Assignment 02: IN SITU Final Submission Svetlana Nazaruk, 640423


Located at 5 Black Duck Court, Lara, is a type V basic residential construction with a completion date set on November, 2013. It was designed by an architect Gavin Casey and build by Simonds Homes Melbourne with a set budget of $460,000. The site was visited weekly over a six week period with careful observation of the construction process.

WEEK 1

(18 August 2013) Stage of works - Slab. The site has already been cleared off. At this stage the construction of a concrete slab on grade was completed, which will serve a purpose of combined floor and foundation system. Drainage was sat up and under slab ducts and pipes were installed.

WEEK 2

(25 August 2013) Stage of works - Frames and Roof Trusses.

Timber wall stud frames and roof trusses erected. Window frames have been attached to the house frame.

WEEK 3

(1 September 2013) Stage of works - Roof tiling, Rough ins and Brick veneer work. Building wrap completed to ensure protection of the building, retaining of insulation. It also allows moisture vapor to escape from the insulation and prevents drafts. Electrical and plumbing wiring and pipes were installed. Plywood sheeting has been completed. Roof was clad before brickwork started in order to ensure protection of the timber frames. Brick veneer layering is now in progress.


WEEK 4

(8 September 2013) Stage of works - Brick veneer work. Veneer work has almost been completed. After completion, the site will be cleared out to prepare it for the next stage of construction - Internal linings

WEEK 5

(16 September 2013) Stage of works - Brick veneer work and Lock up. Veneer work has been completed. Automatic garage door installed along with all the external doors, and the site is now is needed to be cleared out for internal linings to be installed.

WEEK 6

(24 September 2013) Stage of works - Internal linings and Waterproofing. The insulation is installed into the wall and ceilings and then plastered. All the wet areas are being water-proofed in preparation for the tilers to start layering out the tiles. The dwelling is now ready for the later stages when internal doors will be installed, tyling and carpeting done and all the appliances will be placed.

The house is built by Simonds Homes Melbourne to accomodate a family of 4 when the works are completed. It is a spacious 4 bedroom dwelling that includes large living zone,open plan kitchen, master bedroom with an ensuite, study room, separate washing and lavatory, laundry and a garage that will allow two cars on the lot. Over a six week period the construction included more than 9 stages of works and went according to site manager’s predictions without any delays or faults. The project is to be completed in November 2013.
