mitment to organ donation came about with the loss of a 17-year-old nephew. He was in a car accident and lived three weeks,” said Kathy Eubanks Rivenbark, one of the members of the TBR Leadership Committee. Eventually, the teen’s parents bravely made the decision to donate his organs. “The profound sense of loss our family experienced was tempered somewhat by the knowledge that others lived in spite of our loss,” Rivenbark said. “Also, having had numerous family members and dear friends who have been affected by life-threatening illness (especially cancer), I don’t see how I can

fail to participate in any program which might help others. My religious faith also compels me to help others in any way I can.” The committee members and Realtors throughout the community will be spreading the word about donating blood and becoming a bone marrow or organ donor. Kant said there will be registration cards and literature available with more information and details on how to get involved. The public is invited to participate in the blood drive Oct. 15. Bankruptcy proceeding doesn’t stop foreclosure By Gary M. Singer

QUESTION: I filed for bankruptcy over two years ago and included my primary and rental home loans in the bankruptcy. Even though the loans are not on my credit report, two recent foreclosures for those properties show up on the report. My finances are back on track, and my credit score is over 700, but I can’t get another home loan. I’ve been told I have to wait three more years until those foreclosure judgments disappear from my record. Is there anything that I can do? – Gina ANSWER: When you filed for bankruptcy and were relieved of having to pay back the loans, the bankruptcy trustee abandoned the properties and allowed your lenders to finish the foreclosures. When your lenders final-

ly got the foreclosure judgments, the judgments showed up on your credit report much later than your initial bankruptcy. You have two options: Wait out the remaining time, or search for a lender with less stringent underwriting rules that will most likely charge you a higher interest rate.

Make your bathroom light and bright Aim for lighting that provides a flattering glow By Lisa Schmitz The Kansas City Star

Folks, we spend a lot of time in the bathroom. A few simple steps help make this little room seem light, large and clean. Can lights or overhead lights are good for general illumination, but primping requires the proper lighting. Vanity lighting should wash over your face evenly, providing a flattering glow. Sconces on either side of the mirror at eye level are best at eliminating unsightly shadows. Incandescent and halogen lamps on dimmers allow for lowlevel mood lights or bright levels for makeup or shaving. A window in the shower? Looking out at treetops while showering is a great way to start the day. Higher windows help avoid splashing, but steam and moisture are enemies to wood. Many new extremely waterproof paints are available to protect woodwork. For privacy, instead of always fumbling with light-blocking shades or curtains, insert a textured glass panel or apply frosted privacy adhesive film. It will last quite a while and can be easily and cheaply replaced after a few years. The shower space shares a standard 5-foot tub, which is much less expensive than a longer bathtub. A tiled ledge fills in the larger bathroom width while opening the shower area. The ledge leaves room for sitting, shower products, towels or propping up a leg for shaving. The glass shower enclosure opens up the space, shares the window and exposes the accent tile. Cobalt blue penny tiles add a punch of color and texture. These tiny tiles are perfect for walls where the large amount of grout does not get as dirty as it would on the floor. Kids can be really messy, especially little boys. Cleaning up splashes is easy with tiled walls around the toilet and shower. The adjacent vanity surfaces are protected too. By shrouding the cabinet with a solid surface (Corian), we created a seamless surface from sides to sink. Just wipe it clean. Target Plaza: Not your average break room New commons a recruiting tool for Target Corp.

In a more robust economy a decade ago, a prime spot along the southern stretch of Nicollet Mall was considered for an ambitious condominium project, then a towering office building. But this past week, Target Corp. unveiled its twist for the site — a new 25,000-square-foot recreation space for employees called Target Plaza Commons. Spread along the city’s commercial spine between 10th and 11th streets, the spot was once home to the Church of Scientology as well as a series of eateries and retailers over the years, including Keys Restaurant and Let It Be records. The $70 billion retail giant joined and renovated two low-lying historic buildings into an industrial-chic space where its 11,000 Twin Cities employees can kick back, ponder deep thoughts and confab with colleagues. As Rich Varda, the company’s senior vice president for store design, put it, the space is akin to a “student union” on a college campus. Target bought the three parcels in 2011 for about $10 million, including 1001 and 1013 Nicollet Mall and 81 S. 10th St. At the time, it was widely speculated the retailer would simply sit on the properties until it needed more space, then build another office tower. Varda didn’t deny such a scenario, but noted that such a project would be years away. “We’re looking at eight to 10 years from now, or maybe not at all,” Varda said. “It’s too early to tell.

