I was going to write about Raise, a stain remover, but the suggestions for designing an efficient laundry room were so good that I thought I’d share some of them with you. I haven’t thought about this for a few years, because our laundry-room setup works well, and the front-loading

washer and dryer that we bought in 2006 to replace the 22-year-old models we inherited have given us little trouble. Even when I had considered replacing the clunky old sink into which the washer drains with one of those white plastic tubs, the plumbing changes would have been pricey and the drainage is all that we ask it to do anyway.
So here are some tips: Choose a smart layout. Don’t position washers, dryers, ironing boards, and other things behind doors or in awkward corners. If you purchase front-loading washers and dryers, consider pedestals to raise them up and make access easier. When choosing flooring, avoid wood or ceramic tile and go for something durable like
porcelain tile (unglazed to prevent slipping when wet). Evaluate how much washing you’re doing these days. If you’re not using the most efficient machines for your needs, new ones may actually save you money. When buying new machines, always investigate how much electricity they will use in a year. House Horrors: Radon Gas

The National Institute of Health says that radon is the second leading cause of lung cancer in the Untied States. Scientists estimate that 15,000-20,000 lung cancer deaths in the US are related to radon. A Tallahassee radon expert says that 1 in 5 houses in this area have unacceptable concentrations of radon. One local home owner with a tri-level house and an excavated void under the house had exceedingly high radon readings. 4 picocuries per liter of air (pci/l) is the lowest rate acceptable to the EPA. This particular local home had a reading of 60 pci/l. Where does this danger come from? How do you know if your home is at risk? Radon is present in nearly all air, usually at low levels. Studies of underground miners, who died of lung cancer at high rates, drew attention to the dangers of radon. The risk of lung cancer in homeowners exposed to radon is significantly lower, but still a cause for concern. How does radon get into your home? Radon can enter a home through cracks in the floors, walls, or foundations and collect indoors. It can also be released from building materials. Radon levels can be higher in homes that are well insulated and tightly sealed. Negative pressure inside causes the house to ‘suck’ into the home and pull gasses into the house. This increases the likelihood of

higher concentrations of radon. There are common myths about radon: Houses on slabs are immune. Not true. Whether the house is on a slab, crawl space or basement has little bearing on radon risk. If the radon in your home tests high, you should always move forward with mitigation. No always true. For example heavy rains can cause elevated radon reading. A second reading my show your home is perfectly safe. What to do? Have your home tested by a certified professional. Apply simple air circulation and venting measures. Open your windows, put venting in your crawl space or basement, vent the air from sump pump holes or floor drains to the outside your home and seal any cracks in your foundations. A local radon expert says that mitigation systems are simple and inexpensive, especially in new construction. If you can afford it, built-in cabinets and shelves are smart (and can even add to a home’s value), but there are plenty of inexpensive free-standing or between-the-washer-and-dryer caddies, cabinets, organizers and bins. Consider a foldout or hideaway ironing board. Having an ironing board set up all the time takes up a lot of space. There are a lot of models that are meant to hide behind the door or fold up on the wall when not in use. Designate baskets for darks, lights, and dry-cleaning so everyone can help sort clothes. Have canvas-lined baskets embroidered, or label them with a fabric marker. Discount and specialty stores sell rolling carts with divided bins. Use adhesive felt letters to label each one, so everyone knows what goes where. nnn
Question: I have a high-efficiency gas furnace in the basement with one exhaust pipe to the outside to vent the steam/ exhaust gases. To fire the gas, it draws air from the air surrounding the furnace, not through a second pipe to the outside as is done today. The air required to fire the furnace is enough so that there is a noticeable draw of air into the basement. If the basement door is ajar, it will close from the draft created when the furnace is on. I have finally realized that this draw of interior air to combust the furnace gas creates a “negative” pressure in the house. It’s why, in the winter, I have points of cold air waft-
ing in from around exterior doors. Can this furnace be retrofitted to have a second pipe to draw air from the outside, thereby not creating the negative air pressure that draws in cold air from the outside? Answer: I’ve not seen your furnace, but if it is high-efficiency, then it is similar to mine, which does have the second PVC pipe through the exterior basement wall drawing air for combustion from the outside. I think it is possible to retrofit the furnace, but that’s something you’ll need to have looked at by a professional. From my reading, there are more dangers to using air from the interior than the door shutting. Indoor air can contain small amounts of bleach and ammonia. These and other chemicals have been known to significantly erode the heat exchangers in these mid- to high-efficiency units. Another issue is whether the location of the furnace is too close to the laundry equipment. Laundry detergents also are known to degrade heat exchangers. Also, the lint from the clothes dryer can enter the furnace and cause damage and in some cases become a fire hazard. 20th Annual North Florida Home Show next weekend By Dave Hodges

