How to Prepare your Home for Sale
Hoole Roundabout May 2015
9
By Richard Wheeler Cert.REA Many people have asked us how to show off their home at its best in this busy market period so we have put together some handy hints and tips on how to prepare your home for sale.
First Impressions
It is vital to create the right first impression and a tidy looking house will attract more viewings, giving you more choices and hopefully a higher price. The first thing a buyer sees is the outside of your home. If looks untidy they will automatically assume that the inside is the same. Take some time to tidy the garden, trim the borders, sweep the drive, add some flower pots or hanging baskets and, if it needs it, even paint the front door.
De-clutter
De-clutter! It’s the phrase most sellers dread, but it doesn’t have to be painful! A large proportion of buyers are moving to gain more ‘space’, so show it off to them, don’t hide it! Make sure smaller or narrower areas such as the hallway, stairs and landing are free from clutter, especially at floor and eye level. A tidy room presents much better than an untidy one so clear away the kids’ toys, put the dog basket in the garage, take down the birthday cards (temporarily) and put the dishes away.
Kitchen
A kitchen is often the engine room of a home where walls and tiles are subject to a greater amount of wear and tear. Before you go ripping it all out, try painting the walls, re-grouting the tiles, deep-cleaning cupboard fronts and surfaces, you may be surprised what an effect this has (and it could save you thousands of pounds!). If you are considering replacing the kitchen before you sell, please talk to us first so that we can help you assess the viability, cost and benefit.
Bathroom
The bathroom is another key area. It should be clean and fresh, with no water marks or lime scale encrusted taps. Replacing a window blind or shower head & hose can have a huge impact. The suite should be well sealed and the tiles clean and grouted. Clear away the toiletries, fold the towels and put the loo seat down!
Decoration
The standard of decoration is always a consideration so walk through your property with a critical eye. Over time paint work becomes marked especially around light switches and on stairs with no wall rail. Check that all lights have working bulbs, the windows are clean both inside and out, there’s no dripping tap or broken fencing and that the curtains are put up properly.
Outside space
Another important factor for many purchasers is the outside space your home has to offer. Patios and decking should be moss free and clean, the lawn well cut and the borders weeded. If you have a garage, try and keep it in order (although we know this is not always easy!) In autumn months you may need to sweep up leaves and cut back summer growth. Always remember you are selling in a competitive environment. Your house must stand out more to your buyer than any other property for sale at the time. If you would like any help or advice concerning your home specifically, please call us on 318777 or e-mail info@somervillesestateagents.co.uk and we will be happy to pop out and see you.

Schools in fine voice Pupils from St Werburgh’s and St Columba’s RC School were among 500 who took part in the Chester Catholic High School’s Big Sing. During the term the Catholic feeder schools have been working hard learning new songs for a singing project called Better Together. Over 300 Year 2 children took part and after just one morning rehearsal led by Rachael Borman, music leader at St Werburgh’s, they sang their hearts out to an audience of family and friends. Rachael has been leading these singing projects with eight primary schools for the last four years and aims that during a year all children in the primary schools involved will be given a Big Sing Music Project to be involved in. Rachael said: “It has been a fantastic, fun day for all taking part and it has been such a pleasure to work with such brilliant children and teachers who had worked so hard at achieving such an amazing sound.” Later in the week, 250 Year 5 children from the feeder schools, including St Werburgh’s and St Columba’s joined with students from the Catholic High school singing and performing songs inspired from music today. The Catholic High Swing Band ‘City Jazz’, led by head of music Kevin Tout, accompanied many of the songs such as ‘Happy’ and ‘Uptown Funk’. The Catholic High School choir Centre Stage, led by music teacher Liam Hardwick, serenaded everyone with their beautiful harmonies. The following evening the students invited their families to enjoy a concert showing off their voices and talents. Rachael added: “This has been a superb week of music making where students have not only been able to express themselves and perform to an audience but have had the opportunity to socialise with peers from other communities and take inspiration from older children too. These school community projects centered around music provide experiences and opportunities which help children involved to develop emotionally, socially and academically.”

