staller, but it apparently is out of business. No help was available at either Home Depot or Lowe’s, or at other granite suppliers. Is there anything you can suggest other than replacing it, which is too expensive? ANSWER: I tried calling Riya, and the number was no longer in service.

It seems a shame that there is a crack in such an expensive material just five years after your countertops were installed. This, of course, leads the Nick Charles of home improvement to want to determine the cause of the crack. (Nora is visiting her aunt; she’ll be back next week.)

Some cracks in granite are natural and are the result of fissures that occurred in the formation of the stone. Polishing the granite hides these cracks for awhile, but they can reappear. The proximity of the crack to the sink should indicate a possible suspect, but I have to turn to

the granite countertop experts among my readers for advice. It is regrettable that your installer has gone out of business, but that is the nature of the materials supply industry in a real estate downturn. There should be someone out there who can repair granite or make a determination of the seriousness of the crack, instead of trying to sell you more of it. Let’s see what the experts say. Q: We have a faux rock fireplace surround that was here when we purchased the home. It was built in 1979. It looks like it’s on a panel, but I can’t be sure. I want to remove this but don’t know where to start. We want to replace it with tile. A: Manufacturers often use high-density polyurethane to make faux rock panels. They use molds of different shapes and sizes of rocks to simulate the patterns, textures, and shapes of real rocks. We have an oil-fired furnace. Our roof shingles are getting a dark brown discoloration. Has this got anything to do with our chimney? Can we get rid of this eyesore? A: Kipcon is a structural engineering firm I found on the Web. Here’s what its website says about roof stains: “Soot and rust often cause black and brown roof stains below and around chimneys and other roof penetrations. “When there is little or

no evidence of staining on other areas of the roof, soot and rust are the first suspects. “Soot is the fine, black powder byproduct of combustion. Whether it comes from a fireplace or an oil furnace flue, soot will wash down the slope of the roof and leave a trail of discoloration across the shingles.” From what I understand, the staining might indicate that something is wrong with your furnace or your chimney. Before you even call a roofer to see if he or she is able to remove the soot from the shingles without damaging them, I’d ask a heating contractor to look at the furnace and the chimney. Q: I fixed a leak in our shower but the ceiling below it has a brownish stain. I tried painting over it, but the stain bleeds through the paint. What should I do? A: A stain-killing paint should be applied first to hide the problem – a couple of coats usually work. Then use paint with a primer to finish the job.

Florida leads nation in foreclosure activity in 2012 By Kimberly Miller The Palm Beach Post

Florida ended 2012 as the top state in the nation for foreclosure activity with a 53-percent increase in filings that some analysts predict could stifle the momentum of rising home prices. It’s the first time Flor-

ida has held the yearlong designation as top foreclosure state, knocking five-year title holder Nevada to second place, according to a new report from the Irvine, Calif.-based RealtyTrac. Florida ranked seventh in 2011. More than 279,200 Florida homes received a foreclosure filing last

