A
historic remodel is not just a project. It’s a passionate pursuit for all involved. Take, for example, the remodel of four vacation rental units at 102 Padre Martinez Lane. Owner Jeff Shardell, and his core crew, threw their hearts into the remodel.
The 4,500-square-foot building is registered as “Cultural Property No. 860” on the National Register of Historic Places. The home’s original Territorial architecture contributes to the historic significance of the area. (The historic Taos Plaza is just one block away.) “In San Francisco, I have done 15 big remodels of 30- to 40-yearold homes,” says Shardell. “But I love to come to Taos and do ‘a period piece’ remodel.” During the remodel, the town of Taos Planning and Zoning Department inspected to ensure the exterior historic character of the building was unaltered. That was no problem for Shardell, who admires the classic Territorial style of the building. From 1853 to 1912, New Mexico was a territory of the United States. This period brought an influx of Americans from the Midwest and East Coast. These newcomers created a Territorial architectural style that is different from the Indian Pueblo style and the Spanish hacienda style. Shardell and Lafe Harrower, contractor/builder of Lucus Construction, took extra steps to revitalize many features that were still in excellent shape. Enchanted Homes Vol. CII •

s just a few examples, they retained the original windows, doors, screen doors, and yard gates wherever possible. The window trims, including pedimented lintels, were repainted a traditional blue color.
“We replastered the entire building,” Harrower says of the adobe exterior. “And we left the existing mill work for a rustic look.”
“I didn’t want it to look like any subdivision in the U.S. I wanted to recreate what it may have been like 100 years ago in Taos,” says Shardell.
In one bathroom, Shardell points to a glasscovered square of exposed wall. “We left this as the ‘truth’ window,” he says. “You can see the original wall from the turn of the century. The hay is mixed in with the adobe and the fading blue paint.” Lafe Harrower, Contractor

Some old laminate floors were replaced with pine floors; whereas, other original wood floors were in excellent shape and kept as is, freshly repainted. Old polystyrene drop-ceilings were torn out to expose gorgeous, original milled timber beams. Each unit had existing bathroom plumbing, but all new baths were installed. Their floors have Saltillo tiles from Vargas Tile Company in Ranchos de Taos and the countertops are soapstone.
When Shardell bought the building in January 2014, it had sat empty for many years. Its last use was as a private school. But the property began its life as a mill house in the 1800s. Shardell’s vision was to recreate a historic “farmhouse feel” for guests, but with all of today’s modern comforts and amenities. His goal was to create four separate units (ranging from studio to two-bedroom) each with its own unique theme and character.

For the kitchens, Shardell kept the original cabinet doors but each were scored to add texture in the farmhouse-feel kitchen. The kitchens are outfitted with new cabinetry hardware, modern Frigidaire appliances, and Kohler sinks. Reclaimed barn wood frames the refrigerators in each unit. And instead of closing off everything, open shelving shows lively displays of dry goods and antiques.

elissa Serfling was the interior decorator and “tchotchke” sourcer on his team. “I shopped locally for all furnishings at Pieces (a local consignment store) and yard and estate sales,” she says.
Serfling found many “scores” that were just perfect for the units. Examples of these include a red trastero (cabinet) for a bedroom, a king sleigh bed for a large bedroom, and a sectional couch that she says, “felt custom-made for a large, open living room.” Jennifer Martin was the interior designer who helped Shardell choose a different color scheme for each unit — using paint chips from Ace Hardware in Taos. “My house was a mess for a few days as the floors were covered with all sorts of color and tile combinations,” she says. In the end, each unit is beautifully designed, tastefully decorated, and remodeled with superb craftsmanship. Realtor Harvey Blaustein, who represented Shardell in the purchase, says, “I think Jeff did a great job in creating spaces that are inviting and in a great location.” There are so many benefits to renting these units in the historic district — namely the accessibility to all of the major sights, plenty of off-street parking, and comfortable living quarters that feels like home.

n fact, Shardell’s vacation rentals were ready and received their first occupants a mere six months after purchase by July 2014. And they continue to be steadily rented. From a business standpoint, this remodel is a phenomenal success.
But it is Shardell’s efforts — and his team’s efforts — to “balance the historic with the modern” which is the lasting legacy for this historic neighborhood in Taos. “I like to beautify and the building deserved love. It had been sitting here too long empty,” says Shardell.
In the end, each unit is beautifully designed, tastefully decorated, and remodeled with superb craftsmanship.

The new Kachina Peak lift brings visitors to 12,450 feet above sea level – a short hike to the summit at 12,480. The chairlift is the first of many upgrades expected at TSV, as the founding Blake family sold the resort in 2013. In the summer, hikers have their choice of trails, including the one to Williams Lake and Wheeler Peak, the highest point in New Mexico. As always in alpine terrain, mindful of the weather, as monsoon season can bring severe afternoon storms. EL PRADO El Prado has great views of Taos Mountain and large meadows bordered by restaurants, art studios, cafés and shops. Along the main thoroughfare U.S. 64, find great places to shop and dine – or visit Taos Pueblo, the longest continually settled village in the United States.
Not too far away is the Millicent Rogers Museum, one of America’s most important resources for the study of Southwestern art and design.

