Selfs hier in ons land het ons uitdagings wat ons in die gesig staar rondom ons water krises, waar almal hul water verbruik met 50% moet spaar, asook hoër rentekoerse & inflasie wat verbruikers beinvloed. According to FNB on page 9 (market review), property prices grew over 20 % by last year alone, while volumes of transactions dropped by about 15 %. The biggest risk to the housing market in 2016 is the potential slowing of demand due to higher interest rates and higher inflation of basic goods which will rob consumer’s disposable income. They are warning consumers to brace themselves for a tough year ahead, and to tighten your spending all together. So, it is very easy to get your knickers in a knot when you look at above, but I know for a fact, that the world as we know it, is not in our hands. Everything is in God’s hands and we need to trust His plan. Make the best of every moment we have and continue to live with purpose and joy. BRACING YOURSELF WHILE watching your money grows... Tighten your belts! Times are tough! Consumers under pressure! These are the headlines that get most consumers very concerned on the rising interest rate cycle which is currently experienced within the Namibian market. Analyzing the housing market in Namibia is quite frankly lopsided with one prevailing view inherent in every research piece. The houses in Namibia are expensive and something drastic is needed to address this issue. Last year alone property prices grew by over 20% across most towns in the country while volumes of transactions dropped by about 15%. The supply constraints are the most disconcerting with current measures to try and improve it, failing. Warranted however, government's efforts of Mass housing have relieved the pricing pressures in areas like Luderitz and some of the coastal towns but in central Namibia property prices continue to balloon where majority of the houses that are being purchased reside. But how bad is the situation? At the end of December, the median house price in Namibia had advanced to N$959K representing a quarterly growth rate of 23%. This gives one an indication of the type of bond a person would be applying for to live in a decent house in Namibia. In the period of September to December 2015, volumes were down 20% across the board with an average of 240 bond transactions recorded on a monthly basis at the deeds registry. The effect was felt across all housing segments. The lower segment (prices under N$1.05mn) recorded a growth of 13%, while the medium segment growth came in at 15% (prices under N$2.01mn) and finally upper segment, 38% on a quarterly basis. This implies that the average house in the lower segment is now N$649k, in the medium segment it is N$1.49mn and in the upper segment it is
N$3,6mn. These numbers have various implications for a small open economy like Namibia. Not only are houses not affordable by most individuals but mortgage bonds are also becoming expensive especially as interest rates increase within the market. So the next question is, who is buying and how? According to our data, joint-bonds account for 40% of the market and have gained significant popularity over the past few years. It is the one form of debt were individuals do not have a problem cosigning, 40 year old females are the most active in the housing market which is a drastic shift from previous years where the market was dominated by male buyers. What is also of interest though is that a lot of consumers are now viewing the Northern towns as potential areas to buy property. Prices in Ondangwa have tripled over the past year as attention continues to grow for this northern town. The Value index indicates that median prices in the region have edged to N$650K with grow edging slightly lower than 20%. There is a further hope that a slowdown in growth of prices at the North is imminent as new developments come on-stream. Having reviewed the prices in 2015, there is little chance that the growth in prices will ease unless mass housing project really kicks off in Windhoek and at the coast. Up to 10,000 need to be built in Windhoek alone before the median price can retract to N$400K. Prices will continue to grow by 18% every quarter with volume growth subject to availability of serviceable land and the construction of houses thereof. The
biggest risks to the housing market in 2016 is the potential slowing of demand due to higher interest rates and higher inflation of basic goods which will erode consumers' disposable income. All in all, consumers will have to brace themselves for a tough year ahead. Every economic agent actually, albeit business, household or government will have to tighten the spending in 2016. think about yourself anymore, and your life includes someone else. You need to think about this. Marriage is part of God’s plan for the universe. It is therefore not only something you and your fiance thought about. It is a public notice! When you marry you promise before God and the community that you are serious about this engagement. Marriage is unconditionally and doesn't contain a “incase it doesn't work outclause” You promise to love this man, regardless of bad times. And no marriage is fireproof. There will be tough times. Are you prepared for that? You can only afford to make this decision if you and your partner knows from the beginning that divorce is not an option! If you thoroughly thought about all above and your decision to marry dominate then go ahead. Get your dream dress, celebrate until dawn and give as many toasts as what your guests can take. HOME BUYERS Ÿ Start saving for a deposit and

Unless you are a first time home buyer and comply with certain requirements laid down by the bank, you can no longer obtain a loan equivalent to 108% of the property's value. In fact, in certain instances, you may only qualify for a loan equivalent to as little as 60% of the purchase price and the rest (including the registration and transfer costs) will have to be paid out of your pocket.
Ÿ Contact the major credit bureaux and obtain all information, if any. If there are errors or matters that need to be addressed, it is advisable to sort it out before you apply for a home loan. If you know that there are a few blemishes on you credit record, and you have been making an effort to clean up, let your bank know what they are, why they are there, and what you are doing to sort them out. Lenders will look at your credit and financial situation to determine how likely you will be to pay back the home loan. If you suffered unexpected circumstances that were out of the ordinary, like a loss of a job or extensive medical bills, let the bank know so that they understand that is not likely to happen again in the future.