This space is fabulous now; it exceeded our expectations.” The commons space includes library tables and leather club chairs, a fireplace, a gaming/video mezzanine, as well as a fitness center for pilates, yoga and kickboxing and other classes, locker rooms and 125 bike stalls for two-wheeled commuters. Limited food service is in the works, too. There’s also 20,000 square feet of outdoor space accessible from the interior through a giant garage door. There, lounge chairs are spread about a green lawn, complete with bocce and basketball courts, a patio with gas grill and a lifesize chess board – all made possible after a small building along 10th Street was demolished. But in the past decade, bigger plans were on the drawing board for the area. A tower with up to 350 condos was pitched in 2004 before the market began to cool. Along the way, a series of developers bowed out, including Len Pratt and John Ordway, principals of Pratt Ordway Properties. A subsequent proposal for a 30-story office tower by United Properties surfaced as recently as last year. The latter would have been the first multitenant office tower built downtown in at least eight years. But then Target purchased the properties for its own use. Local real estate officials agree it would likely be several years before Target moves to build an office tower, should the company decide to do so. When a tenant is looking for 300,000 to 400,000 square feet of space, then the demand will push such a project forward, he said. Brian Woolsey, a senior vice president at real estate brokerage Cassidy

Turley, said, “right now, it’s fill-in space” as opposed to large office towers being built. Plus, there’s the possibility of Block E being converted to offices and speculation that the Nieman Marcus store in Gaviidae may be converted to office space when it closes next year. Currently, Target’s downtown employee base

is spread among four locations along Nicollet Mall, including its headquarters, just across from the new commons building, above its urban store at 9th Street, in City Center, and in the Young Quinlan building. Other campuses are in Brooklyn Park and along Interstate 394 west of downtown Minneapolis.

Target’s new commons space was designed by local firm Julie Snow Architects and was built by Target’s longstanding construction partner, Ryan Cos. U.S. Inc. of Minneapolis. The buildings, which date back to the 1920s and 1930s, were designed and reconstructed in a way that “was simple and re-

vealing in terms of what was here,” Varda said. As employees drifted through the space this past week and gawked, Target’s executive vice president for human resources, Jodee Kozlak, said the new commons will serve as “a fabulous recruiting tool.” “This is a real beacon for us.”

I am not hard core when it comes to cycling, but I do consider myself a weekend real estate road warrior. Nothing on my bike is made of carbon (yet), I don’t have the confidence to ride on canopy roads, and you will not see me in spandex bike shorts. But on the weekends, I often tour neighborhoods on two wheels, since I cannot get enough of a fix from my desk during the week or on HGTV at night. If I happen to see an open house, I might have to roll in, especially if there is food and drink being served. In the misty morning, I can see who gets up early to do yard work and listen for the homes with the howling dogs (so I know who I don’t want as a neighbor). On cool fall evenings, I can smell sizzling meat hitting the grills during football season and hear rambunctious kids playing in the backyards. Seeing a neighborhood from the handlebars is one of the best ways to get the full perspective of who lives there and what they do when at home. It is easy to narrow our home search from a one-dimensional perspective, such as a photo on our tablet or phone. Often, we get caught up on the first impression from the photo, or we get stuck on the numbers on paper, like price per square foot or average price. The neighborhood is one of the few things you cannot change about a house, yet it may have a huge impact on your potential enjoyment of the home. In my opinion, a neighborhood’s characteristics are what many buyers do not spend enough time considering. When in the car with our REALTOR®, we typically tour homes during the day, when owners are at work and school and you cannot see the neighborhood in action. For a better perspective, park your car, take the bikes, and ride through the neighborhood in the morning or the evening to get a better sense of how the neighborhood operates. In addition to purging closets of space-eating, outof-date garments, the experts are using their knowledge to identify hidden gems to create fresh looks for clients. “The biggest problem is that people don’t know how to utilize their space,” said Ciurca-Wei-

