’ discussion held at the 2017 Architectural Designers New Zealand Conference by Mitchell Coll of Coll Architecture, architect Bob Burnett of Bob Burnett Architecture and Maurice Regeer from MnM Design, we spoke to Bob and Maurice about their experience and the rise in popularity of smaller, smarter and more sustainable homes. Maurice’s view is that a quantitative definition doesn’t do justice to the idea. “The definition of a small home varies depending on who you are talking to. If you have four children and two parents sharing a home, then small could mean three or four bedrooms, whereas for others,

a 75 square metre house might represent a small home. “The fact remains, the New Zealand housing stock isn’t accommodating those getting onto the property ladder or looking to downsize.” Expansive living areas and a big backyard have long remained synonymous with ‘success’ in the Kiwi mindset; a sentiment that Bob explains. “I think we have an obsession with bigger houses in New Zealand. This is a flawed metric as we need to be thinking about how we want to live. Rather than designing it for the next person and what we think they might want, we need to design our homes as a delightful and functional place for us to live today and into the future.” From Maurice’s perspective, building homes with space superfluous to requirement is not only unsustainable, but also ignores the long-term financial burden. “We need to view the costs of building a house in the way we would look at purchasing a car. When buying a car, we look at the purchase price and the running cost – yet so often no one looks at the cost of running a home or maintenance costs. “I explain to my clients who want to build homes beyond their needs how much could be saved if they simply downsize to build a house that is more in line with their requirements.” While evidently still a work in progress, a shift towards medium-density housing is palpable, with small house developments

maturing in close proximity to amenities that suitably replace the ‘big backyard’ assets we have long glorified. These spaces – like beaches, parks and reserves - play to a much more sustainable philosophy. In addition to reducing our housing footprints, both Bob and Maurice extol the virtues of a house that functions intelligently. “We delivered the first 10 Homestar-rated house a couple of years ago – it was a compact, efficient home and demonstrated what can be done on a small site, in an affordable way, to a high performance level,” Bob says. “It’s about creating the illusion of space within a smaller footprint – thinking about where there is light, and where your openings are, linkage to the landscaping, and playing with the variations in ceilings etc.” Maurice adds: “If you put in the right things from the start – fresh air and ventilation systems for example – rather than after the fact, and you really think about how you are using the building, you will have a smarter home and sleep better for it. People often forget and just build the shell. Building a smaller footprint will leave you with more money to get the remaining areas really functional, delightful and livable.”

The Millennial tiny house

Less stuff and more freedom – this is the tranquil life. Small-space architecture, mortgage-free living and a minimal environmental footprint. The idea of little houses grew out of a fascination with small spaces for interior architectural designer and Build Tiny director Gina Stevens. “I’ve been wanting to do this for four years,” says Gina. “The timing was right. Jason had moved here, and the shed was available.” Brother-in-law Jason Airey has more than 15 years’ experience in the building industry. Predominantly working in residential building, earthquake repairs and assessments, he has developed a comprehensive knowledge of tiny house construction techniques and systems. School friend Steve Cave, also an experienced builder, came on board to help build the tiny homes. “The goal is to make purchasing a tiny house affordable for all New Zealanders,” says Gina. To do this, Gina is focusing on creating a range of tiny home designs that meet the majority of people’s needs. “We’re trying to create a range that can be appealing to the most number of people. We provide a basic plan that people can work from and then make customisations within a framework. Affordability is what we’re really trying to ensure.” 36

The whole process for the first tiny house was filmed, and each stage uploaded to YouTube, resulting in a massive online following by people in New Zealand and overseas. ‘The Millennial’ is the first of the tiny houses built. Designed to be mobile, it fits on a trailer. “Western Bay District Council are looking into tiny house villages and bringing that concept into the district plan review in 2018,” says Gina. Western Bay of Plenty District Council policy analyst Simon Stewart writes in his report that “In a period of extreme housing unaffordability and increasing poverty because of it, council should consider leading New Zealand in enabling tiny house villages in the Western Bay as one solution to affordable housing.” Building consents are not required as the tiny house is technically a vehicle, but the council may require a resource consent depending on a number of variables like intended use, requirements for services, zoning, and what else is on the land. Every council can be different so Gina recommends people talk it over with their local planners.