Merchants and manufacturers with everything for the home will have the latest products and services on display next weekend at the annual North Florida Home Show at the Tallahassee-Leon County Civic Center. The event spans 70,000 square feet of exhibit space and is expected to have 200 exhibitors, according to show organizer East Coast Show Inc. The services of local contractors and suppliers will be featured, along with building materials and products, plus construction methods, renovation idea, home financing and energy usage. “Homeowners with a partially formed vision for a new home, addition or remodeling project are encouraged to bring their ideas and any sketches or blueprints,” said Bob Snyder, president of East Coast Show. One of the exhibitors will be United Building Products, a Tallahassee company that sells materials and equipment both to builders and consumers. Carla Holt said United will have on display various fireplaces, appliances, grills and outdoor kitchen equipment. “We feel like it’s still important to emphasize shopping locally and supporting local companies, especially in the Internet age where people do so much shopping online,” Holt said. Her company will have interactive displays and products actually hooked up and working so attendees can see them in action. Holt said the expo is particularly beneficial for those residents planning renovations or remodeling projects. “People are keeping their houses longer and just updating what they have.” Throughout the weekend there will be free workshops on various home subjects, including “How to Build Your Custom Home and Additions” by Kip Carpenter of Carpenters Construction Co., “Building an Energy Efficient/Green Home”
by Jay Culley of Sterling Custom Homes and “Successful Remodeling 101” by Mark Worley of Worley Construction Inc. Phil Swartz of Holiday Cruises and Tours will offer his ideas on vacation planning with sessions on river cruising in Europe. Ryan Boyett of B&T Fencing will have a display of various fence types, among them aluminum, PVC, wood and chain link. “We have a couple of new products we are bringing to the show this year,” he added. One is a stain called Wood Defender that protects against the elements. B&T is also working with another company to promote a line of fire pits and grill islands that can form the basis for an outdoor cooking area. Boyett said he likes the chance to meet consumers personally and build an acquaintance that can often lead to a customer. “We generate 15 to 20
sales out of it a year,” he said. Streamline Roofing & Construction Inc. will bring a display of the standing seam metal roofing products available today. The company will have a life-size metal roof system at booths 104 and 105. Streamline said the expo draws as many as 5,000 attendees. “There are all types of customers that come to the Home Show looking for new and innovative products,” said owner Ralph Davis. “Customers may not respond right away, however, we have had customers call two or three years later and say they met us at the Home Show a few years ago and are now ready to let a professional like Streamline Roofing install their metal roof.” Show hours Friday are 1 to 7 p.m., Saturday 10 a.m. to 7 p.m., and Sunday 10 a.m. to 5 p.m. Admission is $7 for adults. Children under 16 get in free if accompanied by an adult.

Couple turns old trailer into a pool cabana
DALLAS — Larry Fletcher, 67, a longtime welding supply salesman, was driving near Longview, Texas, when he spotted the Shasta. He knew his wife, Sherry, 61, had a fancy for vintage travel trailers. She wanted one to park out back, poolside. She thought a trailer would make a perfect pool cabana for their Richardson, Texas, home. Larry cut a deal with the man selling the trailer, then took his own sweet time getting it spruced up. He kept everything close to original, adding new upholstery and polishing the original birchwood interior. “I was in no hurry,” Larry says. “I kept it a secret for four months, and every time I went through the Longview area, I’d stop to check on the progress.” Shasta started making trailers for the military in 1941 and later produced travel trailers. The company had a plant in Grapevine for a time. The vintage models are often coveted today. Come Christmas night a few years back, Larry turned up missing for a while. Not to worry. He showed up hauling the 1963 vintage Shasta 10-foot travel trailer. The family heard the trailer pulling up and everyone in the house ran outside cheering. Larry had outdone Santa Claus with this stellar Dec. 25 delivery. No one was more excited than Sherry. Larry had, one more time in their marriage, made her dreams come true. Larry welcomed everyone into the petite rolling digs filled with glorious vintage details and “Coppertone Brown” mini-appliances. The Shasta was christened with a
champagne toast. “I had the Shasta all lit up and Dean Martin’s ‘That’s Amore’ playing,” Larry says. “I was so surprised,” Sherry says. “It was the best surprise ever.” Sitting next to Larry on their living room couch, I nudge him. “Do you realize that with this story, you’re setting the bar super-high for all of the other fellows out there? I mean, Valentine’s is just around the bend.” He blushed. Larry’s the kind of guy who wants romance and fun always in tow. He has a photo and note framed about how his life changed the day he met Sherry at Dallas’ Debonair Danceland in 1970. They still love to dance every chance they get. I asked Larry whom he takes after with his thoughtful, generous spirit. The two almost simultaneously mention his mother. “She was a giver,” Sherry says. “She was,” Larry agrees as his voice becomes a little softer. “She was the most caring, sweet person and she was from Borger, in the Texas Panhandle.” The little Shasta made its way to the pool area and was permanently mounted under an awning. No more harsh open roads; now it’s part of the many parties and family gatherings at the Fletcher house. “We have two little granddaughters that call it their YaYa Playhouse,” Sherry says. The granddaughters have sleepovers in the Shasta, playing games and pretending to bake things from time to time. The Fletchers love to entertain. Their collection of antique and neon signs and

