Condo’s flooring problems could be tip-off By Al Heavens The Philadelphia Inquirer
Question: I was looking at a new condo with “cherrywood flooring.” No illusions that it was solid; I was told it was engineered. Looking again at some damage (the condo stapled flooring over radiant pipes with staples too
long, resulting in water damage in several units), I saw that the top layer is a thin photographic film, not veneer. Does this mean it’s laminate, not engineered? And if so, if the cat throws up while I’m at work, am I talking significant repair costs? The material also scratches badly, I noticed.
Answer: It is engineered wood, and it would depend on what you fed the cat. A diet of syrup of ipecac, perhaps; Tender Vittles, probably not. Let’s just say the condo developer didn’t dig too deeply into his or her pockets for flooring, nor for the expertise required to install it without puncturing the flexible piping
in the radiant heating system. It kind of makes me wonder what other evidence of builder shortcuts will appear in the months after you move in. Q: I have a great outdoor furniture set that is a little more than 20 years old. The chairs are very comfortable, but they need new cushions.

Here are some sites (and sights!) you would do well to look for (remember to go to places outside of “the box” that you usually move around in): • The Honda Jet dealership at the Tallahassee Regional Airport; • Cascades Park, or another of our great parks; • Midtown—all around the What-A-Burger on Thomasville Road; • The huge new shoe store at the former Border’s location; • The huge new athletic-themed store at Mahan and Capital Circle; • The Gaines Street Corridor; • The Franklin Boulevard re-make; • The student-oriented, luxury apartment community on Basin Street; • The under-construction apartment complex at Lake Jackson; • The wonderful houses listed for sale; • A location you have made a mental note about checking out “someday.” This does not have to be an expensive excursion, either. Just drive around for a couple of hours—get out of the car or off the bike for short strolls—and take a closer look at the scenery or the locale. Stay engaged with our city. Hence, the problem. They are Samsonite chairs and the cushions were manufactured by Hoover Industries in Florida. I have tried to touch base with Hoover with no luck. Apparently, Hoover manufactured airline seat cushions and covers, and I don’t know that they are in the outdoor furniture business anymore. A: Remodelers have a rule of thumb to which I adhere. When you find something you like, buy extra because next year the manufacturer will be making something “new and improved” and not the thing you like. A few years ago, I built a window seat with bookcases underneath in the seating area at the back of our kitchen. My wife was easily able to find someone to make pillows for the window seat from material she bought at a fabric store. You might find something you like going this route. From a Chicago reader: Your column mentioning dishwasher etching ran in our paper. I don’t recall seeing the simple advice of reading the owner’s manual that comes with your dishwasher. I installed my first dishwasher, a Maytag, back in 2000. The owner’s manual gave me a detergent amount to use based on the hardness of my water (measured in grains per gallon). The manual said to call my water utility to get this information. Going on12 years now I have used the amount of detergent recommended for the hardness of my water and my glasses look the same as the first day they went into the dishwasher. I do also use a rinse aid as recommended by Maytag.
Just thought I would pass that along. I am always amazed at the number of people that never read their owner’s manual, be it a new car, a new appliance or a new tool. From John Popek: With respect to dishwasher rack rust, you might want to caution readers about using repair materials not designed for a harsh environment. My tube of GE bath caulk states “not for use in aquariums” because most bath caulks add a mildewcide. Considering the dishwasher will heat water to 120 degrees, and dry at a higher temperature, there is no guarantee the mildewcide will not migrate and become deposited on dishes and flatware. I would not use any caulk inside a dishwasher. If it’s not good for fish, it’s probably not good for me. The best suggestions given were to replace the parts or the dishwasher. High-end dishwashers have stainless steel interiors and baskets. For longterm peace of mind, stainless steel may be the best investment.

perfect way to build a lakefront guest house. When O.G. Touchstone, — Tut, as he likes to be called — set out to build on 26 acres along the outskirts of Chelsea, he imagined a simple place: a cabin on a private lake, no electricity, a wood-burning stove. “Then the girls got involved,” said Tut, 62, as he
shook his head, his boots deeply embedded in the red mud by the building site. The design, said Tut, took about one weekend to complete. The family — his wife, Kathy; their children, Jody, Green, and Jesse; as well as Green’s wife, Erica, and Jody’s husband, Nathan Orrison — all pitched in with their