The family-owned business benefits from the experience of both of Gina’s parents Ian and Diane Stevens with sister Amy also involved. “Gina has always been comfortable designing her space and being comfortable in her own space,” says Diane. During Gina’s time at Victoria University where she completed a degree in interior architecture with honours, she was awarded a scholarship to the Rhode Island School of Design in the USA. “That inspired her even more,” says Diane. “She became very interested in our environmental footprint and what we’re doing.” After working for the BNZ with small businesses, Gina worked in graphic design before returning to Katikati where she started bringing her tiny house idea to fruition. “Tiny houses really have to be designed specifically for the people living in them and what their priorities are,” says Gina. The Millennial tiny house is 7.2m long, 4.2m high and 2.4m wide, and is towed on a double-axle trailer. Double-glazed double aluminium doors made from toughened glass feature on two sides, creating an open spacious feel inside. The house’s fully insulated interior features a retractable staircase, underfloor deep storage between the two axels, and two lofts. The double doors open invitingly onto detachable deck areas creating a pleasant indoor-outdoor flow, and opening up the space wider for lounging and relaxing activities. The kitchen features swamp kauri; full size appliances, including a 229 litre fridge/ freezer, oven, stove, and large sink; and plenty

of cupboard and drawer space. The end of the kitchen bench also doubles as a step up to the dedicated home office loft overhead. This minimalist space can also be turned into a guest loft providing more sleeping area. Opposite, retractable stairs slide sideways, disappearing into the wall and also providing an easy climb into the second loft which is wide enough to take a king size mattress with plenty of available headroom. In and around the stairs more storage is built in. USB power points feature on either side of the bed, and nearby light switches also control the downstairs lighting. Underneath the loft, a deep bedside drawer goes all the way through to the bathroom. Windows surround the bed, opening the area up to natural light. The spacious bathroom has a full size 900 x 900mm shower with an 80mm high showerdome, hand basin, compost toilet, and a laundry area with a washing machine and more cupboard and drawer space. The door to the bathroom cleverly doubles as the wardrobe door. Picking up your digs and taking it with you, hooking it onto the back of a car and relocating to a new place is strongly appealing. Over the trailer drawbar a utility cupboard with power connections and an on-demand gas water heater provide further convenience. Pre-wired for solar, and built with NZmade Axxis steel framing, the tiny house is one third the weight of comparable timber framing. Suited to New Zealand’s environmental conditions, the quality steel means there is a 50-year durability warranty. With two designs completed, the tiny houses can be sold as complete builds or

empty shells ready for fit out by the DIY builder. A portable home built tiny, yet packed with nearly all the features one would have in an apartment or home is something that definitely appeals to those looking for sustainability and affordability. Gina encourages anyone interested in tiny home living to come and experience it firsthand. Simply Effective This clean-lined contemporary kitchen for a family of four was designed as part of a major renovation to a modern-style 90s house. Approaching 20 years old, the existing kitchen was ready for an update – particularly its tight irregular layout, which didn’t suit the current owners’ needs. The brief to Design Consultant Jes Gordon from Mastercraft Kitchens Tauranga was for a more modern, open and family friendly space. “They wanted something with clean lines and a very different look to what was already there. A large island the whole family could sit around was asked for, and also space for bigger appliances. And they wanted a scullery – that was very important to them.” The new kitchen occupies the same part of the home as the old one. However, to accommodate these additional needs, the homeowners suggested pushing back two of the walls, borrowing space from adjoining rooms. This added at least half again to the floor area of the new kitchen, plus made room for the all-important scullery. The resulting design is squared off and very structured – quite different from the old kitchen, and a lot more ergonomic. The colour palette, too, is quite a contrast. Pared right back, it is now predominantly white,

