Every month is home safety month in my house, says the guy who cannot complete a job without at least one scratch, bruise, or bump. I’m talking about me, not Tim “The Tool Man” Taylor, who in one show glued his

Several years ago the National Association of REALTORS® published a statistic that less than 2% of buyers actually bought the house on which they called. So statistically speaking, people who preview open houses tend to be shoppers, not buyers. For many people, previewing open houses is also about shopping for a REALTOR®. Most shoppers don’t know the surprising amount of work that goes into holding an open house. It’s not just putting an ad in the newspaper and a sign in the yard. Both the sellers and the REALTOR® have a lot of pre-open house homework to do. First, there is advising the seller on how best to showcase the house. Painting, cleaning, and repairs are done. A detailed home book should be prepared with records of repairs and improvements, utility bills, seller’s disclosures, etc. The REALTOR® places ads in media. Announcement cards are mailed to clients and the neighbors. A pre-open house sign is placed in the yard to announce the impending open house date and time. The REALTOR® previews other properties in the area. The brochure must be prepared. This could be a simple flyer, but today’s shoppers expect more. It may include information on other listings in the area, financing information, a map, and publications or websites that can help the shopper make an informed decision. This information adds value to the shopping process. Most open house shoppers begin looking at open houses with the idea that they are going to buy within a year. An experienced REALTOR® will recognize where the prospective buyer is in his journey and provide the kind of information and services needed at that time. For the prospective buyer, the amount of preparation the REALTOR® puts into presenting the open house is a good indicator of the kind of services one can expect in the home buying process. used when there is a possibility of splashing chemicals or flying dust, resulting from sawing, grinding, or windy conditions. n Wear a hard hat and gloves, when appropriate. Hard hats or helmets should be worn when there’s a possibility something might fall on your head or you might hit your head. Gloves should be worn when working with chemicals or doing yard work, but should never be used with tools that have a spinning or twisting blade or bit because a glove could get caught. n Store power tools properly. All tools should have the battery removed or unplugged, and any bits should also be removed prior to storage. On portable electric saws, the blades should be fully retracted and all guards in place. n Clean up your dusty work area thoroughly. Wear an N-95 dust mask (it filters 95 percent of airborne particles), available at any homeimprovement store, when using a HEPA (High-Efficiency Particulate Arresting) vacuum and wet mop to clean up dust and debris.
Remember that dust particles in sufficient quantity and size can be combustible. nnn
Q: I want to remove paint from an inside stone wall. Is this a feasible endeavor, and if it is, what do you recommend? A: I’ll be frank. It is a pain of a job as is any effort to remove paint from a porous material. You’d have to use a stripper — gel or paste — lay it on thick and keep it applied for a half-hour or so to give it time to work. To test whether it is working, scrape away a small piece of your work. There may be several layers necessary to remove it completely, and then you’ll need to clean the surface with paint thinner to remove the residue — do it with steel wool — and then scrub the thinner off with detergent and a stiff brush. —Questions? The Competitive Edge In any competition it’s good to have an edge – something that makes you stand out from the rest of the landlords. Often, that edge takes the shape of a special move-in deal or a concession. Be sure that it does not take the shape of a fair housing violation.
Married Couples If you have a move-in special for newly married couples, you are discouraging single people (which violates fair housing ordinances in several localities). For this same reason, you should charge each applicant the same application fee. There should be no “2-for-1” or reduced application fee for married couples. Innocent Looking Specials
Targeted Move-in Specials Move-in specials can violate the fair housing laws if they are targeted to limited groups. Such targeting indicates a preference for one group over another. Thus, what you think is a “deal” for one group can act as a discouragement to another.
The situation may not seem logical. For instance, a movein special aimed at families with school-age children would seem benign. After all, it certainly does not exclude families with children. However, since it shows a preference for a protected group, it could be considered a violation of the law.

Our Recommendations
A move-in special that offers the first month free to senior citizens has the effect of discouraging families with children. That violates the federal and state Fair Housing Act’s prohibitions against familial status discrimination.
Review your specials to make sure they are fairly available to all groups. Get legal advice immediately. Give attorney Cathy Lucrezi a call at 1 800 253 8428. If you think the special might discourage someone from applying, your special won’t be so special in the long run.

Today, Charron is creating beautiful experiences for Tallahassee’s homeowners. In addition, the home received a silver-level Florida Green Home certification from the Florida Green Building Coalition. “This was my fourth year in the Parade,” Charron said. “Each year, we’ve tried to improve our product and impress the judges. The awards are great, but even more important to us has been the response of the home-buying public. We sold three homes during the Parade and have contracts and prospects for some additional homes. And when Charron began playing baseball at Maclay as a ninth-grader, the venerable Ashcroft built on what Joey had learned from his parents. “He (Ashcroft) scared me to death,” Charron recalled. “But he set the bar high. We practiced hard and long, especially on the fundamentals. And even though we were in the small-school classification, we took on the big boys like Lincoln, Godby and Florida High, and we held our own.” Coming out of high school, Charron weighed baseball scholarship offers from Florida and Tulane, but picked the New Orleans university in large part for its stellar engineering program and the fact he figured to get plenty of playing time as future NCAA Coach-of-theYear Rick Jones rebuilt the Green Wave program after
some down years. “It wasn’t easy playing major college baseball and getting a degree in mechanical engineering,” Charron said. “But I was conditioned to do whatever it took to get the job done.” Just as Charron maintained his control on the pitching mound, he likes the fact that his home building business is small and hands-on. “I draft my own plans; I’m on the job sites every day; I feel like I’m in touch with what’s going on and with my customers,” says Charron, who markets and sells his homes through Realtor® Tiffany Hamilton at Armour Realty. “I think it helps to be responsive to their needs.” After a brief stint with minor league affiliates of the Toronto Blue Jays, where he grew dismayed that the concept of a “team” took a backseat to “individuals” trying to make a major league roster, Charron entered home building in March 2005 as the build-