BALTIMORE — After years of watching Lynn Weisberg purchase garment after garment, boutique manager Karen Ciurca-Weiner finally told her loyal customer a hard truth – she needed to stop buying and start looking at what she had. Ciurca-Weiner suggested that what Weisberg really needed was to organize her closet. “She kept buying all these clothes,” CiurcaWeiner said as she stood inside her client’s closet, a 9-by-12-foot converted office space that now has shelving and drawers to accommodate Weisberg’s clothes. “I told her to stop buying items and make outfits out of clothes” she had. Since their initial session five years ago, the two have come together twice a year to organize Weisberg’s clothes – once at the beginning of spring and once at the beginning of fall. The nearly fourhour sessions allow Weisberg to maximize her closet space while planning outfits .

With the addition of several hooks for clothes and jewelry, a few shelves for shoes and even a curtain rod to hang scarves, anyone can maximize their closet space, Ciurca-Weiner said. “It’s very important to create closet and drawer space,” she said. “You must utilize every space.” Ciurca-Weiner organizes closets by garments and colors – arranging items from light to dark. “I organize a closet like it’s like a store. I make it easier to shop your closet.” Weisberg’s closet reveals Ciurca-Weiner’s handiwork. Behind the sliding door is a space filled with outfits pieced together by Ciurca-Weiner. One wall is lined with customized shelving and

stacked with100 heels and wedges . On the same wall, drawers are neatly organized by items including jewelry and exercise clothes. A hanging rack on the back of the door is filled with ballet flats and sandals. A vanity and comfy chair allow Weisberg to coordinate her makeup with her ensemble for the day. “I use every little bit of space there is,” Weisberg said. “This is not storage.” Image consultant Judy Pressman would agree that closets shouldn’t be used just for hanging clothes that get little wear. As the founder of the Baltimore-based J.P. Images, Pressman has finetuned her closet organizing over the past 30 years. “After you work with me, you’ll feel great. The confusion is gone. It will take you two seconds to get dressed in the morning,” said Pressman, who caters to professional women. . of clothes they need after a reorganization. “That way, they’ll go in the store with a list of basics they need to fill in,” she said. “I’ll scale down their purchases for the season.” Weisberg loves this aspect of the process. “I can go into the store and pick things that I need, as opposed to buying everything I like – most of the time,” Weisberg said with a laugh.


Historic mansion may fall to wrecking ball By Greg Bluestein The Atlanta Journal-Constitution

ATLANTA — Preservationists are finding it’s not easy to save an imposing mansion in Buckhead: Even an offer to hand the home to anyone who will move it has gone nowhere. Some worry that the dire situation for that Peachtree Road building is a symbol of Atlanta’s flimsy ties with its past, highlighted by a hit-ormiss history of preservation. The house, built in 1924 for Thomas Jefferson’s great-great grandson, has sat virtually untouched for 25 years on a busy stretch of Peachtree Road near the Peachtree Battle shopping center, in front of a condo development that now wants to tear it down. Desperate to save the Randolph-Lucas House, the Buckhead Heritage Society this summer offered the home to anyone who can afford the $350,000 estimated cost to move it to a new location in the neighborhood. The society put the word out through a website and local media, and got more than a dozen preliminary inquiries. But no takers. The economic downturn isn’t helping, preservationists say, and neither is the condo association, which they say isn’t yet letting architects and engineers scout the building to determine the fixes it needs. “It’s too much of an unknown on what it’s going to cost to fix it up,” said Wright Mitchell, a Buckhead attorney leading the effort. “And nobody is going to buy it and move it without looking at it first.” Now the home seems

destined for the wrecking ball. Its owner, the 2500 Peachtree Condominium Association, recently filed an application with the Atlanta Urban Design Commission to tear down the house and replace it with an open-air pavilion for the condo’s residents. An Oct. 10 hearing is set at City Hall. Steve Labovitz, the condo association’s attorney, said the association is willing to work with potential buyers but only after it gets the demolition permit. He said the owners have little choice but to seek to raze the house due to its rapidly deteriorating condition. Labovitz said it could cost at least