warmed up with some timber highlights at the base of the island and the overhead cabinetry unit above that houses the extractor, and detailed with black accents, such as the black granite sink, the kitchen tap, the pendant light, and the steel-tubed barstools. The newly formed scullery is not large, but it is extremely useful, says the designer. “There’s an abundance of storage and bench space, plus the addition of the second sink allows them to take full advantage of the room. And if they need to, it can be shut off from the rest of the kitchen,” she says. Behind the large family sized fridge, facing out towards the dining area, the owners came up with the idea of a full-height bank of cabinetry where all the crockery and cutlery could be stored, so that the table can be laid without interrupting anyone who is working in the kitchen. The placement of the dishwasher at the dining room end of the island allows the table to be cleared without disruption, too. The kitchen island itself is large enough to sit the whole family, and below the chunky 70mm engineered quartz benchtop every cubic centimetre of space has be used for storage, bins, and the dishwasher. Owner Hayley Skilton says “We are thrilled with the result! The kitchen has so much storage, and the layout provides both function and the sense of style we were wanting, including the clean lines and sense of space”. myspace Issue 3

Jannine Bishop Jannine Bishop is an altruistic art director with a passion for design and sculpture. A collector of creative ideas, her ‘favourite space’ folder on Pinterest is full of vintage bohemian images, rich mosaics and leadlight photos. Her office is her physical favourite space. A rich omnium gatherum of eclectic mementos, the warmth of her surrounds show a collection of connections to people who have loved and sustained her. “I love this couch. It was my Dad’s, I shipped it back from Australia after he died,” says Jannine. “In the evenings I come in here and hide from the kids,” she jokes. “I sit in this chair and think of him.” The terracotta jardiniere nearby also travelled with her from childhood. At a glance she can look up or around and be reminded of family, pets and people with kindred spirits. Her husband Mike has his workshop through a connecting door. Her father smiles from a black frame; close by is a photo of herself aged three or four. Next to that a sailing boat discovered in an op shop. In front a smaller photo of

herself from about age 28. Her Pinterest folders show a love for Catalan modernism reflected in the collection of Antoni Gaudi architectural photos, images of oriental and colonial styles, and gypsy caravans. She is also drawn to natural textiles and Pacific Island influences. On one wall, a tapa cloth, chanced on in an Otahuhu pawn shop. Another wall features a painting by Niuean artist, novelist and poet John Pule. “That was one of his early works. He painted it for a Greenpeace auction”. The painting depicts a father and mother grieving over their baby, born deformed from the French nuclear testing at Mururoa Atoll. Nearby is a happier moment, a photo of Lucan her dog caught playing on a beach. “Everyone knew Lucan in Auckland, he used to come on set with me.” In a previous chapter of life, Jannine worked in the art department for Pacific Renaissance Pictures, which produced the Xena and Hercules television series. She’s bringing production design skills to the Bay of Plenty, already creating stunning film sets for BOP Film and recently helping create the ‘wow’ factor for Zoetica. myspace Issue 3

What is happening with the world of colour in New Zealand today? From dealing every day with people who are building, renovating, and redecorating there is a strong pattern appearing: black and white and all the shades they make when mixed. Black and white does make a striking statement and saves the challenge of colour. When asking customers what colour they’ve got in their space, they often have none. To play it safe and take the easy road, avoiding colour is so tempting. You don’t need help as you can’t create clashes. The minute you add colour you then are challenged with where, how much, and what to apply it to. The furniture, carpet, tiles, window treatments, walls, rugs, ornaments or art can be part of the bold attempt.

Carpet today is very limited to nonintrusive colour choices so it will allow colour to pop if introduced. Being a more long-life and expensive item to replace if you grow tired of it, it is possibly not the place for colour. The walls can be anything in colour, so should be the last part of the plan. Ask yourself what will be the most obvious thing when entering a room. Is it the view, the large art work, the fabric chair, or anything else you want to have prominence? To begin your design with a focal point makes planning the simplest. If colour happens once, it struggles to work. Twice, it’s got balance; three times, slow down. It’s a simple rule but it works. Nature mixes all colours perfectly, showing all shades and strengths do work together. There are no two colours that don’t work with each other – it’s all about balance. The colour wheel is an excellent tool to understanding colour, but so often

