Summer is here! What a long, strange spring that was! Since Friday the 13th back in March that lived up to its infamy, I have tried to focus on the positive. I have tried to relish this unexpected time together, the simpler things in life and how our days have transformed from hectic, overwhelming, and more often than not, chaotic, to days that lacked any semblance of a schedule, routine or, in some cases, basic hygiene. Mind you, I tried. That first night of distance-learning, I left a short list of activities for each of my three elementary-school aged children—one for reading, math, and writing. Their pencils, sharpened, were placed neatly on their desks. In the morning, once breakfast was over, the alarm on the microwave was set indicating the time to turn off the T.V., get dressed and come to my office, where their school stations were set. As I sit in my office now, two months from that day, there are ground bits of muffin in the rug, random papers strewn about, I see only one pencil, and a bowling ball, tea pot, chess piece, hangar, and…well, you get the idea. Things went sideways and they went sideways FAST! Some weeks I focused on a subject. During space week we did the egg drop (which was tons of fun and I learned that our chickens eat plenty of calcium!), watched Apollo 13 (that counts right?) and a NASA movie about Space Camp because neither Netflix nor Amazon Prime carried that classic movie. That week went over better than the Great Dust Bowl week. And after a lot of rain? We floated rubber ducks in our small creek, and I called it physics. But here we are, in summer. Like Olaf, these are the days I literally dream about all year. This year they arrived with little celebration. They were just another monotonous day following many, monotonous days. I hear a lot of people talking about crystal balls…and how no one has one. So, while it is mid-May as I write this, it will be in your mailboxes in mid-June. From my distant seat, I hear about the Phases, I see events shyly being scheduled for July 1 and beyond. And I am grateful. I am grateful for my friends and neighbors who wore those masks, even if they didn’t want to. Because at the very beginning, we were told, if everyone thinks the at-home orders are for nothing, it is because they worked. And worked they did. Our region saw cases of COVID-19 that did not overwhelm our healthcare facilities. Thank goodness! The at-home orders were not without consequences of course. Our small businesses that work so hard to make this community unique have suffered greatly. As you begin to venture out, at your own pace and within your own comfort-level, I encourage you to visit with our small businesses and attend local events as they are planned. This issue we welcome Chris and Kendall Gay. Chris moved away for some time but realized that Warrenton is the right place to raise his family and thankfully his wife agreed. He is the father of two small children and a business owner that brings comfort to people when they need it most. You can read his story on page 6. Kaitlyn Nickson brings us up to date on the work of Rappahannock Rapidan Community Services that brings much-needed services to five counties in our region. Its story can be found on page 18. We also hear from Dave Petty and learn what is has been like working in the transportation industry over the past few months. Pablo Teodoro shares the uplifting story of Great Harvest Bread Co., from the brink of bankruptcy to living its mission. Thank you to all our readers for making this community what it is. While it hasn’t been the easiest few months, it has truly brought out the best in all of us. I hope you enjoy your summer and look forward to welcoming back time spent with friends and family!

Kendall and Chris Gay may have only moved to Snow Hill less than two years ago, but the Gay family is well-known in the Fauquier community; his parents, Tom and Pam, a wellrespected and admirable Warrenton couple. Sadly, Pam died after a courageous battle with cancer in March 2019. Chris is a former Deloitte manager who left his job to pursue something more rewarding. In 2015 he launched EverNest Home Care, a non-medical in-home care provider for anyone needing care wherever they call “home.” From personal care services to companionship services and beyond, EverNest’s home care offerings are tailored to suit each of their client’s lifestyles and needs – by thoughtful professionals. Chris and Kendall both attended Virginia Tech but met post college through a mutual friend in 2011 and married in 2014. They settled in Alexandria, near Kendall’s parents and two sisters. In 2016 they welcomed their son Parker and in 2018 their daughter Wylie was born. The decision to relocate to Warrenton last August was easy for Chris, “Although I wasn’t born in Warrenton, I moved here from Texas when I was just a toddler. I grew up here and graduated from Fauquier High School. With EverNest continuing to grow in and around Fauquier County, it made

Leaving Alexandria put a few miles between Kendall and her family, but only an hour which made the transition from city to rural life easier. “We live in a wonderful community with beautiful landscapes, wooded lots, and great neighbors. It is very walkable and we’re really starting to see a lot of transition to younger families with children who have become friends with our children. This isn’t a bad place to be quarantined,” says Chris. While Chris maintains an office in Old Town Warrenton, he has relocated to his home for the time being to help support Kendall, who left her corporate job to stay home with their children after the birth of their daughter, Wylie, in 2018. “We enjoy getting outside, going for walks with the kids and waving to friends from a distance, although we’re certainly ready for some level of normalcy again,” says Chris. { continued on next page }

During non-pandemic days, the family enjoys taking advantage of the activities that the county has to offer from afternoons at wineries and breweries to evenings out at dinner, they also enjoy the company of their friends and family. Chris and Kendall are eagerly looking forward to the warm summer months, with at-home orders lifted and spending time with their friends supporting local businesses. In the meantime, they are grateful to be surrounded by the beauty of their Fauquier neighborhood, working to serve people at a time when they need it most.