Sherry is an outside sales manufacturer’s representative and owns a vintage clothing shop in McKinney called the Pink Flamingo. Her creative gifts are seen in the Shasta decor. Scalloped shelves in the darling trailerette are lined with flamingos and turquoise treasures to carry out the retro tropical color scheme.
“I love the little turquoise hand mixer up here,” she says. And there’s an antique aqua canister set nearby. Sitting side by side inside the Shasta with the birchwood table popped up, talking about all of the good times related to this little party shack on wheels, it’s easy to see that life is only as fun as the wagons, friends, romance and memories that you hitch up.

“Who owns my mortgage?” It’s a frequently asked question, and the reason is always the same: A change is needed. Someone is trying to refinance the mortgage, or is trying to save a house from foreclosure, among possible scenarios.
Finding the answer to this question has become extremely important to many homeowners, but especially those in financial trouble. The many programs designed to stem the record tide of foreclosures have different requirements, depending on where your mortgage ended up after you signed that huge stack of papers at settlement.
For example, if your mortgage is guaranteed by Freddie Mac or Fannie Mae or insured by the Federal Housing Administration and you are looking to modify the loan, you should check out the government’s Make Home Affordable Program or the Home Affordable Refinance Program. If it isn’t, you might have an opportunity to modify
your mortgage through your lender if it participates in the public-private Hope Now program. Or, if Congress eventually passes a plan to refinance through the FHA those mortgages not guaranteed by Freddie or Fannie, as proposed in the State of the Union address by President Barack Obama, the resulting program could provide

a solution. No matter who owns your mortgage, the company that services it might change several times during the life of the loan. This is a normal process and should not affect the terms and conditions of your original agreement. Nor should you be angry or offended if the loan is resold. If you pay your mortgage on time every month, you’re fine. It’s nothing personal; just business. These days, very few mortgages are kept in portfolio by the originating lender. Loans are sold to the secondary mortgage market, where they are packaged as securities typically purchased by several investors. The process is designed to quickly return the money to the lenders, at a profit, of course, so they can lend it to more homeowners. “Mortgages are a commodity item nowadays, like eggs or lumber,” said Holden Lewis, a columnist with Bankrate.com. “They are graded at the source, then packaged and sold.” “When the supermarket buys a truckload of eggs, the manager knows that all the eggs didn’t come from one farm, and that some of them already are cracked,” Lewis said. “But the manager has a pretty good notion of the value of a truckload of eggs.” About 50 percent of U.S. mortgages are currently held by Fannie Mae and Freddie Mac, and about 30 percent are guaranteed by FHA. Typically, Fannie and Freddie take single-family (one to four units) and multifamily mortgages and pool them into mortgage-backed securities. Some are backed by fixed-interest rates, others by adjustable rates. Until recently, mortgagebacked securities were prized by investors because of borrowers’ historically low default rates. In addition, large pools meant that the risks were spread widely. One of the reasons given for the excesses of the housing boom was that the default of loans given to risky bor-
rowers would be lost in a pool of “good” loans. There were just too many “bad” loans made to allow that to happen. Investors, or groups of them, that buy Fannie and Freddie mortgage-backed securities receive a guarantee that “we will supplement amounts received by the trust as required to permit timely payment of principal and interest,” according to Fannie Mae. In addition, the more loans that are made, sold and packaged, the lower the risk and the cost of borrowing. The lender can service the mortgage — collect and process your monthly payments — or sell the servicing rights to another, who is paid a percentage of the interest payment as compensation. The servicer is the mortgage company handling the day-to-day tasks associated with managing your loan. The difference for borrowers is this: If the lender is also the loan servicer, any decision on changes to the mortgage can be made directly. The servicer of another’s loan must get the originating lender’s approval first. The easiest way for a borrower to determine ownership of a mortgage is to contact the servicer to see if it and the lender are the same. To find out whether a mortgage is guaranteed by Fannie Mae or Freddie Mac — the key to some modification and refinancing programs — go to the place on their websites providing that information. Yale grad launches cardboard furniture business

