Spring is in the air, and you may be considering whether to put your home on the market or wait until the summer. The main thing is not necessarily the time of year, but that your home is actually ready to be sold. Many people rush to get their house on the market, but they forget about the general appearance and condition of their home. To begin, consider a home inspection. This will save you aggravation once you get a contract from a potential buyer. It also gives you an overall perspective of the condition of your home and what you need to get repaired or replaced prior to listing. In the long run, it will save all parties from renegotiating after you have a contract on your home. There are many other things to consider. You should start from the street and work your way inside. Does the curb appeal bring you to the front door of your home? Is the landscaping appealing? Does the front of the house feel warm and inviting? Is there painting or trimming that needs to be done? Are the exterior light fixtures in good condition? What does the front door look like? If it is rough looking, refinish or replace it. If you can get buyers to the front door, how are you going to get them to come inside? Think of your home as a model home. Start decluttering and depersonalizing. Pack things away that don’t need to be on display. Consider painting over bold colors with a lighter, neutral color to make the rooms feel larger. Get rid of the bulky furniture, drapery, wall art, and anything else that closes the room in. Kitchens and baths are the most important areas when selling the home. What’s the condition of your appliances, countertops, walls, floors, and the overall space? Bedrooms need to be decluttered, as well. Consider replacing the bedding; a fresh comforter will give the room a better feel and a new look. If you don’t feel you can handle these tasks by yourself, hire a professional stager to assist you. 1904. In the mid-1990s, I helped a church’s youth group that spent several months of the year preparing to work on the Pine Ridge Reservation in South Dakota. To gain experience, we rehabbed houses with soon-to-be homeowners for Habitat for Humanity, and every house we worked on had these crumbling basement walls. That’s when the Habitat people introduced some of the teenagers to pargeting. Pargeting comes from a French word meaning “to coat a surface with plaster.” The technique is easily learned. What we were told was that the soil-lime interior coating had been designed to be replaceable, since its purpose was to shift when the exterior stone expanded and contracted during normal freeze-and-thaw cycles. No one bothered to pass on the information to subsequent generations of owners, and these interior walls started to flake off. This isn’t a flaw; this is the way the coating was designed. the stone on the exterior wall. If it is loose or missing, it needs to be replaced because moisture will cause havoc with the interior walls. The interior walls should first be cleaned with a wire brush to get all the loose material off so that the new coating will adhere to it. Then, mix one part Portland cement, threequarters part limestone, and an amount of sand no less than 2.5 times and no more than four times greater than the amount of cement. (For 10 pounds of cement, that works out to 7.5 pounds of limestone and 25 to 40 pounds of sand.) Add water until the mixture is the consistency of pancake batter. Wet the surface of the wall, and spread the mixture on — not too thick — with a trowel. If it doesn't bond to the surface, there could be too much water. Never mix more than you can use in 30 minutes.

Design Professionals Can Make Your Home More Liveable There are a number of reasons that Tallahassee-area families might want to make better use of the space they have in their current or new home. As a family grows, their lifestyle changes, and space for storing toys or doing homework is at a premium. Multigenerational living, where elderly parents, grown children or other relatives all live under the same roof has become common. Or it may just be cosmetic, and the best way to keep clutter at a minimum. Home builders and remodelers are responding to the demand by maximizing the utility of living spaces without sacrificing visual appeal. With creative storage and built-in features, dining rooms can become home offices or game rooms in minutes, living rooms can be used for family meals, and foyers can store much more than coats and umbrellas. In new home construction, smaller-scale, walkable communities have become popular. Improved energy efficiency of windows and doors means homes now feature more indoor-outdoor connectivity. Moveable walls and outdoor spaces tucked within the home’s floor plan provide for better flexible use of the space, as well as improved privacy in densely populated areas. The often-unused space under a stairwell can be engineered to accommodate filing cabinets or drawers, or even to create a sanctuary for the family pet complete with a bed and gates to close it off. Drawers built into stair risers are a great place to store small items such as gloves and hats or art supplies. The trend extends to home furnishings as well. Murphy beds, where a piece of furniture conceals a bed that can be set up for sleeping in few minutes, have been around for many years. Modern Murphy beds are hidden not only in armoires or bookcases, but new designs feature beds that lower from the ceiling electronically at the touch of a button, or fold out from inside a desk or counter. Other creative, multi-purpose furniture designs include dining tables that convert to a billiard table, bookcases that contain fold-down chairs for when you’re entertaining more than the usual number of friends and family, and cocktail tables with trays that pull out for eating in front of the television.