RÍO GRANDE GORGE BRIDGE Continue north to the intersection where U.S. 64 heads west. Take a left and drive around seven miles to reach the Río Grande Gorge Bridge, a 500-foot-long bridge listed among the Historic Highway Bridges of New Mexico.
ARROYO SECO At 7,634 feet of elevation the village of Arroyo Seco, located between Taos and Taos Ski Valley, is a small, vibrant village. It is definitely worthwhile to stop and poke around the many shops that feature the work of local artisans and artists.
The river flows some 600 feet below, and there are plenty of photo opportunities. The gorge is part of the Río Grande del Norte National Monument, designated in 2013, that stretches from the Colorado border to Pilar.

Taos seems to draw eclectic and interesting people.” And what about the cons? “The cons of being a Realtor in Taos: nothing is standard or ordinary,” she said. “Property values change with the market. Closing a transaction is a complicated process and there are often bumps in the road to overcome.” Often, out-of-state lenders don’t grasp the value of some of the building materials used here. “A lender once told me that my client could not get a loan on a property because his company would not approve a loan for a ‘mud hut,’” she said. “The home was adobe.”

When Atlanta native Page Sullivan graduated from college, she moved to San Francisco with the idea of “seeing the world.” “My roommates and I met Ernie Blake at a ski show in San Francisco, and he convinced us that we needed to move to Taos Ski Valley and work for him,” she said. “There were lots of adventures after arriving here and one thing was clear: I was immediately mesmerized by Taos and New Mexico.” After 40 years here, her feelings haven’t changed. “Taos still appeals very much to me,” she said. “I enjoy all the outdoor activities, the multicultural setting, the landscape… Sometimes I sound like the Chamber of Commerce talking about the many possibilities that Taos offers.”
Goals and concerns Every Realtor is essentially self-employed, although there is usually a brokerage affiliation. In Sullivan’s case, it is Coldwell Banker Lota Realty. “A successful Realtor must be very entrepreneurial in order to bring value to buyers and sellers,” she said. As any savvy entrepreneur, she has devised her own method to conduct business. “Part of my system as a Realtor is to interview clients to help them identify what their real goals and concerns are,” she said. “I help clients Enchanted Homes Vol. CII •
“The inventory of homes for sale has dropped and the demand for residential properties is up,” she said. “Sellers, take note: it is a good time to get your residential property on the market.” The most active price ranges for sales now is $200,000 to $300,000. “Land sales are beginning to pick up and Taos Ski Valley properties are selling well,” she said. “These are all good news.”
Advice to sellers “You’ve all heard that you can only make one first impression,” Sullivan said. “This is absolutely true in real estate. When I list a property, I evaluate the home and help the owner look at it with a new perspective.” What a buyer sees and what the owner sees are often two very unlike viewpoints. Sullivan helps her clients recognize the difference. “If your goal is to sell, get ready to make some changes,” she said. “They can be as simple as de-cluttering or as complex as solving drainage issues.” Realtors play a key role in walking clients through the often-complicated process of buying or selling property. ‘A people pleaser by nature’ One rarely thinks of bartending and selling real estate as jobs that have much in common – even in as eclectic and unconventional a place as Taos.
T
ypically around this neck of the woods, tending bar is a job you get so you can earn enough money to do something else — like skiing. If it turns out you can pour a good drink, can run a cash register and enjoy chattin’ up the clientele, then you’re likely to get steady gig – and hopefully a work schedule that doesn’t interfere with the good stuff. Real estate, on the other hand, is rarely (if ever) a sidelight around here. It’s something you do as a profession, with an eye toward building not only a business but also a future nest egg. It means lots of time at the office or out in the field – more work than play. The hours are never regular, you are on call pretty much all the time, and the work can definitely interfere with the good stuff. However, like many things in Taos, there’s an exception to the rule here. Evan Blish began bartending at the St. Bernard in Taos Ski Valley in the mid-1970s. In 1984, he started a real estate company, Piñon Investments. And, more than three decades later, Blish is still helping folks buy or sell real estate, and serving up a cold one at the end of the ski day at “The St. B.” Curious about how this all came about, Enchanted Homes got Blish talking recently about the two worlds of work in which he so readily exists and flourishes. ENCHANTED HOMES: You worked at the St. Bernard before opening your real estate business. How did you get started in the bar business? EVAN BLISH: After I graduated from University of Virginia, I took off to Verbier, Switzerland, and spent a year washing dishes in a French restaurant. Got lots of skiing and waited on a few tables, too. When I returned to the U.S., my choice was go home to Indianapolis and become a lawyer or head West, which I did. When I got to Taos, I ran into Tony Bryan in Taos Ski Valley. He sold real estate, managed rental properties and had the Hertz franchise. I guess that’s where I got my first taste of real estate. Tony introduced me to Jean Mayer, owner of the St. Bernard, who hired me to wash dishes. As luck would have it, Jean’s pastry chef/ bartender had just retired, so I slid over into the bar. Soon, bar manager Steve White went off to open The Brett House near the Old Blinking Light, and I became manager. EH: What is it about the St. Bernard that has kept you there for so long.?
EB: First of all, working with Jean Mayer. I can’t overemphasize how much he had helped me achieve the success I’ve had in Taos. He’s such a fine, friendly man who opened many doors for me. The beauty of working there is I had the financial freedom to pursue real estate. The ideal day is work the morning down below at the real estate office, get a few powder turns in after noon and then be a bar manager for the evening. EH: What is it about bartending and managing that appeals to you? EB: I’m a people pleaser by nature. The service business can become addictive. And, as the bar manager, I do all the ordering, booking entertainers, scheduling work shifts – things I’ve come to really enjoy. So combine those things with Jean and it’s become lasting and enduring. The people who come to the bar are happy and engaging because they’ve been having a good time skiing, so keeping them content is usually pretty easy. Plus, the job is a finite thing. It only lasts three-and-a-half months, and I typically work après-ski to closing. One of the primary reasons I keep doing it is that it’s short-term every year. And, of course, it gets me on the hill. EH: How do real estate and bartending match up? EB: I don’t do any real business at the bar. It’s more about developing relationships. People who come to the St. Bernard stay for a week, and they come by the bar a lot. It’s different than meeting a client at the office. There’s time for superficial chatter, time to establish initial relationships, to let them get to know me. Hopefully, some real estate business follows. Another thing is that I have gotten to know other business people in Taos who come to the bar. Much of my real estate business is through referrals, and they’ve helped with that. And, of course, the St. Bernard has augmented all of that. I think people overestimate the amount of business I do at the bar. Real estate is not an easy business, not something that happens in an evening. I get exposure at the St. Bernard and then go to work down below. EH: How long can we expect to see you behind the bar at the St. Bernard and at your desk at Piñon Investments? EB: I’m still having fun at 63, so you’re going to see me at both jobs for a while. Of course, when there’s a powder day, all bets are off.

