Homeownership: Opportunity Is Knocking for You in Tallahassee

Homeownership is an important part of the American way of life, and there may never be a better time to buy than today. With the country still emerging from the recent recession, many people are wondering if this is a good time to buy a home. The answer is easy: Yes. It’s a very good time to purchase a home. Even though the housing market is beginning to recover, it is still a buyer’s market.

There are many opportunities in today’s Tallahassee housing market including affordable prices, low mortgage rates and great new homes. But market conditions can change, and these opportunities may not be around for long, so home buyers shouldn’t wait. And despite the housing downturn, home owners still place high value on owning a home, and recommend

homeownership to others. An excellent selection of homes on the market makes today a very good time to buy. A plentiful inventory provides a great choice of homes, and there are builders that have brand new homes that are “move-in ready.”

Designed to accommodate today’s busy lifestyles, new homes feature open floorplans, flexible spaces, improved safety features, low-maintenance materials and other amenities that make them more appealing than ever before.

Additionally, many owners of existing homes who postponed trading up or downsizing due to market conditions are now ready to sell. And as employment improves, the number of relocations will increase, bringing more homes into the market.

And in many areas, prospective home buyers who wish to live in age-qualified communities for those 55 and older will find a large selection of homes tailored to the evolving lifestyles of the baby boom generation.

If there’s a silver lining to the recession and the housing downturn, it’s that homes in many markets are more affordable. Prices in some areas have moderated significantly, especially in major markets where they increased the most during the housing boom that occurred in most of the country. Like inventory and pricing, mortgage interest rates are still at very favorable levels, but rates are sensitive to market forces and can change quickly. There’s no indication that rates will suddenly surge upward, but even a slight rate increase can push monthly payments to the point that a buyer might miss out on their first choice for a new home.

Prospective home buyers also should be aware that lenders are looking more closely at borrowers today than in recent years. To ensure that the process goes smoothly, buyers should consider pre-qualifying for a mortgage and having financing in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. With energy costs near the top of consumer concerns, it’s good to know that new homes can be more energy efficient than ever. Innovative materials and construction techniques mean that today’s new homes are built to be much more energy efficient than homes constructed a generation ago. Not only can they be more affordable to operate, new homes also are significantly more resource efficient and environmentally friendly.

Homeownership also provides important benefits to owners. Unique tax benefits that apply only to housing help lower the cost of homeownership. Both mortgage interest and property taxes are deductible. Moreover, for married couples, profits of up to $500,000 on the sale of a principal residence ($250,000 for single taxpayers) are excluded from tax on capital gains.

A buyer can purchase a home and receive the full benefit of homeownership with a cash downpayment that is only a fraction of the total purchase price. This is called leveraging, and it makes the rate of return on a home purchase greater than on other purchases with the same value, such as stocks, where the buyer must put up the entire price. For most Americans, homeownership is a primary source of net worth and an important step in accumulating personal financial assets over the long term. Although property values have declined in many markets, Americans currently have a total of more than $6 trillion in equity in their homes, and for most families, home equity represents the largest share of net worth. Home owner ship is truly a cornerstone of the American way of life.

The fire started on Oct. 8 but it was the next day that most of the 17,000 buildings were destroyed and 250 people died. Here are a few safety tips: Install a smoke alarm on every level of your home. A working smoke alarm can double your

chances of survival. Test it monthly, keep it free of dust, and replace the battery at least once a year. Never overload circuits or extension cords. Do not place cords and wires under rugs, over nails or in high traffic areas. Immediately shut off and unplug appliances that sputter, spark or emit an unusual smell. When using appliances, follow the manufacturer’s safety precautions. Overheating, unusual smells, shorts and sparks are all warning signs that appliances need to be replaced or repaired. Unplug appliances when not in use. Use safety caps to cover all unused outlets, especially if there are small children in the home. Practice an escape plan from every room in the house. Caution everyone to stay low to the floor when escaping from fire and never to open doors that are hot. Select a location where everyone can meet after escaping the house. Get out, then call for help.