tects to landscape designers. Tut was a landscape architect before he retired. Jody was the first to suggest post-and-beam construction, also known as timber framing. Jesse, the youngest son who will be the primary occupant of the house, suggested a dog-trot design, including a breezeway open to the roof in the middle of the home. When searching for a builder, Tut found who he thought was the perfect man for the job in Thomas Downs, owner of Southern Timber Framer LLC. Downs spent two years in Maine learning techniques used by timber framers. After he built a small timber frame during a week-long course, he was hooked. “This type of construction is basically unheard of in the South,” said Downs, as he lined up the next peg. John McGee, an engineered wood and components sales manager at 84 Lumber in the Birmingham area who has been in the construction business since1986, said that he has only known of one or two buildings erected with traditional timber framing techniques. “That’s very rare,” McGee said when he heard about the Shelby County project. “It’s a very unusual framing technique. It’s a pretty extreme, old-school building style that you just don’t see anymore.” Rather than traditional sheet-rock construction with studs and nails, the Touchstones’ construction plan entails using heavy pine timbers connected with mortise and tenon joints. Diagonal bracing adds extra support, while wooden dowels hold the joints in place. Tongue-and-groove details, which allow the wood floor to fit together like a puzzle, reduce the
need for metal and nails. Although he uses a computer to help with measurements, the precision needed to ensure a smooth fit means measuring more than twice. Downs cuts the pieces offsite, creating a puzzle of sorts that he puts together on location. “I’ll measure everything for about a week and a half,” said Downs, “and then we’ll spend another week cutting all the wood. All of it, though, will go up in about five days.” Once the frame of the structure is built, Structural Insulating Panels will be used to create the walls of the cabin. Although the timbers will only be visible from the inside of the house because of the use of SIPs, the design offers a less complex construction plan and better heat insulation. The unique construction will be mirrored inside by the personal touches requested by each of the family members: » Tut wanted a heated floor. “Brick gets too cold in the winter,” he said. » Erica wanted window seats. “We have to listen to Erica. She’s carrying the families’ first set of twins — my grandbabies.” » Kathy wanted lots of windows. “If I get Kathy’s approval, everything else will be OK,” said Tut of his wife. Tut expects the house to be livable by Thanksgiving, but said he will probably put in another year of work before it is completely finished. The plans call for a 10-foot ceiling fan, a screened porch, an open porch and an outdoor shower. For now, the house will serve as a residence for Tut’s son, a place for Tut to stay while he works on the property, and a place for the family to visit, tucked away in the woods.

An ultra-efficient version of this plan with a photovoltaic solar system was built near Gainesville and determined by the Department of Energy to have a Home Energy Rating System index of minus 1, meaning it produces more energy than it uses.

QUESTION: I am unemployed and without savings. I own a rental house that is “underwater,” and I’m behind on payments. My efforts to rent the property have not produced nearly enough money. I spoke to the lender, which will allow a short sale, but the bank will not waive the deficiency. What are your thoughts? ANSWER: The purpose of trying for a short sale is to work out a settlement with the lender and reduce or eliminate
the remaining debt. If your lender will not waive the deficiency and you do not want a judgment hanging over your head, bankruptcy may be a good answer for you. If you are not eligible for bankruptcy, continue working with your lender to forgive the debt through short sale. You may want to explain the situation and let the bank know that you are considering bankruptcy. That may change the lender’s position.

AKRON, Ohio — When Ramona and F. Eugene Smith were house-hunting in the mid-1950s, they wanted something different from the cookie-cutter Cape Cods and ranch-style homes that were sprouting across the country. They found it in a Tudor-style cottage that once housed the poultry keeper for the nearby Stan Hywet estate, which includes the seventh-largest home in the nation. The Smiths – he an industrial designer, she a graphic designer – bought the house in1955 and turned it into a family home that retains elements of its history while accommodating their love of modern design. Today that house is poised for acceptance into the National Register of Historic Places, a recognition that would honor the care Ramona Smith and her late husband took in adapting the old building for a new use. At the time the work was done, there were no national standards for renovating old buildings, noted Tom Wolf, a spokesman for the Ohio Historical Society’s Ohio Historic Preservation Office. Yet the Smiths had the foresight to alter the house with a great deal of sympathy for its past, he said – a factor that led the Ohio Historic Site Preservation Advisory Board to recommend the building for the national register. The nomination is in the hands of the register’s keeper in Washington, and a decision is expected this fall, Wolf said. The cottage at Courtleigh Drive and Reynolds Avenue originally was both a granary and living quarters for the family of the farmer who cared for the chickens at Stan Hywet, then the country estate of rubber magnate F.A. Seiberling and his wife, Gertrude. Seiberling wanted the estate to be as self-sufficient as possible, so its original 1,700 acres included poultry, dairy and beef cattle operations and probably a produce farm, said Mark Gilles, Stan Hywet’s director of historic structures. and produced food to sell, he said. The poultry keeper’s cottage was built onto the end of a massive chicken run. The chicken run was demolished in 1955, but the house bears the scar of its outline on a brick exterior wall. The house was on a part of the estate that was sold to developer Frank DeWitt in 1955, the year F.A. Seiberling died. About

