‘Your Complete Outdoor, Design & Build & Garden Specialists’

Making your garden & outdoor dreams come true If you’re looking to design your dream garden or outdoor living area, it’s always a good idea to get a landscape professional involved at an early stage. Hamish Brooks Landscapes moved from Christchurch to Tauranga a year ago and the team is already making an impact on local gardens and landscapes. With more than 20 years’ experience in the landscaping and agriculture industry, and having won a number of garden awards, Hamish knows how to make outdoor dreams come true. “We’re passionate about landscaping. We want to add value and impact to your property, whether it’s a small or large project. We pride ourselves on providing the ‘whole package’ for our clients.”

Hamish can meet you on-site to discuss your ideas, requirements and budget and he will keep you involved in the process every step of the way. He also provides a landscape consultation service where he can give advice and suggest ideas, and can do a basic sketch on-site so you can visualise the changes. This can then be taken through to a concept plan or full landscape plans if required. It might be that no plans are needed. “You might want to do the work yourself, or make a few changes to your existing garden and need some ideas to get started. Or you might want us to complete the whole project from planning and design, through to construction, planting and ongoing maintenance.”

www.brookslandscapes.co.nz

Hamish Brooks Landscapes is experienced in formal garden design, contemporary designed outdoor areas, cottage gardens and informal gardens. The team can also build decks, fences, pathways, rock formations, pergolas, and water and art features. A plant-sourcing service is also available. “We provide top quality plants at an affordable price, ensuring you get the best results,” says Hamish. The company has completed various work throughout the Tauranga region, including a new showhome, work on new-builds and reforming many existing gardens. “We are honest, affordable and we create outdoor living spaces that our clients enjoy and are proud of. There is nothing more rewarding then seeing someone’s garden and outdoor area being transformed. We are about making people’s outdoor dreams come true and we love it.”

Lifestyle living Building a new home which takes advantage of the Bay of Plenty’s climate and lifestyle has never been easier. National top 10 residential builder Generation Homes has three showhomes in the region, and is about to open a new architecturally-designed showhome to replace its current Papamoa property. The Lakes showhome (pictured) at 35 Rochfort Crescent, Tauriko, is a customised version of the popular Rochfort plan. The property was designed for Chiefs rugby star Aaron Cruden and his wife Grace in 2015. Another option is the stunning Fairview Estate showhome at 1 Ballantyne Way, Katikati. Both properties are open from 10am to 4pm, seven days a week. The company’s newest 210sqm Papamoa showhome, located at 56 Farrier Street, Terrace Views, opens on Saturday, July 22. The four bedroom property features Generation’s new Waikare plan. It was customised to the section and has outstanding street appeal with a

30-degree pitched roof, internal double garage and balanced exterior of vertical cedar cladding and white brick. “Our new Terrace Views showhome reflects the latest residential building trends from functional outdoor entertaining areas to stylish and customised interiors,” said Lyndon Marshall, Regional Director of Generation Homes Tauranga. Dual entrances in the centre of the home connect seamlessly with a spacious open plan layout which includes the living, family and dining area, as well as a modern kitchen, large walk-in pantry and island bench. Other features include a large outdoor entertaining area and freestanding bath. The fourth bedroom could be used as a study or home office. Generation Homes was established in Tauranga in 1997, and is focused on providing affordable houses without compromising on quality or design. The company has more than 200 architecturally-designed plans to choose from and offers a 100 percent fixed price and on-time delivery contract, 10-year Master Build Guarantee and 12-month warranty on all building works.

In the kitchen, smart black bench tops and splash back are complimented by woodgrain cupboards and black appliances. The catering-size stove has gas hobs and electric oven. Opening off the kitchen is a generous sized butler’s pantry with microwave, sink, good bench space and plenty of storage. It’s in the kitchen, dining, family room ‘heart of the house’ that the four-metre high ceilings make their mark, not only giving a feeling of spaciousness, but also allowing for high widows which catch the sun. For extra winter warmth, there’s an attractive gas fire and air conditioning too. Across the hall is the ideal quiet retreat; a tastefully decorated cosy lounge with 3.1 metre stud. Elsewhere in this four-bedroom home, the ceiling height is 2.57 metres and all internal doors are 2.2 metres high.