Hoole Primary PTA raisin’ cash for artificial turf and arts With an amazing outdoor play area now installed in the large grounds of Hoole Church of England Primary School, the Parent Teachers Association (PTA) have used simple boxes of raisins to help fund an artificial pitch, touring theatre bookings and author visits. The enthusiastic work of the award-winning PTA, which is focused on raising money to enrich the pupils’ learning, has seen a further £2,144 added to the pot in just the last few weeks. Most successful was the raisin box challenge, which saw pupils competing and being sponsored to fill a tiny raisin box with as many different items as possible. Two winners (Eve Phillips and Hazel Herzog) and two runners-up (Samuel Hughes and Thomas Arden Jones) were drawn from 60 participants and a huge £1,114 was raised. Another reliable date in the school fundraising calendar was the end of half-term school disco, which raised £479, a non uniform day which netted £226 and a fantastic Mothers’ Day sale which gathered in £325. The school has also been taking part in Fair Trade week and been raising money for the Countess of Chester Babygrow appeal. Chester Charity Beer Festival The event takes place at the Chester Rugby Club on Hare Lane on the 14th, 15th & 16th May and all the proceeds go to Charity. This is the 27th Year the event has been run by Chester Grosvenor 76 Round Table and we have raised in excess of £200,000 for local charities! www.chesterbeerfestival.co.uk

Is Hoole a posh neig T
he ugly, fledgling that sat and stared in through the kitchen window last summer has returned. She waited for me to cut back the ivy and sweep up before she announced her arrival. The past year has been kind to her. She’s lost that feathery mono-brow and the kink in her beak looks quirky now that she has aged but she is not quite the swan the fairytales promise.
I’d just uploaded the ‘after shot’ of my backyard make-over endeavour and was heading back inside for a cuppa when I heard the slate chips that sit in most of the pots, being thrown across the yard. I turned and saw her sat, bold as brass, alongside the Acer, staring back at me with her head cocked to one side daring me to remember her. The ground around her was littered. I flapped about in an attempt to scare her off but she wasn’t having any of it. She knew me. She’d watched me; studied me for the majority of the year; observing me in my natural habitat. She knew what I was capable of and, more importantly, what I wasn’t! She’d seen the Linda McCartney burgers and the Quorn Sausages. There wasn’t a Bernard Matthew’s chicken drummer in sight. I was an herbivore and therefore posed no threat to her and so
26 Tel 01244350398
she turned her attentions back to the Acer and provoked me by tossing another slate into the yard.
After a few days of her pushing boundaries, we had words. Short, sharp words that included ‘pie’ and ‘cat’ and I begrudgingly trekked into town and purchased some meal worms. My thought processes was, if I left out enough bird food, she’d gorge on that and leave my pots alone. She’d wrecked the succulents and I’d had to re-pot some of the spring bulbs and so it was damage limitation rather than compromise.
A friend from work keeps bees. She keeps them in the sense that she has hives and every now and again she smuggles honey into work and sells it to our colleagues. I told her about the bird sager and she laughed. “Where do you live?” she asked, imagining a rural oasis from my overzealous description of the yard. “Hoole.” I said with the same pride I feel when I crack out the Waitrose bags in Aldi. “Posh.” She said with a slight downward glance. “Posh?”
“Yeah, it’s a nice neighbourhood. Expensive. Posh.” She confirmed, sensing disappointment in her cast off comment rather than her admiration for the neighbourhood.