Today, the operation occupies less than 2 acres, but provides enough food for a farm stand that is open in June through September, a mobile stand for farmers markets, as well as a year-round wholesale business. He shares his expertise at extending the growing season with home cooks, chefs and various TV audiences, so they can have access to local food for more of the year, as he does. Damrosch, 70, came to the farm in 1991, the year she married Coleman. She has emerged as a champion of gardening as a central part of family and community life, even as big corporate farms grew and overshadowed small, local agriculture such as theirs. Their family garden is a showcase of the plant diversity that is considered vital to a healthy ecosystem, but frightfully lacking in large-scale agriculture. They grow old, heirloom varieties alongside newer hybrids. The couple’s new book (Workman Publishing) includes pictures of their gardens, growing tips and recipes that Damrosch created with produce from their fields. “The deep green of the spinach and bluish cast of the broccoli leaves tell us we’ve fed these plants well, and that they will feed us well in return,” the couple write in the book. In her weekly column for The Washington Post, called “A Cook’s Garden,” Damrosch shares pictures of her homegrown vegetables and fruits with the pride of a parent posting her babies’ pictures. fortless, the prerequisite of toiling for weeks or months to grow one’s own food seems too costly for many people, especially when a supermarket is on the way home. Damrosch says that even the smallest plot can be an abundant source of food for much of the year. The book includes tips for making gardening manageable and efficient, even for those with limited time. For Damrosch, the garden is a path to better flavor, better nutrition and perhaps hope that more of our great-grandchildren will want to know the magical flavor of food grown in the backyard. The transformation of pretty herbs and tomatoes to food for the table, as illustrated in the book, is perhaps the best argument that we are missing something special when we don’t harvest from our land or at least buy from a neighboring farm. “People are looking for stuff that’s real and not diluted with chemicals,” Damrosch said. “It doesn’t taste the same.”


Townhouse combines economy with convenience Some of the best times of my life I spent in a townhome. I got engaged, and then married. I began the journey of motherhood. I bonded with friends and family at all hours of the day and night. And while my family and our interests eventually outgrew our original container, my mind often drifts back to a time when life was simpler. When I could roll over and go back to bed on Saturday morning because I knew the yard work would take all of half an hour. When I knew I could walk to work if my car didn’t want to cooperate that morning, or I just wanted to enjoy the weather. When the grocery store was just down the road. You can have almost anything in a townhome. Bare-bones affordable place to lay your head? We have that. Downtown living? We have that. Luxury appointments in grade A school districts? We have that, too. Homeowner associations or not. Garage or not. Fireplace or not. Want to be on a golf course? Which one? Let’s start with the old real estate adage, “location, location, location.” Where do you want to be? Townhouses are a mainstay of the higher education community in Tallahassee, but it goes beyond that. Whether you study, teach or work at one of our colleges or universities, there are townhouses close by that are an easy commute by foot or bus, saving you money on your vehicle maintenance or eliminating the need for one entirely. Or maybe you are a big college football fan, or know people who only come to town for game

days. How great would it be to tailgate without having to worry about where to park your car or how to get to the game? If someone is spending a lot of money on hotel rooms and eating out, it might make financial sense in the long run to get a townhouse instead of traveling back and forth to games. The same goes for politics. Are you in town just for the legislative season, or steeped in the goings-on of the Capitol 24/7, 365 days a year? How much is your parking costing you? How much time do you spend commuting to Tallahassee?

