By Richard Wheeler Cert.REA Many people have asked us how to show off their home at its best in this busy market period so we have put together some handy hints and tips on how to prepare your home for sale. It is vital to create the right FIRST IMPRESSION and a tidy looking house will attract more viewings, giving you more choices and hopefully a higher price. The first thing a buyer sees is the outside of your home. If looks untidy they will automatically assume that the inside is the same. Take some time to tidy the garden, trim the borders, sweep the drive, add some flower pots or hanging baskets and, if it needs it, even paint the front door. The standard of dEcORaTION is always a consideration so walk through your property with a critical eye. Over time paint work becomes marked especially around light switches and on stairs with no wall rail. Check that all lights have working bulbs, the windows are clean both inside and out, there’s no dripping tap or broken fencing and that the curtains are put up properly. A kITchEN is often the engine room of a home where walls and tiles are subject to a greater amount of wear and tear. Before you go ripping it all out, try painting the walls, re-grouting the tiles, deep-cleaning cupboard fronts and surfaces, you may be surprised what an effect this has (and it could save you thousands of pounds!). If you are considering replacing the kitchen before you sell, please talk to us first so that we can help you assess the viability, cost and benefit. The BaThROOM is another key area. It should be clean and fresh, with no water marks or lime scale encrusted taps. Replacing a window blind or shower head & hose can have a huge impact. The suite should be well sealed and the tiles clean and grouted. Clear away the toiletries, fold the towels and put the loo seat down! dE-cluTTER! It’s the phrase most sellers dread, but it doesn’t have to be painful! A large proportion of buyers are moving to gain more ‘space’, so show it off to them, don’t hide it! Make sure smaller or narrower areas such as the hallway, stairs and landing are free from clutter, especially at floor and eye level. A tidy room presents much better than an untidy one so clear away the kids’ toys, put the dog basket in the garage, take down the birthday cards (temporarily) and put the dishes away. Another important factor for many purchasers is the OuTSIdE SPacE your home has to offer. Patios and decking should be moss free and clean, the lawn well cut and the borders weeded. If you have a garage, try and keep it in order (although we know this is not always easy!) In autumn months you may need to sweep up leaves and cut back summer growth. always remember you are selling in a competitive environment. your house must stand out more to your buyer than any other property for sale at the time. There has been a significant amount of media coverage over the past couple of years about important changes in the provision of financial advice which took effect on 1st January 2013. The Financial Services Authority (now the Financial Conduct Authority) introduced new rules for the financial advice industry on 1st January 2013. Known as the Retail Distribution Review (RDR), the intention is to ensure consumers fully understand the charges and process for receiving financial advice.
There Were Three main changes: 1) More transparent charges – Clients will have clarity around what and how they are paying for advice in relation to Investments and Pensions. 2) Higher qualifications for advisers – The Financial Services
Authority has raised significantly the level of skill and knowledge required in order to give financial advice in the UK. 3) Clearer distinctions between different types of advice – Advisory firms need to be clear about what type of advice they are offering and will face closer scrutiny to prove this to the regulator.
The end of ‘face To face’ financial advice? The timing of the Financial Services Authority review could not have been worse for the High Street banks. At a time where they are looking to reduce costs, the increased regulations coming from the RDR have proven too much to swallow for many. Unfortunately, one of the biggest impacts of the new rule changes we have seen so far has been the number of firms

Some musings about Hoole with Andy Medcraft
Why baggy leggings and T-shirt are an essential mix
I
woke up to the sound of the church bells. Do they not know Sunday is the day of rest? My healthy bodily functions rendered my attempt to lay in a failure with two trips to the bathroom and so I was up and contemplating getting dressed way before anticipated. There was a faint promise of breakfast and a pressing need for my face ache meds I recently had surgery that left the nerves on my face severed but mending slowly resulting in a brain freeze sensation that I’m told could last as long as six months. The ebb and flow of the ache increases my mood and shortens my fuse and what would normally have been an idyllic wake up call, was now being branded as worthy of an ASBO.

