Cohabiting Couples and your rights Jackie Campion explains some of the legal complexities facing cohabiting couples If you and your partner aren’t married or in a civil partnership, you might be surprised that you have very little legal protection if you break up. You may have lived together for many years or have children. However you are not legally recognised as a couple and this can make it very difficult to claim a share in the family home or your partner’s finances if you split. For couples living together it can seem normal for one partner to give up work to care for children or elderly relatives – or for the couple to make a verbal agreement where one pays the mortgage and the other pays the bills. But without having an agreement in place, the court can’t make your ex pay maintenance to support you just because it might be fair. We can offer you advice on simple steps that can be taken to protect each other. We can also assist if the relationship does break down and there are issues about the
finances or property. We can assist with the following possible steps: l Cohabitation agreement – this sets out your joint intentions for things like finances, property and arrangements for children if you split up. l Declaration of Trust – this sets out how you want to own a property and in what shares, and can also cover what happens if you split up. l Will – if one partner in an unmarried couple dies, the other does not have an automatic right to inherit your share of the property or possessions, without this being spelled out in a will. Even if the other partner has lived in the joint home for decades, without their name on the deed or as a beneficiary in the will, they could lose their home and any right to proceeds from the sale. Please call Jackie Campion to discuss options and for a no obligation quote.

Gayton house is on the m
One of the finest houses on the Wirral has come onto the market – but you’ll have to dig deep to buy it! The sprawling manor house on Gayton Farm Road, in Gayton, is up for sale at a guide price of £4,250,000. Marketed by Jackson Stops, it is described as a ‘handsome manor house, standing in a delightful mature garden setting with views to the Dee Estuary’. According the agents, the history of Gayton Hall is well recorded and has been long associated with the Glegg family. Originally a timber framed building, the existing property is believed to have been constructed during the mid-17th century which is consistent with the date of 1663 carved in the stone lintel over the doorway to the dovecote in the grounds of Gayton Hall bearing the initials GEK being those of Edward Glegg and his wife Katherine Delves of Doddington. The Gleggs are mentioned in the War of the Roses (1436-1485) and during the English Civil War (16401651) William Glegg, in his evidence to the Court of Sequestrator for Wirral in 1649, tells how he was seized at Gayton Hall by a troop, taken to Chester and confined in the castle. It is set in 5.71 acres of land, with ponds, waterfall, former tennis court and other outbuildings. The house itself boasts a drawing room, dining room, cloakroom, wine room, boot room, gym with sauna, and many many more rooms! The manor house was last sold in 1998 for ‘just’ £840,000. 16 To advertise call 01244 350398 www.heswall.com

Well known and respected local bathroom and wetroom experts, Wirral Wetrooms have announced a massive quarter of a million pound investment and expansion project. Pulling on their industry leading design skills and extensive experience, the team have planned a show-stopping new look that is set to revolutionise their Irby showroom.
The first phase of the expansion to their upstairs showroom has begun with renovations to incorporate fully functional bathrooms settings including 10 operational showers and 12 working basins and taps all with the latest digital technology. Added to this under floor heating and a working sauna so clients can really ‘soak up’ the full Wirral Wetrooms offering.

And you can even spend-a penny by sampling the fabulous new Geberit Aquaclean! Finally, complete the picture by choosing from a selection of their stunning tiles and you really be able to create a ‘tried and tested’ space to be proud of.
Dave commented “We recognised Irby as a great place to stay and grow in, we like the space we are in. We’ve taken on 2 apprentices and making this significant investment into the building can only improve it.” “Our new showroom will be completely unique for the Wirral, and will revolutionise the experience of buying a new bathroom for our customers. We want nothing more than people to come in and try them out for themselves, even down to taking your shoes off and feel the under floor heating, you can even take a shower if you are game, we don’t mind!”

you can easily upgrade your existing loo. They all include an oscillating shower with forward and backwards movement, air purification and a warm air dryer.
The Geberit AquaClean range is comfortable and stylish too. And with a model to suit every style of home, it would make a perfect addition to your new spa-like bathroom.
A You don’t have to spend a vast amount of money to purchase a Geberit toilet. There are also less expensive models in the range such as the Geberit AquaClean 4000. This compact loo seat is designed to replace your existing loo seat and is straightforward to install, as it fits on the existing seat.