I like bringing inside natural elements from our beautiful exterior landscape. I like to work with soft sage greens, the lavenders and terra cottas of our sunsets, the warm brown textures of stone and aged wood, shades of pine and juniper, the gold and rust shades of our mountains in the fall, and of course, the periwinkle and turquoise colors of our amazing blue skies. 6 What makes a home “happy”? I believe love makes a happy home. To me, it’s about the people and pets who inhabit it. It’s also very important to create spaces that are in harmony with a client’s lifestyle. Passing by a favorite piece of art or an heirloom photo or antique in your home can bring you joy. Coming home to your favorite comfy chair in front of the fire can put a smile on your face. Sitting on your porch in the summertime, watching the sunset with your best friend … That’s a happy home to me.

1 What are the most important things to consider before decorating a room? Before I begin to decorate any room or area, I consider what the end use or various uses of the room will be and who will be using it. The clients’ wishes and needs must be met and it has to look great and work well. I then plan the room, considering traffic flow and natural light. I always keep in mind the client’s preference in colors, floor and window coverings, textures, lighting, and comfort levels.
2 What are your must-haves for a living room? It varies, depending again on how the room will be used. But I can say that, no matter what the end use will be, all living rooms need comfortable, functional seating, appropriate lighting, at least one main focal point, and a great ambience. personal style is eclectic: bohemian/shabby chic meets Southwest. I’m a bit of a collector. I’ve been working in the design field since 1980 and over the years I’ve acquired some special pieces I’d always like to keep. So they’re mixed in with some Southwest art and pottery, some family antiques and comfortable upholstery.
8 You and Mary “Mattress Mary” Domito just came from the Winter 2015 Las Vegas Market. Any new ideas or tips you got there you would like to share? It is a very exciting time for all of us at Taos Lifestyle. We are opening a new store, Alamosa Home, in Alamosa, Colorado this coming May. Mattress Mary and I focused most of our energy selecting the inventory for that store. We have purchased a container of fine-crafted Indian hardwood furniture, now available at Taos Lifestyle. The new lighting and accessories we selected are arriving daily. 9 What is new in your mattress department? We are showing Lifestyle bases that can be adjusted for reading, sleep apnea, low back pain, and just generally, sleeping better. For those of us who prefer a more natural sleeping environment, all-natural latex, organic cotton and wool mattresses will be arriving soon. Also, reclining sofas, that are as good-looking as they are comfortable, will be here in the next few weeks. The industrial/reclaimed materials look is very strong right now. Los Jardineros Garden Club of Taos, known for its efforts to beautify the community, will honor Taos’ artistic legacy this summer. The organization will dedicate its annual fundraising event, the Garden and Home Tour, to celebrate the centenary of the Taos Society of Artists. “Their influence put Taos and the Southwest on the art-world map,” said Cyndee Gustafson, current club president.
Organizing a tour The Garden Club has been in existence since 1949 and today has around a hundred members. The self-guided Home and Garden Tour is held the first Saturday in August, from 9 a.m. to 4 p.m. Tickets sales begin the first days of July, but the tour planning starts much earlier. Club members Kathy Fortner and Lucile Grieder are responsible for selecting the featured venues. “First we identity a property that we would like to showcase, then we visit the homeowners and find out if they are interested on being part of the event,” said Fortner. “It is a big commitment for them. We have had from 600 to 800 visitors in the one day that the tour lasts.” Participating homeowners receive complimentary Garden Club memberships. “We also select a couple of restaurants that have a buffet available, prearranged for the tour members, so they don’t have to spend a long time waiting in line,” said Fortner. “It’s a way to make it special, and a more festive day for the tour goers, since many of them come from out of town. Visitors can tour the houses and admire the gardens, the home design and the owners’ creativity. “Sometimes the homeowners leave the property,” said Fortner. “But last year some of them decided to stay and had a lovely time talking to the visitors.” The day of the tour, the Club has over 120 volunteers showing the venues and helping visitors find parking spaces. “We also make sure that the houses are left in the same or better condition than we found them,” Fortner said. “And we definitely appreciate the people who open their homes and gardens for our tour.”
Beautifying the community It is a big effort, but the single-day tour can raise several thousand dollars. All the money is put back into the community, distributed to nonprofit organizations and educational institutions. “The proceeds go toward beautification or education grants,” said Fortner. “We have built hoop houses in several schools and planted fruit trees at Enos García (Elementary School). We have also made improvements in local museums.”

