Stephanie Weeks joined the Sophisticated Woman team at the photo shoot after filming for a mini series, Own It, earlier in the day. fashion ideas to get us through this transitional season from our fashion editor Patty Beal. We discover a Seaside inspired coastal cottage in downtown Covington. Foodie and Friends blogger, Jan Robert shares some hearty soups for the cooler months and we meet our two Enterprising Women, Stephanie Weeks and Brittany Welch. Our Enterprising Woman photo shoots are always exciting and a wonderful time to get to know our Enterprising Women. This month was no exception; Stephanie graciously opened up her home to us and along with her two Dachshunds made us all feel at home, as if we were her clients at Summit Lending. We were joined on the shoot by Brittany and her interpreter, Denise Crochet. While spending time with them I could see that Brittany has adapted to living in a hearing world. Having a father that lost his hearing eight years ago, I have watched him learn to live with the daily challenges and adapt to live without hearing. It is hard to imagine all the challenges that Brittany faces in her day-to-day life with a baby on the way, but I know she will overcome the challenges with the same calmness and poise that she brings to her efforts with the Deaf Action Center. There is still time to vote for The Northshore’s Best. Voting ends February 14, and the voting for Enterprising Woman of the Year has just begun, the ballot is in this issue on page 18. Seasonal Soups WRITTEN BY JAN ROBERT

WHEN THE TEMPERATURE dips below 50, the skies turn gray and the winter winds blow, I begin to crave warm satisfying healthy foods. If you are like me, you probably spent the last several weeks from Thanksgiving to Christmas to Kings’ Day binging on holiday foods and too many carbohydrates. The new year brings with it a welcome opportunity for balance and repentance. To go from Yule logs and King cake to lentils and leeks can be shocking. Nourishing, comforting, seasonal soups can help you ease your party fatigued body back into shape. Healthy fats, such as olive oil, and proteins like chicken, fish, meat and tofu, added to seasonal vegetables bring needed flavor and staying power. So many soup recipes come down to a simple one, two, three step process: 1. A sauté of some combination of onions, celery, carrots, bell pepper, leeks or garlic known as a mirepoix in traditional French cuisine or the “holy trinity” in Louisiana. 2. Fresh vegetables simmered in a homemade stock, (this stock is the key ingredient to your success) until soft. 3. Finish the soup by pureeing. If you like, add a variety of herbs and spices and top with cream, yogurt or grated cheese. This week I made leek and potato, minestrone, and a lentil, potato and spinach soup using the three easy steps. I will share my favorite go to, everything in one pot, hearty, soul warming soup recipe; minestrone from Ruth Reichl in the Gourmet cookbook. This soup is a one pot wonder meal. What makes it so robust is not only the diverse number of vegetables; kale, cabbage, green beans, tomatoes, and zucchini, but it is the thick rich creaminess achieved from pureeing half of the white beans. The texture is dense and the flavor complex. Great to serve to 20 hungry parade goers or just as a simple home cooked meal with a crusty loaf of olive bread. Minestrone Recipe from Gourmet cookbook by Ruth Reichl

THIS IS NOT the Minestrone that you are typically served in most restaurants. I can’t even imagine how the thin tasteless tomato broth called minestrone in many restaurants could be related to this rich creamy robust version. This is the real deal. Ingredients: ½ pound dried white beans such as great northern ½ teaspoon salt ½ pound boiling potatoes 1 /3 cup olive oil ¼ pound pancetta or bacon, chopped 1 large onion, chopped 1 large carrot cut into ½ inch cubes 1 celery rib cut into ½ inch cubes 3 garlic cloves finely chopped 2 zucchini, cut into ½ inch cubes ¼ pound green beans cut into ½ inch pieces 4 cups green cabbage, shredded ½ pound (6 cups) kale with stems and center ribs removed and leaves chopped 1 28-ounce can whole tomatoes, drained and chopped 4 ½ cups chicken stock Salt and pepper to taste Directions: Soak beans overnight and drain. Transfer to a heavy saucepan, cover with water and bring to a boil. Reduce heat and simmer, uncovered, until tender about 50 minutes. Add salt, remove from heat and let beans stand uncovered. Peel potatoes and cut into ¾ inch dice: Put in a bowl of cold water. Heat oil in a 6–8 quart heavy pot over medium heat. Add bacon or pancetta, and cook stirring until crisp. Add onion and cook, stirring until softened. Add carrot, celery and garlic and cook for 3–4 minutes. Drain potatoes, add to pot along with zucchini and green beans and cook stirring for a few minutes. Add cabbage and kale and cook stirring until cabbage is wilted. Add tomatoes and stock and bring to a simmer. Cover, reduce heat and simmer for 1 hour.