Q Should I be concerned about how much water is used in spray-function toilets?
A The Geberit AquaClean 4000 only uses 400ml of water at each use, and although this is more than a normal loo, there are positive environmental aspects to this choice, such as using less toilet paper. Water, chemicals and other raw materials are wasted in the production of toilet paper, and while it’s biodegradable, the process still leaves chemical traces in our water supply.

GARDENING BY JANET HEATH
Winter colour for January
J
anuary is a time to wait for spring, with bulbs just peeping through. Time to look and appreciate the shapes of evergreens in the garden. There are plants with dramatic shapes such as evergreen Phormiums or New Zealand Flax, with their long sword shaped leaves. They make a bold statement in any garden and come in a range of sizes and colours. Some have white and green leaves, others red, orange, plum and plain green. They need some shelter from wind and a well drained soil with moisture. The smaller ones can be grown in pots, so Bronze Baby with reddish purple tinged leaves will grow to about 1m tall and wide. Some such as Phormium tenax Pupureum will get to 2m tall and almost as wide. Pair them with low
growing mounded plants around the base. Another plant that will stand out in winter is the pine Picea pungens Hoopsii with pale blue/ grey needles on a slow growing tree which will make up to 4m in time. It needs to be in an exposed position with sunlight all around to make the perfect Christmas tree shape and have moist but well drained soil. To appreciate the tree, plant around it with low growing shrubs such as Euonymus Emerald n Gold or Silver Queen with their variegated foliage. Some winter heathers will be in flower in January with pretty pink or white flowers. Trim the bush back after flowering. If you want more substantial flowers I always recommend Hellebore orientalis varieties. These robust perennials with leathery

glossy green leaves and large flowers come in white, pink and deep plum shades, some with speckled flowers, some are double but all flowers in the depths of winter. Cut most of the leaves off in late autumn so you can see the flowers developing. They like medium or heavy soils with plenty of humus and can flower in light shade under larger shrubs. Not ideal in full sun but I have one that copes with being baked in summer! Prune deciduous shrubs and climbers when you can see the branches free of leaves. You can get a good shaped shrub when pruned out of leaf. Pick up and diseased leaves from around the base of roses to try and reduce blackspot next season. Prune apples and pears now but not cherries or plums.

