ANSWER: Probably. You are correct that most, if not all, of the government-sponsored programs require that borrowers live in the homes as their primary residences. I am assuming that you are renting the house to a tenant in your absence and that’s why you are being

turned down. If the house is sitting vacant while you are deployed, then it still might be considered your primary residence. I suggest that you call your lender and explain the situation. Many lenders have internal programs that may help you to lower

‘Green’ Your Home Well Beyond St. Patrick’s Day In March, many Americans celebrate St. Patrick’s Day by attending parties, wearing green clothing, and even bedecking their homes with green shamrock and leprechaun-adorned decorations. With nearly 37 million Americans claiming Irish ancestry (according to Ancestry.com), that’s no surprise. But what may surprise you are the many ways that you can “green” your home that will last well beyond March 17, and save you money on utility bills year-round. Here are a few recommendations from NAHB Remodelers to home owners who want to increase their home’s efficiency, decrease costs, and take advantage of the other benefits of “greening” your home. Add insulation Adding insulation will help save energy costs, increase comfort by better controlling temperature, and improve indoor air quality by eliminating many gaps through which dirt, dust, and other impurities can enter. Insulation is rated by its ability to resist heat flow, known as the “R-value.” The higher the R-value, the better its ability to resist heat flow. Install high-efficiency windows Ordinary window glass transmits ultraviolet heat rays from the sun into your home. ENERGY STAR-rated windows can help control this. These windows may have two or more panes of glass, warmedge spacers between the panes, improved framing materials, and microscopically thin metal or metallic oxide layers deposited on windows to reduce radiative heat flow. Seal exterior penetrations Inspect your home from the inside and outside and plug cracks or openings in order to reduce cold air drafts and heat loss, especially the areas where window frames meet the structure or siding of the house. Use caulking to seal all small cracks on non-moving surfaces and install weather stripping on windows, doors and other movable parts of the home. Replace your appliances with ENERGY STAR-rated ones ENERGY STAR -rated appliances, ranging from dishwashers TD-0000202331

and refrigerators to computers and televisions, meet strict energy efficiency guidelines set by the EPA and U.S. Department of Energy. Qualified refrigerators, dishwashers and vent fans use ten to 50 percent less energy and water than standard models, more than making up for the slightly higher costs of these products. Install low-flow water plumbing fixtures In the average home, flushing toilets accounts for around 30 percent of water usage. By using low-flow plumbing fixtures such as toilets, faucet aerators and showerheads, you can save up to 25 percent of that water compared to conventional fixtures while providing the same utility. Upgrade to an ENERGY STAR-rated or tankless water heater Tankless water heaters provide hot water on demand at a preset temperature rather than storing it. A low-cost alternative to a tankless heater is to wrap insulation around your conventional water heater, which can reduce standby heat losses 25 to 45 percent. Install a high-efficiency HVAC system High-efficiency ENERGY STAR HVAC equipment can reduce utilities costs on average by ten to 30 percent over minimum efficiency equipment. It also can improve home comfort with more heating and cooling and a quieter operation, and often features higher quality components that result in longer equipment life. Not only will green remodeling help you enjoy your home more during the time you live in it, it will make it more attractive to potential buyers when you decide to sell. According to research by the National Association of Home Builders, 72 percent of consumers report energy efficient features in a home would influence their purchase decision. Also, if you bought the home using your Veterans Affairs loan benefit, you might be able to refinance via the Interest Rate Reduction Refinancing Loan program. There are a lot of programs out there, so I strongly recommend that you keep trying. Q: My partner owns a condo that is worth much less than the mortgage. I am not on the loan, and we live together but are not legally married. He is retired and on limited income and barely makes ends meet. We hear horror stories about how banks will not talk to you about modifying your loan unless you have not paid for at least two to three months. We would like to stay here but cannot unless our lender reduces our monthly payment. In addition, at our age, we will never live long enough to pay off the mortgage. What can we do? —Robert

