the air. One I see recommended often, in large part for its sustainability, is bamboo, even though much of it has to be transported from China and Vietnam, adding to the carbon footprint. Still, adhesives used in bamboo flooring sometimes contain a urea-formaldehyde

Check them out before you buy. Q: My husband and I purchased a Cape Codstyle home, circa 1973, with baseboard heaters a little over a year ago. The heating system consists of a dual-zone furnace, a large ceramic water storage tank, and an oil tank. Water is supplied to the copper pipes located behind the registers. My problem is this system is quite noisy. The registers start banging and clanging as soon as I turn on the second zone upstairs. This continues all night long as the system turns itself on and off. It also sounds like the heated metal fins are clanking off each other. The noise seems to be coming from the walls or floors below where the pipes are running. The first-floor heating zone also makes noise, but it is not nearly as troublesome. Are we stuck with these noises or is there a maintenance issue that should be addressed? A: It’s a maintenance issue that needs to be addressed. The hot water pipes are supposed to be filled with water, but sometimes there may be air trapped in them, causing a lot of banging in the pipes. Call the heating company and have it send someone to remove the air and adjust the water temperature, which will cut down on the expansion noises the pipes are making inside the walls. Q: Our commode has started making a very

low hissing sound after we flush. We never had this before and my husband doesn’t see anything wrong inside it. Are we losing water, and what should we do to fix it? A: The refill mechanism is blocked. As the high-pressure water passes through the narrower opening, it hisses. You could go to the hardware store and buy a replacement valve that fits the model of your toilet, or you could call a plumber and have him or her put in a new one. It depends on how handy you are. Q: Many repairmen give estimates for the work to be done. Should the homeowner accept and pay the estimated price, or ask for a detailed cost? A: Many repair people say they don’t have the time to itemize. You are the person whose money will pay for repairs, and you should know what you are paying for. Find someone who itemizes.

Man builds most energy-efficient home he could By Craig Sailor The News Tribune

OLYMPIA, Wash. — Saving money was never on Dennis Kaech’s mind when he built his Olympia home. But saving energy was. “I wanted to see how many crazy things you could put in a house,” Kaech said on a recent winter day in his light-filled home on the city’s west side. By “crazy things” he means energy producers and heat conservers. Kaech, 69, is a retired high school science teacher. Fun for him is a day spent calculating how many kilowatts he can save with a new heating system. Kaech has spent $350,000 on the house. But it’s not a goldplated palace with luxe finishings. The money is inside the walls, under the floors and on the roof. He wanted to build the most energy-efficient home he possibly could. He appears to have succeeded. “I’d probably get 50 cents on the dollar,” Kaech said of his investment – if he sold it today. The home features a windmill, solar panels, passive heat storage and enough insulation for a colony on Mars. Kaech bought the property in 1978 but didn’t begin construction until 2008 after tearing down the previous home on the site. In November, he moved in. The house is open and inviting – mostly. Directly behind a bank of south-facing windows is a formidable rock wall. It’s not some horrible design screw-up. Kaech designed the house that way. The rock wall, recycled from the previous house’s chimney, is heated by solar rays and by a wood burning stove. In the evening, the wall releases heat back into the house. They aren’t the only heatholding rocks in the house. A concrete box underneath the living room holds more than four tons of rock. It absorbs excess heat and then releases it as the house cools. sulation is. Building codes require a minimum of R-20 for exterior walls. For his north and west facing walls Kaech used prefabricated insulated panels manufactured by Premier Panels of Fife. He also minimized windows in the north walls – an energy saving move. The downstairs holds a modest living room, kitchen, bath-

room and garage while the upstairs holds his loft bedroom, bathroom and a separate living area. The living space totals 1,400 square feet. Both levels have 2-inch thick concrete floors. Hidden in them are 0.5-inch diameter tubes filled with water that provide radiant heat. A water heater, set at 105 degrees, is dedicated to