Love Naturally expressing and receiving affection is universal. Puppies of all nations lick your face, and cats do crazy eights around your ankles. Elephants that haven’t seen each other for decades will roar with pleasure and rush toward the other. Toddlers hug and help their fallen friends up. Why can’t we? We unnaturally filter and filter some more, setting invisible, invincible standards. When we admit it, people of all nations do love each other, and we can too. We can remember our mutual humanity; doctors know that blood transfusions are compatible to blood type not race. Every language from English to Italian is learned the same way. We bubble, we babble, we speak. We are alike too in our beginnings and ends. We are born and somewhere along the way, we die. Seems we might have more love, in the here and now, if we allow love to blossom. Like Dale Carnegie emphasized, do not condemn, criticize or complain. How about we show courtesy, compliment and concern for the others who are not us. Loving thoughts lead to love in action. Notice what love is to the people in your life. Going out? Staying in? Going for a walk? Sitting and having a talk? One thing is a universal understanding of welcome, the smile. Saying the word smile, even silently causes us to smile; that’s a positive message to give ourselves. Let’s not assume that others are out to get us, rather are out to love us but may be hesitant to make friends. Look for clues. Love gets to go beyond Valentine’s Day “be mine” messages. We have the Creator’s great example, God is love and puts within every beating heart the capacity to love...naturally.


health When “No” Is “Yes” BEWARE THE COSMETIC SURGEON—or sadly the “wannabe” cosmetic surgeon from another discipline who purports to have specialized training in cosmetic surgery—who won’t say “no.” Whatever success physicians enjoy in this field can be attributed, to no small extent, to the fact that we say nay as often and as easily as we say yea. TOP 12 QUESTIONS PEOPLE ASK THEIR LOAN OFFICER 1. Why do you need to pull my credit? We will always need to pull a credit report on you to determine your credit score, credit history and debt to income ratio, as well as see if there has ever been a bankruptcy and/ or foreclosure. This will determine if you are potentially approved or denied.

2. Why do you have so many questions for me? We have so many questions because a loan is like a huge puzzle. If you are missing one piece to this puzzle it will put a halt to your loan. The details are everything that lead to being approved or denied.

3. Why do you need two years of employment? We will need to see the past two years of your employment to determine your stability and income flections throughout this time. If you say two years on your job and it’s one year, ten months, more information will be required.

4. Why do you call my employer? We are required to call your employer to verify your employment, income, and how long you have been employed. This could happen multiple times through the process given in writing or verbal.

5. Why do I need a bank account? Lenders have to verify all of your assets. We have to make sure there is money saved and there hasn’t been any over drafts, no recent unexplainable influxes of money. If you need no cash to go to closing, you need verifiable assets.

6. Why is cash not acceptable? Every transaction must have a documented source of money. Any deposit of cash, we must show an acceptable source of where this money came from. In mortgage lending, everything must have a paper trail with no exceptions. 12 Sophisticated Woman | February 2016

8. Why do I need a down payment? Not all loans require a down payment. Depending on the type of loan you are eligible for, a down payment may be required or you may choose to make a down payment in order to benefit from a lower interest rate and monthly note.

In addition to the down payment, you will also pay closing costs, which are fees charged by those involved with the home sale, such as: the lender for processing the loan, title company for handling paperwork, title insurance, the appraisal and local government officer for recording the deed etc.

10. What are reserves? Checking, savings, CDs, and 401K. The money that you will not use but to show savings that you will have after the loan goes to closing.

legal Is Your Will Valid? A VALID TESTAMENT

(“Will”) in Louisiana is subject to very few formalities but those formalities are sacrosanct! Our law recognizes two kinds of Wills: “Olographic” and “Notarial” (if your Will is dated after June of 1999 be careful if you see the word “Statutory” or any reference to La. R.S. 9:2442, as that was the prior law). For an Olographic (“handwritten”) Will the requirements are: 1) the Will must be written entirely by the hand of the Testator (the person making the Will), it may not be typed nor written in anyone else’s handwriting; 2) it must be clear that it is meant to be a Will, the best way is to say “I, John Doe, make this Will…”; 3) it must be clear as to the date, therefore it is best to write out the month as opposed to only a numerical date, e.g. August 1, 2011, as opposed to 8/1/2011; and 4) it must be signed at the end by the Testator. There are no other formalities, the Olographic Will does not need to be witnessed and it certainly should not be notarized, as that may confuse the Will with the Notarial Will discussed next. A Notarial Will must follow these requirements: 1) it may be handwritten or typewritten; 2) it must be signed