NEW HAVEN, Conn.— As Zach Rotholz waited for customers in one of the 54 hours a week he spends at his New Haven, Conn., Chairigami store, a middleaged man walked in. John Ziebell stopped in after seeing the cardboard furniture displayed in the York Street window, with lots of questions. “This supports weight?” Rotholz, a tall young man with a ready smile, told him to sit down and try it out. “Oh wow, it’s sturdy. You guys sell this stuff?” In fact, Rotholz has sold between $6,000 and $7,000 worth of his cardboard designs in the six months since he launched his business just a few months after graduating from Yale with a mechanical engineering degree. “We had a big Super Bowl weekend. People needed more sofas,” Rotholz replied. It packs flat, he explained. “Wow! That’s great.” And Chairigami had made another convert, if not another paying customer. And, not to bend a metaphor too far, that’s the crusher for Chairigami. The clever designs of chaise lounges, standing desks, podiums and coffee tables, all made from sturdy corrugated cardboard, put a lot of smiles on faces in New Haven. With the cheerful Sharpie designs Rotholz has applied to cardboard placemats, the punny “Love. Seat.” written on the love seat on display just after Valentine’s Day and his own demeanor, it’s easy to see why. But at his current sales volume, Rotholz is only able to cover his discounted rent, utilities, the cost of buying cardboard wholesale and paying two interns piecework rates for assembling chairs or desks. He can’t actually pay himself, even minimum wage, for those 54 hours a week.

Zach Rotholz, who just graduated from Yale University, opened a store to sell ready-to-assemble cardboard furniture. “I don’t need much to survive,” he said, and is able to get enough out of the business to cover his studentlevel expenses. But is there a way to sell enough to draw a salary? One tack is more sales to businesses. He’s making $500 for three standing desks and custom shelving for a local startup. He did a set-up for a snowboarding company at a trade show, making 30 couches and six tables. That was the first time that he rented time on an automated machine to cut the notches in the cardboard, that, when matched with tabs, keep the pieces steady. That company found him because a local TV news report about his company
made CNN. After it aired in early December, his website got 42,000 hits and almost crashed. As a result, nearly 20 percent of his sales have been outside the New Haven area. Rotholz realizes he needs to go beyond York Street to sell enough to survive, and he would like to do more trade shows, provide desks for political campaign offices, tables for caterers, and go in pop-up stores in New York. He’d like to find a way to take a truck to other college towns in August and sell right out of the back. But how could he staff all these spots? When he went to the machine cutter, he had to shut down for a day because his downtown storefront is open seven days a week.
“You find friends to kind of be your little soldiers and go out and sell,” he said. He’s learned that running a store is more tiring than he thought it would be. “You have to be on point all day. It’s hard to keep that energy,” he said. “It’s draining to keep it up.” Sometimes people say: “I can’t believe you charge $70 for this.” (The desk chairs, one of the top sellers, are $70.) Then he has to defend his product. He has learned the art of the soft sell. “Selling is more like educating or teaching. You educate them about the brand, about cardboard, your story,” he said, so you can make an emotional connection. “When you sell,
you can’t hound people, you can’t be really, really aggressive.” Before he opened Chairigami, he thought being his own boss would give him freedom. “Sometimes being free isn’t all that,” he said. “It’s a lot of responsibility. Sometimes it’s nice to have someone to tell you what to do.” There are days when he’d like to be creative, designing high-heeled shoes out of cardboard, or a sculpture. And those flights of fancy can lead to sales — he sold seven cardboard erector sets at Christmas. But he could be spending that time drumming up business, or promoting himself online.
At moments, he thinks this is not going to work out and thinks: “I should never have gotten into this.” But other times he’s excited, explaining his concept of recyclable, lightweight cardboard furniture for the urban nomad. He said he has to trust himself to be able to learn the ropes of running a business fast enough that the business can grow. Just as the weight of a person’s body wears a spot on the cardboard sofa that follows the contours of one’s posterior, Rotholz has been changed by the last six months. “ It ’s a huge g r ow t h experience, the real world smacking you in the face,” he said.