over subpaneling. Inside the 2by-6 framing, Kaech installed 4inch batts of fiberglass insulation and had a 2-inch layer of blown-in foam insulation. Lastly, sheetrock followed. The walls have a total combined R-value of 31. R-value is a measure of a material’s ability to block heat transfer. The higher the R-value the better the in-

the system. Ceiling fans push heat back down toward the living spaces. Complicated enough yet? It’s only the beginning. The radiant heat system and domestic water supply are both heated using geothermal technology. It’s not the kind of steaming hot geothermal you see at Yellowstone. The system uses plain old Olympia ground heat. Four horizontal holes were drilled on Kaech’s property and filled with tubes containing water. It’s a closed loop system that absorbs heat from the ground (which is usually at 50 degrees) and then, using a heat pump, transfers the energy to the radiant heat and domestic hot water systems. Think of it as the opposite of a refrigerator. “It only raises the tank 5 or 6 degrees per hour,” Kaech said. But that’s enough to get the hot water tank to 115 degrees. That may be enough for a shower, but not to do dishes. Not to worry: he has a backup – or two. A set of solar panels on the roof runs heated water (up to 200 degrees even in January) to a transfer system (another closed loop) that heats the domestic water system in conjunction with the geothermal. A third and final backup is provided by standard electrical coils. Those aren’t the only solar panels on Kaech’s roof. Panels of photovoltaic cells produce 4,680 kilowatt hours of electricity. In the summer Kaech’s system creates more electricity than he can use. The excess is sent to the power grid. Puget Sound Energy doesn’t pay customers for excess kilowatts, but they will credit accounts – making a battery superfluous. In the winter, when short grey days produce less electricity, Kaech can use those banked kilowatts. A look over Kaech’s bills shows the results. In December 2012 PSE delivered 584 kWh while his system produced 81 kWh. But in August Kaech’s system produced 663 kWh. (Kaech was not yet living in the house in August and PSE delivered only 99 kWh). Banked kilowatts – if there are any – are zeroed out in April. But Kaech said he’ll never be a

net producer. He expects the panels, over the course of a year, to provide half of his electricity needs. The entire solar system cost Kaech $36,000 for parts and installation. That might seem like a high up-front cost but when one starts to do the math the figure doesn’t seem so daunting. First, the federal government gave Kaech a 30percent tax credit toward the installation costs. Additionally, because the solar system was manufactured in Washington (by Silicon Energy of Marysville), for every kilowatt he produces until 2020 the state (via PSE) pays him 54 cents. In the most recent year-long period he made $2,611. Solar energy is often thought of as clean energy (compared with emissionspewing power plants), but its production is not necessarily so. “It’s green in theory but to build a silicon cell takes a lot of energy,”

Kaech said. A windmill that rises above the home was supposed to add to the green electrical system, but it has never functioned correctly. It’s a sore point for Kaech – one of the home’s few failures. What is green in Kaech’s home is his sewer system. The home has two effluent lines. A grey line drains bathroom sinks, tubs, showers and washing machines while a black line drains toilets, kitchen sinks and dishwashers. The grey line feeds into a 1,000-gallon cistern (along with rain from gutters) that can be used to water landscaping. The black line goes to the city’s sewer system. While the rest of us sweat over heating bills Kaech reclines in his 75degree home, heated only by his wood stove and an occasional morning boost from the radiant floor system. He only has one regret. “I should have built it when I was younger.”