The 2015 venues This year the tour will feature four homes that belong to active artists, plus the Sierra Vista Cemetery. “It is quite unusual to have a cemetery included in the tour,” said Fortner, “but many of the Taos Society of Artists’ founding members are buried there. It was recently refurbished by a dedicated group of volunteers and the Garden Club sent a ‘weed patrol’ so we thought it was a neat idea to make it part of the tour.”
Tours of the cemetery will be available too. As for the homes, one of them has several petroglyphs on the land. Fortner and Grieder plan to invite members of the Taos Archaeological Society to visit the venue and offer information about the petroglyphs. “I am sure that visitors will enjoy this part of the event,” said Grieder. “We have never done that before.” The homeowner is a watercolorist who, with her late husband, founded the National Society of Watercolor Artists. There will be members of the local Watercolor Society painting on her home and garden during the tour.

“We always have the participation of plein air painters,” said Fortner, “but this year it will be particularly important since we are honoring artists.” Another home is an old adobe with a vineyard, located in the center of town. It will feature the work of an acrylic artist. The third one is a colorful home on Ledoux Street. “It is a unique place, considering that the Taos Society of Artists was originally located in that area,” said Grieder. The fourth home belongs to a metal artist who also paints. It has extensive gardens that have grown over the years. “Every house is different,” said Fortner. “Each one has its own character, but they all play into our theme: ‘Artists who garden.’ Visiting them is bound to be a memorable experience that will reflect the importance of art in Taos.” Tickets are $ 20 in advance, $ 25 the day of the tour. DIY BUDGETFRIENDLY IDEAS TO GIVE YOUR HOME A SPRING MAKEOVER BY TERESA DOVALPAGE
If you want to give your home a lift for the spring, here are a few DIY projects that are simple and rather inexpensive, yet can dramatically change the look and feel of your property, inside and outside. A better backyard “When I think of projects that can be completed in a weekend or two, the first thing that comes to my mind is building a deck,” said Sean Walker, general manager at Rio Grande Ace Hardware. “There are many resources online and we also have a number of publications available in the store to help people design a deck. You can learn from how to build the frame to the best way to install beams and posts.” The first step is choosing the materials. The most important ones, Walker said, are concrete for support, weather-resistant and pressure-treated lumber, and fasteners or deck screws. “Pressure-treated lumber is now available in red,” Walker said. “It used to be only green, because of the chemical products used to treat it, but the new red ones are more attractive.” After the deck is built, the wood should be stained to prolong its life. A transparent wood stain will show off its natural beauty and texture, while a solid color can be used to hide blemishes and add vibrancy. “Once the deck is finished, you can top it off with a Weber grill and patio furniture,” said Walker. “A big umbrella is always a good option in the desert. And wind chimes also enhance the décor.”