not used. If you have a home that is black and white and want to bring colour into the inside and out, it is not too late. Large art pieces can provide colour, allowing you to mix and balance with cushions, throws, rugs, flowers and accessories. Trying to mix favourite colours without matching will create a more natural blend. A good look is often good mixing. When you match up you can sometimes muck up. The Waikato Interior Design awards this year was called colour celebration. This was a test in exploring and showing the public how designers can use colour to create an exciting colourful space. The best plan in home-making is to have a complete plan, not a stumbling approach. The Flooring Room family keeps growing If you’re about to start a renovation or building a new home, it pays to work your way from the ground up, literally. Flooring specialist, Steve Ferris from The Flooring Room in Tauranga, recommends choosing your flooring first to avoid headaches later down the track. “Flooring forms the foundation of any interior scheme. There’s a lot of it in a home so choosing one you love, and then picking the colours around it, is a great way to start” says Steve. The Flooring Room has recently expanded its team including flooring colour consultants who work with customers on all elements of their new build or renovation, and now have a dedicated commercial flooring team. The team is expanding in more ways than one with Steve and his wife Hayley, having recently welcomed their second daughter Sofia to the Flooring Room family. She joins two-year-old daughter, Lena, who Steve says loves nothing more than putting the products to the test, whether it’s by rolling on the carpet to trial its softness, or by throwing food.

The Flooring Room showroom is fitted out in such a way that you can view all the colour options as well as walk on the carpet before making a decision. “We want to ensure our customers’ flooring looks absolutely stunning once it’s laid. We have paint swatches on hand so often people will spend a few hours working on their whole interior solution.” The Flooring Room offers a wide variety of flooring solutions including carpet, timber, laminate, bamboo and cork. Vinyl and vinyl planking is also available – a product which has proven hugely popular recently, leading the way in interior trends worldwide. Steve says while New Zealand has always offered an extensive range of wool carpets, more recently there has been a demand for stain and faderesistant fibres, largely due to busy families with young children and pets. “You don’t need to sacrifice the environmental attributes of wool carpet to have those new technologies. We’ve got carpets that are made from 100 per cent recycled drink bottles or fishing nets and others that are made from 37 per cent corn starch.” Despite the move to introduce a massive variety of synthetic carpets, The Flooring Room continues to stock a wide variety of wool products too. Steve and Hayley have chosen to renovate their own home using wool carpet in a unique, multi-coloured loop texture.

Quad bikes, bathrooms ... and apps Darryl Roach chuckles at the memory of Kelsey Jamieson’s face as she came hurtling out of the Taupo forest on a quad bike. Most work days, she meets their clients in their Judea based showroom, but was now flying along the muddy tracks. The rest of the team, each on their own quad bikes were also exhilarated by the experience. “The fun thing was seeing them all enjoy themselves on a level I hadn’t seen before,” says Darryl. “The tracks are all through the forest. Uphill, downhill it’s absolutely fantastic. The guys couldn’t stop talking about it. We’d roar around for 20 minutes then a barrier would come up so we’d stop and wait for everyone to catch up. They were all ‘wow wasn’t that so good!’” He reflects on how well they all work together. “We don’t do much socially because we’re so busy all the time, so I decided we need to put aside time to give the staff opportunity to gel on a different level.” That camaraderie is an essential part of what makes the Bay Bathroom Design and Build team unique in Tauranga. Made up 50

of skilled designers, licensed builders and competent tradesmen, it runs well because of the efficient leadership and project management systems behind the scenes. Darryl’s goal since starting the business in 2001 has been to simplify the previously complicated process of a bathroom renovation by providing a complete package from start to finish. The business slogan ‘we do it all and we do it well’ is at the core of this superbly functioning team. Day to day, Darryl meets with clients in their homes, developing that initial trust so necessary when going into people’s personal bedroom and bathroom spaces. He returns with information and photos which Vicky Gillespie uses to draw up sets of existing and proposed plans. “I’ve got to know his shorthand,” says Vicky, smiling. “When he’s on site though, he has an app that he uses which tell us what the client needs.” This innovative app has the potential to shorten the current turnaround time on quotes from three weeks to two. “We had to come up with an idea to make my job on the road easier to transfer across to the office,” says Darryl. “Quicker and more efficient.” An upgrade to the app means that as