Floral fads may ebb and flow, but the rose’s appeal remains constant, well beyond a Valentine’s Day vaseful. In home decor, roses have long been a favorite motif, in wallpapers, lace, chintz, and soft silk furnishings such as curtains, bedding and carpet. The versatile rose floral can impart old-fashioned cottage-y charm, cosmopolitan elegance, even a certain sexy chic. English drawing rooms were rife with rose patterns throughout the Victorian era, and the Shabby Chic heyday of the 1990s saw countless rooms decorated with country roses. While the rose is quite at home in traditional spaces, there is an architectural quality to its petaled form that fits well with modern decor, too, and the colors can be extraordinary. The tropical look is so popular, gardeners across the country are looking for palms, bananas and any other plant material that will encourage that steel drum atmosphere of the islands for the long summer ahead. If you find yourself in that group, remember the needle palm is one of the most coveted choices to create your own corner of paradise. Across the southern United States, from North Florida to Mississippi and up to South Carolina, you’ll see beautiful low-lying areas full of these native palms – known botanically as Rhapidophyllum hystrix. When you walk among these palms, you get a prehistoric feeling, perhaps that a triceratops or stegosaurus might come roaming around the corner. These palms communicate lush, tropical and exotic vibes to those who pass by them, and this is precisely what they can do for your landscape. The needle palm is perfect around a swimming pool or water feature. It excels at flanking a home’s front entrance, which is how we use them at the Columbus Botanical Garden. They also look exotic as understory plants beneath large trees like oaks or bald cypress. If you are fortunate to have a dry stream bed or are thinking of creating one, you could not ask for a better group of plants to cluster. Even if you have water that is moving through the creek, the needle palm will look most at home. The needle palm is the most-cold hardy you can grow, appearing in landscapes as far north as Ohio. So if you want the Caribbean style garden, why not partner it with the Japanese fiber banana that survives equally

frigid temperatures having no problem returning from zero? The needle palm is cold hardy to Zone 6 and even 5 with a little southeast-side-of-thehouse protection. An Internet search will show you the gardeners who are using them way outside the zone. Even if you don’t want the tropical look, but have an appreciation for the texture the foliage gives, you may want to duplicate the look in the South, where they are partnered with azaleas. Try them underneath your tall trees with rhododendrons of all species, and shrubs like viburnums, and you’ll have a landscape worthy

of a painting. Besides its ability to tolerate frigid temperatures better than any other palm you will also appreciate its durability in the face of water, floods and even droughts that bring most other plants to their knees. The needle palm can develop a trunk and reach close to 9 feet tall over a period of many years, but with all of the sprouts it normally gives a shrublike appearance with its palmate fans. With the popularity of the tropical style garden nursery grown plant material is getting a lot easier to find also giving you some options in size. If

your garden center is reluctant to get them, know that there are several very reputable mailorder sites. Once the soil has warmed, late spring is a great time to plant and allowing for maximum root growth and establishment prior to the onset of winter weather. Do your homework now and locate your sources to be ready for planting.

USING A PET DEPOSIT FOR NON-PETRELATED DAMAGES OR MONIES OWED by Harry Anthony Heist, Attorney at Law

The Background Occasionally a landlord will be faced with that unfortunate situation where a tenant who has an authorized pet, signed a pet addendum and paid a pet deposit, vacates owing rent, has damaged the premises, but none of the damage is pet related. It is extremely difficult for the landlord to accept that the tenant may be entitled to a refund of the pet deposit, in light of all the other money that is owed by the tenant who breached the lease agreement. Unless the landlord has structured the deposit agreement the correct way, the landlord has no choice but to refund the pet deposit. Having to return a pet deposit to a resident who owes you money, or worse yet, a resident who was evicted, can be frustrating indeed. The problem can be solved simply by proper lease and/or pet addendum wording. Collecting a Pet Deposit - A pet deposit is by its nature refundable. All “deposits” are refundable, while fees are non-refundable. If something is designated a pet deposit with no other qualifying language, that refundable deposit is for pet damage, and in the event there is no pet damage, the deposit gets refunded. There is no such thing as a non-refundable pet deposit. This is an oxymoron, since all deposits are refundable. If the landlord collects a pet deposit, this amount must be kept in the same account that the landlord keeps the security deposit or any other advanced rent, and the deposit is treated the same as a security deposit. The deposit cannot be used by the landlord while the tenant is residing on the premises, unless the tenant specifically agrees in writing that the landlord is permitted to use this money.