Building flower containers is also a great way to brighten up a deck, a yard or even a balcony. If you hollow out the inside of an old log, it turns into the perfect spot to plant flowers and give a “rustic” look to the backyard or garden. Continued on page 56
“The frames can be made out of pressure-treated wood, bricks, or stones,” said Walker. “You can get very creative here.” A self-contained water feature, like a bubbling vase or a small fountain, can add a soft sound and plenty of character to the deck. “If you get more ambitious, you can also build a ramada, which can be easily incorporated into any backyard area,” said Walker. “A ramada requires the same materials used for a deck, plus lattice and brick or patio pavers to build a path.” The ramada can support climbing plants like roses or honeysuckle. It also serves as a good anchor for a hammock. “After all this hard work, you deserve a break!” said Walker.
Create a bird-friendly habitat Attracting birds to your backyard or garden is another quite easy weekend project. “Birds need food, water, and shelter,” said Walker. “If you provide them with all that, they will come and you will enjoy amicable neighbors around during the spring and summer, and maybe the rest of the year.” If you already have a fountain, it can double as a source of water. For food, the easiest way is to install a birdfeeder, but growing certain plants will attract birds and beautify the area at the same time. “Chokecherries, currants, echinacea, and elderberries are all good options,” Walker said. “Perennials can be planted in pots, while elderberries and currants should be on the ground.” Since hummingbirds love nectar, a hummingbird feeder never fails to attract them. But to provide these tiny birds with an extra incentive to hang around, plant columbines, impatiens, and petunias. “They are fond of bright red, purple, white, and pink flowers,” said Walker.

ENJOY WATER IN THE DESERT
S
eldom seen in Taos just 20 years ago, water features have steadily become a mainstay of landscape design — a testament to the allure of water in a desert climate.
A web search will reveal a huge range of water features, from swimmable ponds stocked with koi to tiny dripping units you can park on a desktop. But most of the action lies In between: there are the traditional round Moorish “fountains” seen so often in hacienda courtyards, or the typical natural-looking pools with a bit of white water and a few aquatic plants. A contemporary preference might be for a Zen-like boulder with water quietly coursing down to a gravel bed covering the catch basin below. Surprisingly, many homeowners don’t know how ponds and fountains work. So, here’s a primer. First you need a basin for the water – often a prefab black polyethylene tub set into the earth, or for larger installations a hole lined with EPDM pond liner. A circulation pump, large or small, is placed in the basin – a waterfall will require a bigger pump to lift the water even a couple of feet higher. Fill the basin with water, plug in the pump – ¡mira! Those are the basics – but, as always, it’s the details that will deliver
a beautiful living water effect. The art begins by finding stones that complement your landscape but also look like they may have come from the banks of a stream. Placing them is equally important: bedding them in the earth as if they’d been there for a century or two … leaving spaces into which plants can grow and, of course, selecting plants that really belong on the banks of a desert or forest pool. In the case of a waterfall or cascade, the stones not only have to step up “naturally” – they also have to provide the right flow of white water and, importantly, the right sound. This takes a little trial and error: sometimes it takes adding or moving a stone or two to “tune” the sound. Pond builders are aware of many fine points. If you want to keep koi, the pool has to be deep enough (minimum 4 feet) to let the fish winter over. If you want flowering water lilies, you’ll need a shallower shelf that will retain enough earth (either loose or potted). Next, to maintain sparkling water rather than an algae-ridden swamp, there should be a filter and a pump to match. You’ll probably have to add an algaecide a twice per season.

Water can be supplied manually by a garden hose, or automatically with a little float valve fed by half-inch black tubing. (Here’s a simple shortcut: a quarter-inch drip irrigation tube with a regulating valve will squirt water into the pool every time the watering cycle kicks on). A special delight is how much wildlife is attracted to even a small pool. Within days of filling my pond – smack in the middle of a dry piñonjuniper forest – a frog miraculously moved in, croaking loudly for a mate (only to call in a raccoon instead — bye-bye froggie). We see tons of birds, a resident garter snake, and the tracks of nocturnal visitors. A latilla fence keeps out the neighborhood dogs, but it’s no obstacle to the bears that come for a drink in late summer as they dumpster-dive. However, from a green perspective, water features present problems. If you’re the dark green type who religiously saves lettuce spinner rinse water for houseplants, then water features aren’t for you. Water inevitably evaporates, especially in the splashing of waterfalls – and of course there is the pump’s electrical consumption as well. To mitigate power and water loss, content yourself with a small installation, covering the pool with metal mesh and a layer of gravel and installing a solar fountain pump capable of producing a modest flow of water. If you must go big, only a full-blown photovoltaic system can power a big pump. As for water loss, the best recourse is the Aquascape water catchment system (available in Taos from Maddox Outdoor Solutions). COMMUNITY PROFILE The boundaries of Taos County stretch from the Colorado border on the north to the Cañon del Río Grande on the south. Containing 2,203 square miles, the 7,000-foot high Taos valley is bounded in the east by soaring Sangre de Cristos of the southern Rockies, and in west by the lower Tusas Range. The terrain crosses a half-dozen ecological zones, from high-alpine tundra to sage grasslands; thus, weather is often localized. The Río Grande carves a deep gorge down the center of the valley, which is dotted with old volcanic cones and necks. Tribal members of Picuris Pueblo have lived above the Río Pueblo near Peñasco for centuries. Taos Pueblo is the oldest continuously inhabited settlement in the United States and the northernmost of the 19 Rio Grande Pueblos. Pueblo history traces back some 1,000 years – centuries before the first Europeans arrived in the late 1500s. These conquistadors claimed the land for Spain, and soon Spanish and Mexican land grantees settled in the Taos area. Ancestral acequias still divert water from seven watersheds along the Sangre de Cristo front into pastures, fields and orchards. Roughly 50 percent of Taos County’s 1,444,480 acres is federal land, primarily U.S. Forest Service and Bureau of Land Management. About 38 percent of the county is private. Native Americans own 4.3 percent, and state lands make up 6.7 percent. Federal lands accommodate hiking, backpacking, mountain biking, ATV and snowmobiling, hunting and fishing. Golfers tee off at Taos Country Club and Valle Escondido; skiers and snowboarders carve up Taos Ski Valley and Sipapu Ski Area. Government jobs predominate in the local economy and, in the last several decades, tourism has replaced agriculture as a primary economic driver. Real estate and home construction provide revenues and jobs. Visitors come to experience the
tri-culture atmosphere, the hundred-mile views and adobe stylings – and many return for good. The county is home to a significant number of retirees, many of whom have already purchased second homes. It is also home to several off-the-grid communities west of the Río Grande, including the Earthships of the Greater World Community.