Three bedrooms are served by a wellappointed bathroom with full-sized bath, shower and vanity, adjacent to a separate toilet with its own cleverly designed hand basin. The service rooms, including the laundry (big enough for washer and drier side by side, plus bench space) are paved with attractive tiles, which compliment the soft tones of the lovely-to-walk-on solution dyed nylon carpet and the “White Pointer” painted walls. The master bedroom, which opens onto a private patio area, shared with the family room, has a walk-in wardrobe complete with built in shelving. The excellent-sized ensuite with his and hers’ basins, has a double shower and attractive tiling on the wall above the vanities. Black-painted Linea weather board, Distinction Range bricks from New Zealand Brick and a tile roof clad the exterior of the 218 square metre “Outlook” design house which is an excellent example of attention to detail, award winning design and the pride in workmanship that typify a Stonewood Homes house.

Desirable development Juliet Allen of the Kingdom Group is passionate about creating communities – and Waterview Estate in Omokoroa is the perfect example. Kingdom Group has been building gated communities for 16 years and pride themselves on quality and finish. Safe, secure and near the water’s edge, Waterview Estate is part of the prestigious Lynley Park. The fully-fenced estate boundary with electronically-controlled gates offers residents peace of mind. “It enables residents to relax not just in the warmth and comfort of their own home, but within a safe and secure living environment,” says Juliet. Kingdom Group’s philosophy is based on the belief that people have earned the right to live in a safe and secure environment. There is also no age restriction for residents and owners have the right to sell and retain the full capital return. Waterview Estate is conveniently located near the beach, local cafes, restaurants and shops, as well as the peninsula’s stunning coastal walkways.

Priced from $419,000, the community is made up of two and two-bedroomplus-study homes made from good quality brick and are maintenance-free. There are various floor plan options, including semi-attached with single and double garage options or freestanding with double garage. The homes feature designer kitchens, aluminium joinery with double glazed windows, LED down-lights, carpet and tile flooring including ceramic tiles for wet areas, full insulation with soft-closing garage doors, and sunny courtyards. “We have used nylon carpet and upgraded the underfelt to give you that lovely cushy feeling, and the insulated garage door panels are great for keeping the warmth in,” says Juliet. Come down and see for yourself the sleek and modern homes of Waterview Estate. The quality chattels from Fisher and Paykel appliances add to the overall contemporary style and mean the houses are equipped with the latest technology. “If this sounds beyond your reach, think again, because perhaps the most extraordinary thing about Waterview Estate, is just how affordable this wonderful lifestyle opportunity is.”

Three outdoor areas are incorporated in the modern, spacious design, providing choices whatever the time of day or season. Sliding glass doors lead to streamlined decks and outdoor living spaces which blend seamlessly with the architecture. Banks of over-size windows welcome exterior views into interior spaces and smooth the transition between indoor and outdoor living spaces. For ease of entertaining, all the outdoor areas are close to the smart clean-lined kitchen and dining area and the formal lounge. The kitchen has the added bonus of a large scullery ensuring that cooking preparations can be hidden from view. From the moment you step into the dramatic entrance, it’s obvious that this contemporary three bedroom home is something special. With a simple but striking palette of colours and unparalleled level of architecture and design this home has

generously proportioned rooms and wide open spaces to embrace 21st century living. Careful attention has been paid to maximising floor space, including the provision of a study nook in the gallery area, and plenty of storage too. There’s even more storage in the two car garage, which is also where the laundry is located. The master bedroom has a walk-in wardrobe and tastefully appointed ensuite, while bedrooms two and three – (both double in size) access the separate WC and bathroom. Ducted air conditioning means the 204 square metre home remains at comfortable temperatures year-round. The smart modern interior is complimented by the home’s exterior appearance. Gem Cove has low maintenance brick and Shiplap Timber Weatherboard cladding and aluminium joinery, and clean, modern lines. This is a home which suits New Zealand lifestyles with room to accommodate family and friends within a comfortable, practical and tastefully designed environment. The Gem Cove showhome is open for viewing now.