Of course, downtown isn’t for everybody. You can find townhomes in Crawfordville, too. Or better yet, the Gulf Coast. How does Mashes Sands or Shell Point sound? With any of these great locations comes convenience. Townhomes are typically close to shopping and social centers, as well as parks and other recreational areas. Another great advantage of townhomes is their affordability. Take SouthWood. In the past six months, the average cost of a townhome in SouthWood was $153,863, while a detached house averaged double that, at $307,745. Right now the

average listing price per square foot of living space for a townhome in Leon County is $78.67. Compare that to the average for a house, which is $110.36. For 1,000 square feet of living space, that would be a savings of more than $31,000. Townhouse maintenance can be more affordable. Their usually (but not always) smaller size allows for smaller water heaters and air conditioners. Less square footage, sometimes twostory designs, and fewer angles on the roof make for cheaper reroofing bills. I even found that living in a middle-unit townhouse for all those

years that you could benefit from the insulation provided by your neighbors’ homes to lower your utility bills. Many people feel that the often humble townhome is not a place they can commit to for an unknown amount of time. It may not be “big enough” for their hazy future. But because of the reduced maintenance, it is often a great place to learn the responsibilities of home ownership before deciding to step into the deep end of large lots and sprawling homes. And a townhome can offer you the opportunity to save for now and to

plan for the future. I often see people buy a townhouse and immediately reduce their monthly payment from rent, picking up more square footage than they previously had. And in a vibrant community with lots of students, elected officials, lobbyists, journalists, delegates and others coming and going, that townhome may just make the perfect rental property when you have outgrown it. There will always be that need.

Each year millions of dollars are spent repairing water damage due to bursting toilet, dishwasher, sink, and ice maker supply lines, and washing machine hoses. The washing machine hose alone is one of the top five causes of water damage losses in a home, Oftentimes these losses are not covered by insurance and cost the property owner a significant amount of money in damage repair, and increase the possibility of moisture related problems such as mold and mildew. While there is little we can do about floods and water damage caused by acts of God, there is something we can do right now to minimize the possibility of damage due to the bursting of supply lines and washing machine hoses. The solution is a simple and inexpensive replacement of the cheap worn out supply line and hoses with steel reinforced flexible hoses. Current practices The typical toilet supply line is either metal or plastic. The metal supply lines, while initially workable when installed, are usually made of thin brass tubing that is subject to corrosion over time. These cheaply made pipes are installed at the initial construction of the premises or when a toilet is replaced. Since toilets can last a significant amount of time with only the replacement of the “innards” necessary, the supply line can be extremely old and subject to failure. Due to the corrosion of these lines, they are often not replaced on a regular basis, as removal of the lines will result in a situation in which the valve must be replaced in addition to the lines. The corrosion often welds the cheap valve to the cheap supply line. The other common supply line is the cheap white or translucent plastic/rubber hose which has a fitting attached to each end that enters the valve and the tank. Over time these hoses deteriorate and eventually can fail. In addition to toilets, these cheap supply lines are also used for sinks and faucets, due to the ease of using a flexible line rather than soldering pipes in place. A typical wash tub type of sink will most likely have the plastic/rubber line, and most faucets now are made for the flexible hose, while in the past, they were made for the pipes to be soldered into place. Washing machine hoses are almost always the standard black rubber type with a fitting on each end. Left untouched, they can last a long time. Some though will deteriorate, harden, or bubble out, and the fittings can corrode on each end. Often a washing machine is owned by the tenant, purchased, used or moved from another location. In the process of cleaning or repair, the washing machine is pulled out from and pushed into the location, causing potentially damaging stress on the hose and fittings. In some cases the washing machine hose is a touch too short and is stretched to its maximum when attached.

A recipe for disaster The bottom line is that the high pressure pipes in a house, condo or apartment all feed the weak links, those being the supply lines and washing machine hoses. A supply line or hose failure can and often does occur, with the potential to cause massive damage to the premises. If the problem is not detected immediately, the water will continue to run, cascading down the front steps or into the unit below, until such time as it is noticed. By that time it is simply too late. Liability Issues Can the tenant be held liable in the event of a bursting supply line? In the case of the tenant-owned washing machine, the tenant would most likely be held liable. With that said, can you really collect from the tenant? Will the tenant be able to pay potentially thousands of dollars to repair the premises? It is extremely doubtful.