Hayley’s health and fitness
NO MORE EXCUSES.... Make 2018 your YEAR! I hear it all the time, excuse after excuse, granted some are genuine, but when it comes to getting fit and ditching bad food, people really will think of all sorts to put off starting a diet and healthier lifestyle. How many times have you heard people say: “I don’t have the time!” classic for I am not prepared to make time. As a busy working Mum, I completely understand that time is so limited and you almost feel selfish by spending some evenings jumping about a hall getting fit when you could be at home lightening the work load. However, over the years this what happens... Women come to me to get fit before their big day, they lose weight, feel fantastic and vow never to go back to bad habits. They get married life changes and fitness is no longer on the agenda. Comfort eating, bad food choices and minimal movement takes over. What happens... you gain weight and start feeling sluggish, rubbish about self. You buy bigger sized baggy clothes and become stuck in a rut! In the back of your mind you know you should do something about it but pushing yourself to make that first step seems unmanageable. Take a snap of you now and write down how you feel. Pop that away along with the date you took it. Secondly get a diary and note when you can make time for you! With training sessions when devised properly only taking up 30 minutes a night surely you can squeeze a few of these in. Take into account partners shifts, childcare etc. Get a workout buddy, someone who is motivated, someone that will drag you there if need be. Pick a work out you enjoy! There is no point joining a gym if you hate running on a treadmill and have no idea what you’re doing with
weights. It’s about using your time wisely, getting the most from a work out in the shortest amount of time possible! There are so many classes running that will be pay as you go, don’t tie yourself down to contracts - you’ll begrudge it even more if not enjoying it and still have to pay the money. Go and give it your all, you’re there you might as well work your socks off! Try a few different things whether its Zumba, Boogie Bounce, Hiit training, Abs class and remember variety is good! Sticking to one Exercise 3 times per week all year is good but you’ll get more if you mix it up, a good instructor will often change routines and mix sessions up every 4-6 weeks which will allow your body to get more out of it! Lastly stick at it and match your diet to the hard work your putting in. The fact is you will see better results with a good training plan and a healthy varied diet to match. Commitment is the key, make 2018 the year for you! And watch how this has a huge positive impact on the other factors in your life. Track your progress, whether it’s an inch, a dress size, a few lbs anything is better than nothing. Don’t use the scales as your only method of monitoring, remember building muscle means you can drop inches but the scales will stay the same. Don’t get disheartened if you don’t see changes straight away, a good eight weeks of healthy eating and exercises and you will not only feel different your clothes should fit better too. MY GOLF BOOK COLLECTION HAVING been sports mad all my life, and with my football career over and my cricket pads well strung up, I decided, having retired from work, it was now time to take up golf as my main hobby . It is just something that men do. Football when you are young and fit, cricket into middle-age, together with the odd foray into squash, table tennis, badminton, and any other fad sport along the way, together with the odd game of golf.--Corporate days, holidays, etc The master plan is to take the game seriously when you retire, when one allegedly has more time. Cheap clubs to begin with--buy good ones when “I get good“--won’t be long. Some of my friends/acquaintances, who were experienced golfers, proffered their words of wisdom--get yourself some lessons off a Pro, and buy some instruction books, videos, DVDs, learn about the game. A week later I was on holiday for a few days in a small seaside town in Lancashire, when I happened upon a second-hand bookshop, advertising “all books for £1“. It must have been a slow week or even year (the shop is now closed down.) The shop-keeper advised me that “Ecky thump. Lad, there were plenty of golf books in the back of the shop“, and so began my love affair with the written word on the game. By the end of my three day break, I was the proud owner of 17 books on the subject and just £17 lighter. If it had been a week’s holiday, I would have had a whole library. The earlier dated books reflect a bygone era, some
would say more innocent and simple--certainly I was, when I started collecting. Early authors included famous lady golfers--Patti Berg--( I bet she was ice cool in any titanic struggle, and sank her putts)---Louise Suggs--( I thought she was something to do with Madness, or is that where the game drives you ?) Addiction to finding books was only another Charity shop away. Finding a second-hand bookshop now is as rare as seeing a tiger smile. It was an exhilarating feeling discovering a hidden gem, especially an old one with such names for clubs as Brassie, Baffy, Mashie Niblick, Spoon, Cleek, and a Flange. To find out what the equivalent club is today---you would have to read the book. Long lost terms such as a Bisk, Cabbage, Dunch, Foozle, Woofs, Jigger, Killing snakes, a Tiger-quaint names that enhanced my understanding of P.G.Wodehouse`s golf tales but sadly not my game. To find out what they mean---well, you would have to read the book. Over the years, Jack told me to play his way, Gary shared his secrets, Hogan said I only needed 5 lessons, and when Trevino said swing my way, I don’t think he meant to slice his way.
HOOK SHOTS Every week, I was becoming more popular with
my mates, as I brought my latest tip from intense reading--they said it would be better to let me look for my ball on my own ( “it will teach you a lesson”) and sometimes they would even wait for me.