A: Call his lender and

try to obtain a loan modification. I have experienced some situations in which a lender has told my client that he or she will not be considered for a loan modification while current on the payments. But I also have negotiated plenty of loan modifications when the borrowers are current. The point is that you have to try to get it done. Also, even though your partner may not have enough income for a modification, the lender may also consider your income if you are helping to support the household expenses. I would suggest that you try to get the modification while staying current on the payments, if at all possible. —Gary M. The hunt is on! You want to buy a home and the Internet provides dozens that appear to meet your requirements. You are eager to see them all, and whenever possible you do a quick drive-by. A word of advice: talk to your REALTOR® about the rules of the game. An online ad or a sign on the property is the only notification that this house is available for sale. If there is an Open House sign, that is an unqualified invitation to inspect the house at a specified date and time (try not to show up an hour early or miss it by appearing after the stated end time.) If there is a lockbox on the door, that signifies a qualified invitation; your REALTOR® must consult the MLS data system for instructions. It could be as simple as “vacant, use lockbox,” allowing the REALTOR® to show it to you at your best time. It could say “by appointment only,” in which case you must abide by the seller’s time schedule. Another possibility is the seller requiring from one hour to one day’s notification prior to showing. Whatever the instructions given in the system, they must be honored. When a seller lists a home for sale, he may offer different invitations to the buying public. Just remember it is an invitation and you come there as a guest. If you have specific questions about the property, address them to your REALTOR® even if the seller is available. You may, of course, open cabinets, inspect the closets, take time to consider the traffic patterns and the views; otherwise, treat it as you would a friend’s home and never abuse the invitation. Without knowing the rules of the hunt it can be a frustrating project. Knowing them, prior arrangements can be made to avoid delays and disappointments. While Williams’s coming of age on the tennis court has played out publicly, her growth as an interior designer has been more subtle. “It’s been one of the best kept secrets,” she said. Only, not really. The V*Starr portfolio has a steadily growing clientele that includes the Florida homes of NFL and NBA players in Davie and Miami, model residences in Delray Beach and Palm Beach Gardens; a hotel chain in Miami; Burr Athletic Facility at Howard University in Washington, D.C.; and the Tavis Smiley show set in Los Angeles. Williams acknowledges the huge learning curve she faced, and she likens the pressure of proving one’s ability on the tennis court to one’s ability in the boardroom. “You start at the bottom and learn along the way. That still doesn’t mean they believe you can do the job,” she said. “But I enjoy the process. I enjoy the battle.” That’s good news for Jamie Telchin, president of development for LXR Luxury Resorts & Hotels, who oversees a variety of marketing strategies for One Thousand Ocean: broker networking, charity events, luxury fashion and jewelry shows; and tapping Williams to design a residential unit. In a push to sell the remaining 12 of 52 units, Telchin’s team has worked to keep the property “fresh and new to prospective buyers, and Williams is a good match at this point,” he said. Developers broke ground on the residences in 2007, sold their first unit in 2010, and have closed on 40 units since. Several contracts are pending. One Thousand Ocean is garnering star power of

Williams its own: it was featured on HGTV’s reality TV show, “Selling New York;” and portions of the movie “Parker,” featuring Jennifer Lopez, were filmed on site. High-profile meets highprofile, says Telchin. “With Venus’ fresh vision and her celebrity, we felt she could open doors to a new market.” Designed models help people see potential, which also helps to sell unfurnished units of the same configuration, says Telchin. Two other designed furnished models provided similar results. V*Starr’s project is the property’s third design model. Williams’s design reflects what a luxury lifestyle in South Florida looks like; and for those who aspire for sun, fun an active lifestyle and elegance, Telchin said. Muted blues, greens and yellows flow throughout the rooms like subtle balmy South Florida breezes, on palates of tan, beige and white. “We began with a great base,” said Williams. “And we wanted to continue inside what’s going on outside.” “We’re being very selective in how we create interest,” said Telchin. “So is Venus. She’s putting herself out there too.” “Interior design is a business of trust,” said Williams.

