Experts offer advice on granite countertop repair By Alan J. Heavens The Philadelphia Inquirer

Our Jan. 11 entry about a hairline crack in a countertop brought some expert advice and more questions, proving once more that one should never take anything for granite. The hairline crack under discussion was about

Every time I tour the new homes I rush back to talk to my husband about the beautiful counter tops or the total energy efficiency found there, then I look around me and decide I love my comfortable old house. But if I could somehow pare down to just what I need, I would really love one of the new, sparkling gems. Glory in the fact that you are at that crossroad. problem and to prevent it from happening in the future?” Jensen again provided an answer. “That buildup is due to properties in the water and not a result of granite countertops,” he said. “A plumbing condition. Most likely hard water.” Robert Marcovitz of Ambler says he isn’t an expert, but he, too, had a crack appear in front of the sink. He said he was lucky the installer was still in business and stood by his work. First, the installer filled the crack with adhesive and buffed it out. But another year passed, and the crack spread, opening up again. “They said under the section of granite was a metal bar placed for reinforcing that narrow section,” Marcovitz said. “This bar can rust as a result of water seeping under the granite; and then it gradually expands, creating a crack.” Newer construction uses a reinforcing bar made of a composite material, according to the installer. “Ultimately, they matched and replaced the section of granite and only charged me for the granite, not the labor,” Marcovitz said, adding, “this is a reason to use a quality installer who has been in business for a good length of time.” Excellent point. There is a time for saving money, but quality of installation on an expensive piece of material such as granite is not the place. A reader signing herself “Susan” confirmed what Marcovitz reported about that rusting metal reinforcement bar. This is what she described as a cost-effective cure. “We had an undermounted sink. The installer came in and cut

out the sink and crack. Luckily, it did not crumble during cutting but that is always a possibility,” she said. Susan purchased a new drop-in sink that was 33 inches by 66 inches -large enough to drop in the new cutout in the counter. “If this is not possible, use a piece of granite from the center island or desk to make the repair,” she said, adding that you’ll need to check the measurements. The center island or desk can then be replaced with a different granite. “It’s the ‘in’ thing now not to be so matchymatchy – treat it as a piece of furniture,” Susan said. Winter tips. Here is a bit of advice from Liberty Mutual insurance on how to survive winter: Ice dams form when melting ice and snow refreeze above the eaves of your roof and subsequent melting backs up under the shingles. Proper ventilation, drainage, and insulation are the only ways to prevent this.

She traces around the letters onto the old plates with a pen, then goes over the outline with a Sharpie and fills it in. “This is an easy project, but you do need a steady hand,” she says. Others take the Sharpie idea to another level and — if the dishes are ovenproof — bake the marker on to make it permanent. Many crafting blogs call for drawing with a Sharpie and baking the ovenproof dish at 350 degrees for 30 minutes. Christine Dinsmore, based in Portland, Ore., has used the Sharpie method for free-handing original drawings. On her blog, The Plumed Nest (www.theplumednest .com ), she shows how she drew original monster pictures onto plates for her children. “I would often see cute little dishes for children but they were usually made out of plastic,” Dinsmore says. She has tried to rid her kitchen of plastic “and didn’t want to purchase any more.” That’s when she got inspired to draw her own kid-friendly characters. Dinsmore advises using non-toxic Sharpie paint pens, found at most craft stores and online. Also, she recommends cleaning plates gently, never with an abrasive sponge or dishwasher. Other bloggers suggest ceramic or glass paint if the dish will have frequent contact with food. Market conditions combine to make homes affordable By Christic Henry Special to HomeFinder.com Weekly

Five years ago it made sense to be leery of purchasing real estate. In the aftermath of falling home values, record bank failures, and the breakneck speed of governmental legislation and regulations to stabilize a market out of control, nobody considered our American tradition of homeownership a dream — nobody, except those who understand the basics of real estate investment. “Homebuying and investment is a long-term strategy, not a short-term investment,” says Frank McClean, president of the Tallahassee Board of Realtors and sales associate with Community Property Management Inc. McClean added that the value of a neighborhood is determined by homeowners who live, raise their families and invest their lives in the proper use and upkeep of the community in which they live. “For most Americans, homeownership has always been about family values and the American Dream,” he said. Traditionally, “affordable housing” is that which is within reach financially of those with the median household income in a given area. For instance, in the Tallahassee metropolitan statistical area (MSA), which includes Leon, Jefferson and Gadsden counties, the median household income is $60,000. The index for housing affordability would therefore be based upon a 31percent housing-to-income ratio ($60,000 divided by 12 times 31 percent), which translates into an estimated monthly housing budget of around $1,500. In Wakulla County, the median income is slightly higher at $67,900, which translates into a housing

affordability index of $1,754 per month. Other factors to be considered which may affect your buying power include monthly taxes and hazard/homeowner insurance escrows, which may be required by your lender, existing debt load, condo/homeowners/community association fees (if any), and mortgage insurance if purchasing FHA. “I think it is really a fantastic time to buy,” says Dana Cummins, president of the Mortgage Bankers Association of Tallahassee and mortgage loan officer for BB&T. According to Cummins, a $1,500 payment including taxes, homeowners insurance, and mortgage insurance costs on an FHA loan at a 3.25-percent interest rate with a 30year term would yield an estimated $230,000 loan amount. However, Cummins does encourage homebuyers to live within their individual means. “It is recommended that prospective homebuyers do a personal budget and go with a payment amount that their budget can truly afford,” Cummins added. In addition to affordable interest rates and home prices, there are also down payment assistance and alternative financing programs available that provide education, support and access for new homeowners. Although these programs usually target homebuyers at 80 percent and below of area median income, qualification ranges vary based upon household size. Local nonprofit housing agencies, such as the Tallahassee Lenders’ Consortium (TLC), administer down payment assistance for home purchases within incorporated areas of Tallahassee. TLC, along with the Tallahassee Urban League, provides homebuyer edu-