By Gayton’s John Fowler After every round, we would have a great time discussing my game. The “we” I refer to was me and the barmaid in the clubhouse, as by the time I had finished my round, the lads had had to dash home to their loved ones, and it was getting dark by then anyway. Unfortunately, the barmaid had to leave her job to pursue a career elsewhere, as a Counsellor, I think. Shame really, we were on the brink of sorting my hook. I thought she was a good listener--it was just a bit tiring that she had to constantly interrupt our conversation “to go and change the barrel“. I learnt about Bob Jones and his Grand Slam, together with black and white video lessons from Hollywood. What a hoot !. I would have been better adopting Corporal Jones` “Don’t panic”, instead of “Fore”. More apt for my game. I nicked stuff off Faldo, cottoned on to Henry, got poetic motion from Lord Byron Nelson, but I would have done better if I lived next door to Alliss. Even show biz stars joined in, there was foresight from Brucie, and even Hope from Bob. There was the ABC of golf from someone named Bottome---good job his first name wasn’t Rock--more appropriate for me. Dr.Bob convinced me it was all in the mind. -------Guess what, I told my mates. They said just hit another provisional--the four ladies behind are waiting to play through. I read the history of the game gaining enough knowledge to go on Mastermind, and I could tell you every golf joke ever written ( only a few real belly
laughs). I did make some mistakes though--”The Eagle has landed” was misleading, and “The Birdie man of Alcatraz” was a huge disappointment. I gave them back to Charity shop, with a written complaint. People often ask me,( they don’t actually) in all your readings, what is the best tip you have ever read, the best “secret” to mastering this great game? This made me re-visit the musings of all the greats, and it lead me back to the oldest book I have. It is dated 1932 and written by an American golf coach, with a forward by the legendary Bernard Darwin. Throughout the book, the author emphasizes the same tip--it is so simple and yet probably the best kept secret of all time. Funnily enough, it is not mentioned in any of my other books in quite the same simple way. This coach was probably very high profile in his day, although I had never heard of him.. He gave lessons to Henry Ford, Jack Dempsey, Douglas Fairbanks, and Babe Ruth, and what a singer she was. The book is a hardback and in good condition, so with this wonderful “secret”, it is probably worth a fortune, but the only thing that would make me sell it , is------ money. Anyway, the author states that if you get into the habit of doing this tip, everything else will naturally follow--- the tip is --------well you would have to read the book. After 7 years, I am still a duffer so I have decided to sell my books and follow the other advice given 7 years ago and get some lessons off a Pro. You can foozle some of the balls some of the time, but you cannot foozle all the balls all of the time.

BOOKS with LINGHAM’S BOOKSTORE, HESWALL
2017 IS SO LAST YEAR – NOW FOR 2018 AND ALL THOSE NEW BOOKS! Hope you have recovered from the festivities and that you are ready to face 2018 and to feed your reading habit with lots of amazing new books. New Year, new book, my choice to start the year is A Little Life by Hanya Yanagiara. It has sat on my reading stack, or as my husband calls it tower, for the whole of 2017. I meant it to be my first book of 2017 but for some reason that didn’t happen. My last book of 2017 was a classic I had never heard of before, until listening to it being reviews on Radio 4, A High Wind in Jamaica by Richard Hughes, it was very readable, weird and shocking. So, as I look forward to 2018 with bookish anticipation I hope you will join me and continue to read lots of great books too! Our first event of 2018 is with popular author Erica James who will be introducing her new book Coming Home to Island House at Linghams on 9th January, tickets are on sale now. The 2018 exhibition of the Terracotta Warriors is big news for Liverpool. Linghams is hoping to host an event at the shop to coincide with the book that will accompany the exhibition…details to be confirmed…Watch this space!
By Kerry Keight
J P Delaney – The Girl Before The much-anticipated paperback release of this thriller happens this month. This does not disappoint (as many do when they are touted as the new Gone Girl or Girl on the Train. Jane and Emma are looking for cheap accommodation in London does Folgate Street, a state of the art residence offer the solution? Yes, it does but at a price!
Caitlin Delaney – From Here to Eternity Nothing to do with the film but the second book from the author of Smoke Gets in Your Eyes her memoir of her time working in a crematorium, which was as funny, moving and insightful as any book can be about the process of death, I highly recommend it. Her next book takes this a step further in talking about how other cultures deal with their dead, which is most cases can be more personal and beautiful than what happens in the western world.
Abi Elphinstone – Sky Song This is a story full of magic and adventure. The snow-covered land of Erkenwald is ruled by a cruel Ice Queen. Eska an eagle hunter and Flint an inventor must go on a perilous journey to the Never Cliffs to find an ancient song that has the power to defeat the wicked Queen. Any child will get lost in this wonderful tale, with nods to Narnia and His Dark Materials (favourites of Elphinstone) but ultimately her own story of friendship, bravery and hope.