The Patrick Ryan Gay Memorial Golf Tournament May 22, 2020 would have been the 13th Annual Pat’s Q. The tournament is held in memory of Chris’ younger brother Patrick who was tragically killed as a pedestrian by a hit and run drunk driver in 2007. The proceeds fund three scholarships through the Northern Piedmont Community Foundation for Fauquier County graduates who plan to attend James Madison University, Patrick’s alma mater. Scholarships are given to seniors at each of the three public county high schools, Fauquier, Liberty, and Kettle Run. This year’s event was cancelled in response to COVID19. Registrants were offered a refund or to donate their registration to the Northern Piedmont Community Foundation COVID-19 Emergency Response Fund. Golf tournament registrants raised $10,000 which was awarded to Experience Old Town Warrenton to help fund small businesses and employees impacted by the virus. Options to Consider when Insuring your

SMALL HOME BUSINESS By Carmen Rivera, State Farm Agent, Warrenton, VA

Insurance for a home-based business might require small business insurance since your homeowners might not.

What Are Some Ways to Insure Your Home Business? More than half of America's businesses are home-based, according to the U.S. Small Business Administration. But setting up headquarters in your home doesn't mean your homeowners insurance will adequately protect your operation. 'A typical homeowners policy provides about $2,500 of coverage,' says Loretta Worters, vice president of communications for the Insurance Information Institute. That usually will cover equipment — but it won't offer liability protection or cover you for lost data or income. Do your research to protect yourself and your home business. "An important thing for any business owner to do when starting out is to create a business plan,"" says Worters. "That includes having the right type and amount of insurance coverage." Here are three options to consider when insuring your home-based business.

A Homeowners Policy with Increased Business Property Limits Your homeowners policy may cover up to $1,500 worth of personal property, such as a desk or merchandise held as samples, e.g., Mary Kay Cosmetics. This coverage protects business property while it’s used or stored inside your home. The policy may also offer up to $750 worth of coverage for your business property while it’s away from your home. If your home-based business is small, this might be enough coverage. If not, you have the option to increase those coverage amounts with a homeowners policy endorsement.

You might consider adding a homeowners policy endorsement to your existing coverage if you: Plan to have less than $4,999 worth of business property kept at your home-based business location. Don't invite customers to your home-based business location. Only have $750 worth of personal property intended for business use outside your home.

An In-home Business Policy An in-home business policy provides more comprehensive coverage for business equipment and liability than a homeowners policy endorsement. These policies, which may also be called in-home business endorsements, vary significantly depending on the insurer.

A Business Insurance Policy While your homeowners insurance policy might come with liability protection for certain incidents that happen inside your home, it does not extend to home-based, business-related activities. For example, if a customer comes to your home to exchange payment for goods or services and suffers an injury, there may not be coverage under your homeowners policy. Coverage gaps can easily be fixed with a business insurance policy.

You might consider a business insurance policy if you: • Provide services directly to customers while in your home, such as tax preparation or hair services, which may require additional specialized liability coverage • Plan to have $5,000 or more worth of business property kept at your home-based business location • Rely on the income from your business to support your household

There Are a Few Other Considerations For Home Business Owners As Well Being a savvy home-business owner is about more than having the right insurance for your business. Other factors to consider include: • Additional insurance: Re-evaluate your coverage as your business grows and your needs change. • Zoning laws: Visit your local planning office to review restrictions that could affect your business. • Licenses and permits: Find out which licenses and permits you need to run your business legally.

• Taxes: Talk to a tax professional about tax laws for home-based businesses. Also research money-saving deductions, such as the home office deduction. • Vehicles: If you’re using your vehicle for home-based business-related activities, ask your agent about getting it rated as a business vehicle on your auto policy to make sure it’s properly covered. TRUCKING TRIBUTE: Everything is delivered thanks to trucking industry drivers

auquier resident Dave Petty has been a driver for Penske, contracted by Wegmans, for the past year. His normal shift is up to a distribution center in Pennsylvania

where he picks up a loaded trailer and delivers it to another facility in Fredericksburg. From there, another driver takes the load down to the Wegmans’ store in North Carolina – a run that Dave has picked up lately to help with a colleague who is off on medical leave.