TOWN OF TAOS COMMUNITY PROFILE The 5.4 square miles of incorporated town of Taos spread out beneath the shadow of Pueblo Peak (12,305), bounded roughly by the Río Lucero on the north and Río Grande de Ranchos on the south. At 7,000 feet in elevation, Taos experiences winter lows in the single digits and summer highs in the low-90s. Taos Puebloans inhabited the sage-piñon-juniper mountain front for several centuries before Spanish explorers arrived around 1600. Soon, Spanish settlers returned, armed with land grant decrees from the king. The central plaza became the hub of activity and the site of conflicts — often bloody — between the Spanish, natives and late-arriving Americans. Long isolated from the outside world, Taos began to grow in the 1960s with an influx of hippies to nearby communes, and continues to this day with young ski bums and rafters, and older retirees. Commercial activity centers on the plaza area and along north and south ends of Paseo del Pueblo, the main thoroughfare. A popular home for Southwest artists, Taos boasts dozens of galleries, boutiques and craft shops – plus renowned studio tours, and art and crafts festivals. Dozens of restaurants serve up all variety of cuisine; the Northern New Mexico red-sauce dishes are renowned. Just south of town in Ranchos de Taos sits St. Francis de Asís Catholic Church, reputed to be the most-photographed church in America. The Catholic influence can be seen in the cemeteries, roadside descansos, and neighborhood churches called capillas and moradas. The locals speak a patois of Castilian Spanish and English.
As the county seat, Taos is home to the county government and district courts. The U.S. Forest Service and Bureau of Land Management have a strong presence in town. On the outskirts of town, pastures, fields and gardens irrigated by ancestral acequias, extend out from the rivers and streams.

TAOS SKI VALLEY
Taos Ski Valley sits at the head of the Río Hondo Canyon, surrounded by Carson National Forest in what is known as the La Cal Basin. The state’s highest peak, Wheeler Peak (13,167), rises to the east, and the ridge off Kachina Peak (12,481) sets the western boundary. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. The economy of the area is dominated by Taos Ski Valley, a world-class winter sports mountain that is known for its steep trails and an average of 300 inches of snowfall. The basin first attracted settlement when gold and copper were discovered in the early 1900s. Ski valley founder Ernie Blake put up the first ski lift in 1956. The Blake family owned the resort until 2013, when it sold the mountain and facilities to Louis Bacon, who has begun upgrades and renovations including the new Kachina Peak lift. The base area, at 9,200 feet elevation, includes day and overnight facilities. The mountain has 15 lifts and 110 trails, with a total vertical drop of more than 3,000 feet.

COMMUNITY PROFILE Angel Fire is located at an elevation of 8,382 feet above sea level in the high Moreno Valley of Colfax County. The climate mirrors the Rocky Mountain setting that includes some of the highest peaks in New Mexico. About 210 inches of snow typically fall on Angel Fire in the winter, and average temperatures range between zero and 30 degrees F. Summertime highs rarely exceed 80 degrees F., with frequent afternoon thunderstorms that cool off midday temperatures. Surrounded by U.S. National Forest and private ranches, the incorporated Village of Angel Fire covers 18,450 acres. The village includes the general aviation Colfax County Airport and the Angel Fire Ski & Golf Resort, a private membership community overseen by the Association of Angel Fire Property Owners. The resort hasw more than a thousand private homes, a 500-acre ski and snowboard mountain, a championship golf course, country club, fishing lake and other amenities for member-landowners. Non-members can pay to use most resort facilities. A favored hunting ground for the Utes, the Moreno Valley grew in the 1860s with the discovery of gold. Ranching dominated the local scene until the 1960s, when the first ski runs of Angel Fire Resort were cut on Aqua Fria Peak.