Intriguing design Achieving simplicity in design in truth takes great skill, which, on close inspection, is abundantly evident in Harwood Homes’ new Peninsula Showhome. The architecture draws on Nordic inspiration, adding a New Zealand twist to the classic Northern Hemisphere approach to simple, beautiful design to create a home which is supremely functional, while incorporating flair and originality at every turn. The floor plan is innovative and generous in proportion, with thought given to modern lifestyles. Accordingly there is not only two car garaging, but also room to park a boat or campervan. The intriguing “two-wing” design dissolves the barriers between indoors and out, with flexible living spaces providing a strong connection to the immediate landscape. The spacious entry leads to a neutrally toned environment styled with accents of wood and stone bringing just enough contrast to the delicate interiors. Wooden flooring, a stable in Nordic interiors, graces the entry and living areas with

large rugs adding that restful vibe that the decor is so famous for. Furnishings and accessories throughout reflect the Scandinavian influence. The home features Celcrete aerated concrete and aluminium cladding with several large outdoor living areas. There are three generous sized bedrooms and a study. The bathroom has a bath and shower adjacent to a separate toilet while his and hers walk-in wardrobes lead from the master bedroom to a stylish ensuite. As would be expected, the designer kitchen and scullery are a feature of the kitchen and family room which opens onto two outdoor living areas and leads to the dining room. In another example of attention to detail, this home also has a custom designed laundry. To ensure the Peninsula Showhome is cosy and warm in winter and cool in summer, there is air-conditioning throughout. The Penetaka Showhome open for viewing at 75 Penetaka Heights, The Lakes, is yet another fine example of a home designed and constructed by award winning Harwood Homes – the company established in 1988.

The neutral tones used throughout are clean and perfect, while providing ample opportunity to stamp your own tastes on the home. Whether you want a red lounge suite, an ocean theme or orange curtains – any style you might embrace will blend seamlessly with what’s there. This home is ready for anything and any style. There’s a lovely landscaped outdoor area, with Kwila decks, readylawn, and covered alfresco dining. The home is ideally set up for a young family, and the island style kitchen, with its masses of bench space, a double sink, and barstools, is ideal for keeping an eye on the kids doing their homework, while getting dinner ready at the same time. An added bonus of the home is its ability to grow with your family. The hallway

separates the bedrooms from the rest of the house – perfect for when the teenagers need their own space. The entry leads straight into the open plan living, family, dining, and kitchen area – great for entertaining, or for the family to gather together in. Being a north facing house, the rooms embrace all day sun, in a quiet, private location. National sales manager Toni Whitehorn says Barrett Homes have used standard features in the home, so visitors to the showhome know what they see is what they get. Of course, ‘standard’ doesn’t mean the quality – in fact, the home features high-quality fittings, such as Westinghouse appliances, La Torre tap fittings and Englefield showers. You won’t find those at your local hardware store – they’re a cut above, and add a special touch of class to the home. Call Barrett Homes today and chat to the locals about designing a home that’s perfect for your needs.

Casual luxury Barrett Homes build houses to match their market, as their Katikati showhome demonstrates. National sales manager Toni Whitehorn says there’s an older clientele in the town, so they’ve gone for an upmarket look. There’s a sense of casual luxury when you walk through the front door. The living areas are vast, yet somehow cosy. There’s a lot of room, but a sense of closeness and intimacy, with soft furnishings and neutral tones giving the home a warm, relaxing feel. Cleverly designed to suit any homeowner, a young family can start the kids off in rooms close to Mum and Dad, and move them to the other end of the house when they’re older. Once the kids leave home, it’s perfectly designed to accommodate long-term visitors. One of the bedrooms and the bathroom are at the opposite end of the house to the master bedroom and ensuite, all set to become a guest wing. Combine this layout with the open plan lounge, family, 4 Hoggard Place, Katikati Open Wednesday-Sunday 11am-3pm Ph 021 129 8150 or 07 549 5622 www.barretthomes.co.nz