AKRON, Ohio — Our homes are getting smarter. Smart technology that automates our homes’ devices is becoming mainstream, making it convenient for us to rein in our energy use and cut our energy bills. Come to think of it, maybe we’re the smart ones. Smart technology isn’t new, but until fairly recently it’s been complicated to install and priced out of most people’s reach. Now many systems boast plug-and-

play simplicity, and affordable options are as close as your local big box store. Probably the biggest factor in that change is the rise of wireless technology, said Ian Hendler, director of business development for Leviton Manufacturing, which makes electrical hardware and home automation devices. Actually, “wireless” isn’t an entirely accurate term, Hendler noted. Some technology is truly wireless, using radio frequency to send signals. Other technology is more accurately called “no new wire” or power line networking, meaning

the signals travel over the home’s existing wires. Smart systems allow automatic or remote control of devices that affect our heating, cooling and electrical costs, such as thermostats, lights, window shades, appliances and electronics, said Laura Hubbard, a spokeswoman for the Consumer Electronics Association. Typically you can use a smart phone, tablet or computer to see what’s running and how much electricity is being used, she said. You can then use that information to make decisions about power usage.

Remote access is beneficial because it allows you to override settings you’ve chosen in advance, Hendler said. Scheduling is great, but “life doesn’t always happen on a schedule,” he said. Some of the functions of smart systems won’t save on your energy bills, but they do have a wow factor. Imagine entering a code to unlock your front door and having that code automatically turn on certain lights, launch your favorite music and maybe warm up your hot tub. Hendler said Honeywell is even working on a system that will sense your approach

using the GPS software on your cell phone, so you won’t even have to press a button to make all that happen. Hubbard said manufacturers are jumping on board, embedding smart technology in everything from air-conditioning compressors to clothes washers. “You’re going to see this taking off,” she said. Evidence of the growing reach of smart technology is Lowe’s recent introduction of a smart home-automation system called Iris. One kit focuses on home security and monitoring, allowing you to get notifications if a security sensor is triggered. One contains a smart thermostat and also lets you control one other electrical device in your house and monitor its power use. The third kit combines the features of the other two. Each kit has a hub, which connects to a broadband router and communicates with the various devices in your home. All the kits are expandable. Another smart device that’s gotten a lot of attention is the Nest thermostat, which was designed to automate and greatly simplify the process of programming a thermostat. The need for the Nest was rooted in the simple fact that most programmable thermostats don’t get programmed, said Kate Brinks, director of corporate communication for Nest Labs Inc. Homeowners might program a thermostat once when it’s new, but they often neglect to tweak the program as schedules change, she said. The Nest, on the other hand, learns your schedule from the adjustments you make to it, either by turning a dial on the unit or operating it remotely. It also senses your presence, so it can adjust the temperature . The thermostat, which is designed for do-ityourself installation, is available for $249 on Nest.com, or you can buy in from Amazon.com or Lowes.com. Nest also offers installation for an additional cost.

WAVERLY, Ga. — At most hotels, you’d get turned away if you try to sneak in a toy poodle. A Camden County bed and breakfast says you can bring your horses. At least that’s the goal. When Tom and Chris Hutcheson bought a big house a few miles off Interstate 95 and moved there from Denver earlier this year, they had plans to convert it to a bed and breakfast. But the house came with some extras: a barn, a pasture and a pond fed by a flowing well. Then came the other surprise: Tom Hutcheson, now 60, had apparently outgrown his horse allergy and never noticed. “I didn’t know it was a

working ranch,” he said of his tour of the house and 16 acres. It had cattle, horses, a vegetable garden and beehives. When he stepped into the barn, Hutcheson said, “Oh, no. I’m allergic to horses. This probably isn’t going to work.” But then to his surprise there was no sneezing, wheezing, no swollen eyes, none of the symptoms he suffered in his youth. So it did work, and they bought the big, twostory house from the man whose wife had home-schooled their five young children there and began the conversion. They had the interior painted, which took good ladder work inside the two-story living room, slept on an air mattress and used the screened back porch for a living