RED RIVER COMMUNITY PROFILE
The town of Red River nestles along the Red River, a mountain tributary to the Río Grande. The settlement sits at 8,750 feet elevation, surrounded by Carson National Forest and the Sangre de Cristo mountains. The climate is montane and alpine, with winter lows below zero and summer highs in the 70s. Thunderstorms often roll through on summer afternoons. Gold miners first settled the area in the mid-1800s. These days, the local economy relies upon winter tourists who ski and snowboard, and summer tourists who come to hike, mountain bike, drive ATVs and relax in the cool temperatures. Some 1,200 seasonal homes house many of these visitors. Red River Ski Area rises to the south of town with a vertical drop of 1,600 feet. The mountain includes 58 trails and six lifts on 290 acres, and typically attracts more than 120,000 ticket-buyers in a winter season. In the summer, lifts run for mountain bikers, hikers and sightseers. For a fee, wintertime enthusiasts can explore the 21 miles of groomed skiing and snowshoeing trails at Enchanted Forest Cross Country and Snowshoe Area, located three miles east of town. In town, private rental services lease out snowmobiles and ATVs, and trail riding on horses is a popular summer activity. The town of Red River administers municipal services for residents, visitors and nearly 200
businesses in the community. The town hosts a number of popular summertime events, beginning with the Memorial Day Motorcycle Rally that typically attracts more than 20,000 motorcyclists for the long weekend.

QUESTA
COMMUNITY PROFILE The incorporated area of the Village of Questa encompasses 5.1 square miles around the confluence of the Red River (Río Colorado) and Cabresto Creek – both tributaries of the Río Grande. The area is bounded by the Latir massif of the southern Sangre de Cristo Range to the east – with Venado Peak (12,734 feet) as the highest – and the Guadalupe Mountains and the Río Grande Gorge to the west. At 7,461 feet elevation, residents of Questa and the surrounding community experience at highdesert climate, with summer highs in the 80s and winter lows in the single digits. Located between the San Luis Valley and Taos, Questa has long been a gateway for travelers heading north or south. The ancient trade route Kiowa Trail ran nearby, connecting tribes to the north with Río Grande Pueblos. Later, French fur traders used the route to reach the trading center in Taos and, in the 17th century, Hispanic land grantees settled in the area. Many land grant heirs still live on their original properties. Agriculture has long been a mainstay of the Questa economy. Irrigation acequias draw water off the rivers and streams, and distribute it to hay, alfalfa and winter wheat fields surrounding the community. Raising sheep once dominated livestock production, but that enterprise has been largely been replaced by cattle ranching. Local forest traditions of wood gathering, piñon nut collection, grazing and hunting still persist.
In 2014, Chevron Mining closed its molybdenum operation and began reclamation of the Red River. In conjunction, Questa leaders have pushed to increase tourism in the scenic village, promoting fishing along the Red River and hiking in the mountains as the main attractions. The village has opened a hiking trail from the village to the BLM’s Wild Rivers Recreation Area, which sits at the confluence of the Red River and Río Grande, and the downtown area has had a facelift. Passersby often pause in town to eat at a half-dozen restaurants that boast spicy Northern New Mexico cuisine. Another attraction is the historic San Antonio de Padua church that is undergoing massive renovations, funding by local donations and performed by Questeños, after a wall collapsed and church leaders in Santa Fe considered closing it down.

What is today’s interest rate? BY TED DIMOND
There is a commonly held notion that each day the ‘banking world’ establishes the interest rate for long-term conventional mortgages. In fact a table of rates is published each day describing a specific cost or credit towards closing costs based on the rate chosen. A borrower can choose from among a number of rates and that choice impacts the total costs of the loan. Simply put one can secure a lower rate by paying points in addition to closing costs or lower their closing costs by choosing a higher rate and earning a credit towards costs. Often when a bank or broker advertises low rates they are vague about the costs associated and conversely when they offer a “no closing cost loan” they aren’t necessarily disclosing that they are giving the borrower a higher rate to earn credit towards costs. Conventional mortgages are for loan amounts lower than or equal to $417,000. This varies in some counties throughout the country. Counties where home prices are particularly high have conventional thresholds as high as $625,000 but in Taos $417,000 is the number. Conventional mortgages are also privately backed loans, as opposed to government backed, and must adhere to Fannie Mae and/or Freddie Mac guidelines. Conventional rates are published daily and often can change once or twice a day in small increments. The lenders don’t offer a specific rate but rather a continuum of rates that are available depending upon what a borrower is willing to pay for that rate. The particular cost or credit associated with a rate depends upon a number of borrower and property characteristics as well. For example lower credit score can add costs (or increase rates) as can the loan to value (LTV) ratio. The occupancy of a home (i.e. is it a primary, second home or investment property) will also impact rates and costs. All those factors aside rates are locked for a particular time period (e.g. 15, 30 or 45 days) and at a particular price (i.e. if there is a cost or credit). Here is an example based on today’s (March 2) 30-day lock rates. Let’s say that the loan amount is $200,000 and the costs of securing the mortgage and closing the loan is $3,000, which includes all title fees, lenders administration fees, appraisal and credit report. That includes no additional costs and credits based on the rate. One could choose a rate that lowers those costs or a rate that carries additional costs, which are referred to as origination or discount points, a point being 1 percent of the loan amount. The buyer (borrower ) could lock in their rate as follows: $200,000 30-year fixed conventional mortgage with no prepayment penalty;