kitchen, and dining areas and you have the perfect home for mixing privacy and communal living, polished off by a great alfresco area, screened by well-established trees. Barrett Homes has become synonymous with uncompromised design, quality and service, and their entire network is committed to the constant improvement of the services they offer. The locally owned and operated company is part of the community – and keen contributors to the community. Barrett Homes are proud sponsors of the BOP Steamers, the Steven Adams Basketball Pathways academy, and the Papamoa Long Board/ SUP Competition. That local ownership means they know what sells in the area, and design their homes accordingly, to match the environment. Enjoy a bright start to the day as sunlight streams across the kitchen, breakfast bar and dining room. By late afternoon, the sun has reached the open-plan living room and lounge area; it’s one of those designs that gets the best of both worlds says General Manager Ryan Hunt. The kitchen comes complete with a spacious walk-in pantry, and the open-plan living means it’s a very sociable area of the home. Easy access to the lounge, dining and outdoor patio means whoever’s in the kitchen can still be part of family discussions

and activities, and will even have a view of the TV. One handy feature of this home is the separate lounge room that can be closed off with cavity sliders. This is perfect for when the kids want to watch one programme and Mum and Dad another, says Ryan. The main living area also has a study nook, which allows for enough privacy to be productive, but is still connected to the living room. The bedrooms are nicely tucked away at the back of the property with two getting morning sun and the other two afternoon sun. This home has been perfectly planned to utilise the best features of this site and Highmark Homes welcomes you to come for a visit and view the range of house and land packages we have available.

Bold and beautiful Trident Homes Franchisee Wayne Minnell is an honest man. What you see in a Trident Homes showhome is what you get. “We keep as close as possible to the ‘standard specification’ in our showhomes, so people have the knowledge their home will be similarly spec’d and the high-quality standard will be maintained.” Trident Homes have included a few up-graded products, because it is a way for clients to see that, for a minimal cost, they can get something extra special. This house has an engineered stone island bench that you could chose over a laminate top, and several other features such as upgraded tapware, solar tube, and insulated garage door. The house is an ideal family home. It’s 226m2, featuring four bedrooms, two bathrooms, separate laundry, and an open plan kitchen/dining/living area, with a bonus separate lounge.

The two-car fully insulated and carpeted garage can be used either for the family vehicles, or as a rumpus room, workshop, or art and craft space. There’s a DVS system for ambient temperature, and an alarm system for security. To complement the strong timber look of the home, bold colours bring a sense of vibrancy and liveliness – it’s bright and light. There’s a lovely feel to this home – enhanced by the landscaped garden, beautifully crafted by award-winning Hamish Brooks Landscape Design and Build Limited. ‘’Our contractors and suppliers are ‘on board’ with our quality promise and delivery, we have strong relationships with them all.” Trident Homes is a family affair. Wayne takes care of sales and marketing, wife Glenis looks after contracts and helps with marketing, brother Keith does pricing and site control, while Keith’s wife Allison does all the administration.

Beyond the three horizontal windows that catch the eye from the street, lies the perfect home for the active household with ample space to relax in both inside and in the expansive outdoor zones. The striking feature windows facing the street from the lounge/media room hints at the special character in this modern house, which reminds us showhomes from top design-builders like G.J. Gardner are as individual as their myriad of clients. This showhome in burgeoning Sandhurst Drive where ‘the Mount ends and Papamoa begins’, boasts a modern industrial aesthetic with generous living spaces. Close to the beach for fun and fitness, and with the convenience of being essentially on the onramp to the motorway, it is the perfect spot for any busy household.

Contrasting dark stained cedar cladding (Resene Woodex) with the light tones of the Firth bricks and double garage door makes a statement with its contemporary classic styling. G.J. Gardner Tauranga’s owner and director Kirsty McConnell describes their latest dramatic show home as ‘Industrial Rustic’. “The personality-plus home reflects a wide use of exposed construction materials such as concrete, wood, steel and metallic accents to achieve a contemporary, individualistic look. “Moody textures, metallic hints and strong woodgrains give the home a grounded solid feel – all within a clean, open design,” says Kirsty. An indented ceiling which adds another 40cm overhead in the living space adds to the room’s already generous sense of space. This is also an entertainer’s home with the long living pavilion opening up on both sites to outdoor living areas through wide-opening stacker doors. No matter the wind direction, there’s always guaranteed sheltered indoor/outdoor living. The expansive decking either side of the family area almost triples the primary living