“We are a solitary group,” says Dave of a driver’s risk of exposure to COVID-19. “We don’t even go into the warehouse. When I pick up a trailer, I review a list of goods and ensure the load is secure before I get on the road,” he says. Recent changes now even prevent drivers from speaking with mechanics when there is an issue with the truck. “Previously, I just needed to tell someone when a light was out. Now I need to fill out paper. Communication procedures have changed because of the pandemic,” he says. Ironically, at the on-set of COVID-19, even Dave, who drives for a large grocery store had trouble finding cleaning supplies. “You’d think we could just take some from the back of the truck,” he joked. “But no, my bosses were mixing

bleach with water in a spray bottle before they were able to stock the terminals with cleaning supplies,” he continued. Dave’s work shift grew by about an hour with the new safety procedure of having to clean the cab, inside and out, before and after every shift. “You have some drivers who keep their cabs very clean, and then you have other drivers,” he says. Each cab generally has only two drivers, but with the increase in shifts, there are now as many as four drivers using each cab. “It’s important to keep the cab clean. We’ve been lucky to not have had any COVID-19 outbreaks in our chain of drivers.” Dave explains the toilet paper shortage that many stores are still experiencing. “Because of its size, toilet paper is expensive to store, so

warehouses do not like to keep a lot of inventory. Manufacturers use algorithms to determine the public’s use of toilet paper and they keep just what they need on-hand.” The sudden rush to the stores to buy more, made the algorithm no longer accurate, which led to the shortage. Now we see commercial toilet paper on the shelves. “Before the pandemic, commercial and residential toilet paper manufacturing were two separate businesses. It took a little while for the commercial industry to produce for residential use,” he adds. The sudden increase in demand for certain products hit the trucking industry hard because drivers needed to take on additional shifts. The depletion of some goods was in response to the industry working to keep up with demand. “The supply was there, we just couldn’t get it to the stores fast enough,” says Dave. Dave enjoys his job and is proud to be part of the population that is making the stay-at-home orders less challenging for families. Paperwork he carries with him exempts him from the at-home orders, but when not working, Dave is at home with his wife and 11-year-old daughter making the best of the gift of unexpected time together.

Q

How has the real estate business changed during the pandemic?

It has and is ever-changing. As we look weeks and the months ahead, we will change according to the information that is presented about the virus. Personally, I have had a very brisk spring market, not as it would have been for a normal spring market, but I have been busy. It was quiet and slow the first two weeks following the Governor’s at-home orders as everyone digested information and transitioned to work and school at-home. After a few weeks of calling and making sure everyone was ok and they had what they needed we made sure that our sellers understood that the market was going to be a bit tighter with less inventory and the buyers are still going to be out there. Today, we are finding that only the serious buyers are still out there. We asked the sellers to stay firm on the pricing and that it may take a little more time but that this was a national health crisis not housing crisis. After everyone was hearing that the world was going to go back slowly to the "new normal" the phones took a quick turn around and started ringing and contracts start getting written. I ratified five contracts in one week. With low

interest rates, pent up demand, and low inventory in our region it is brisk. If the world can get back to some kind of normal, we can hope for a very busy fall as well.

Q

What types of strategies/new tools have you implemented - virtual tours, virtual showings, etc.?

I have always believed that the technology was important in our business and use it to the fullest! We do Walk though videos on all the properties and we always have been using FaceTime with our clients that

could not be here due to out of area. However, I am finding that the virtual open houses do not work well. Your audience must be captured via Facebook or zoom and the urgency and willingness to schedule time on a Sunday on the computer is not a priority. I did my first "COVID" open house with a strict procedure in place and it went beautifully and produced a full price cash offer that day. Buyers will always need to see a house to feel comfortable putting one of the biggest investments into play. We must put safety first! We take that very seriously and put proper protocol into place

and ask that masks be worn, and we provide bootie, gloves, wipes and social distancing as we preview homes.

Q

How are those new tools working for your clients and your business?

The virtual world is in my opinion for house buying and selling a tool to help potential clients get to know the homes you will eventually need to see and feel. As a listing agent it is a tool to get your house in front of as many potential buyers as possible. Video works best so that a person can imagine walking through and then the pho-


tos can help them understand layouts and sizing. FaceTime allows you to tour the house for your buyer while they are at home or out of town. Technology has been a wonderful way to market homes and has taken on an even bigger role. We embrace it and love using it to get the results our sellers and buyer expect.