(not merely initialed) on every page; 3) it must be signed at the end; 4) it must include an “attestation clause” after the Testator signs at the end, this clause must be almost verbatim to what the LA Civil Code requires; 5) the entire signing must be witnessed by two people who are not in the Will (nor their spouses); and 6) along with everything in #5 it must also be notarized (meaning signed before a Notary Public, not necessarily an attorney). The above merely discusses what makes a Will legally valid. There are many other issues of importance that go beyond the scope of this article. If your present Will does not comply with the above conditions, by all means, rectify it now. It is far better to address these issues now then having your Will invalidated after your death when nothing more can be done.

has experienced tremendous growth since entering the Northshore market in October 2013. Under the direction and management of mortgage veteran Stephanie Weeks, the privately owned residential mortgage company recently opened a second Louisiana location in Baton Rouge. With a philosophy based on exceptional customer service and a goal-oriented work ethic, Stephanie credits her Operations and Sales Teams for Summit’s phenomenal success. “We take service to the next level. Creating a happy customer is not enough for us. Our goal is to create raving fans.” These phenomenal women I work with make it look easy but it is all due to their hard work and dedication. Stephanie explained that each and every member of the Summit Team performs a key role in providing an exceptional experience. “We have the ability to process, underwrite, fund, close and service loans all in house. We work with clients every step of the way, from the initial application and preapproval, all the way through closing and beyond. Our goal is to create customers for life” There are a total of 15 staff members between the two Louisiana locations, soon to be 17, and each is critical in making the loan process work efficiently. Making the loan process run smoothly from contract to close, the Summit Team uses weekly status calls with each client to make sure everyone is kept abreast of the status of their loan. “When clients trust the process, good things happen,” she said. “We make sure all of the paperwork, information and requirements are gathered up front to save our clients’ time and effort. That’s why we work with them to get approvals on the front end. It saves heartache on the back end—and prevents our clients from falling in love with a home they cannot afford.” Summit is a direct endorsed seller/servicer of Fannie Mae (FNMA), Freddie Mac (FHLMC) and Ginnie Mae (GNMA), as well as one of the only local lenders to partner with the Northshore Housing Initiative Community Land Trust. NHI is a non-profit community organization that makes the dream of homeownership an affordable reality for qualifying individuals and families. “It is another example of our commitment, not only to our customers and employees, but to the local community as well,” Stephanie said. In addition, Summit also offers other

grants and a number of loan products to fit borrower’s needs. Since Stephanie is an advocate for giving back, she is also about to release a brand new book in which she teaches borrowers and home buyers the secrets to getting a great mortgage and avoiding costly mistakes. “I’ve closed over 300 million dollars in mortgage loans during my career, and I want to share my experiences with borrowers so that they can avoid some of the many heartbreaking mistakes I’ve seen over the years,” explains Stephanie. The preliminary title of the book is Breaking the Mortgage Code and is expected to be released by May 2016. The book will help Stephanie move in the right direction to meet her goal to “Change the world, one loan at a time.” In following with this theme of giving back, Stephanie and her Team at Summit Funding are actively giving back to the community in a number of ways. Outside of work, one organization near and dear to Stephanie’s heart is the Deaf Action Center North Shore, Inc. Her involvement with the Deaf community began in college when she started babysitting for a Deaf child. After learning rudimentary American Sign Language (ASL), Stephanie invested in books and videos as part of self study, and eventually took courses at Delgado and UNO, and even petitioned for ASL to be part of the foreign language program at UNO. Post-graduation, her advocacy work continued when she began teaching her daughter, Madeline, sign language as an infant. Three years ago, Stephanie became actively involved with the Deaf Action Center, donates monthly for birthdays in lieu of gifts and now sits on its Board of Directors. Her goal is to raise awareness and funding for the organization to continue servicing the Deaf community in our area. The Deaf Action Center’s service area includes the parishes of St. Tammany, Livingston, St. Helena, Washington and Tangipahoa.

The organization provides interpreting, instruction, equipment, advocacy and support services for deaf individuals and individuals with hearing loss. Devices such as amplified telephones (with volume adjustment), alarms and doorbells (ringers that connect with light switches and/or bed shakers), and hearing aids for qualifying senior citizens are all part of the Deaf Action Center’s efforts, with support from Louisiana Commission for the Deaf (LCD) to enhance communications. The Deaf Action Center also works to empower individuals—often at its own expense—through workshops and social