MAINTAINING YOUR Swimming pool Maintenance and Pool Cover Tips with SP Pools • Check your pool cover to reduce and manage water evaporation. • Open the pool cover when it rains to limit downward pressure of the water on the cover that can result in damaging the cover. • Clean cover only with fresh water to delay build up of chemicals on the cover. • Remove pool floater and pool cleaner from pool when cover is on the pool. • Do not play on the cover.
• Maintaining the level of the water in the pool is critical te prevent damage to the pool pump of the filtration. • Mix chlorine with water prior to adding the chemical to your pool to allow for quicker result. • Do not add chlorine and acid at the same to your pool and neither mix the chemical. • Maintain chemical levels on a weekly basis. Add a little bit of chlorine to the pool prior to rain and not immediate afterwards, as rain water contains nitrates.
Maintaining your pool structure tips with Rhaps Pools • When it rains and the pool is starting to overfill, run filtration on backwash to prevent the pool from flooding. • Check pool for any cracks or structural movement which can be due to low water levels and the outside pressure on the edge of the pool. Severe cracks in a fibreglass structure can result in water loss, ground erosion and dislodging the pool.

BEST EVER BUTTERMILK SCONES I found this recipe a couple of years ago and have had success with it every time I've used it. The secret to amazing fluffy scones is not to over-mix the dough, just pull it together. It should still be lumpy. 600g Cake flour 40ml Baking powder 2ml Salt 80g Cold butter 250ml Buttermilk 125ml Cold water 1 Egg Preheat oven to 240â °C Sift cake flour, baking powder and salt in a large bowl Add butter and rub quickly and gently into the flour Beat egg, buttermilk and water until just combined and add to the flour/butter mix Use a knife and cut the liquid into the flour mix until just combined Pat flat on a floured surface to about 2.5cm thickness Cut out rounds and place on a greased baking sheet Bake for 10-12 minutes Served with whipped cream and strawberry jam

Start a water wise VEGETABLE GARDEN Growing fresh vegetables is one way of keeping healthy and every garden or balcony has a spot where herbs or veggies can be grown. When planning a vegetable garden, you need a sunny area of the garden which receives at least 6 hours of direct sunlight a day and a water source close by to allow for easy watering and maintenance. PREPARING THE SOIL Flat is best – for efficient water conservation, prepare a soil surface for maximum water penetration, which means planting in a flat surface instead of any combination of raised mounds, beds, or ditches. A raised area, once it has dried, is very difficult to wet again. Water runs away from the root zone of the plant and is wasted. Use ample organic matter such as compost, old kraal manure or coco peat for efficient drainage and minimum moisture loss. Use 60gr each of Efekto’s Vitaboost Organic Fertilizer as well as 2:3:2 – this will ensure optimal health and superb tasting vegetables. SOWING Before sowing seeds into trays, give the trays a good wash – this prevents diseases. Fill the seed trays with a mixture of compost and potting soil to the top and then flatten it off, firming the corners of the tray with your fingers then even out the rest of the mix. After sowing the seeds according to the instructions on the seed packet, water the seeds lightly with a rose head watering can. If sowing directly in the open ground (in situ), prepare soil as above and once again follow instructions on the seed packet. Sow a variety of vegetables and plant every 3 to 4 weeks to ensure a varied and continued supply of crops. Vegetables that easily grow from seed are pumpkin, peas, beans, spinach, tomatoes, onions and radishes. growth. Remember, weeds compete with plants for water and nutrients and being more vigorous of nature, easily win the battle. NO TILL GARDENING No till vegetable gardening is the practice of never turning your soil. Turning your soil disturbs beneficial organisms and destroys the soil structure. Once your beds have been prepared don’t turn them again, but apply organic matter on top and let the insects, fungi and bacteria break it down and take it into the soil. Tilling can also easily damage plant roots and allow moisture to evaporate. No till leads to high quality tasty crops and means fewer weeds, less disease and more time to do other things in your garden. USING WATER WISELY Root zones – When you use water, try to concentrate it in the plants’ root zone. The less water you apply between the rows where roots can’t use it, the less water you lose to evaporation. In addition, water from a sprinkler won’t all reach the soil surface because of evaporation – a loss of up to 25%! Several techniques will help place the water in the root zone where it’s needed: • For crops like squashes and cucumbers that are grown in a group, bury a juice or coffee can with the bottom at root level. Punch holes in the bottom of the can, so the water you pour in it will reach the roots with a minimum of loss. • You can irrigate individual plants like tomatoes, peppers and eggplants in the same manner, using a slightly smaller can. Punch the holes in the can only on the side next to the plant. • Soak the soil when you water thoroughly to a depth of 6 – 10cm. Depending on stage of growth and temperatures, a 5 – 7 day interval may be enough. Time can be on your side – Water in the
morning, avoiding late morning to early afternoon 10 am to 2 pm. Watering at midday can lead to high water evaporation and sun damage. Afternoon watering does not give the leaves enough time to dry, making them susceptible to fungal and mould attacks, also encouraging the presence of slugs and snails. CONTAINER GARDENING No space for a vegetable garden? Try carrots, radishes and lettuce, or crops that bear fruits such as tomatoes and peppers. Root- and leaf crops can tolerate partial shade, but veggies grown for their fruits require a minimum of 6 hours direct sunlight each day. Containers, pots or tyres must be big enough to support plants when they are fully grown, hold soil without spilling, and have adequate drainage. Container soil must drain well and be high in organic matter. Containers can dry out very quickly, especially on a concrete patio in full sun. Lift containers onto “feet” to allow for air movement beneath. Daily or even twice daily watering may be necessary. Once a week apply water until it runs out the drainage holes. However, the soil should never be soggy – plants that are kept too wet can suffer from root rot. Mulching and windbreaks help reduce water requirements for containers.