Some musings about Hoole with Andy Medcraft
ighbourhood? ELITE HOOLIGANS!
As I drove home I wondered if we Hooligans really were elite. Is there more to our pride? I sat behind a Lexus on Faulkner Street as it tried to negotiate a space that even a cyclist would have struggled with.
After a few minutes it gave up and threw itself onto the kerb outside the Coop, oblivious to the fact that two small children were hoisted to safety now that her car had pinned their pushchairs to the front window of Mr Fruity. The woman who emerged looked like an overcooked Farah Fawcett. Her hair was bleached and blow dried to within an inch of its life and as she crawled out of the passenger side (she’d parked too close to the shops to get out of the driver’s side), she had to toss her whole head like a horse snorting a fly in order to obtain something similar to that of a hair flick. She left a small cloud of dandruff and slight terracotta haze as if she’d rolled around in a Doritos packet rather than spray tanned. The looks she evoked were not ones of admiration. She clip clopped in front of my car and for a moment my foot hovered over the accelerator. Her sweatpants had the word ‘juicy’
scrawled across the backside and although clearly she had money, there was an air about her that money cannot buy class. She threw a look at me as she passed, hoisted her Michael Kors onto her shoulder and promptly smashed into my wing mirror. She was oblivious to everything around her. I saw her again on the bank holiday weekend in Sonia’s. Her hair was bigger and nearing Lily Savage proportions but a vibrant yellow rather than bleached blonde - possibly in celebration of Easter. She was teasing it back into place as if she had been attacked by some rampant Disney critters. She’d been at the Doritos again and although her trackie bottoms still boasted “juicy,” the man from Del Monte would most certainly have said no.
She pushed in front of the woman at the till and threw money onto the counter. “Keep the change” she chirped in a ‘let them eat cake’ flippancy and clattered out of the shop. “Am I being a snob?” I asked as I cracked open some honey having recounted the story. “Am I though? Am I?” But she couldn’t respond because the bird was too busy lining her nest with what looked like thick strands of yellow hair!

and use all the space in your home We would all like more space in our homes and with houses in the UK getting smaller, space is at a premium. But what if there was an a ordable way to create more space in our homes? A simple solution for all those people fed up of living among clutter and one that doesn’t require planning permission or any major structural building work For most the loft is a dark and dingy place visited seasonally once to dig out the Christmas decorations and then again to bring down the holiday suitcases A precarious scramble across dusty beams torch in hand grabbing what s needed then clambering back past boxes illed with long-forgotten belongings But that dark and dingy place is worth thousands. In fact, it takes up a third of
the loor space in an average home So shouldn t you be making the most of it And that’s where More Than Loft Ladders (MTLL) comes in. Founded in Bolton over ive years ago MTLL specialises in generating space by making the loft easily accessible And that s all it does. It’s not a generic building company and it s not jack-of-all-trades MTLL only installs loft hatches, ladders, boarding lighting and insulation It s what the company does all day every day using quali ied local installers who are reliable tidy and ef icient The latest MTLL franchisee to open covers Crewe and Chester and is run by skilled tradesman Adam Shepherd Our average job is about

Hoole History Corner
Ralph Earlam, Chairman of the Hoole History and Heritage Society, explores the
T
he first record of Faulkner Street, built on land belonging to the Faulkner family, appears in the 1851 Census showing 23 houses. The 1861 Census records the 60 premises we see today terminating where Griffiths Terrace used to be
The name Faulkner is derived from ‘falconer’ which explains why until recently three black falcons appeared on the prominent corner pub sign of the Faulkner Arms. The field beyond was called Cowpastures, originally owned by Macclesfield School who sold it to the Marquis of Westminster in 1842. In 1894 Chester Football Club rented Cowpastures for their ground (complete with grandstand) from The Bluecoat School.

Attendances of up to 2,000 were recorded. Cycle racing and Bank Holiday Fetes also took place there.
Faulkner Street was virtually all housing, usually let on short term rentals. The 1861 Census shows 26 railway workers living there. Retail businesses started from front rooms which were eventually converted into shops joining the very few purpose built ones. An 1857 Directory lists 2 boot and shoe makers, a provision dealer, a tailor and also a school academy; the 1861 Census added to the range of outlets with a butcher, a cowkeeper (fresh milk), a baker, a grocer and a beer retailer. In 1888 James Freeman Fletcher who owned Upton View (now Natwest Bank) built a block of shops in his garden (now Boots etc.). One of the