Darryl types in bathroom information, the plan with costings starts to be created. “The quicker we can get quotes out to people, the happier they are,” says Vicky. The closely knit working team of Vicky and Matt Haywood dovetails to provide support both for Darryl bringing in the new jobs, and the team and contractors out working on the renovations. Once the pricing for the electrical, tiling, waterproofing, flooring, fitting, gib stopping and plumbing is completed, the client comes into the show room where they meet Vicky. On accepting the design and quote, she sets

out the schedule for project managing the whole renovations job, which enables her to provide a start and a finish date for it to be completed by. Matt coordinates Russell Wood, Nathan Ellis and Blair Kamphorst’s work, liaising with Vicky in the office, so that the timeline is constantly managed well. Russell has been a builder for 40 years. “He’s a bit of a character, gets on really well with our clients and that’s an important part of the job,” says Darryl. “We’ve got to work in someone’s personal space every day, so we need to click well and build trust.”

Nathan, also a licensed builder, and newest team member, relocated from Auckland to Tauranga, bringing his wife and two children to enjoy the beach lifestyle. Blair has an extensive building and concrete laying background, and usually takes care of the glass shower installations. Back at base, Kelsey focuses on the showroom, reception and accounts. This smoothly operating team can complete a full bathroom renovation in five to six weeks, averaging 60 bathrooms a year. This should allow more fun times with quad biking!

Gareth Morgan Often rising around 4am, Gareth Morgan loves the morning sunlight, breakfasting on his desk most days, and chatting to passers-by on the sidewalk below. “They just call up – ‘hey Gareth!’ People are awesome. They’ll say something like ‘I really like this policy.’ Or ‘I’m really bloody glad you didn’t get your sculpture!’” He laughs. “I love engaging.” He’s placed the table strategically in front of the deck’s glass panel so he can talk easily back to them. “It’s basically for me to see out.” He’s written a few books and developed plenty of policies and ideas from this table. The view has been fine-tuned by Gareth and wife Jo, with the addition of six metre high fully-automated sliders, designed by Jo and Carolyn Prier. Clad with a punched, marine-grade aluminium sheet, they feature a kina pattern reflecting the surrounding marine environment. When closed, the dappled light effect conjures a leisurely summer feel. The couple bought a Timo Rannali painting, but Gareth decided he wanted a larger one so commissioned a second painting. “I love his stuff, it’s really beachy. At night when we have the lights on the painting, it 52

looks like a rainbow when viewed from across the road.” His father built a beach house on Oceanbeach Rd, and the family stayed most weekends. “When I was a kid, there were stables here on this property. Taffy Davis owned it. We’d go for donkey rides, cost threepence each.” Gareth and wife Jo found the iconic Mount Maunganui home up for sale while apartment hunting. “I bought it because of all the apartments underneath. I have a big family. They always come here and bring the grandkids.” The home, already a piece of iconic Mount Maunganui architecture, was updated and reshaped thanks to Creative Space Architectural Design. Carolyn projectmanaged the extensive house renovation, which involved 60 contractors. Gareth loves the original distinctive aluminium sliders. “If you get a wind here during the day, you just shut the shades.” “I like to come out here in the morning. In the afternoon the wind comes up so we close the screens to break up the wind and then live out the back.” Five apartments downstairs, reminders of childhood donkey rides, and a deck with a view, this favourite space is indeed unique.

An eco-friendly investment An all-new eco-friendly product is revolutionising the pool building industry. Aqua Bright EcoFinish is a pool finish that is currently being used in Canada, the United States, Europe, Australia, Israel, Italy and New Zealand. In the Bay of Plenty, Papamoa-based business The Pool Company is the only stockist of the product. “Aqua Bright is quite a fun new product,” says owner Andrew Newitt. “We’re quite limited in the pool trade with what we can put in pools, certainly in a commercial sense, but this product is great. “It has a great colour range, is durable, instantly cures, is all pH neutral, has non-slip properties and has a fresh-water drinking rating.” Because Aqua Bright is stain and crack-resistant, it can outlast traditional paint or plaster finishes for years to come, making it a sound investment for the family and with little to no waste it is an environmentally-friendly product. “The word ‘eco’ is key with this product,” says Andrew. “It’s all about recycling; there’s no waste, there’s no overspray and it’s not a huge labour-intensive product.”