3.5 percent cost in addition to closing costs ($3,728): payment $898.09/ month principal and interest; 3.75 percent par rate ( i.e. no cost or credit): payment $926.23/month; 4 percent credit towards closing costs ($2,402): payment $954.83/month. How does the borrower decide which rate best serves their purposes? It’s all about time and their intentions regarding that home, that is, how long they expect to keep the home. At 3.5 percent the payment is $56.75 less than at 4 percent but the cost is $6,130 higher ($3,728 plus $2,402). If one divides $56.75 into $6,130 you get 108.02, which is the number of months required to break even ( i.e. pay back those additional costs to yourself). That buyer would need to keep the home at least nine years to make the investment worthwhile. After nine years the $56.75 becomes real savings. There are other factors such as tax consequences of paying points etc. But this calculation is a valid way to choose how to approach rate. At 3.75 percent in this example there is no cost or credit and the payment is $28.60 less that at 4 percent. The credit at 4 percent is $2,402 so there is an 84-month recapture period to break even. Therefore if the buyer knew they were selling the house prior to seven years they would be better off taking the higher rate (4 percent) and paying $2,402 less in closing costs. It’s not always easy to sort through the rates that are offered by banks and brokers. Until one is certain about their credit scores, loan amount and LTV it’s difficult to know what the costs or credits will be associated with a specific rate. Equally important is one’s intention for the home such as occupancy and number of years one intends to keep the house. When “shopping” for a rate it behooves the buyer to check in with a broker and/or banker to sort through these variables and then get the proper information to determine whether it’s better to secure a lower rate with a cost or a higher rate with a credit towards closing costs. A good broker or banker can help advise and better yet give you enough information to make the best choice for yourself.

DESIGN: So much depends on what one wants BY HARVEY BLAUSTEIN
We are told Taos Pueblo has been around for 1,000 years, so our community, in the broadest sense of the term, is quite old — certainly by North American standards. Yet it is only recently, when viewed through that prism, that design was a consideration in the construction of residences in the Taos area.
design. The Internet allows us all to become experts in just about anything if we are willing to put in the time and research.
Function has always been important so residents in earlier, harsher times could survive in this environment.
Folks no longer find acceptable a home where one walks through one room to get to another, what was called a railroad flat in some Eastern cities. Having the resources to build an entire home at one time gives one the chance to think about flow, about how one uses spaces, how one expects to live.
Hispanic settlers didn’t think about what shape or size to build their homes. There were no bathrooms, let alone his and hers, or Jack and Jills. A room was built. And if need required, and building materials were accessible, another might be added.
With our landscape and climate, one does find some designs work better than others. For example, most feel one-story structures look better on our land. Yet I have been in two-story homes that had a design I found compelling.
They used what they had plenty of and easy access to. Mud. Straw. Trees, especially Ponderosa pine. Rooms were usually rectangles, maybe square, and one room led into another if there was another. Hallways were a luxury no one even considered.
Taos has some really good architects and several really good designers. Who fits your budget and vision, and listens best is up to you. Most buyers deal directly with contractors to save money, and that works for the most part. So much depends on what one wants — and what one can afford.
But over time some prosperity came to Taos, be it from those already here or those finding our paradise along the way. With that prosperity came the luxury of planning a room, or a home, and the ability to design and create a vision. With that came the ability to create something that might demonstrate one’s nature, character, and priorities in life. Now we have so many building materials and approaches to construction that one can really create something unique and special. One definition of design is a strategic approach for someone to achieve a unique expectation. Some of us can do this for ourselves but most need input from others who have the talents to design. For those who rely on others, design costs money and that means it isn’t available to us all. Taos, again, is different because we have so many creative people. Here architect involvement is not the norm but the exception, whereas in most other Southwest ski towns they are almost always a part of the construction process. In today’s world, most who have the freedom of choice care about

If I were going to build a home today, do a major renovation or addition, I’d do plenty of research — both locally and globally. We have some very creative people in this town and one’s limit is only one’s imagination. Heck, who ever thought of designing a home out of old tires and beer bottles to achieve harmony with the land while heating with the warmth of the sun? It sounds like what might be considered a crazy design but we know it works for those who want a certain lifestyle. Design is a good thing. It means one has thought things through and considered the process and the ultimate product. But letting it evolve isn’t a bad thing either as spontaneity can be fun and exciting. Particularly in Taos, where so many of us dance to the beat of our own drummers, real design isn’t for all. Some just like to wing it.