If the tenant has renter’s insurance with liability coverage for property damage, there may be some coverage, but the chances of having a covered tenant is slim. Liability to the landlord can be significant. In the event of damage to other premises owned by other parties, the landlord could be held liable, even though there is no real “fault” involved. The interior plumbing, such as supply lines, are owned by the landlord, and therefore the landlord can be responsible for any damage caused to others when that plumbing is faulty. Renter’s insurance and the tenant’s personal property While it is not clear that we can “require” a tenant to purchase renter’s insurance, the landlord should do whatever is possible to encourage the tenant to get covered. While most leases contain a clause that states that the landlord is not responsible for damage to the tenant’s personal property, this clause may not protect the landlord. The implied warranty of habitability can trump all of this, and it can be argued successfully that a tenant is entitled to live in a place where the pipes do not break, creating that unwanted swimming pool inside the premises. Landlords should never depend solely on a property damage disclaimer clause in the lease, but rather use it as a tool to encourage the renter’s insurance purchase. Vacant homes and Insurance coverage Many owners would be surprised to find out that a typical homeowner’s insurance policy has a clause stating that in the event a rental property is vacant for a certain period of time, there will be no coverage. The largest amount of damage will usually occur in the unoccupied home. Due to the high vacancy rates we are currently experiencing, it is imperative that policies are checked for this type of clause. Many owners are shocked to find out that their insurance did not cover the losses to their vacant property, and in the event of a supply line or washing machine hose failure, the damages will be extensive in a vacant home. Two action items 1. Reinforced hoses As of this writing, a reinforced supply line for a toilet at your local building supply store retails at about $5.00. A washing machine hose, for which you will need two, run around $13.00 each. This is a small price to pay for the peace of mind and increased protection you will receive. Buy and install them now. It should be noted that a reinforced steel braided hose can fail and can be made cheaply as well. Other products are on the market that are even stronger but cost more. 2. Turn off the water! If the rental premises are vacant, the water should be shut off. It is the landlord’s and property managers’ duty to protect the premises, but often the water is left on. Many municipalities do not shut off the water when the tenant vacates, and this poses a great danger to the home. Unfortunately, with homes where there are pools or irrigation systems, turning off the water is really not a viable option; but, whenever you can, make sure the water is shut off. We would urge every landlord and property manager to take action immediately. Inspections of all hoses are a must. Locating a washing machine at least 4 inches away from a wall can help avoid stress on the hose. Knowing where the shut off valve for the premises is located, and showing the tenant the location can prevent a lot of damage. There are further steps which can be taken, such as the installation of electronic water detection systems which alert the tenant and/or shut off the water supplies in the event of a flooding situation, but at the bare minimum, replace those hoses and supply lines today with some quality hoses!!!

QUESTION: We found a home and are under contract and working toward the closing date. We’ve noticed recently that the sellers have become more difficult to deal with. We really love the house, but are getting frustrated. What can we do? – Melanie ANSWER: Your situation is fairly common, and I am not the first real estate professional to remind a buyer that “you’re buying the house and not the seller.” Maybe the sellers are having second thoughts and have become emotion-

ally attached to the home they raised their kids in and worked on for years. Maybe they’re forced to unload it due to a divorce or a job loss. Try to feel what they may be going through and approach them with empathy. Let them know that you will take care of the house like they did. If you try this approach and there still is a conflict, have your real estate agent or attorney deal directly with the sellers. Let the professionals you’ve hired do their jobs. In reality, there’s no reason why the buyer and seller should have any contact at all. Typically, no

LOS ANGELES — As the time nears for spring cleaning and companies offer more environmentally friendly alternatives to toxic cleaners, veterinarians say pet owners should keep in mind that what’s green to a human can be dangerous — even deadly — to animals. Most household cleaners are safe if used as directed on labels, but pet owners who make their own cleansers using natural ingredients don’t have

the warnings or instructions that come with commercial products. Cats, for example, can get stomachaches from essential oils added for orange, lemon or peppermint scents in cleaners, said Dr. Camille DeClementi, a senior toxicologist at the Animal Poison Control Center run by the American Society for the Prevention of Cruelty to Animals in Urbana, Ill. Most commercial green products are safe for animals, DeClementi said, but owners should still exercise the

same precautions as with chemical alternatives, such as keeping pets away from an area being cleaned, not using sprays directly on a pet and making sure that dogs don’t chew on the products. If a product says “Keep out of reach of children,” keep it away from pets too, DeClementi said. Extra care also should be taken when cleaning around a pet’s area, such as its toys or bedding, the experts say.