Several years ago the National Association of REALTORS® published a statistic that less than 2% of buyers actually bought the house on which they called. So statistically speaking, people who preview open houses tend to be shoppers, not buyers. For many people, previewing open houses is also about shopping for a REALTOR®. Most shoppers don’t know the surprising amount of work that goes into holding an open house. It’s not just putting an ad in the newspaper and a sign in the yard. Both the sellers and the REALTOR® have a lot of pre-open house homework to do. First, there is advising the seller on how to best showcase the house. Painting, cleaning, and repairs are done. A detailed home book should be prepared with records of repairs and improvements, utility bills, seller’s disclosures, etc. The REALTOR® places ads in media. Announcement cards are mailed to clients and the neighbors. A pre-open house sign is placed in the yard to announce the impending open house date and time. The REALTOR® previews other properties in the area. The brochure must be prepared. This could be a simple flyer, but today’s shoppers expect more. It may include information on other listings in the area, financing information, a map, and publications or websites that can help the shopper make an informed decision. This information adds value to the shopping process. Most open house shoppers begin looking at open houses with the idea that they are going to buy within a year. An experienced REALTOR® will recognize where the prospective buyer is in his journey and provide the kind of information and services needed at that time. For the prospective buyer, the amount of preparation the REALTOR® puts into presenting the open house is a good indicator of the kind of services one can expect in the home buying process. the final stage — that pushed up Florida’s rates. RealtyTrac Vice President Daren Blomquist said foreclosures won’t start to taper off in Florida until the second half of the year, adding that the higher level of activity is both good and bad for the real estate market. “The increase in bank repossessions statewide should mean more bankowned inventory available for sale in 2013, which may be good for many markets in Florida where buyers are hungry for more inventory,” Blomquist said. “But the increased sales of those bankowned homes may cause some short-term softness in prices.” Last year was marked by rising home prices statewide. The bump in prices may have contributed to the reduction of underwater mortgages in the state, according to the RealtyTrac report. In January 2012, about 2.6 million Florida homeowners were seriously underwater, meaning they owed at least 25 percent more on their mortgage than their home was worth. This month, seriously underwater mortgages in Florida were measured at 1.9 million. “Granted, that is still a lot of homeowners and represents 43 percent of all Florida homeowners with a mortgage, but it is a significant improvement,” Blomquist said. Some real estate experts said despite the foreclosure increase, Florida’s housing market is still on the upswing. “I don’t think even this kind of bad news will impact pricing,” said Ken Johnson, a professor with Florida International University’s Hollo School of Real Estate. “I

just think we've finally reached the bottom.” Although Florida foreclosure activity was higher in 2012 than 2011, it was still 45 percent lower than in 2009, when more than 500,000 homes received a foreclosure filing. The RealtyTrac report made a distinction between activity in states that require foreclosures to go through the court system, such as Florida, and those where a judicial foreclosure is less common. Florida had the thirdlongest timeline to foreclose in the nation at 853 days. New York foreclosures take an average of 1,089 days, while New Jersey is at 931 days. The nationwide average foreclosure timeline is 414 days. Florida lawmakers will again debate a fasttrack foreclosure bill in Tallahassee this year. They will also be asked to extend a stipend awarded last year to the court system to hire additional foreclosure judges.


Extended family crafts a small house right for one Los Angeles Times

LOS ANGELES – When Molly Stanton first looked at the 1,000square-foot Santa Monica home being sold by actress Noel Neill, best known for playing Lois Lane opposite George Reeves in the 1950s TV series “Adventures of Superman,” the house had some impossible-toignore flaws. There was extensive termite damage, rotting structural steel poles, and a floor plan with just one bedroom, Stanton said. Stanton, however, instantly fell in love with the hideaway, one of the lesser-known works by noted Case Study designer and builder Rodney Walker. “I wanted to find a midcentury house that was nestled in nature,” she said. “It had amazing light and energy. I loved the structure itself and the interior space and its open feel.” She used a distinctly Los Angeles metaphor to sum up the house’s appeal: “Laurel Canyon meets the Santa Monica Canyon.” Stanton’s stepfather, contractor Rick Holz, signed on to lead the renovation. The project became a true family affair when Stanton also enlisted her stepsister, interior designer Gina Holz, and her stepbrother, architect Mike Holz. Through the 10-week remodel, family members united in their vision to preserve the architectural integrity of the house while updating it for modern living. “The fact that the house was a mess was music to my ears,” Rick Holz said. “I wanted to make the house look like it did when Rodney Walker designed it.” Stanton wanted interi-

ors to be airy and light — “a treehouse,” she said. Indeed, the house practically floats over the narrow canyon street, just blocks from the ocean. To make the most of the small floor plan, Stanton’s stepfather removed a sliding glass door separating a living room and den to create a single, loft-like living area. The contractor also updated the plumbing, heating and electrical systems and added insulation. The addition of modern amenities was subtle: A new laundry room was carved out of the living room, and the kitchen, master bathroom and