first occupants was David Dickinson, a chemist whose prescription book Hoole History Society has been able to study; he also ran the Post Office which had transferred from 2 Charles Street, and which continued until the 1950’s under Goodman Roberts. The addition of these shops and the demolition of houses to allow the later built Walker Street access meant that Faulkner Street properties had to be re-numbered. Like Goodman Roberts some family businesses thrived throughout the first part of the 20th Century.
Many readers will remember, among others, Dinwoodie the butcher, originally in No 2 but later in No 65/67, Tommy Lloyd the fishmonger at 38, whose front window opened completely to display his wares, Dawson’s newsagents whose business was in Faulkner St for 102 years and Smith’s (Pioneer) shoe sales and repairs, run by
the father and grandfather of Bill Smith.
Past members of the Boys’ Brigade will recall Faichney’s taxis and coaches At No 10 who provided transport for the Brigade on their outings.
Only four private houses now remain in the northern part of the street where takeaways, estate and travel agents, cafe, bar and restaurant are now a part of the vibrant street scene. l PART TWO NEXT MONTH

Remembering Sheila
A tree has been planted in The Narrows field, off Westminster Road, in memory of the late Sheila Street who used to walk her dogs there. Sheila, who died last year, was well-known in Hoole and loved walking her two dogs on The Narrows. Her daughter Johanne wanted to create a lasting memory and after talking with Hoole Police Community Support Officer Keith Bartlett, it was decided to plant a tree. So, recently a young Amelanchier canadensis, also known as a Chuckleberry or a Juneberry tree, was planted and it looks great. It is a member of the rose family, flowering in the spring and bearing fruit in late summer, so it’s colourful for most of the year. Johanne said: “I’d like to thank James Street, Jessie, Jake and Debs, also Keith Bartlett for suggesting the idea, Bob Thompson and the council staff who planted the tree.” Johanne Street is pictured with Janette Williams, Dawn Ansell and PCSO Keith Bartlett with the tree in The Narrows.

IN THE LIMELIGHT BY THE REV ANDY GLOVER
Every now and then, when I have an evening off, I switch on the TV to watch something that requires no mental effort. As I flick through the channels, I immediately wonder why I bothered.
Andy Glover has lived in
Every programme is either something that has been on before Hoole with his wife Sue or something I would never want to watch. Of course the other for 26 years. Andy began alternative is a programme about people who are either singing, at Hoole Baptist Church, dancing, skating, or playing football. on Westminster Road, as Youth Pastor, before It seems as though the whole world has become obsessed with becoming the Pastor and becoming famous and to achieve that you have to get noticed. Saturday nights in May sees the ultimate type of show I’m thinking now Team Leader. of back on TV where this is played out before the nation – Britain’s Got Talent! Since the phenomena that is Susan Boyle back in 2010 the show INMO seems to have lost its way! I can’t help but think, “What is all this doing to people?” Loads of people all wanting to ‘live the dream’ and ‘get noticed’. Yet they’re often the subject of ridicule where they don’t seem to care. I wonder if these people who crave fame and fortune do so because their lives are often empty and without hope. To be famous is now a career choice reinforced by the media’s obsession with celebrity and the lives that celebrities live played out in gossip magazines every week! As we have just celebrated Easter I have been recently reflecting and thinking how good it is to know Jesus and to have a relationship with God that is meaningful and real; this is a relationship that answers the deepest longings people have to be loved and accepted for who they really are. Then I began to wonder if we have something so good, something that people need to hear about, what is it that stops us from ‘getting noticed’ for our faith? I don’t mean by performing on the stage but by living out our faith in a way that is visible for others to see. Here in Hoole and Chester many churches run projects and activities that are fuelled by faith, these seek to serve the local needs of our community. I like to call these “bowl and towel” projects. There’s an amazing incident that we can read about from the life of Jesus found in chapter 13 of John’s gospel where Jesus washes the feet of his 12 disciples, he serves each disciple by taking a bowl and towel and meeting this basic need. (Remember they lived in Palestine a hot and dusty land where feet would get very dirty and smelly!) He did this menial task to demonstrate his love and for the churches in Hoole our community projects are an expression of our love and God’s love for the people of Hoole. Jesus once described Christians using the metaphor of light, as light shines in the darkness so the church needs to be like a lamp stand from which this light can give out the light needed so that darkness is expelled. So let’s get noticed, not necessarily by appearing on talent shows, but by letting our light shine as we share the love of God with people through our daily lives. 38 Tel 01244350398