She joked that being Deaf has not only provided her with a career path she enjoys, it also provided her with a husband! Brittany was introduced to her husband David by a mutual friend in 2009. The couple married in 2014 and are now expecting their first child. With additional outreach and awareness through Stephanie and Summit Funding, Brittany hopes the Deaf Action Center will soon be able to underwrite the cost of interpretation services for personal events such as funerals and weddings. “To be able to participate fully in a family celebration is something that most of us take for granted,” Stephanie explained. “It is unfortunate that interpretation services for these types of events often mean an out-of-pocket expenditure for Deaf individuals. We would love to receive financial

send red roses on Valentine’s Day? Your first thought was likely, “Because we always have!” Actually, this tradition started in ancient times and didn’t occur just on this February holiday. Flowers have their own special language and can send a message without a word. Red, for ages, has been the symbol of deep emotion—thus, the gift to symbolize love. Do you know what the other colors symbolize? White, in most flowers, symbolizes pureness and innocence. It is also an indication of spirituality. A white chrysanthemum is the symbol of truth and loyal love. Yellow usually symbolizes joy and friendship. A bouquet of daffodils could indicate you are searching for a new beginning. Sunflowers have been used to convey loyalty and dedication. If you are looking to say friendship, then yellow flowers are definitely the way to go! Pink says, “I admire you or I appreciate you.” Pink carnations would make a great gift for a mother. After all, Valentine’s Day doesn’t just have to be about passionate love! Gladioli have become known for being associated with funerals, but they are actually symbols of remembrance and faithfulness. Pink hyacinths not only smell delightful, but can also say, “Hey, Valentine, I am feeling a little playful today!”

Orange is often used to signify passion and energy. Many roses come in shades of orange— and don’t forget the lilies and a few ranunculuses in their bright orange shade. If you are in love, why not express it passionately? Lavender is used to express fascination or adoration. Stock and statice are used as fillers in bouquets and both come in shades of purple. These could be just another way to show the depths of your feelings. Some flowers, like tulips, can be found in all these colors. A bouquet of fresh tulips is a good way to declare your love since they symbolize perfect love. Different colors and flowers might just be a nice addition to your Valentine’s bouquet of red roses depending on the message you are trying to convey. They don’t need to be expensive—a single red rose can be used to say, “I love you!” Maybe you have the flowers for your message in your own backyard! LATE AFTERNOON LIGHT streams through the French doors spanning the entire back wall of Ken and Christy Owenby’s Covington cottage. The light reveals a large open living space where Christy says she and the family spend the majority of their time. Walking through the front door, this great room is flanked by a wall-to-wall bookcase on the left and a large kitchen to the right. It’s easy to see why the family lives in this area. “When you go to the beach, everyone stays in the same room cooking and playing games,” Christy explains. “I wanted our home to feel like a Seaside vacation home.” Matt Voelkel of Studio MV Designs helped plan the Owenby’s home nearly eight years ago. The home was built by Brandon Construction and most of the home’s materials came from Christy’s family’s business, Roofing Products & Building Supply Co. “We had some ideas but Matt definitely brought it all together,” Christy says. For the living area’s expansive bookshelves, the couple was inspired by the beach house in the movie, Something’s Gotta Give. “I wanted floor to ceiling book cases with beaded board. I think books really bring instant charm and character into a home,” Christy explains. The rest of the living room has been brought together over the years by pieces from The French Mix in Covington and original artwork by local artists. The space is relaxed and layered with texture in a neutral palate offset by colors of the books and interspersed with black and white family portraits set in wide-mat frames. A fireplace made from reclaimed brick from Chicago, also sourced from her family’s business, anchors this side of the room. The walls include art by local artists Jenny Gremillion and Michelle Rosato Tullis, among others.

The kitchen was also originally inspired by the stunning interiors of the iconic movie, “We initially wanted black granite in the kitchen but we realized it didn’t quite work, and replaced the countertops with a more neutral, Botticino marble.” Ken and Christy’s sons and their friends often sit together on the stainless steel barstools after school and on the weekends.

Just past the large living area, the master bedroom evokes the comfortable charm of a coastal retreat. An upholstered bed frame commands the space, balanced by a relaxed seating area at the foot of the bed. The en suite bathroom features a large white marble bathtub and his and hers sinks. While the home may usually be a watering hole for their sons and teenage guests, the master suite is a place for stress-free alone time. The home’s entire footprint is less than 3,000 square feet, but there are no empty or unused spaces. “We took advantage of a little nook that would normally go to waste and created a computer and desk area, and a landing at the top of the stairs became a media room for the boys,” Ken explains. “Because all of the living space is in one spot, it means that we spend much more time together as a family.” A home is a place for family, and our home is truly a space where people gather and come together,” says Christy. 34 Sophisticated Woman | February 2016

The Krewe of Bilge boat parade celebrated the coronation of their new queen, Queen Neptune XXXI, Bailey Caillouet, at the Northshore Harbor Center January 17. The parade’s theme this year is “Fairy Tales and Myths.”
