Two Tallahassee apartment projects sold recently HomeFinder.com Weekly Staff Report

Two multi-family properties in Tallahassee have been sold, according to Smith Equities Real Estate Investment Advisors, which brokered the deals. The Sweet Bay Club Apartments is a 41-unit

(164-bed) student property on Old Bainbridge Road that sold for $3.15 million or $19,200 per bed. Smith Equities said Sweet Bay was built in 2003 and has all four-bedroom, four-bath units averaging 1,596 square feet per unit. The seller was Mica Creek-Sagamore MF Venture V: Osceola

LLC. The buyer, Varden Capital Properties LLC, plans to reposition the property toward a more student-friendly environment, Smith Equities said. The 180-unit Monterey Apartments sold for $3.75 million or $20,833 per unit. Built in 1974, the average size was 989 square

feet per unit. The seller, Monterey Associates Ltd., a Wisconsin limited partnership, had owned the property since it was built. The buyer, Cabat Properties LLC, is planning a major renovation and repositioning of the property, Smith said. Gerald Smith, senior

investment advisor for Smith Equities, brokered both deals. “The Tallahassee multifamily market remains very strong in both occupancy and rents. The combination of a strong student population along with the government infrastructure in Tallahassee provides the demo-

Kids Ask the Darndest (and Best) Questions of Builders Remember the radio and TV personality Art Linkletter? He entertained several generations of Americans with interviews of young folks under the theme “Kids say the darndest things.” That axiom is as true today as ever and was proven again on August 25, 2012 when three builder members of the Tallahassee Builders Association (TBA) spoke to a group of young people ages 13-17 about potential careers in the construction trades. The builders were Doug Barton, CIP*, of Barton Construction (who hosted the kids at one his construction sites in Southwood), Bill Kimberl IV, CIP*, of Kimberl Construction, and Alan Weekley of Alan Weekley Homes. The kids – 20 of them accompanied by 15 counselors – asked some probing questions that might be relevant to everyone who seeks to know more about how the construction industry works.

Here are three examples: How do you set the value of the home? Interesting question that led to an explanation of the difference between “price” and “value.” As Doug Barton explained, price is set after the builder estimates all fixed lot and construction costs then applies a percentage for overhead and profit. On the other hand, value is what an appraiser believes the home is worth in the marketplace, the same value a lender relies on as the basis to give a mortgage loan to the borrower.

Who makes more money: the builder who builds the home or the real estate person who sells the home? This led to a discussion of the builder’s risk if the home goes unsold for a long period of time (a risk that must be offset by reward if the home sells quickly as planned) and the important role of Realtors®, including but not limited to finding a potential buyer,

helping them with financing, and “closing” the transaction. Safe to say builders and Realtors® work hard for what they earn to provide people with home that meets their needs and fulfills their dreams. How is building or remodeling a home different than building an office building or an auto center? Alan Weekley pointed out the sensitivity that’s required when dealing with the emotional investment that consumers make in a new home or a major

remodeling project. “People skills become almost as important as construction skills,” said Alan. “Building and remodeling involves a strong, personal connection to the client… the kind of relationship that’s not typical in the construction of a commercial building.” Bill Kimberl shared his path to a construction career, starting with seemingly menial tasks, but evolving through increased responsibilities, and leading ultimately to owning his own construction company that this year won awards in both the TBA Parade of HomesTM and the Remodelers Showcase Awards. “Being a builder is hard work,” said Bill. “But it also very rewarding.” Tough questions side, our three TBA builders enjoyed participating in the program that is affiliated with S.E.C. (Situational Environmental Circumstances) Mentoring and C-CORE, the National Association of Home Builders (NAHB) Home Builders Institute (HBI) initiative that stands for Construction Coaching Opportunities to Reach Employment. TBA was happy to help and hopefully, at least some of the young people – perhaps the ones with the most probing questions – will become the builders and trade professionals of tomorrow.