Collecting a “Pet Fee” – A pet fee is an amount paid to the landlord for the tenant to have the privilege of having a pet on the premises. Once paid, this fee belongs to the landlord at the time of payment. It is never refundable, as it would then be a deposit. Should you collect a Fee or Deposit? – We recommend collecting both a pet fee and a deposit, as there is a high likelihood that even if there is no obvious pet damage, the unit will have fleas which will become evident 1-2 weeks after the

tenants and their pet(s) vacate the premises. As most pet owners do not believe that their pets have fleas, but most landlords know what occurs when a pet is taken from the premises, and the flea eggs hatch and do not have an animal on which to live, there is an almost guaranteed problem and dispute with the tenant when the tenant is told that he or she will be charged for flea extermination. Since the damage to the premises could be more substantial than just a flea infestation, taking a deposit in addition to a fee is advisable. The Pet Addendum problem – Most pet addendums simply make a statement that there will be a pet deposit or a pet fee which will be used for pet damage. Even if it does not specifically state that it will be used for pet damage, there is an implication that a pet deposit will only be used for pet related damages. This prevents the landlord from using the money for anything other than pet related damage. The easy solution - In your lease or pet addendum, there needs to be a sentence similar to this:“The pet deposit may be used by management/landlord for any damage related to the pet(s) and for ANY other monies owed by resident under the terms of the lease and for physical premises damages, whether pet related or not”. As you can see, this clause allows you to use the pet deposit for non-pet related damages or other monies which the resident may owe. Some property managers avoid the pet deposit issue altogether by simply charging a higher security deposit which can be used for any monies owed under the lease terms. If you make a decision to charge tenants with pets a higher security deposit, make sure that it is clear that the higher security deposit requirement is due to the fact that the tenant has a pet. One of our clients was wrongfully charged with discrimination when a fair housing tester who was a member of a protected class was quoted a higher security deposit by the landlord, and another tester who was not from a protected class was quoted a lower deposit. On its face, it appears that discrimination had indeed occurred, but the facts showed that the first tester stated that they had a pet, and the landlord upped the security deposit accordingly due to the pet. The second tester did not mention the possibility of a pet and thus was quoted a lower security deposit.

please explain what’s happening here? – Louis ANSWER: When you buy a home in a community, there are several ways that you can own it. In a “fee simple” arrangement, you own the land and home outright and the community association has a lien against the property. You also can own a

property through a condominium association. In this arrangement, you own the unit to the interior walls and share ownership in the rest of the building and grounds with all of the other owners in the project. Finally, there is a cooperative or co-op in which you own stock in the corporation that owns the

building and have a longterm lease on your apartment unit. When a bank lends money for a co-op, you give it a lien on your lease and stock certificate. If the lender needs to foreclose, the legal steps are complicated. Also, the resale of the foreclosed unit is extremely difficult for the lender because it needs

to get the help of the corporation’s board of directors. Because of all this, most banks have curtailed lending on co-ops in the wake of the housing bust. Still, there are some specialty lenders that do make these loans. You should be able to find several with the help of an experienced mortgage

broker or directly through the Internet.

Builders, product manufacturers and suppliers will showcase their newest and best beginning Friday at the 21st Annual North Florida Home Show, which takes place at the Civic Center. The event continues through next Sunday and will feature more than 200 exhibitors — including local contractors and suppliers and national companies — in 70,000 square feet of show space. Displays will offer innovations in new homes, landscaping, pools, lawn care, home additions and more. Bob Snyder, president of event promoter East Coast Shows Inc., says for any consumer planning a home improvement, renovation or new house, the Home Show has just about every aspect covered. “Here is where you will see all of the newest innovations,” Snyder said. “This is not just for people buying new homes. It’s for anyone planning to do any remodeling or upgrading of their home.” Besides new construction, there will be displays on remodeling, landscaping, security, home furnishings, lighting, air-conditioning systems, kitchens, floor coverings, pools and spas, solar technology and telecommunications products. Among the suppliers are vendors for electrical products, doors, windows, roofing materials, brick, tile, appliances, siding, decks and home theater systems.