that time, Eugene Smith was scouting the area for a home for his young family. Someone told him about the cottage at the end of a dirt road in the woods, and “this was exactly what we were looking for,” Ramona Smith said. Today the house stands out in its West Akron neighborhood, its stucco and timbers tying it more closely to Stan Hywet up
the hill than to the neighboring ranches and colonials. The Smiths changed the rear entry to the front and added a porch and garage that blend with the home’s exterior. Inside, they took down walls and doorways on the first floor to create an open floor plan that the Smiths’ son, architect Mark D. Smith, said was inspired by the work of Frank Lloyd Wright.
What was once feed and grain storage became a living room, dining room and kitchen, with the original brick walls and concrete floor exposed. The Smiths never covered the surfaces because “we loved the fact that it is what it is,” Ramona Smith said. Eugene Smith designed storage cupboards for the living room and wall-hung cabinets for the kitchen, with open space above where lights could wash the brick and highlight items on display. The brick was left its natural color in the kitchen but was painted white in the other rooms, brightening the space and creating a crisp backdrop for artwork and midcentury modern furniture. One set of casement windows was replaced with a picture window in the living room to look out onto a shade garden, but otherwise the windows throughout the house retain their original character, right down to the stylized leaf-shape latches. The Smiths, however, replaced the original panes with leaded and sometimes stained glass. She said windows that elegant wouldn't have been appropriate to a farmhouse. “We took liberties like that,” she said. The upper two floors, once the living quarters for the cottage, are now occupied by bedrooms, bathrooms, office space and a library. Those rooms retain many of their original features, including old bathroom fixtures, oak doors with vertical mullions and wood floors. All along, the goal was to retain the building's character while making it livable. “We tried to maintain as much as we could, because we felt it had value,” Ramona Smith said. Her latest project is a small bathroom in the basement with worn paint on the walls and a skylight above that a neighbor boy once stepped through years ago during a snowball fight. Courses of brick were recently added to the top of the room’s walls and the window reframed to stop a leak. “You know, with an old house, you’re never done,” she said. History, it seems, never stands still.

Dressed in blue jeans and short-sleeve cotton shirts, wet grass clippings caked on their shoes, Whitney and Fred Farris look comfortable and relaxed as they stroll their family farm, a 300-acre elongated point of lush land on the Nansemond River in southeastern Virginia. The farm is where the couple spends weekends and many vacation days, tending to more than a dozen beds of various sizes they've created on two acres. Collectively, their plantings are called Long Point Gardens. Organic gardeners for decades, they prefer the aromas of aged compost and ripening heirloom vegetables and fruits instead of the smells of gas fumes from traffic along city streets. They dig many beds by hand, and Fred fashions trellises, pergolas and fences from fallen branches and sticks. Tools are kept in a vintage corn crib, which is now officially their gardening shed. “We have been organically gardening together even before our marriage on a North Carolina organic farm in 1980,” says Fred, who has been deputy director of the educational Virginia Living Museum (www.thevlm.org) in Newport News since 1999. Many of Fred’s conservation ideas have been incorporated into programs at the museum, including the Living Green exhibit with a green roof, rain barrels, compost system, energy-conserving tips and earth-friendly building methods and products, according to

After restoring the farmhouse on the Suffolk property from 1980 to 1983, they moved to the city to raise a family. “We wanted to be near neighbors and for our kids to walk to school,” adds Whitney, a preschool teacher. CHICAGO — It’s much cheaper to buy a home than rent one in 100 of the largest U.S. metropolitan areas, according to a report released this past week by the real estate website Trulia. “Despite the recent (home) price rebound, rents continue to rise faster than (home) prices, and mortgage rates are near record lows,” said Jed Kolko, Trulia’s chief economist, in a news release. enough for a down payment, and it takes a high credit score to even qualify for a mortgage, let alone to get the best rate. In the recession, many people found it harder to save — and harder to keep up their credit scores,” Kolko said in the news release. “Homeownership makes the most financial sense for people whose strong credit scores let them snag the lowest mortgage rate and who get the biggest benefit from deducting mortgage interest and property taxes from their income taxes,” he said.