Q

When you do take clients to see a property, what kind of safety precautions do you take?

I fully vet my buyers and make sure that they are preapproved, rather than prequalified, prior to going out looking. I make sure we have done as much research on the area and property prior to requesting a showing. Asking your seller clients how they would like to have show-

ings ahead of time is helpful to everyone. Respecting the wishes of the seller and the buyer are important, keeping everyone safe is paramount. Mask, gloves, and booties to protect all parties is essential. We also ask that no children come on appointments and if you have an underlying health condition you must wear a mask and if you are currently sick we asked that you skip in-person showings until you are well. We encourage smart practices.

Q

How do you see this affecting the real estate business in the long term?

I think that the agents who conform to the new normal will do very well. In this business you must change and adapt often. There is always going to be a need for Real Estate and we as

agents need to know and understand and change with the current state of the market be it a health crisis , an economic crisis or a housing crisis. You must make your clients feel safe, valued, and comfortable through the process. Everyone has a different level of fear and we all need to respect that. The housing market has one issue today -

Rappahannock Rapidan Community Services Continues to Serve During COVID-19 By Kaitlyn Nickson, CSAC, QMHP-A, Support Coordinator- Prevention, SUD

R

appahannock-Rapidan Community Services is one of forty community services boards in the state of Virginia. RRCS has been providing comprehensive behavioral health, intellectual disability, substance use disorder, and aging services to the citizens of Culpeper, Fauquier, Rappahannock, Madison, and Orange counties since 1972. With a behavioral health clinic in both Fauquier and Culpeper counties, and a presence in all five of our localities, RRCS strives to reach all of our residents to improve their quality of life and offer the supports that they need. From mental health and substance use services to our infant, youth, and aging services, we hope that our area’s residents can find the help they are searching for within our agency. We believe that Rappahannock-Rapidan Community Services’ community supports and programs have been vital to the growth of our community and allowed individuals to network and connect with others in our region. Our community connection is an essential piece to our area’s overall health, development, and well-being. We know that 2020 has been an uphill battle with a global crisis on our hands, but RRCS continues to work towards being available and supportive of all of our community members during this unprecedented time. As of recently, many RRCS services have been able to successfully shift to an online format so that our clinicians can continue to reach their clients, prevention staff can continue to provide educational materials, and our youth are taken care of. Even our aging and transportation services have banded together to be able to boost our home delivered meals program to seniors in our five-county area. delivered meals we have been able to deliver to community members each week! We are grateful for the support of our community and blessed to be able to provide our seniors with a little extra support during this time. Our employees have been working to ensure that all existing clients have continued care at all of our facilities in the five-county catchment area. Right now, in early 2020, this looks quite different than what we all may be used to. For our residential programs, we are committed to keeping our clients safe and healthy while still providing them with the same level of quality service that RRCS has historically offered. Our residential programs are central to the clients’ well-being and success, and therefore, we have taken all necessary precautions to ensure that both clients and employees are kept safe during this time. In terms of our outpatient services, Rappahannock-Rapidan Community Services’ clinicians have been able to successfully switch to utilizing telehealth to “meet” with clients virtually. While 2020 has delivered us an extremely difficult time, we at RRCS, and many other agencies like us, have been very grateful for technological advances that allow us to continue supporting those that need it. For those that may be familiar with RRCS services, we are happy to let the community know that we are still continuing to conduct intakes for new clients to be able to access services. Previously, beginning behavioral health services started with our walk-in service called Rapid Access at our Culpeper and Fauquier clinics that allowed individuals to be seen the same day for an intake and start to services. Now, due to COVID-19 precautions and regulations set forth by our state, we have a slightly different process. If you or someone you know is interested in beginning mental health or substance use treatment services with RRCS, please call (540) 718-1317 between 12:00pm and 1:00pm Monday through Thursday to schedule a next day appointment for intake and evaluation. The COVID-19 crisis has not slowed the need for behavioral health and aging services. In fact, we are seeing a greater need as many of the unexpected consequences from this pandemic are emerging, and as such, Rappahannock-Rapidan Community Services is committed to continue working to meet community needs. We are a group that is dedicated to service and will continue to provide supports for anyone in our area that is in need. RRCS is only part of a wonderful community network of behavioral health services and our community success and growth depends heavily on our support of each other. It is no surprise that most of us have been at home for the past few months and been thrown into creating a home-office work environment. Maybe you already have an existing workspace that could use a little help, or you are feeling uninspired and could use some ideas.