cation certification for homeowners seeking to qualify for purchase programs. Other options for homebuyers include funding available from regional programs, such as the Escambia County Housing Finance Corp., state housing initiative partnership (SHIP) bond loans, and down payment assistance

administered through the Florida Housing Finance Corp. There is federal mortgage funding for purchasing in rural areas of Leon and surround counties via the USDA Direct Loan program, as well as loan guarantee programs available for veterans through the Veterans Administration . Greg Lane, a local real

estate appraiser with Timberlane Appraisal Associates, believes there is an urgency for homebuyers. Citing the recent downward trend of unemployment in our local market, rising rental rates, the stabilization of the area median price of homes, and the diversity of financing and down payment assistance options, Lane believes the

homebuyers must act now to get the best deals. “Homeownership is still the American Dream, and there is no better climate to pursue it than our current market,” he added.

growing rapidly. Earlier this year, the industry website Floor Daily called it the most dynamic category. Sales of luxury vinyl hit $500 million last year – up 13 percent, Floor Daily reported. For those who don’t choose carpet, hardwood or hard tile, luxury vinyl – instead of laminate – is likely to be the favorite option. Local flooring pros say they’ve seen the trend in their showrooms. “In the past year, it’s like it’s a hot item,” said Jennifer Fallon, owner of the Floor Gallery of Lake Norman in Mooresville. She sells slightly more of the tile-look luxury vinyl, but wood styles are not far behind. At Hughes Flooring in Charlotte, Rodney Hughes reports the same. “It’s taking off,” he said. “(Floor companies) are putting a lot of marketing money into it ... and we're starting to see that.” If you visit your favorite home center or floors website, you’ll find lots of options. Online you’ll find discussions of the best products and techniques. There’s even a shorthand: LVT for luxury vinyl tile, and LVP for luxury vinyl plank. These are products you can install yourself if you’re reasonably handy. Some products click together for ease of installation. If you have the top products installed by a pro, though, you can pay about as much for luxury vinyl as for some standard hardwood or ceramic tile. Say, $8 to $10 a square foot installed, Fallon estimated. Hughes said simply: “This is not a price-point product.” So, if not for price, why choose luxury vinyl? Again, the appearance is one reason. The tilelook product can be grouted, to make it look more like ceramic or stone. The

wood-look planks feature rich colors and textures. Hughes said that the technology responsible for such looks is helping to drive the popularity. It’s softer under foot than tile, and stands up to spills and large pets better than hardwood, Fallon said. Hughes said one huge advantage for luxury vinyl is that it isn’t damaged by moisture. “You can soak it in the bathtub and it won’t swell or buckle,” he said. “There’s no wood inside.” Hughes still likes the high-end laminates, but manufacturers have never been able to fully eliminate that distinctive – and sometimes objectionable

– clicking sound when it’s walked on. Luxury vinyl has a couple of advantages for remodeling projects. These floors can be glued down, or they can be “floated.” Individual tiles and planks can be clicked together and then installed without glue, to float on special underlayment. Floating floors can cover up minor imperfections in the subfloor during a renovation. Luxury vinyl is thinner than hardwood, and thinner than stone or ceramic tile installed on the required underlayment. When remodeling, it’s easier to match a thinner product to the level of the surrounding existing

floors. Which leads to the one complaint Fallon and Hughes share about luxury vinyl. There are few goodlooking options for the edge, or transition, where luxury vinyl abuts another type of flooring or a floor that’s a slightly different level. “They don't make a transition,” Fallon said. “I sometimes have to use wood, and stain it to match. They make metal, like you’d use on an old vinyl floor. But it doesn’t look good.” “They definitely need to make better trim pieces,” Hughes agreed. “It’s just less attractive with metal.”

Code and correct a past oversight. However, much of the talk focused on renewed plans to build a hotel on the parcel. Commissioner Jim Melvin has been in contact with Marilyn Hess, who owns the lease for the property, and said plans are in the works to bring a new hotel to Navarre Beach. “We are on the cusp of getting the hotel back on Navarre Beach,” Melvin said. “It was the heart of Navarre Beach. It’s what built the entire community and it’s sorely needed.

“I’m not at liberty to disclose what the owner intends to do, but I can tell you they plan to build a first-class hotel with some other related amenities just like you see in other high-end (hotels) you see up and down the state,” Melvin added. “It’s going to be a tremendous asset for this community.” Beckie Faulkenberry, the county’s planning director, said under the existing Land Development Code, the new hotel could be 16 stories and have one more story for parking. Melvin said the pro-

It is a beautiful piece that can be enjoyed for many years to come.”

QUESTION: At a recent family get-together, my 24-year-old nephew asked me about buying versus renting. We talked about a few things, but can you discuss in more detail the factors that go into making that decision? ANSWER: Owning a home brings with it pride, equity and

tax advantages – all very important considerations. Still, there are good reasons to rent instead of buy. When you rent, you have little to worry about in terms of maintenance. The dishwasher suddenly doesn’t wash dishes? Just call the landlord. When you rent, the lawn seems to cut itself and the weeds magically disappear. Contrast that to a typical

homeowner’s ongoing war with dollar weed and the need to make repairs — sometimes to such big-ticket items as the roof and air conditioner. There are significant closing costs in buying a home, so it’s more economical to rent if you don’t plan on sticking around for more than five years. Consider that mortgages are frontloaded in favor of the bank, and you spend most of the first 10

years paying upfront interest and making little headway in paying down the loan. If buying a home will deplete your savings account, better to hold off until you have the extra cash to weather the costs of ownership.