The summer has officially landed. The blackbirds nesting in the garden are on their third brood! I’m guessing the hot weather has got them friskier than usual. Last year we only had the one fledgling who, in a bid for freedom following a failed first flight attempted, tried to lift himself off every pot I had planted up in the yard. It was utter carnage. This year, the first two survivors sat on the ivy and stared at us menacingly. I could feel their little beady eyes watching me through the kitchen window. They were poised like two assassins ready to strike. When the evening came and the only thing I could see in the kitchen window was my own reflection, I took to crawling to the fridge on my hands and knees without turning on the lights. I felt like a prisoner in my own home. The second two to hatch were less sleuth-like and managed to turn the summer evenings into Narnia. I never dreamed two small feathery toddlers could create so much white stuff. But then again, I’ve changed my godson’s nappy and where half of that came from

It doesn’t really get marked here in the UK, which I guess is a subtle mark of respect for their independence. It would be weird to celebrate that finally cut of the apron strings. It’s like my parents throwing a street party when I finally left home. Inappropriate - but I heard it went down in street party history. I guess the most American thing I did on that day was pay £1.99 for a pre sliced apple in bag. My mum would be horrified. I remember the pull of McDonalds as child. It was a rare treat that was saved for friend’s birthday parties and the odd shopping trip when I had been exceptionally good. Every time I had a McDonald’s as a kid, it’s a victory. Every time I have one now, it’s a defeat.
LEGGINGS
I took the plunge in April and joined Weight Watchers. It’s not really a masculine environment and I do feel a little out of place not wearing leggings and floaty T shirts but I get it. I understand the philosophy of the legging/T combo and why the girls in my group wear the same thing week in week out. It’s to get the most honest reading when you step on the scales. I’ve fallen into that mind set. I started in a pair of jeans and a T. I now have to wear the same jeans each week as changing them for a lighter or heavier pair could impact the scales! I’ve watched the leggings get baggier on some as the weight has shifted, and wondered why they don’t treat themselves to a new pair. Then it dawned on me. The cheap Primark leggings were perfect at the beginning. As the weight shifted, the wardrobe got a make-over but the leggings that were now purchased from Marks and Spencer’s were thicker and much better quality but were heavier. How much heavier than the now baggy Primani ones didn’t register on the kitchen scales but it was not worth the risk. And so to baggy leggings and T combo becomes a staple part of the group. All joking aside, it has worked. I’ve shifted nearly 2st since April. I was a bit hesitant telling people at first but now I’m pulling on those jeans with the new baggy bum and making extra holes in my belt and I’m quite proud of the achievement and proud of my group. It’s quite strange seeing the different sizes of T hanging on the line in the backyard. The old faithful ones looking like tablecloths next to the newer ones.

Hoole free school responds to Private Eye magazine claims The new St Martin’s Academy Free School has been forced to issue denials after receiving unfavourable media coverage. The school, on Hoole Road, was the subject of a scathing article in the satirical magazine Private Eye, which alleged that companies owned by the founders of the school were paid £100,000 from public funds. The magazine made a number of claims regarding the not-for-profit North West Academies and its owners Steve Docking and Iain Colledge. According to the magazine, Mr Docking is head teacher at Delamere CE Academy and the sole director of a company called ACT Education which received £61,076. Mr Colledge is sole director of World Academies Ltd which was paid £42,861.

Transparency Chairman of governors for St Martin’s Academy Brendan Wignall said: “The accountability of public finances is of paramount importance to us. The Project Development Grant was used correctly and appropriately to deliver a great school that is providing an excellent learning environment for its pupils. The project management was brought in considerably under budget, using expert knowledge employed directly by the trustees of the school. “All work to deliver the school on time was bid for through a competitive tendering process, approved by the Department For Education at regular milestone meetings and agreed through tripartite agreements. “All accounts were also successfully audited at the end of 2013 for the period of July 2012-September 2013. “The accounts of all academies are open and transparent and it is important to note