Builders aren’t giving up on baby boomers The Dallas Morning News
ORLANDO — For decades, baby boomers fueled the U.S. housing market, buying everything from starter homes in the 1970s to moveup manses in the 1990s. And while boomers are past the prime homebuying age, builders aren’t ready to give up on them — even if the numbers of 55-plus buyers coming through their doors haven’t met rosy expectations. “We have a very large demographic that would like to purchase new homes that better suit their lifestyles,” said Sharon Dworkin Bell, senior vice president of the National Association of Home Builders. But like everyone else, boomers are having a tough time overcoming worries about the economy, obtaining home financing and, most important, selling the houses they have. Still, the national homebuilders’ association, which held its annual meeting last week in Florida, is predicting more than an 18 percent increase in nationwide starts for 55-plus buyers this year. The U.S. market for these homes is forecast to grow more than 25 percent in 2013. “As you talk to builders at this show, you will hear some optimism,” Bell said. “We think the 55-plus housing market is beginning a gradual recovery that will continue over the next few years.” There are signs of such a turnaround. In the Dallas area, the top new-home development in 2011, Del Webb’s Frisco Lakes, aimed at older buyers. Last year, there were 178 home starts in the Denton County project. Utah homebuilder W. Don Whyte is sticking with the older buyer market because he knows that the millions of baby boomers will eventually make a move toward new housing. “We are going to have
more people in that market than we ever have had and coming in at an accelerated rate in the next 10 years,” Whyte said. “This market segment is growing. “And builders who have built for this demographic historically have been successful even through this tough time.” nnn
Builders who are used to selling to younger and firsttime buyers may find boomers more of a challenge. “This is a demographic who does their homework,” Whyte said. “They come into a sales office and in many cases know more about the product than the person selling it to them. “You need to design a prod-

have been forced to cool their heels. More than 80 percent of 55-plus buyers surveyed by the builders’ association said they fear they can’t sell their current home. Still others think prices in their markets will fall further. In many cities, it may take years for home values to recover. But builders are pleading a case for boomers to move
sooner than later. “We work real hard on creative financial solutions because people have seen the value of their homes decrease,” builder Chris Gamvroulas said. “We tell them you may be selling low, but you are also buying low now. “Some people get that, and some people don’t.” nnn
His firm, Ivory Homes, takes extraordinary efforts to close the deal. “We clean, pack and move them into their new home,” he said. “That’s some of the creative things we’ve had to come up with in this demographic.” Delaware homebuilder Preston Schell said 55-plus
buyers will spend more money on a house and want more features. But be careful how you style things, Schell cautioned. “Retirees and active adult buyers do not consider themselves old,” he said. “Do not make the mistake of indirectly or directly treating them that way.” And these buyers demand features that some builders may not consider a top priority. “It’s not so much what they do, but what they think they will do,” Schell said. “Fitness and having a gym in your community center is important. “Everybody plans on starting their fitness program tomorrow.”

Housing for Older Persons

HOUSING FOR OLDER PERSONS
Although Fair Housing laws prohibit discrimination on the basis of familial status, they also allow for housing specifically designed to meet the needs of senior citizens. If the rental unit meets the definition of “housing for older persons”, the landlord is exempt from the law’s familial status requirements.
Types of HOP
There are three types of HOP: 1. The complex or community is part of a government program specifically designed for and occupied by elderly persons; 2. The complex or community is occupied solely by persons who are 62 or older; or, 3. There is at least one person who is 55 or older in at least 80 percent of the occupied units in the complex or community, and the landlord adheres to a policy that demonstrates intent to house persons who are 55 or older. Of the three, a property manager is most likely to encounter the third one – the 55+ category. If the complex or housing community satisfies the legal definition housing for older persons, it can legally exclude families with children.
Is your rental unit part of HOP 55+?
Fitting the definition is not easy. To qualify, the housing provider must keep excellent records showing that each household in the complex has at least one person who is over the age of 55. The “census” records must be regularly updated and maintained in a format that can be easily reviewed by HUD. The housing provider must establish a written policy showing that it is HOP 55+. Furthermore, the housing provider must show he follows that written policy. It has to be put into practice, not selectively enforced. All of the advertising for the property should state that the place is housing for older persons. Saying “adults only” is bad. Saying “a 55+ community” or “housing for 55+” is ok.
Effects of the exemption
Once the community fits the definition, the community can refuse to rent to children. It can insist that all members of the household be over the age of 55 even though the statute allows a bit of a cushion. If the housing is truly HOP 55+, the landlord can impose restrictions on children playing in the community that could never be done in other housing. The HOP 55+ exception is very narrow. It lets the landlord “off the hook” in regards to families with children, but with no other protected class. The landlord is still obligated to offer housing without regard to a tenant’s race, color, religion, sex, national origin, and handicap.