adjoining dressing area were redone with restraint. “We straddled the line between keeping it clean and staying true to the midcentury aesthetic while adding a bit of luxury for my sister,” said Mike Holz, who designed a television cabinet that separates the living and dining areas. In other places, Rick Holz tried to emulate Walker’s approach. When termite damage forced him to replace about 25 percent of the woodplank ceiling, he used 2-by-4s installed with their narrow edges down, creating a look and texture that echoed the orig-

inal design. He also built a fence and a motorized entry gate using the same off-the-shelf paneling that Walker chose for the exterior of the house. “My dad was so passionate about this,” son Mike said. “He got involved in ways that I have never seen. He was working on a 30,000square-foot house at the same time and couldn’t pull himself away from this tiny house.” As for Stanton, the 32-year-old actress is happy with her first house. And though the floor plan still has just one bedroom, she said a small space suits her.

ette includes Monaco Blue, a mix of royal and navy; Color Marketing Group chose mid-range blues. That means that lots of home retailers will be singing the blues this spring, in a good way. Blues range from energetic to restful. They can call to mind the graduated blues of the sky or those of the oceans, rivers and lagoons. Blues play well with most colors, textures and room styles. Rustic woven elements bring indigo home with a traditional, often global sensibility. Canadian designer Windsor Shaw pairs indigo silk drapes with a jute rug, for example. Sleek lacquerware and silver accessories take blue into smart city-modern territory. Blue and white is a combination with lots of possibilities. Sara Peterson, HGTV Magazine’s editor in chief, says, “We love soft bluegrays in master bedrooms, with white linens and dark wood furniture. Light blue is really pretty on painted kitchen cabinets with white countertops. In a kid’s room, cobalt blue is fun when paired with painted white furniture and bursts of

bright accent colors, like fuchsia or lime green.” RH Baby and Child has a reversible navy and natural braided wool rug, while Restoration Hardware offers Ben Soleimani’s heathered navy pinstripe rug; both would be great bases for other navy touches in a room. (cb2.com ) This spring, Target’s Threshold collection features an array of landscape blues, focusing on one in particular. “As we traveled through Europe and Asia on our trend trips, teal started to become more prominent,” says Julie Guggemos, vice president of product development. Target’s spring collection includes an ikat

print shower curtain, a floral door mat and a ceramic lamp in teal. (target.com ) Indigo, an inky shade often found in dyed textiles, works with a variety of interior styles. It anchors neutrals less harshly than black, and it’s a sophisticated counterpoint to bright colors or pastels. It pops against many of the season’s more playful shades, such as nectar-

ine, pea green, violet, poppy red and lemony yellow. Turquoise, which held sway over much of 2012’s color story, stays strong into spring. The color’s pretty, yet carries an edge. Modern décor looks great in turquoise: Ikea’s Klippan sofa comes in a version that will have you thinking of the tropics. Go with that vibe by pairing it with textural white and cream accessories. ANSWER: Demand is quite high now as international and amateur investors try to get into the market due to perceived value and the low returns on investments outside of real estate. In certain areas, foreclosures are selling at auction for more than market value, and investors are making of-

fers on properties by the dozen, sight unseen. So even with today’s low interest rates, now may not be the best time for some owner-occupants to buy a home. Don’t let the sense of urgency persuade you to buy a home you don’t love. That’s never a good move. Remember that these

feeding frenzies are always temporary. Lenders and investors who bought six months ago are starting to put more properties on the market to take advantage of rising prices. If you can’t wait and must buy now, here are a few tips to consider: Type, rather than handwrite, your contract of-

fer, making sure that it’s filled out completely and correctly. Make your first offer your best offer, including the largest down payment you can comfortably afford and as few contract contingencies as possible. Speak directly to the seller or write a letter explaining why you want

the home. That may be what it takes to sway someone to sell to a livein buyer rather than to an investor.