Four main types of property ownership Most real estate advertisements are pretty straightforward. There’s an attractive photo, a headline that screams the property’s best features and a list of its vital statistics. Dig a bit further though, and things can get confusing. Everyone can decipher the bit that tells you the property is ‘a first home buyer’s dream’, and tick off the number of bedrooms, bathrooms and off-street parking spaces. But what if the fine print tells you it’s freehold, or leasehold, or even cross-lease? You might not realise it from a brief glance, but how a property is owned has a direct impact on your rights. While some methods of ownership are straightforward, others are slightly more complicated and it’s worth doing your homework to understand their impact. There are four main types of land ownership in New Zealand: freehold, leasehold, unit title and cross-lease.

Freehold Freehold, also known as ‘fee simple’, is the most common kind of ownership and the simplest to understand. If you have a freehold property, you have total ownership of the land and anything built on it. That means, generally speaking, that you can live on the property, earn income from renting it out, build on the land, lease it to someone else, use it as security when applying for a loan, gift it by will or sell the land.

Leasehold With leasehold ownership, someone else owns the land (with freehold ownership) and the leaseholder has the exclusive right to possession of the land and any buildings on it. If you buy a house or apartment that is built on leasehold land, you have to

pay the freehold owner a ‘ground rental’, which is usually paid twice yearly in advance. You are also responsible for rates and other expenses relating to your property. Leasehold ownership is usually subject to terms and conditions that restrict what the leaseholder can do with the buildings or land. The lease will also set out conditions for when the ground rent can be reviewed (usually every seven years). The length of a lease term varies – at the end of the term it can be renewed or revert back to the freehold owner. If you are interested in buying a leasehold property, it’s a good idea to find out exactly what these terms and conditions are, especially because an increasing ground rent rate (and a shortening lease term) can have a serious impact on your ability to sell the property at a later date. Unit title Unit title ownership is most common in a building development where there are multiple owners. It allows individual ownership of parts of a single building, or of separate buildings within one complex. Each unit title is made up of three parts: ownership of your particular apartment or unit and any ‘accessory’ units, like garages, private courtyards and storage areas; an undivided share of the ownership of the common property (lifts, laundries, lobby areas, gardens) and an undivided share of the ownership of the units if the unit plan is cancelled. Becoming a unit title holder means you automatically become a member of the complex’s body corporate, which consists of all the unit owners acting as a group. An annual fee is usually charged.


A body corporate has a number of responsibilities relating to keeping the property in good order, organising and maintaining insurance, and making sure owners keep to the rules.

Cross lease Cross leases are probably the most complicated form of property ownership in New Zealand and lots of people struggle to understand them. Essentially, if you hold a cross lease, you are a part owner of every building on the plot of land, not just the one you occupy, with the other leaseholders. Each cross lease holder is granted what is known as a registered leasehold estate of the particular area and building that they occupy. These leases are usually for 999 years and each one will set out exclusive areas of occupation as well as any shared or common areas. In other words, your house or unit is set apart just for you and your family, but you have equal access to shared areas (like a driveway, garages or a common garden area). A cross lease title also includes a plan of the footprint of the property, so you can see if it matches the property you are looking at. Cross lease ownership means that any structural changes to the property or shared areas must be agreed upon by all of the owners. Depending on the terms of the cross lease, you may need to get the other owners’ consent for things like painting the exterior, building a deck or putting up a fence. These provisions are usually referred to as covenants. A covenant may place restrictions on what you may do with the unit or building, so it is important to understand what they mean. This is where things can get extremely tricky.

Do your homework Whatever the type of title that a property has, it’s absolutely crucial to do your homework before you sign on the dotted line to buy one. A title search will help you find out all the facts about the property’s ownership, boundary and access, as held by Land Information New Zealand (LINZ). Remember to look out for easements or covenants that may differ from your understanding of the property, such as rules about who can live in it, car parking and access. A Land Information Memorandum (LIM) will also show you information held by the local council. It’s a really good idea to get a lawyer who can help you navigate all of these different documents and understand what they mean. When you have found a property that you’re keen on, the REAA recommends getting an independent assessment of the property done by an inspector who has professional indemnity insurance and carries out their work in accordance with the New Zealand Property Inspection Standard.