$1 million to fix up, making it hard to sell. “It’s a threat to residents and pedestrians,” said Labovitz, a partner with McKenna Long & Aldridge. Boyd Coons, who heads the Atlanta Preservation Center, said the economic downturn is preventing some wealthy patrons from saving the building. So is the daunting prospect of moving a building to save it. “It needs a fairy god-person,” said Coons. Designed by the architect who helped build the Fox Theater, the house was built almost 90 years ago for Hollins Randolph, a scion of Thomas Jefferson. It was designed to

look like Randolph’s childhood home in Virginia, a Georgian-style house with three windows peeking out of sloping roofs. It was later sold to Arthur Lucas and his wife, Margaret, who lived there until she died in 1987. It found a second life as a popular wedding venue, and the Atlanta City Council granted it status as a historic building in 1990. When a developer wanted to build a 10-story condo complex on the site seven years later, the council allowed it only if the builder preserved the house. The Randolph-Lucas House was moved about 40 feet to accommodate the new construction, and

the condo association has since tried unsuccessfully to find a buyer for the house. From afar, it doesn’t look much like a relic. The red-brick mansion cuts an impressive figure on Peachtree, a silent reminder of the bygone era when the street was lined with estates . It is one of the last of the dozens of single-family mansions that once dotted the streetscape. “It means so much to generations of people. So many people have seen it and enjoyed it,” said Coons. “This is something beautiful that refreshed the street.” But a walk around the

site reveals a range of flaws, from chipped paint and decaying window shutters to long cables that help shore up the home’s chimneys. Coons and other preservationists aren’t conceding defeat over the Randolph-Lucas house yet. They say they have an agreement with the condo association that would allow the house to be moved even after a demolition permit is issued, and they’re still on a quest for someone willing to take a risk . “We all knew it would be an uphill battle to save the house,” said Mitchell, president of Buckhead Heritage Society.

Newspapers love to report about a “crazy man” who goes on a violent rampage. Hollywood adds to the image with its Hannibal Lechters, Freddies, and Norman Bates. The result is that mental illness is grossly misunderstood. Fear overtakes reason. The Fair Housing Act The Fair Housing Act protects individuals with mental illness, so they don’t fall prey to the fears and misperceptions of landlords and property managers. A mentally ill person cannot be evicted just because of the manifestations of his disease. Examples: 1. A tenant diagnosed with clinical depression attempts suicide on the premises by taking an overdose of pills. This impacts no other tenant, even though the resulting ambulance and police cruiser awakes everyone. This is not a lease violation. 2. A household includes a brain-damaged child, who sits on the patio of the unit almost daily. He yells loudly at each passer-by in a jovial manner even though one cannot understand what he is saying. Other tenants complain, saying the child makes them “uncomfortable”. They claim to worry they “don’t know what he will do next”. This is not a lease violation. TD-0000215358

3. A tenant calls on the first of every month, saying she will be paying her rent even though she knows the management

staff is conspiring against her. Management suspects she may suffer from a mental illness. The phone calls are tedious and time-consuming. Often, the tenant is rude. This is not a lease violation. 4. A tenant goes to the mail box area each day and watches the letter carrier put the mail in the boxes for 30- minutes. This makes the mail carrier extremely uncomfortable and the mail carrier wants you to “do something”. This is not a lease violation. 5. A tenant wears a nightgown and walks around the property all day long mumbling and carrying on a conversation with himself. This is not a lease violation. All of the above examples, and there are many more where they came from, show the observable effects of some mental illnesses. As annoying as some behaviors may be, they do not rise to the level of a lease violation unless the conduct poses a direct threat to the health or safety of other tenants or causes substantial physical damage to the property of others. Even then, the landlord must determine whether a reasonable accommodation can alleviate the situation. Don’t rely on fear, speculation, or stereotype when dealing with mentally ill individuals.