QUESTION: Although I have a financial hardship, my lender recently turned down my short sale request because I was not 45 days late on the payment. I am out of money and willing to leave the property, but don’t want to go through the trouble of a foreclosure. I want to do the right thing, but I don’t know what that is. Can you help? – Robert ANSWER: I have often said that it is worth trying a short sale while you are still making payments. If the short sale is approved, it’s easier on you, your neighbors and the bank. Although some lenders are willing to work with you while you’re still current, others require the loan to be delinquent. I have been told they do this to scare away “strategic” short sellers, but this does more harm than good to all involved, in my opinion. My advice: Try again. I have helped many clients get approvals from the same lender shortly after a denial by simply resubmitting the application. Sometimes the difference between a denial and an approval has less to do with the lender than the individual negotiator. It’s

likely that you’ll get a different negotiator the second time around. And sometimes lenders change their policies. In August, the government announced that it’s giving banks “more clear and consistent guidelines making it easier to process and execute short sales.” Homeowners with Fannie Mae and Freddie Mac mortgages now can be approved if they’re still making payments, assuming they have a hardship. The new guidelines go into effect Nov. 1.

Every Realtor has a favorite section of town, and for Ann Cleare it’s the area to the east that has captured her affection. “I really like this part of town now,” Cleare says, noting such attributes as a new Leon County branch library, nearby schools, trails, sidewalks and abundant shopping. “I think those things are important.” An agent for Capital Property Consultants, Cleare represents Premier Homes’ residential offerings in Adiron Woods, a development on Walden Road near Mahan Drive’s junction with Interstate 10. She says she is finding that prospective homebuyers notice the same features she does east of Tallahassee — the quiet surroundings, kid-friendly neighborhoods and a variety of different homes for sale. Several of those listings will be open this afternoon for an open-house event by area agents. “We predicted when we moved in here that we would be selling mostly to families with children because of the schools,” Cleare said. Other buyers include empty-nesters and some retirees. According to the Multiple Listing Service of the Tallahassee Board of Realtors, as compiled by Timberlane Appraisal Associates, there were 151 single-family detached home sales in the 32317 zip code during the past 12 months. That area takes in Buck Lake Road, Pedrick Road, Baum Road and the Chaires and Capitola communities further east. During that time the lowest-priced sale was $30,120 and the highest was $450,000. The area’s average sale price was

It’s fairly close to the schools, and there are sidewalks,” said Ferrie of the neighborhood, which has homes priced from $225,000. “There are some retirees and a few professionals, but it’s a great family neighborhood.”

Level the Playing Field in November: Vote “Yes” on Amendment 4

Rae Roeder, CRS, e-PRO, GRI, SFR, SRES Rae Roeder Realty TRIM notices have just come out, and if your home has been homesteaded for a number of years you may notice that your market value has gone down, but your assessed value has gone up as well on your tax bill. That is due to something called “recapture.” Your assessed value goes up 3% even in a down market. Amendment 4 will give the legislature the authority to correct this problem. Are you considering buying a new home? If you have no portable exemption, or are a first time buyer, your property will be taxed at full value while your neighbor next door will pay far less in taxes due to his homestead exemption. Amendment 4 provides an additional exemption for the first five years to address this inequity. Do you own a small business? Non-homestead property will have tax increases of 10% per year. Amendment 4 will reduce that increase to 5% and remove the “recapture” feature. The same scenario is in place if you own rental property. Ask yourself if you think you can raise the rent by 10% per year while being taxed at a higher rate due to “recapture.” Florida needs growth in jobs which means attracting more people and industry to our state. If rental rates are forced to increase, if home sales are hobbled because taxes make the monthly payments too high, if that clean industry company sees property taxes as a limiting factor, we all lose. The good news: you can change your world by being an active voter! Never think “my one vote” doesn’t count. Don’t let an amendment fail because you thought it was a great idea and everyone would vote yes. We will need 60% approval to pass an amendment and every vote counts. The housing market appears to be taking an upward swing. We can give it a much needed boost by passing this amendment. Vote “Yes” on Amendment 4: every vote counts!