Get your house in order in time for spring By Linda Lombroso The (Westchester, N.Y.) Journal News

Warmer weather getting you in the mood to spring-clean? Start with baby steps, says professional organizer Jocelyn Kenner, and don’t be hard on yourself if it takes more than a weekend afternoon to whip your home into shape. For many of us, spring cleaning means getting rid of clutter first, and for that you need to get motivated. Kenner tells clients to turn on some upbeat music and use a timer to break down tasks into manageable increments. “You can open up your kitchen pantry and say, ‘Oh my gosh, it’s such a mess, this is going to take me forever,’ but if you say, ‘Whatever I can do in 15 minutes, I will do,’ you’ll probably accomplish a lot more than you thought you could,” says Kenner. Unpleasant jobs also become easier if you set up a reward system, she says. If you love getting a massage, but feel guilty spending the money, use it as an incentive for cleaning your closets or organizing your playroom. When it comes to weeding through possessions, sometimes it helps to enlist a fresh pair of eyes. Kenner suggests inviting a friend or family member to help go through clothing, books or anything else that’s accumulated, then offering to return the favor. “We don’t notice clutter sometimes after a while because we just get used to the landscape,” she says. Ellen Schwartz, a real-estate agent and mother of two teenagers, says she knew she needed help organizing the basement in her New Rochelle, N.Y., home. As her children grew, she’d collected toys, photos, paper and mementos, then became overwhelmed when the clutter turned the area into an unmanageable mess. She enlisted Kenner’s help and says she’ll continue to use her monthly, like a personal trainer. “It feels so liberating when you can get rid of the stuff you don’t need,” says Kenner. “She reclaimed this great space they could use for the teenagers to hang out in now.” “I liked getting it done and having someone hold my hand in the

process,” says Schwartz. “It took the anxiety out of it.” Kenner, who sticks to organizing, says part of her job is transferring her skills to clients so they can manage their households themselves. Everyone can profit from simple guidelines when it comes to coping with an overstuffed house, she says. “When you set out to organize something, say ‘Do I love this? Is it enhancing my life? Do I need it? Do I reach for it?’ If not, it’s probably something that doesn’t need to be there.” Many of us hang onto items for sentimental reasons, says Kenner — but must you really keep the dress you wore to your sister’s wedding 25 years ago, especially if it doesn’t fit anymore? Do you really need all the clothes your children wore when they were babies? What

about that tiny chair your kids used when they were toddlers? Donating clothing and toys to families who can use them makes most people feel good, says Kenner. Above all, don’t get upset when you look at your house, overwhelmed at the magnitude of the mess. “There’s so much shame and disappointment that people fill themselves with,” says Kenner. “You spend so much energy feeling bad about yourself, you could take that same energy and turn that whole negative thinking around.” Spring, she adds, is truly the perfect time to get going. “Everything is new and hopeful and warm, and the flowers bloom and the birds come back. It’s like a rebirth,” she says. “Our hibernating instinct is over and we’re ready to start anew.”

Organizing tips 1. Break down big jobs into manageable increments. Start by setting a timer for 15 minutes and stopping when time is up. If you have five minutes free, clean your car or organize your wallet. 2. Put on music to get yourself energized. 3. Reward yourself with something special when you finish a cleaning or organizing job. 4. If you must keep something you don’t use anymore, put it in a decorative box and move it to a storage area in the house. 5. Limit magazine subscriptions. If you subscribe to a monthly publication, don’t keep more than two issues in the house. Clip articles you want to save, says professional organizer Jocelyn Kenner, and recycle the rest.

6. Manage incoming paper with the OHIO rule (Only Touch It Once). Set up a recycling bin in the area where you sort your mail, and immediately file away bills, invitations and important correspondence. 7. Go to your county government’s websites to keep track of dates for mobile shredding and householdchemical pickups. 8. Work with your kids to go through their clothing, toys and books several times each year. Don’t let it go until they graduate from high school — or college. 9. Use post-it notes to make sure you don’t mix up your “keep” pile from your “giveaway” pile. 10. Having trouble parting with something?