A season of stress a H oole Rangers 1st team had a very stressful, but eventually successful end to the season. As explained in my last report, the manager and several players left Hoole Rangers in March, with half the season (10 league games) still to play. Fortunately, a number of players who had previously played for Hoole offered to come and play when they were available and this allowed us to field teams for most of the end of season games. From a starting position in mid table, we had six league defeats, and one spectacular draw against fellow strugglers Levers where, with only nine fit men, we came back from a two goal deficit to score two goals in the last 10 minutes to claim a valuable point. Going into our last two games, we were still in real danger of relegation, but managed to put out 2 strong sides against Kelma and Ellesmere Port, and won both 3-0 and 4-1 respectively to put us 3rd bottom and safe from the drop. Our final game against Uberlube was of no consequence to titles or relegation so both teams agreed not to play it. I would like to thank all the players who stayed with us, or came back to see us through to the end of the season.
In contrast, Hoole Rangers 2nd team fared much better in this period. From their last 11 games, they achieved 5 wins, two draws, three defeats, and in a similar situation to the 1st team, their final game of the season against Lodge bar was not played. Their most disappointing result was in the Challenge cup semi final against Blacon reserves, where, after coming back from a 2 goal deficit to level the score at 2-2,
just as we were expecting extra time, an unfortunate mistake gave away a late goal and Blacon went through to the final. The other two defeats were right at the end of the season against eventual league winners Porkys Pantry from Wallasey when Hoole had little to play for as the title was by then out of reach. However, the five wins meant that Hoole 2nds ended up in 4th place, a great result following the disastrous start we had to the season
We held our end-of-season presentation night on 21st June. Winners of the trophies are : 1st team Players Player - Ash English, and Committees Player - Andy Rowntree. 2nd team Players Player - Steven Griffiths, and Committees Player - Mark Richards. The 1st team winners are pictured being presented with their trophies by Glyn Roberts, unfortunately the reserves team players were unable to attend. The pitch drainage project is expected to be completed during the summer / close season. The council have met with contractors to discuss three options and a decision is imminent. The funding is available and has been approved by Councillor Adrian Walmsley so we expect to see work starting shortly. I would like to thank Councillor Adrian Walmsley and Paul Hickson, Cheshire West and Chester Council for all their efforts in getting this work funded and completed. The changing room project is still on hold, awaiting the outcome of the drainage situation. Once work starts we will review the situation and decide when/if we will resume this project.

1st team winners with their awards We now have a new 1st team manager, Mark Roberts who has brought a number of new players into the squad for next season. James Pike has taken over the 2nd team manager role, bringing a number of players from the Belly Full team of last year. So, the outlook is good for next season, but as always, we are looking for new people to get involved with the club. With the exciting plans we have scheduled for the next few years, we are looking for : • New Players. Next season we will once again have 2 teams in the Chester & District League, one in the Premier league and the
other in Division 2. • Team manager. It would be really useful to get someone on board as soon as possible to work with us through pre-season • Sponsors. Helping fund items such as tracksuits, match balls, match fees etc. or maybe helping with the changing room refurbishment project • New committee members. to help run the club. Childhood holidays give me some of my fondest memories of growing up. The “long summer holidays” seemed to last forever. During these holidays, as a family, we would go somewhere by the sea and living in Stoke many of my holidays were spent Andy Glover has lived in on the North Wales Coast, Rhyl, Colwyn Bay, Llandudno and Hoole with his wife Sue Prestatyn. for 26 years. Andy began Chester for my dad was not an enjoyable experience as we at Hoole Baptist Church, travelled by car, there was no A55 in the 70’s and Chester on Westminster Road, was something of a bottleneck as we had to go out on the as Youth Pastor, before coast road, which meant going through Saltney. I remember becoming the Pastor and now Team Leader. vividly the railway bridge in Saltney with the advert to North Wales Zoo on it! As a look back I’m sure my memory plays tricks on me, it tries to convince me that all my summer holidays were hot and sunny, the truth is that I only remember the days when I was outside and playing or on a beach which was when the sun was shining I don’t really remember the days sitting inside a caravan when it was pouring down with rain!! It is true, however what a difference a bit of sun does make, this year we seemed to have some sunshine so far in June and July these few blocks of sunny days are quickly followed up with rainy and colder ones! I am convinced that the weather has a major effect on the psychology of the nation. Wouldn’t it be great if we could guarantee the next few weeks with wall to wall sunshine, we would all feel better and get out of the house – the BBQ would be out every weekend and we would enter into more conversations with our neighbours as we were all out and about much more! However, if we didn’t have the British weather then what would we talk about? A comment about the weather is the opening line to many conversations and this is due primarily I think, to the fact that in England we can have all 4 seasons in one day, our weather is so changeable. Maybe you have had your holiday or you are off in the next couple of weeks, Holidays are important in the rhythm of our busy and hectic lives, it is important that take time to stop even if just for a few days if we can’t afford a week away. Many of us find it hard to stop we fill our lives with so much activity but we all need to find time to stop and be, the bible calls this “Sabbath, here at Hoole Baptist Church we cancel all our meetings over the school summer holidays except Sunday mornings so we can have some space to rest. For me holidays give me the opportunity to reflect back on the previous year, to take stock of what I have achieved and to give thanks to God for the many blessings I have experienced. Maybe this year you too might use your holiday time to give yourself time to rest, to count your blessings and to acknowledge God’s goodness. . Let’s hope this summer our holidays leave us recharged and refreshed so that we can face September and our usual routines of work and home life with renewed vigour and enthusiasm.
